Experiencia fantástica: Our family rented from this company for two years. They were wonderful, communicative, and prompt. This was by far our greatest experience with a any realty company, ever.

Experiencia negativa: Terrible communication. When I first moved in they never communicated where I’m supposed to park or where the trash is. They posted multiple 48-hour notices the night before the maintenance or service is being done, that’s not 48-hours in advance. Their staff is incredibly condescending and it was mind blowing to go into the CPR office and seeing the difference compared to their properties. The office is filled with extravagant, ostentatious decor literally spilling into the lobby but they can’t regularly maintain their properties or have time to communicate effectively. Huh?

Experiencia negativa: Where do I start? Moved in late 2021 on a housing voucher living with debilitating and chronic PTSD. Immediately noticed lots of prior damage just painted over, but I don't do confrontation. Window did not lock for 3 years until I called them out, which is required to be section 8 compliant. 2023 Paula who was fired completely ignored the large cracks, mold, mouse holes chewed in the corner of the duplex, bugs, slugs. They told me it's because of wet areas which the walls sweat when it rains. I regularly salted the perimeter of the baseboards to prevent slugs. Mary illegally held my ESA pet deposit and monthly fees for two years. 2024 Charlene has a verbal conversation and I tell her about the issues. Reassures me she'll address them. Completely ignored me. Destinee tells me if I'm not happy to move and telling me immediately after I move they'll update this duplex like the others. 2025: I suffered a psychiatric emergency when I just couldn't process what I was living with. Judy suddenly cleans gutters after 4 years, fixed the poorly insulated installed window with huge cracks, replaced a wooden plank that was completely rotted, and closes the mouse hole. Submit a maintenance request and it takes 40+ days to complete or they cancel what they don't want to deal with. I have texts, emails, and photos of the four years of hell. No empathy, no ownership, no communication, no ethics, and I was targeted for some reason which I can only attribute to being disabled the past 11 years. Broke multiple Fair Housing violations but just continued to collect rent. I don't even have a real wall in my utility room. I pay $1300, same as all other updated places. Zero ventilation. They screw metal grates to mimic air flow but it's open insulation behind. Fire hazard in kitchen. I was pretty much told if I want a better living environment to move. They'll likely nickel and dime my security deposit. In the end I paid about $55k in rent and the only thing they did was fix a window lock and verbally, emotionally, and mentally abused the hell outta me.

Experiencia negativa: I lived at 441 State St (Roth McGilchrist Building) for over a year and recently discovered that the property management company had been automatically charging me a $100 “late fee” every month even though my rent payments cleared on the 5th. Oregon law (ORS 90.260) says a landlord cannot charge late fees until rent is four full days past due, which means after the 5th. My lease also says the fee only becomes due on the 5th. That means every fee they took was early and unlawful. What makes this worse is that they never once notified me that any payment was considered late. They just continued collecting my rent and quietly added the late fee each month. When I brought this up to management, they told me it was my mistake. I have filed a complaint with the Oregon Department of Justice Consumer Protection Division for review. Tenants deserve transparency and fair treatment, not hidden fees that violate state law. Take a look at the reply from Judy Guyer who is the manager for CPR

Experiencia negativa: I've lived at this RV park for almost 2 years, I have caused no problems my husband and I pay our rent, although as of a couple months ago we saw a credit of $17,058 we had auto payment set up so we're unaware of their mistake... Then we're told to pay within 30 days well that can't happen we said, this is your oversight and we need time we took out some of our retirement and have chiseled away almost half of the 5000 they say we owe... Now two years later, they want me to fill out an application as Sheila didn't realize I lived here although I talk to Keith everyday, when he comes to open the shed that is 10 feet from our trailer and Monday through Friday he is in and out of there several times a day. We are quiet and stay to ourselves and now after 2 years they are saying I can't be here??? What is wrong with the world today, don't you want nice people that pay their rent It feels so disheartening and cruel to make us just leave .... We are good tenants, we have proven that, I'm so heartsick at a world so cruel. I have gotten to know the neighbors who all say they will sign a petition as to our character, what felt like home feels like we are not wanted, I'm going to contact Paul the owner and ask if he can allow us to stay ... At the end isn't that what landowners want? Good people who pay their rent and take care of their space.... I worry for future generations things are so backwards. I will keep you posted as to how it turns out, pray for Us, Also pray to soften the hearts of people who have great power over our outcomes.

