Experiencia negativa: Tim B is extremely unprofessional when it comes to booking showings for a property. He made me reschedule 4 times this week. I drove by the place and people are living there or cleaning up. I don’t know. All I know is that if a property is not ready to show… then why is it up in the website?? Why are there times showing available to look at it? Make it make sense. Y'all just collecting app fees that are non refundable and I’m glad something in me stopped me from submitting it.

Experiencia fantástica: Had 2 maintenance requests needing addressed ASAP due to upcoming snowstorm. I have 2 chikdren and our furnace started having issues leaving our home without heat. Placed both requests on a Sunday through WCW app. Within few hours, I was contacted and ACE worker was at my home and furnace issue fixed. The very next morning ACE plumbing came and unclogged the basement drain where we had flooding the day prior. WCW was on top of reaching out to contractors and getting my home service requests addressed immediately for kids and myself. We really appreciate everyone with WCW for always taking care of us when things happen!!

Wcw was a great company to rent through. From beginning to end they made sure my family was taken care of. Maintenance request were handled timely, and they were always kind. Experiencia negativa: One of the worst propert rental places. They're horrible about getting out to properties to get anything fixed. Should you have a serious problem in the middle of the night don't expect anybody to answer to come out until the next morning..... If you're lucky. They put Band-Aids on everything but don't work to completely fix the problem most of the time.

Experiencia negativa: No problems with this company managing my property until they put a renter in who destroyed my property over a period of 2 years. As I live out of state, when I came in to inspect my property I realized how damaged it was, and after a few months communication with WCW they suggested that since I was not happy with their services, I should pursue other support with managing my property. They told me they were going to end their Management services within a month. I obtained a new rental service and they quoted about 10,000 worth of damage to my property. 25-30% is on me for maintenance and upgrade. About 75% is due to lack of upkeep from my renter. I feel the management company did not do their part in ensuring my renters were taking care of my property and holding them accountable. For ending service without rectifying the problem they created I would have given them 1 star ..but for the years they managed better I give them a 2. I feel communication was also always a problem. And I felt I did not know often what services were being rendered for repair work.

WCW has been amazing at getting things repaired and I have been impressed with their timeliness of all repairs in the 5 plus years I have rented from them and would definitely recommend WCW as a rental company to any future renters!

Streamlining the rental / rental agreement process was exactly what we needed, and for a very reasonable fee. WCW found us tenants that ended up living at our property for almost 9 of the 13 years we rented it out, which is incredible. I'd highly recommended WCW for your property management needs.

I was in that apartment for 2 years and me and my dog both had declining health so he told me about a house that would be coming available that wasn't even listed yet because of the work that needed done. It is a single level, walk in shower and a fenced in back yard so I wouldn't have to worry about trying to walk the dogs. I've been in the house a year already and ready to sign another year lease.

Experiencia fantástica: I rented a small house from them for 2 years and am very pleased with WCW! Making payments and requesting maintenance was easy, and they were very responsive with repairs. The staff is also very friendly and professional too! When I was looking for a place to move into I appreciated how Tim Bauer was very honest and did not try to hide any property defects. When I moved out he was fair with his assessment and did not try to blame me for any preexisting ware and tare.

Experiencia negativa: Their maintenance is horrible. They keep people's deposits. But they don't change the carpet or fix anything that needs to be fixed after the tenant moves out. Background checks is unfair to those of us whom have felony's or evictions. I don't my like going threw Management LLC company's because they don't care about the safety or the health of the tenants

Experiencia fantástica: Very hard working rental agency. Our AC went out during the hottest time of this month...of the year. It was determined it needed to be completely replaced. So they worked and worked until they found a company that could do it in a couple days. In the meantime, they provided a portable unit that worked well enough to give us enough relief from the heat to sleep at night. Bill delivered it to our house himself. All in all, it was impressive to see how much effort everyone in the office put toward getting us taken care of as quickly as possible.

Experiencia negativa: Not impressed by any means with this company. Too many issues for me to list here but one of the more important ones was their reluctance to have an exterminator come out to take care of the roach and ant problem I had just 5 days after moving in. Then when I called them back a 2nd time, they told me that "pest control is my responsibility" and "it's in my contract" (which it's not,... and I don't know of any place that does it that way). Also trying to get any maintenance repairs done?....forget about it. They send someone over to look at an issue, maybe they fix it, maybe they dont. It might be fixed with used junk or they may just take an estimate for a repair and you won't hear back from anyone. I have made several improvements to this property at my own expense and labor and haven't asked for reimbursement on anything. Yet I feel like I'm treated as some scumbag low class renter with these people.

