Someone decided to sell under market value (and the crazy winter/election timeframe of 2024-2024), resetting the prices a little, that’s how economics work. I still had a fair price on the house, and I didn’t know or had ever met John before selling my former marital home, but he’s a stand up, good, honest man. His process was transparent, he was in constant communication, he’s polite, and he was a neighbor. I hope to move back into that neighborhood someday or nearby, and he’s definitely one of the realtors I would contact for a good, honest buy or sale of a home. If you read Tess’s review, I was the “ex husband” she referred to, and I was not her ex husband, and legally still am hers, it’s completely littered with fallacies, and I would disregard it completely. I’d contact John if you have questions, he’s a good, trustworthy man.

Experiencia negativa: I strongly advise against using John Ringgold as your realtor. After my divorce, my ex-husband contacted him, and they conducted a walkthrough of my home without notifying me or getting my consent. It wasn’t until months later that I learned this happened, and when I confronted him, John admitted that he knew from the moment he walked through the door that I was unaware of his visit and that my ex no longer lived in the house. Not only was this completely unprofessional, but he also gave my ex an inflated price estimate—35-50k higher than the appraisal. He convinced us to list the house at this exaggerated price, and after doing so, it received ZERO showings. Ultimately, it sold for exactly what it had appraised for. When I asked John about the high listing price, he explained that it was based on the assumption that the house would be in "sparkling" condition. Keep in mind, he made this assessment *after* walking through the property. To make matters worse, during the sale process, multiple inspectors showed up at my house without my knowledge or permission. This lack of communication is a huge red flag. Overall, I wouldn't trust John Ringgold or his team with any real estate transaction. Their lack of transparency, professionalism, and basic respect for my property made this experience unnecessarily stressful. I highly recommend looking elsewhere for your realtor needs.

We've bought several homes and "No One" ever did this for us. "Listen" to your Realtor, as he/she are trying to help you get the Home that's right for you. "Read" the print in the Contract as this is your Buying Tool. "Understand" the Contract, & ask your Realtor if you don't understand. Finally, "Be Prepared", it's going to go by fast and you'll have to prove yourself with so many Documents . . . but if you have a "Good" Realtor (Like John Ringgold) they will go above & beyond to help you every step of the way in this process. Experiencia negativa: Now I am not coming here to slander the family name Ringgold... because we only had issues with one in particular and it was just the sellers agent (Chase Ringgold). My wife and I put an offer in on a house that included all appliances (sellers disclosures stated they all worked/are also legally binding). When it came to our time to do a final walk through all appliances minus the dishwasher and microwave were gone (most likely sold "to make more money on the property") Then when we contacted Chase he wanted to stated that it was our realtors fault and our fault that we didn't say anything... When you look at both the sellers disclosure and then our original contract you can clearly see it talked about appliances, but when it comes to their contract the word Appliances is mentioned once, ONCE! No where does it stated that the kitchen appliances were to leave the property, washer/dryer sure but the Stove and Fridge? Who genuinely takes a stove when they move... the sellers wanted to make as much money as possible due to the relationship issues and took it out on us "first time home buyers". As for what Chase was going to originally do was put the whole blame on us and not pay a dime... luckily friends of friends convinced Chase to pay a small portion of our loss (also we paid 4k over asking and didn't require them to fix/pay for any repairs). All the appliances were Whirlpool not super fancy but not really cheap either. if you were to go out and find the brand and either the same model or similar you can add up the costs. Which I have done, the range minimum approximate value was $1500, the fridge approximate value $1200, the washer and dryer approximate value $650 and $500. Adding all that up brings us an approximation total value of $3850... the amount that was given to us was $1750... that not quite half of that total, it should have been the full total but someone wanted to make some money instead of losing their commission on the sale. Let me go back to our original contract real quick... literally line #1.C in bold letters it states: "The following personal property items are of no value and are being left for the convenience of all parties." "All Current Door Keys Including At Least One Door Key To Front Door, Refrigerator, Range, Dishwasher, Disposal, Microwave, Clothes washer & dryer, Blinds and Current Window Coverings, , and All Current Fixtures." Which states that our original contract wasn't read at all since this was literally in the middle of the page in bold print. I do not recommend trying to buy a house through an out of town realtor when Chase is the sellers agent. Wouldn't want to be screwed over like we were. Some fun facts that Chase doesn't know is we have a nearly 2 year old that is half deaf and has seizures frequently, and also a nearly 4 year old whose healthy thank god. But for that two year old we now have to try and come up with additional money outside of medical bills and monthly doctor visits along with our new mortgage (plus typical living expenses) to not only fix what needs to be fixed but also replace what should have never been touched in the first place. I am done with my little spiel. 2 stars because it wasn't the whole Ringgold families fault. I'm back cause it wont allow me to add another comment... No where is it truly our realtors fault... the SELLERS DISCLOSURE is LEGALLY BINDING and the sellers agent admitted to us that there is no place in the contract to place appliances so how would we have missed it if it were never there! The only reason our realtor said what he said was because he didn't want to deal with all the crap coming from the sellers agent. We even paid for an inspection and guess what was inspected... all the appliances! along with the rest of the house. Based on your response your sellers agent should have let the sellers know that the sellers disclosure was a legally binding document. Besides $1700 doesn't even cover the price of an oven and a fridge let alone barely a washer and dryer.

Experiencia negativa: Chase Ringgold is shady. We put in an offer on a home and the offer included all appliances. He demanded the offer be switched to a different contract and when he did that, he left out information regarding the appliances. I didn't think it would be an option for me especially with the housing market today. I knew I need a bigger home for my growing family and also knew I no longer wanted to pay a landlords rent. He and his team went above and beyond to help me make home buying a reality John came out to show us places within our budget wether it was rain ,shine or snow. He put a lot of thought into the properties he should use and considered everything we told him we needed and gave his honest opinions on every home. After months of searching for the right home at our price range it was starting to look like an impossible task. But John came through and had a homeowner who had our perfect place that wasn't on the market yet John convinced us to hold out on making offers on anything else and that as soon as the seller was ready we'd be the first to see it. He was right ! We put an offer down immediately and John and his team where involved the whole way through. Even communicating my concerns with the loan to the loan company and especially making sure the process didn't get stalled out and did everything he could to get us to close on time.my favorite part of this journey was the way his team treated me. My finances aren't perfect and sometimes with other companies your treated less than. Not with the Ringgold team they made me feel like I was part of the family and never once gave me the feeling that I shouldn't be looking for a home.