Experiencia negativa: Over a year living with this company to be treated like trash. They lack communication horribly and Debby is just down right disrespectful on multiple occasions. We’ve had issues with rats (the house clearly has a history of rodent issues) the pest control company they sent was amazing but on multiple occasions management would schedule appointment with zero communication between the two party’s and do to that nothing has really been done about the rat problem. because of rats chewing habits they have chewed through plumbing leaving the house to flood multiple times creating water damage and the growth of molds. It seems the electrical as well because our power bill has nearly tripled from experience and communication with PGE something is going on with the house. Two days ago I received a 24 hour notice for maintenance to do some upkeep on the house. The next day I called and asked if they could come after 1 as I had a Dr appointment that was very important, they were willing to work with me. She asked if they could enter my home without anyone there, which I have stated ABSOLUTELY NOT multiple times and again answered no because I have two very large dogs that I refuse to leave in crates because they can’t protect my house from inside a crate (they are crate trained). She said no problem they would try to get the message out but we may have to reschedule, not an issue. I came back home at 12:30, i stayed home for the rest of the day. For a small portion of the time i was in the back of the house but for majority of it i was sitting in the front room next to the window facing the street. Nobody showed so I assumed we had rescheduled, no issue. Fast forward to this morning at 8:30am I received a call from Debby. Through the whole phone call Debby was incredibly disrespectful. She stated that someone came after one and nobody was here, to which I said I was here and nobody to my knowledge showed up (we’ve been no showed on multiple occasions). From there I was shocked. Debby then stated that the maintenance man used the key to unlock the do where he proceeded to enter my home where he was met by my “very large dog coming at him” once I reminded her that nobody is warranted to enter my home with out anyone home because of my 2 very big dogs she lost it. After that she got extremely disrespectful In a sarcastic tone “so you didn’t open the door” where I repeated no ma’am because nobody showed up. Before I could finish my sentence she cut me off stating that I had waisted maintenance time and they were coming to work on my home and I didn’t allow them in (completely not true they never showed) I then got very frustrated and tryed asking why she was being so rude and she just continued to speak over me getting ruder and ruder. Stating she’s done this for 15 years and there so many tenants just like us and she hates these games, I at this point was very irritated so raised my voice above here and stated I would Not be putting up with this insane amount of disrespect where she then stated she wouldn’t speak with me again and she speak with my husband (she has already behaved as such with my partner so he won’t talk to her anymore) and hung up. It felt as if she called to get some anger out. I fully understand we are young but we have zero time to waist I have now missed multiple days of work to wait on them and have been no showed on multiple occasions. for most that would be a major issue, thankfully I’m self employed and can be very flexible with my time. I’m here any and every time they have needed to be here with little to no notice. We have never missed or been late making a payment always early. We keep our space clean and upkeep. We have always done our best to communicate anything necessary just for them to not do the same. We pay way to much and put up with to much while living here to be spoken to and treated in such a way. I highly do NOT recommend working with this rental company after this experience.

Experiencia negativa: For a year I've been trying to get them to take care of this guy who's trying to kill neighborhood cats by leaving the garbage open leaving their food out that's been poisoned cat traps and everything all because this guy has a garden in the back of his house and yet he can let his dogs out on his leash 24/7 not have to pick up his dog poop it's so gross these guys don't care I have hella pictures of the negligence of them not caring about their tenants leaving the automatic garbage door open if someone closes that while someone's in there like a child or an animal dead they're dead you can't unlock it and I have hella pictures and video of this one dude constantly doing it

We understand your concerns and want to assure you that CPR cares about our tenants and takes all matters seriously. However, this appears to be a personal dispute between you and another tenant and does not reflect CPR’s management practices. We have provided you with the appropriate channels to address your concerns, including contacting animal control on your behalf.

Experiencia fantástica: I have been a resident at Whitman Park for 27 years and I am transferring to a new upgraded unit. While the complex is old, the upgrades quite possibly make them more efficient than the newer complexes. Vinyl windows, a super duper heating cooling unit that is very energy efficient. Judy and Destiny have been extremely helpful and supportive. ( My Earth Angels). I will be posting again after I actually move. Thanks CPR for not treating me like a nobody, like previous companies have because I chose not to move. And thanks for waiving my application fee. Stay tuned. More to come.

Commercial Property Resources

Thank you so much for your thoughtful review and for being a valued resident at Whitman Park for 27 years! We’re thrilled to hear you’re enjoying the upgrades and finding them beneficial. Judy and Destiny truly are amazing, and we’re glad they could support you through this process. It’s our pleasure to make sure you feel at home and appreciated. Best wishes on your move, and we look forward to your update!

Experiencia negativa: It seems like this company is fishing for application fees. Their requirements are similar to that of mortgage companies, and they only give you and your previous landlords 24 hours to respond. I make over 100k a year and have excellent credit, but they were still giving me a hard time. I will be reporting cpr to the attorney general.

Thank you for sharing your concerns. We take all feedback seriously and strive to ensure a fair and transparent application process. Experiencia negativa: I had a number of issues with CPR from before moving in through the move out process. I scheduled a tour for a unit and no one from CPR showed up. Once I called, they sent someone over. During my tenancy, I called about maintenance issues and never received a call back. Two months before my lease ended, I applied for a different apartment not managed by CPR, and that landlord called CPR for a rental reference. Mary at CPR then called me to ask why I was moving out, and I shared that my lease was ending in 2 months and I'd like to live elsewhere. I informed her over the phone I was moving out on the date my lease ended, and I asked if there was anything else I needed to do to notify them. She said no. Turns out they actually require 30 days written notice, despite my 1 year-long fixed lease, before moving out. I had to "extend" my lease for another 30 days to give the appropriate written notice, despite my lease ending, or else I'd be charged a fee for an early move out and have breaking a lease on my rental record. When I moved in, I also emailed CPR my ESA letter for my two cats. I emailed them the letter multiple times and never received an email or call back. 10 months into my lease when a rental reference for my new place was being conducted, Mary called me because "she forgot to get me to sign a notice that I had ESA pets when I first moved in." My elderly cats had both passed away recently... so I told Mary I don't have pets to sign for anymore. The lack of organization at CPR is appalling, and there are clearly communication issues between employees. Also, if I have a fixed 1 year-long lease, I shouldn't have to remind CPR that my lease is ending. They should have an internal management system to keep track of their records and their properties. Mary is very apologetic for issues experienced, yet gets defensive quickly. Other employees are also incredibly defensive and can be rude. Avoid CPR if you can.