Experiencia negativa: Went to go see a house that was for rent. There were several other families there at the same time. Then wants a $50 application fee per person, which is pretty high for this area. When asked why they didnt see families individually, was FIRMLY told "that's just how we do things. Think w4 have time to talk to people individually?" Sadly, we had enough money to pay half the lease and deposit in advance. Too bad you all missed out.

We called or talked to other management companies before WCW but they were by far the best with their responsiveness and customer service. The others were, we will send you an email or here's the boss's card (he was in the other room) have your family call him. WCW was talking to a real person that listened, understood what we were going through, how we were feeling and helped put us at ease about the decisions we had made and were making. 110 percent recommended for any person or family that has been struggling with their rentals.

They were always responsive, tenant focused, and nothing but kind and courteous. They went out of their way to make things easy for me and I would rent from them again and/or suggest my children rent from them in a heartbeat.

When the AC went out, Bill and his team connected the dots to submit bids and replace the unit immediately for the tenants, and at a reasonable price for me. We have had nothing but a positive experience with WCW Property Management. Their staff is professional, courteous, and mindful of their clients. When maintenance issues arise they have handled them promptly. WCW provides a very easy to use app to pay rent, send in maintenance requests and communicate with the office staff. It's a wonderful tool to have at your fingertips, and can even provide rent reminders if requested. I would definitely rent or recommend them to my family and friends.

Experiencia negativa: DO NOT USE THIS COMPANY. We were told we did not have good rental references and would not be considered for a particular house. However a week later we get a call that we had in fact been approved for the house? The management needs to get their confusion sorted out. We also found out that they take time filling houses to get more application fees. They will not return phone calls unless they are ready to take your money, we have had several unreturned voice messages during this ordeal. We found a house owned by a different company in-between the time we were 'declined' and accepted, which I'm very happy about.

Experiencia negativa: Listen to the negative reviews. We recently were looking at a property and were the first application in when we told the office we wanted the property. A week later we hadn't heard anything, so we call and are told our application is perfect and just waiting on the owner. I call the next day with a simple timing question only to be told we have a horrible rental reference and we are not eligible for this property. Chestina didn't bother to check our other rental references when our current landlady lied to them. She refused to listen to me trying to explain we have never had any issue with any other landlords. A week later after being told another person was getting the property we get a call saying "Your other references came back perfect. Do you still want the house?" I have never been treated so unprofessionally. Chestina will ignore your phone calls and never call you back. Before you pay a $50 application fee ask how many applications are on the property. They normally have many for a single property.

Experiencia fantástica: We looked at two homes with Tim at WCW. He was incredibly helpful and made it easy to stay in touch as we coordinated viewings coming from out of town. He gave us all the application process information we needed, let us know what repairs and maintenance projects to expect, and even gave us a list of what to do in and around Topeka.

The company also has responded to our rental referral requests even after we no longer were renting from them. The only reason we left the property we were in was because the homeowners decided to sell the home.

Experiencia negativa: If I had to do it all over again I would certainly not have gone through them for my rental needs. The issues started right from viewing appointments, I had schedule two on the same day but the representative only showed up to one (the more expensive rental unit). Lots of miscommunications for what was expected of me right down to them sending renewal notices. And the final walk-through is a joke at best! $10 per furnace filter to $8 for a light bulb. I would strongly suggest looking somewhere else before going through WCW. Renter beware!!!

They engage in unusual practices like taking the courtesy of filling out the walkthrough checklist on their own and not allowing me to give my input at the same time holding me accountable to their assessment. They are also horrible about getting back to you , well unless they need your money. PLEASE CONSIDER AN ALTERNATIVE OPTION..........IT IS NOT WORTH DEALING WITH WCW. They have a bad reputation all over Topeka. Especially Chestina, she is very deceitful and shifty in her practices.

