Shortly after closing, I discovered water intrusion in the garage near an area where a previous repair had been documented during the inspection. I reached out to Chris and Craig, hoping for guidance and assistance in understanding what could be done. Unfortunately, I felt that my concerns were dismissed rather than taken seriously. I understand that unexpected problems can happen after purchasing a home, but I believe communication and support after the sale are extremely important, especially when an issue appears so soon after closing. As a buyer, I expected more help navigating the situation and a more understanding approach instead of simply being told that the property was now my responsibility. Based on my personal experience, I was not satisfied with the level of support I received after the transaction was completed. I would recommend that future buyers carefully review inspection findings, previous repairs, warranties, and any potential water-related issues before closing and make sure all concerns are addressed in writing.

The inspection report mentioned evidence of a previous repair in the area, but I was not made aware that there could still be an ongoing water intrusion issue. When I reached out for help, I felt that my concerns were dismissed rather than seriously investigated. Chris repeatedly told me that because the home had already closed, it was now my responsibility and that the seller had no obligation to address the problem. I was also directed to file a warranty claim, which was ultimately denied because the warranty does not cover this type of water intrusion. Buying a home is a major investment, and I expected more support and concern when a significant issue appeared immediately after closing. Regardless of who is ultimately legally responsible for the repair, I believe a real estate professional should make a genuine effort to help a client understand what happened and explore possible solutions instead of simply emphasizing that the home is now the buyer’s responsibility. Based on my experience, I would not recommend Q Real Estate or Chris Ognek. I encourage future buyers to carefully review inspection reports, previous repairs, warranty exclusions, and any signs of past water intrusion before closing.

Experiencia negativa: Be aware I worked with Craig during the purchase, and after I raised concerns about water intrusion in the garage, the matter was handled by Chris, his broker. The inspection report had noted a previous repair in the same area where water later entered. When I contacted them after closing, I was told there had been no prior knowledge of active or recurring water intrusion and that the issue was now my responsibility as the homeowner. I was disappointed with how my concerns were handled and felt there was little effort to help investigate the prior repair or the cause of the problem. Based on my experience, Mr. Craig chose the home inspector I would encourage buyers to carefully review any previous repairs, inspection findings, and disclosures before closing.” Find the realtor who stand with you rather look for commission.

He came prepared BY THE ZIP CODE with maps to our first meeting and showed us areas he thought we’d like homes. He was right too! His organization and planning was so incredible. We viewed 6 homes in one day and Chris had them timed to the minute and took in consideration drive times, not wasting time by driving back and forth, etc. it was a masterclass of being prepared and thorough. So in closing, why are we reviewing him when he didn’t actually help us buy our new home (Richmond area)? Because after realizing we couldn’t find exactly what we were looking for in his area, Chris helped us find what we were looking for IN A MARKET HE DOESN’T EVEN REPRESENT Why? Because when he says he wants to help you find what you need, he means it. There were homes we wanted in the areas he described, but none were available, so he helped us find a place somewhere else. I’m telling you, this one is a no brainer. My wife and I were beyond impressed with Chris. He was available for questions, and was prompt in his responses. There were a lot of hiccups in the process for both buying and selling, and Chris and his team got us through those. He was no pressure, always comfortable around him, he put us at ease with the process. He really worked well for us, especially when we were looking at houses to buy. He would do his own inspection of the properties, and then tell us what he found, good and bad, and gave us his opinion.