Commercial Property Resources

Thank you for sharing your experience with us. We deeply regret that your time with CPR fell short of expectations. Your concerns highlight areas where we need to improve, and we take your feedback seriously.

Regarding your tour experience, we apologize for the initial miscommunication. This is not the standard we strive to uphold, and we are actively working to ensure such oversights are avoided in the future.

We also regret the frustration caused by the maintenance and ESA documentation issues. Communication is critical, and we are reviewing our processes to ensure tenant concerns and paperwork are handled promptly and efficiently.

As for the notice requirement, we understand how this situation was frustrating and confusing. While our lease agreements outline the need for written notice, we recognize the importance of clear communication to avoid misunderstandings. We will work to improve how we explain lease terms and notify tenants of upcoming lease milestones.

We appreciate your acknowledgment of Mary’s apologetic nature, but we also take your comments about defensiveness and rudeness seriously. Professionalism and respectful communication are values we expect from all team members, and we will address this internally.

Your feedback helps us identify areas for growth, and we are committed to making the necessary improvements to better serve our tenants. We’re sorry for the inconvenience you experienced and wish you all the best in your new home.

If you would like to discuss your concerns further, please feel free to reach out directly.

Experiencia negativa: Charged $200 dollars to stay the first week of the month until my lease ended, and if I didn't stay, they would charge me 1.5x the rent. They didn't even have a dumpster at the property.

Commercial Property Resources

Thank you for your feedback. We are sorry to hear about your concerns and appreciate the opportunity to address them.

Regarding the prorated rent charge for the first week of the month, our policies are designed to align with lease agreements and state regulations. We understand this situation may have been frustrating and are happy to discuss the details of your lease further to ensure clarity and transparency.

As for the lack of a dumpster at the property, we apologize for any inconvenience this caused during your tenancy. We strive to provide convenient waste disposal options for our residents and will review this issue to ensure improvements are made where necessary.

If you would like to discuss your experience further or need clarification, please don’t hesitate to reach out to our office. Your feedback is important to us, and we’re committed to improving our services.

Experiencia negativa: I can not explain thee amount of stress I just had to indure...I called 2 times in advance to our lease being up cause we were moving out regarding to the lease i was told "I did not need to put in a 30 day notice if i had lived there for 1 year that if I lived there month to month I had to put in a notice but she stated it would be nice if we gave them a heads up" after this i gave the heads up a week before leaving i get a response stating " i had to put in a 30 day notice regardless if my lease was up and that i would be charged protrated rent" I called obviously upset and I spoke with Judy who seems to believe her employees would never make a mistake or say something like that which I'm sorry but I've worked management people say and do many things even if it goes against they're training or certifications i ended up making a deal with this women that I could clean the unit ready to rent but that there was maintenance that had to be done she agreed that her maintenance could take care of it i put in my hard work to give that to them to find my self black mailed I get a email after moving out saying "FYI what we found were screw holes in the wall and that they probably are going to have to repaint" let me just say scuffs and scrapes are wear and tear thee unit was poorly painted in the first place not enough coats ans they didn't even paint under the windows trim I was charged for everything my entire deposit is gone and they still want money from me regardless of what's going on you need to document every conversation with this management company or they will take for everything you got and trick you into doing things for them I would not recommend going threw this company

Experiencia negativa: The night we moved in a car was broken into in the parking lot, A month later a neighbor had their door kicked in, a month later one of the tenants died to drug use, and had multiple neighbors complain of mold out breaks and even after informing management they did nothing about it and blamed the tenants. Then after multiple communications and concerns it was confirmed that once our lease was up we were good to move out, but then when the time came we were told that was wrong and there must have been some miscommunication between management, so there was going to be rent owed, then proceeded to black mail my wife by telling her if she cleaned the apartment and made it ready to rent, which is what she does for work, that they wouldn't charge us rent. Then proceeded to charge for general wear and tear issues and rent anyway even though after a year general wear and tear is not chargeable. I do not recommend anyone rent from this team even if they have run out of options. Leave the state if you have to. Do not under any circumstances subject yourself to these people