Experiencia negativa: **** SLUM LORDS STAY AWAY**** If I could give 0 stars I would. I initially gave a 5 star review because the slum lords were accommodating at that time. They fixed my washing machine the same day with no issues, they fixed the sink even in the same day. But a month later when I called to get the dryer fixed, they refused since it "wasn't their property" and couldn't recall that they fixed their washing machine. Their reasoning was that the previous tenants had left the machines for us to use, in KS that means that since they left the property WCW has taken ownership of these appliances. They didn't think so and left me with an awful drier for 2 1/2 months and didn't even dry clothes on 5 cycles. After that, they emailed me 3 months of utilities that they "forgot to bill me for" and tried to go against our lease. About a few days later, they called to let me know they have misplaced our lease. It took them at least 6 times to send me the correct one in the first place, and then they LOST it. They do not have their records in place and they are all VERY rude. Jessica Cowdin the recptionist, Chestina Conner the manager and Bill Welch- the CEO are the most rude people I have ever dealt with. Jessica can't even do her job, I have a recording of her saying "ummmm, yeah it looks like we somehow lost your lease and we need you to resign this new one!" and I refused, since they can't even fix a drier and she was baffled that I wouldn't resign. She then transferred me to Chestina, who kept me on hold for at least 8-10 minutes. Chestina then told me that since it took them 3 months to send me the bills it "was hard contacting the owner of the house and he didn't return their calls." They are a "property management company" that can't even get their properties in line or contact the owners of the house, at what point do they assume responsibility? Bill is plain rude and obviously doesn't know the landlord tenant laws. I have multiple emails from him where his own company can't find work orders, when all I had to do was login and copy/paste from their own online portal of the work orders for the washing machine. He also said that they put in a new oven for us and they didn't have to- Mary Beth- who they fired- threw that in for us so we would move in initially. This company is so terrible and stay away if you can! The move out guy, Tim said the disgusting basement apartment we lived in, was in the best condition he has ever seen in YEARS and we should definitely get a full refund. These slum lords sent me $45 back and now are refusing to answer their phones. They open at 8am, I've never had issues getting ahold of them until I attempted to call 4 times this morning with no luck. DO NOT RENT FROM WCW, they will STEAL your deposits and send you some BS invoice telling you why they won't refund you, they won't fix their own appliances and if they do, fix it as cheap as possible.

My wife and I are very pleased with WCW for their quick response and friendly attitude, they treat you like you are their only customer. We are extremely pleased with the work that the plumber and contractor did to our house. They were very professional and worked quickly to resolve the issues we had.

Experiencia fantástica: We moved from the west coast and could not look for a home in person. WCW was very helpful and worked hard to get us into the perfect house within a short time frame. We had 10 days to find a house. The pictures of the home and the information about the home were what we saw when we arrived. Tim and Chastina were very nice and helpful. The staff are accessible by returning calls my calls and answering my emails.

Experiencia negativa: WCW Property Management is terrible. They're slum lords with little regard to your safety your comfort or your humanity. My brother and I moved into one of their slum properties in the Topeka ghetto in 2015 so he could attend law school. There were repairs that needed to be taken care of after we moved in such as replacing a window, furnace was turned off/not working, etc. The most critical repair was a light fixture outside the property on the porch which the maintenance man said needed an electrician. Fast forward 6 months and the home had been broken into and our belongings stolen. Finally WCW decided to fix the porch light and install a flood light in the back of the building (the door had been kicked in!). After a month of getting no where with them we refused to pay our July rent due to them failing to replace our back door which had been kicked in. Even after a month they still refused to fix our door stating that the home owner didn't want to. We immediately served them notice of our desire to terminate our lease and they fixed the door immediately after being slapped in the face with the tenant law act. After this they did everything they could to nickle and dime us for the rest of our stay. We were charged late fees for when they refused to fix a door and make the home habitable. They took our rent checks and applied it to late fees instead of rent to further charge us late fees saying we didn't pay rent, and the final nail in the coffin was all the fees they are trying to charge us after terminating our lease. $125 to change the locks (even though the lease agreement says $5 for each key not returned), $150 for cleaning, $100 for trash removal (is that not cleaning?), $80 because the stove was unplugged, and $80 because the light bulbs needed to be replaced. They referred us to collections but I'm taking it to small claims court. Don't let these people bully you.

Experiencia negativa: Scheduled an appointment to view a house, got a confirmation email, drove 45 minutes to see said house, no one is there, check the email and go to a link inside the email to check what the problem is, shows that the showing has been cancelled. They didn't even bother to send me another email saying that my scheduled appointment was canceled, what a waste of time, I have tried to deal with this company before with the same kind of results. Trash.

Experiencia negativa: Worst rental company. We paid our rent on time every month, and respected our rental property. They only responded to about half our maintenance requests. Raised our rent after the first year. They lied to us to even consider the property in the first place. They returned our security deposit late and when we confronted them about it they said we couldn't take them to small claims court and they wouldn't release the homeowners information to us. Do not rent here.

Experiencia negativa: Overpriced repairs that are poorly done and need to be redone and overcharged for again. They changed the terms of the Management contract mid tenant. Charge an extra fee to do a bad move out inspection. Have "Vendors" call from their phone lines without disclosure to trick you into hiring them to do more overpriced poorly done repairs.

Experiencia negativa: Do your family and your blood pressure a favor and rent with someone else. These people are dreadful. They will omit damage to the property on the initial walk through with tenants, only to charge them for the damage on the way out. They don't address maintenance issues, and if you pressure them, they will threaten inspections and fines. Please find a reputable company to rent with and save yourself from dealing with thieves.