Commercial Property Resources

Thank you for sharing your concerns, Dr. Mercinstien. We’re sorry to hear about your negative experience and regret that we didn’t meet your expectations. Experiencia negativa: This company is so terrible it’s almost comical. Judy and Paula seem to be having a contest at who can verbally abuse their renters the most. It genuinely seems they’re only interested in seeing who can get someone to break their lease and leave the fastest. Any sort of issue with your apartment, and trust me there will be many, will just be blamed on you and you will be screamed at, offered no help, and told to move out if she doesn’t just hang up on you first. If you like to shower before going to work don’t count on having water. They shut the water off multiple times a week WITH NO NOTICE. I’m not joking (I really wish i was) I can attach a photo of when my notice was emailed to me FIVE MINUTES BEFORE THEY SHUT THE WATER OFF ALL DAY! These apartments are disgusting. They’re incredibly old, full of mold, bug, and rodent infestations but that still doesn’t stop Paula and Judy from raising your rent as often as legally allowed. These people don’t want you here. You will be treated like a joke to them. They’re only interested in getting people in and out fast and collecting money. If you’re looking for a place to call home THIS IS NOT IT!

Experiencia fantástica: Honestly one of the best property management companies that I've ever dealt with. The properties are well-managed, clean and the units and surrounding yards/common areas are kept in good repair. The Management has been very responsive to my maintenance requests and I feel valued as a Tenant. I moved here from Seaside, OR where I'd had an excellent rental experience with North Coast Property Management, and I feel blessed to have found a similar excellent property rental company in Salem.

Experiencia negativa: I WOULD RATHER BE HOMELESS THAN EVER RENT FROM CPR PROPERTY MANAGEMENT AGAIN. Where do you even start? Lack of communication and bunch of last minute notices. The complex’s are all outdated and they do the minimum to keep their properties updated. They try and taint your rental history if have even one minor complaint. Do not rent anywhere in Salem because Paula is the absolute worst. She’s your typical racist narcissist bitter old Karen who wants to make everyone’s life a living nightmare cause she knows after this gig a retirement home is calling her name. Have minimal conversations with this woman cause she will make you out to look like the bad guy and has no compassion in the way she talks to you. Never had such a problem before with other property managements until this one and it left a really bad taste in my mouth. NEVER AGAIN!

Experiencia negativa: I’ve live in albany meadows for 5 years. In the 5 years i faced nothing but frustration with the management company. My first issue is any time I put in a maintenance request I have to put it in 3+ times because they do not repair it properly (to the point where i stop submitting online and call the park manager). Ex. i have a bathroom heater that has not worked for 2 years and I have given up trying to get it repaired after the 4th request where they finally installed a new one that did not work… and they didn’t check before leaving. Summer of 2022 we went without hot water for 2 weeks and we’re never compensated. They decided to change the hot water heater and again had to have them come back 3 times to properly get it to work. We had rats chew through our wall, and they patched it sloppy with grey compound and never came back to sand or paint so my bathroom looks like landlord slum. They will not allow you to throw away any big items, so you are stuck with having to either pay someone to haul off property, or make a landfill run if you are lucky enough to have a truck or know someone who does. Every year at christmas time they send a letter saying you have to figure out on your own disposal for your tree. Because of this we quit getting christmas trees. Now they are wanting the tenants to pay a fee to pay their rent online. Your only option is to mail a check to the salem P.o. box. but if it’s not there after the 4th day they will charge you late fees. On top of that when I went to main office about my frustration with the transaction fee they denied all responsibility saying it’s the banks fault. When I responded that it is a business cost to run payments and it should fall on the business, and they should be doing something to help their tenants so we don’t have to pay money to pay money the lady was so rude saying “We already pay a lot to run a business. Did you just call to argue” I was astonished. If paying a transaction fee is going to drive your business under then maybe it’s not a good business model. After 5 years and rent starting at 1050, and now paying $1450. The day I am able to move out of these apartments will be the best day of my life.

Experiencia negativa: (2017 to 2020) Worst landlord I've ever had in 30 years. They raised my rent 3 times for the privledge of cleaning up after the homeless people who used the laundry room as motel 6. In the laundry room and around the property.............-bloody needles, urine, trash, flooding........ Then they tryed to pocket my sec deposit when I ONLY left the oven dirty. (A prior CHAIN smoker left the walls coated with nicotine- which they tryed to blame me, a NON smoker for.) They even tryed to charge me for light bulbs!!! Oh I almost forgot..... 2 of my tires were slashed WHILE I was housebound after MAJOR orthopedic surgery on my right ankle- (11 screws and crutches and stairs) also, my bumper was stolen off my SUV too!!!!. I KNOW this is downtown Salem, but really they need to consider other measures like a locked metal gate!!. I had a crazy man I didn't know banging on my door at 1am AND numerous door to door solicitors too. It was, overall, a nightmare. Oh wait, there's more...... Because the homeless people were breaking into the trash dumpster out BACK, they built a trash compactor in the FRONT of the building. This was a huge mistake because it stunk up the whole parking lot and it attracted flies..... Everytime someone opened it, the whole apartment building got a whiff. Nasty. I actually had to take them to small claims court. We settled. I broke even unless you count my tires and bumper- neither of which insurance covered. No other landlord has ever tryed to illegally keep my security deposit...... seems like Portland, Oregon area landlords only care about extorting the maximum amount of money from you and not being arrested for it.

Experiencia positiva: I’ve rented a house and an apartment from CPR both times went well. I’ve had many rentals over the course of my adulthood and always leave them in good condition and cleaned out, this company was the ONLY one who didn’t make up excuses after move out to try keeping my deposit. They sent it to my forwarding address within the week! The office staff at the Salem branch isn’t super cheery but they don’t give off fake vibes so that’s nice. They accommodated us whenever we needed. We appreciate the staff at CPR.

Experiencia negativa: The last time I made a complaint the on site person came at me about it so much so i'm afraid to make a maintenance request again.( This was regarding blood left all over the property from a brawl the night before that left me afraid and trapped inside my apartment. I only wanted the bio hazard cleaned up but regretted it)... When I first applied here as a single mother I had a limited income and twelve ninety five was all I could do.... During the pandemic the rent here has only gone up with no grace or understanding from them constantly getting eviction notices and I'm pretty much up to. Fifteen twenty five... For the record my income has not increased..... I'm basically holding my breath and trapped here until I find somewhere else. I can afford that is safe for me and my kids.... With hopefully a management team that's a little more human and easy to talk to. I'm tired of being dismissed and treated Less than human based on my income or struggling level even though I always pay them late fees and all they've gotten every penny from me.

Experiencia positiva: The units at 2007 Carleton Way NE are ideal for those who embrace the small house movement. They are pretty inside, with a little bedroom separated from the living area. Though they are smaller than many studio apartments, they even have a laundry facility in them. However, I can't have more than two for dinner, tea, or crafts due to the tiny space. Parking is difficult, with tight spaces for a little more than half the units here. I like my neighbors and the location, despite the road noise, for I can walk to KROC, Safeway, and my church. I love my wee porch, and I appreciate that this is one story, so I have no stairs to challenge my older visitors, and no one above or below me. Men come through regularly to blow the leaves and debris away, and the maintenance team is remarkably quick to fix most problems that I notify management about. I appreciate the little touches that have improved the appearance of our apartments, like replacing the peeling plastic apt numbers with wood plaques and metal numbers, and the little tubs with plants by our mailboxes. In my two plus years here, I’ve seen the maintenance team here regularly. I’ve never experienced that in another rental. Thank you! I give CPR’s maintenance 5 stars!

Experiencia positiva: CPR, specifically Albany Meadows, is a great place to live. I'm single and feel very safe here. The staff is amazing. Mary, in their office always extremely helpful. Philomon has done repair work in my apartment and is always very considerate, does a great job and is does a very thorough clean up when he has completed the work. Jessica, our property manager, is the best manger I have seen. She does a tremendous job taking care of the property and its residents. Very happy to be here with a great staff. Oh...and they love pets! The only reason I didn't give 5 stars is all of the stray cats, which is not the staffs fault.

Experiencia fantástica: This is my 11years as a resident of CPR property and Sandra Pierce as our on site manager for 10 years in which she has maintained an open door policy and makes time to listen and answer residents questions and concerns over the phone or walk-ins while doing her work on the computer or files. When I ask questions, she consistently has an answer,. Sandra is a good listener and knows how to tell me what the rules are because I have asked her to explain some to me and she answers while reading the rule and explains to me so it makes sense She is willing to work with all of us residents and is professional, respectful and fair. I appreciate the many times She answered my questions including entering maintenance orders for my home as needed. Bethany is professional assistant to Sandra and both are very likable team!

Experiencia negativa: Only positive review is from family of workers here or people who actively work there. Typical slum lords had to even change my name knowing this review will affect how I’m treated. Apartments empty all around me they update one unit an try ito justify the non-sense rent increase. They don’t care about their tenants just money. No reason to charge over 1k for apartments you don’t upkeep or update at all. Cool update you units an charge new tenant your insane price. As you can see no one will rent it why so many units are empty you guys are greedy an need to realize you entire complex isn’t worth the rent you charge for one unit

Crystal Mae Publicada en Google 3 years ago

Experiencia negativa: Judy is the most foul mouthed unprofessional person I’ve ever had to deal with and infact we refuse to deal with her which is sad. She makes threats to tenants when she doesn’t like something or gets called out for her rudeness cause yano she does no wrong. Trust these reviews, they are not wrong! Only reason they have good views is because it’s either workers making accounts to leave good reviews or they’ve not been renting long enough. Do better and be better! You would be nothing without your renters so remember that! Edit for respond: You do not have records because I am not dumb enough to use my real information to prevent any backlash from the company but until Judy is gone there is no better!

Experiencia negativa: If I could give this company negative stars I would my family and I were displaced from a home we own. They had a rental close to were my kids go to school and my mother works. We filled out an application and our insurance agency called them. My mother and I received a text from a new York number with a very rude and condensing CSR on the other end even though there is a local office in Oregon. The CSR agency ghosted my mom and I and stopped returning our texts and the company never bothered to call our insurance agent back. Update The agent emailed me back after the above saying we did not give her 24 months of application history which no only does it say on the applications we lived at our address for the last 24 months plus my mother told her that as well. When I went to email her back to say that the email could not be delivered so she blocked us and that still does not address the fact she ignored our insurance agents Call and never called him back when they would have been paying then rent since we we are a family of seven displaced by a house fire four of them kids one only 4 months old. They have no compassion they don't want to do thier job because they had the information they needed and ignored it. They are purposely being hard to get a hold of and ignoring text calls and blocking emails. 2nd update I was dealing with a CSR named Shelia

Experiencia negativa: I've been renting from them for almost four years now. In the beginning they were really nice and helpful. Now that Paula is there everything has changed. She is rude and feels the need to tell people what to do and how to live in there own place. She also thinks she has a right to get into peoples personal matters and Rudely talks down to my kids when I am not around and other people even older and disabled. let's not mention the lovely $100 late fee that they charge me for rent if I am late. Oh and let's not forget you can't even have a walker sitting outside by your door becaus that's a huge violation to her.

Experiencia negativa: These reviews TRULY do not lie. At first I took all the negative reviews with a grain of salt as I’m well aware we all have our bad days. Boy was I WRONG! Every review here written about the property manager named Judy could not be more accurate. She is the most nasty and disrespectful person I ever had to unfortunately encounter. She refuses to listen to anyone about the issues and bug infestations happening in their apartment complexes. Instead of listening to you and trying to have a calm and respectful conversation she will instead talk loudly over you non stop. This is not an exaggeration. I was absolutely shocked with the way she talks to her tenants. After a few minutes of me trying as calmly as I could to get her to let me speak she told me I should just pack up my things and move out of the apartment I just signed a year lease for and then hung up. Suddenly all these terrible reviews made so much sense. I highly encourage you to look around their other sites for more reviews as well. She quite apparently disrespects and yells at all her tenants. I can’t explain enough how shockingly deplorable her behavior is. I’m not sure what terrible things she has going on in her life that makes her act so awful towards people but there is truly no excuse for a grown adult to act so disgusting to someone. Especially when I have made so much effort to keep things civil and respectful. I wish I could give this place 0 stars. Judy I hope you get therapy and become a better person.

Experiencia negativa: I rented from them for 4 years. Repairs were cheaply done and they were really bad at responding to repair requests. Also, you can only make requests through their portal and they can delete them so there is no record. Not to mention they were inconsistent with their regulations and policies over the 4 years. Highly suggest to stay away from this management company, especially as a property owner.

Experiencia negativa: Hey I was just looking at these photos and realized Commercial Property Resources must have actually went in and taken pictures of their residents places when they weren't home planning on using it against them and mistakenly posted them for everyone to see. I mean really who in their right mind would ever let Management take pictures of their homes/apartments in this kind of condition. I'm currently having a lot of problems with the apartment complex I live in currently. I know for a fact they give my apartment key to Neighborhood Watch so they can come in and search my house anytime they want. I overheard them down stairs taking about the fact that Management would only let them have a key for a couple of days. I believe she had another key made with out their knowledge. She constantly is breaking into my house, she is in my camera settings turning on and off my cameras to do her illegal activities, she has stolen my car and replaced it with another, stolen 2 of my phones, stolen money from my bank account and I believe forged documents against me and signed them as the Management. I received complaints. 1 was a noise complaint yet I overheard my down stairs neighbors stating to her they didn't have a problem with the amount of noise I made, 1 was for drug traffic and I only had 4 people who were allowed over to my house they were actually filming me for at least 6 months from a corner apartment. Then there was one for a parking violation saying I couuld only park there for 15 minutes or I would be fined 250.00 and could only park in a assinged parking space everyone else parks in the same place constantly all day long and they never get in any trouble. They have had my mail held up, got my medications changed to give me something to kill me, stolen my mailbox keys. Also she had some of my medical documents changed to say I'm super fragilosios and walk and talk with God which I can say is the only accurate statement ever made by Neighborhood Watch.

Also at the Whitman apartments you will have people break into your car, multiple windows smashed throughout my two years here. Multiple problems with the unit I live in. Stereotypical bathroom mold because they don’t repair it correctly. Just treat it and paint over it. arrests made by police at the Whitman property is a normal thing.

Jefferson, we are sorry that you are dealing with such a such a trying time in your life. We know that parking at Whitman Apartments is very limited, but as we have been sure to let you know, caregivers are 100% allowed to park in the parking lot. You must identify the vehicle to management so that we are aware they aren't parking improperly and they must still park within our guidelines. They may also park along the street. We have been working hard in cooperation with local authorities to improve the security of the area, and are happy to be seeing a positive change. Finally after 7 days we were able to view the house and we were appalled at what we saw! Not only did we have no responses from anybody in the office for the first week, but every single employee was so unprofessional and RUDE. Very awful experience!!! Never will be using this property management in the future and will definitely not recommend to anybody else! What a nightmare.

Commercial Property Resources

Hello Justyne, thank you for taking the time to leave us a review. Please recall that our staff spent ample time communicating back and forth with you and the others applying for the rental. This process can sometimes take a while as we wait for information. The only hiccup was that we needed certain personal paperwork from each of the applicants, and for the security of private information, this cannot be supplied by others. When you emailed us from another applicant's private email insisting you would provide it for them, we simply confirmed that they would need to supply that information themselves. Much of the information on our applications is confidential and we have to follow our policies to respect that trust. We are sorry you were displeased with our services. - The CPR Team

Experiencia negativa: Whitman Apartments....First off NO WHERE TO PARK, property management or property maintenance do not keep an eye on the property so consistent trash build up, paper thin walls (don't live on the bottom floor for your sanity) my vehicle has be broken into 3 times, the homeless is becoming an issue, woke up to someone sleeping on my porch...Yeah the rise in crime and homeless isn't their fault but if there was a sense of pride for the business your running it would be helpful...Property companies like this CONTRIBUTE to the disgusting trash that Salem is becoming.

Commercial Property Resources

Tristen, thank you for your review. Experiencia negativa: I have NEVER been so disappointed with a company before. First, they would not remove someone off my lease who had not lived there the whole time I did and was paying rent by myself. Second, when I was given my apt key, they said they were going to get new mail boxes, months go by, and I called again and someone else told me I needed to go to the post office to get a key for $40. no thank you! Third, they were rude to me the entire time. When I put in my 30 days, they did not tell me where to drop off my key, so they charged me $130 after waiting DAYS for not telling me what to do after telling me their office was closed. Highly recommend not discussing anything with Lisa Ivie. I have never had any issues with renting until her.

Commercial Property Resources

Hello Julia, We are sorry that you had difficulties returning your keys. From what I can tell you rented from CPR approximately two years ago and had ended your lease at the very beginning of all the COVID-19 shut-downs. They were uncertain times for us as well, and we were trying to navigate as best we could, this meant not performing in-person walk-throughs and key drop-offs. Since then, as a company, we have undergone staff and protocol changes in order to make things much smoother. We also understand your frustration with the mailbox. Unfortunately, since the USPS is in charge of them, we don't always have any control of those situations. Your review helps, and we strive every day to better our protocols, systems, and staff to improve our tenants experiences. - The CPR Team

Experiencia negativa: I highly advise anyone not to rent from them. I rented at the Snow and Kerley residences for almost 2 years. The location is great but the walls and floors are way too thin. They are very nice to prospective tenants in order to seal the sale, but once a tenant, they never check in or seem to care. They "remodeled" the place by repainting and removing my blinds and trims without ever putting them in, despite my multiple requests. This was one of many times they were unresponsive and unprofessional. I didn't get a full security deposit back, even though I cleaned it and in the same condition.

Commercial Property Resources

Sam, you are right. We dropped the ball with you, and we hope you can accept our sincere apologies. Though it has been nearly 3 years since you were with us, we do want you to know that we have implemented some serious changes during that time that have made our scheduling and maintenance response so much more efficient and professional. While we can't always make walls and floors thicker (though we wish we could), we can, and will, do our best to continue to be better. Please feel free to contact us at [email protected] and we would be happy to look back into your security deposit again for you. Thank you for your comments, they do help. - The CPR Team

Experiencia negativa: ommercial Property Resources (CPR) bought the complex that I was living in and on one occasion tried to charge me a late fee when I had paid rent before the beginning of the month. Only after getting a little forceful did they remove the fee. CPR attempted to evict me for having late fees on my account even though I was paying the monthly rent amount. I contacted CPR to work out a payment arrangement and I was told that it was too late and that I had to move. Not even 2 hours later I get a call back stating that if I paid off my entire balance that day that I could stay. I did that and continued to rent from CPR. CPR was well aware of any and all repairs that needed to be made to my unit prior to them purchasing the property. 95% of the repairs that were needed were from a previous tenant or are general wear and tear items. I lived at this property for over 5 yrs. Now after voluntarily moving out due to the fact that I lost a job and CPR refused to work with me and demanded that I pay approx $1400 in 1 day from the date I appeared in court. (Which they didnt bother to show up for, they hired an Agent that had nothing to do with their company.) they are trying to charge me approx $2200 for missing items that were never supplied to me in the first place, To clean a carpet that needed to be replaced when I moved in. To clean walls that need to be repainted. To clean window tracts that were already cleaned or for windows that they replaced. For missing drip trays on the stove that were rusted out when I moved in. (The entire stove needs to be replaced due to the fact that the control unit is faulty and it’s an old stove anyway.) CPR also wants me to pay for a filter for the range fan. (Was in perfect working order.) They charged me $300 for a window that was accidentally broken. (They refused to send anyone out to board up the window the night that it happened and forced me to make shift something to keep someone from coming in through and open window. I spent several hours of my time trying to get this taken care of.) when I requested the deadbolt lock to be replaced they didn’t bother to email me to arrange a time to replace it. I then put in another request to have the lock replaced and requested a specific time and date. They again failed to contact me even after being provided an email address that they already had on file and with an updated phone number. The kicker: they don’t have a condition report from when I moved in. Also: the “FED” is supposed to be deducted from my security deposit. And who do I send an invoice to for my time on temporarily boarding up the window and the stress that cause due to CPR refusing to send someone out the night it was broken.

Experiencia negativa: Very disappointed in the lack of respect and fair treatment with management. Fine rental company last minute, wouldn't recommend if you have other options.

Experiencia negativa: I have lived in my duplex for almost 5 years. CPR bought the duplex last year, waited a few months, then increased our rent 30% - 300/month. With my first payment I asked for an explanation and received none. With the second payment, I asked for an explanation and received none. With the third payment I asked for an explanation and a very rude woman called me to tell me she DID NOT have to give me an explanation. I said, as a courtesy for a good tenant, it would be nice. She told me I could move, then they could rent my (sub-par) duplex in Stayton for 1500/month instead of 1200. I am shocked a company cares so little about their tenants they just tell them to leave rather than being kind.

Experiencia negativa: They just want your application fees. Sheila will tell you they can’t get a hold of your rental history places and that they now need a co signer ($80) then says she can’t get a hold of those ones either. I called the places she claimed were answering and both had no idea what I was talking about and that no one had called for a rental reference request.

Experiencia fantástica: We had to move from our previous rental where our landlord was absolutely horrible at responding to maintenance needs. The last straw was when the woman owner of the house did some electrical repairs and there were still problems with the electrical wiring. So We moved to a nice house with CPR as our landlord. WOW! They are so responsive to any maintenance needs. They are definitely a breath of fresh air. The day after we moved in we realized the fridge was not working. So I called to report it and they had Lowe’s deliver a brand new one the next day. About a year later we had a water leak dripping down from our bathtub area to the basement. When they opened up the wall to make a repair to a pipe, one of the head maintenance people came out and saw how bad the bathtub was. It was as if someone had tried to paint the inside of the tub. She had them put in a whole new tub and surround. We love our house! We are so Happy that we can enjoy living in it knowing that if any maintenance needs or repairs come up, that Commercial Property Resources will get the job done fast and efficiently.

Experiencia negativa: In my five years of renting, I have never had a worse experience with a property management company. My aim with this review is not to exaggerate, but to point out the serious customer service and maintenance response flaws I have encountered with CPR: Three months ago, I submitted a maintenance request after I discovered a leak coming for our shower head attachment. 20 days passed, and no response. I resubmitted the request, and a member of your maintenance team came by our house the next day. He assured us that “a little drip is normal” and to follow up if the issue worsened. We noticed that the shower head was beginning to leak again a few days later, and worse than it had before. I resubmitted a maintenance request, and the next day, another member of the maintenance team came by our house and said the leak could be fixed, but that he would “need a special tool”. After examining the bathtub post-visit, I saw that the cover behind the hot-water handle had been detached (see attached photo). After this, I called, emailed, and continued to request maintenance assistance. After two weeks, they finally sent Berry Plumbing (who I highly recommend) to address the issue. The plumbers were in and out in three hours, and left new fixtures and a piece of the tub surround to be reattached by CPR. I updated CPR and schedule a maintenance appointment for the following Saturday… to which they did not show up. When I called the maintenance number, Sandy (the maintenance team supervisor) tried to tell me she scheduled the appointment for the following week, seemed disgruntled that I had called to follow up on a Saturday, and asked that I submit a NEW maintenance request. After three months, CPR has still to address this issue (see attached photo). This is not just bad customer service, but it is negligent and lazy. While I understand that CPR owns many properties through the valley, and their team may be stretched thin, I shudder to think what the rest of our tenancy with CPR will look like.

Thank you for your review Hannah. We are sorry you had such a difficult experience. We can all understand your frustration in that situation. When repairs are beyond our basic maintenance capabilities we are left to wait for openings in our professional tradesmen's schedules (plumbers/electricians/roofers/etc.). They do their best to prioritize us, and we do our best to stabilize things in the meantime. From what we can tell in our records, you rented from CPR 5 years ago. Since then, as a company, we have undergone staff and protocol changes that have greatly helped to improve these emergency repair situations and improve our overall customer service. We will continue to better ourselves for the future. - The CPR Team

Experiencia negativa: We have been living above a neighbor from hell for almost a year now. She comes home from work screaming and shouting in anger at every little thing and other days she blasts music that shakes our windows and if you try to ask her to turn it down she goes back to screaming. Many other tenants have reported her numerous times and day after day she is still there. No one has come out to talk to her at all. We feel unsafe constantly at their Stewart St location and recently homeless people were found sleeping in our LOCKED on site laundry room. We are tired of it.

Experiencia negativa: Snotty employees, won't fix anything unless threaten via certified mail, love to take section 8, but will keep deposits for any reason they can manufacture. Their office is filled with expensive art...paid for by Social Security and Disability recipients. Truly the stereo-typical US business, worshiping the dollar and despising their own source of wealth. Unfortunately, their property holding in the area have grown to about 2000 + properties, making them hard to avoid doing business with, particularly if you're a section 8 client. Make sure you do everything by the book with this company, know your landlord tenant law, and don't depend on "goodwill" for anything. Don Sardon aka Jenifer Saroian

Experiencia negativa: Stay away from this company!!! They do not care about their renters. Take the full 7 days before doing any maintenance. Do not take complaints seriously, simply say there is nothing they can do.
