Experiencia negativa: They should of stuck with real property management. Been renting for 8 years now and nothing but hell from them. They all of a sudden want inspection every 2 months. House is falling apart. Put work order in take anywhere till 2 month -10 month to get fix. There communications sucks. Than they send cheap want to be vendor that have to keep coming out to fix something over and over. But they be happy to raise your rent every year to the max even if your house is falling apart

Experiencia negativa: After renting with the company for a year, I feel as though a 1 star experience was provided. From being told multiple times they wanted “long term” tenants, to receiving a 30 day notice to vacate, a month before our lease was set to end, because the landlord decided to sell. Our gutters had a garden growing in them and from day 1, Eric was so adamant on picking up calls from random numbers because someone would be calling to come clean them out. At our 6 month inspection, the gutters still had a garden growing, a pipe under the sink was broken, the AC vents only worked in the living room and spare bedroom since move in. The list is endless in all honesty. As we are preparing to suddenly vacate, as those were not in our plans, considering we planned to be there long term, the office is suddenly in such urgency to fix the broken pipe underneath the sink. I’m sorry, but I have an entire house to relocate, the least of my concerns is a pipe getting fixed when I’ve asked for it to be fixed for the last 10 months. The house is a mess, with my belongings, I don’t need a mess with water. They then attempt to schedule an appointment for a showing of the house with less than 24 hour notice. I give them a day and time that works for me, as I continue to pack my belongings. They not only show up 20 minutes passed their scheduled time, they do not advise they’re running late, they just show up all giddy and mention they didn’t have my number to let me know (haha wow). Fast forward to move out and receiving my deposit. I walked into the office to return my keys, filled out a move out form and was told the walk through would take place the following day. I would receive an email with walk through and deposit information. I received nothing, I waited a week, nothing. One of the girls mentioned they didn’t send me anything because they no longer had my information. The following day, the property manager, Frank, was so quick to miraculously find my email. I had to hunt down my deposit and luckily for me, it worked out in my favor. I wouldn’t recommend this business to people who are renting for the first time with a company. False promises, you rarely receive a call back unless they feel it’s urgent enough. I’m sure every property management lacks something, but this one lacks everything including customer service.
Experiencia negativa: The complex we lived in on Byron in Modesto, was poorly maintained with abandoned car parts and other trash around the apartments that was still there when we left over a year later.

Jacob has helped me in many ways Even in dealing with personal matters here at the residence... Experiencia negativa: I have been a tenant with RPM for 8 months now, when we first moved in, the house wasn’t clean & A LOT of issues that I had to bring to RPM attention. They were able to get house cleaners out ASAP & fix the AC issue right away. There was also a lot of issues throughout with the backyard fence, our neighbors dogs were able to break in several times during this issue, along with issues throughout the house with the outlets, garage light issue, a water leak, issues with our stove vents & the refrigerator lights that flicker like crazy & have been really affecting our eyes whenever we want to go look for something in the fridge, these are just some of the issues to name a few but i will say they have done a great job on being on top of things. I have been going through Yesenia for any maintenance needs, for the most part she was very communicative but just recently she hasn’t been so much, but I will say she handles things professionally & as long as I bug her with emails she eventually does get back. From day one Carmen, the receptionist has been extremely rude & continues to do so anytime I call she has a very distasteful attitude. When my boyfriend had to first drive to RPM office to drop off the check for deposit and first months rent, he had called the office for better directions & Carmen was EXTREMELY RUDE to him in handling the situation, she made him feel dumb for not knowing where this office was located, mind you we are not familiar at all whatsoever with Modesto. Overall, I will say they are great with handling maintenance matters, although there has been some lags with certain issues! I am still waiting on fridge lights and my stove vents to be replaced I originally reported this 7 months ago, there was an attempt JUST 2 months ago & they ordered wrong parts & now it’s 2 months later & was told they are still waiting on the parts to come in! It doesn’t sound like a reasonable timeframe but I hope next time I follow up with a review I’ll have a better input & not mixed feelings about RPM!

Experiencia negativa: Don't waste your time or money with this company. I had the Worst experience with them. They never return calls, you only get the answering service and if you do get a live person (only once) she was rude as heck. Had me apply for a house that was unavailable kept my $98 application fee after they said it would be returned. Never! Ever! Again! Keep it moving and don't use this company.
Experiencia negativa: BEWARE!!! Had a very bad experience with RPM managing my property in Modesto. They charge a hefty fee of about $600 to take on managing your property with an existing tenant, the property manager frankly has really poor communication skills. With barely a month into going into contract with these guys, they wanted to terminate the contract without good reason. Initially went with them based on the previous reviews but unfortunately ended up being a really disappointing and suboptimal experience for me. I would advise against RPM to manage your property.

Experiencia negativa: I don't recommend this company if you're looking for someone to help you rent out your house. I had a situation with Frank Madrigial and Eric Plerson because i want to rent out my house. They later told me that it was going to be rented by some tenants. I kept calling and leaving voicemails for updates about the house and most of the time they wouldn't pick up. Until they picked up the phone they were very rude about it and said the tenants were no longer interested. Which was fine but is the fact that they lack communication and the rudeness they have when i ask for updates about my house. Which was unacceptable that i had to cancel my contract with them, they are very unprofessional.

I knew right away that I was in good hands. They were very responsive, always address any concerns, and there where no surprises or problems. The tenants where also very happy with the service... so all the way around it way a big win.

It honestly started out so much as a blessing and still is..... Yeah I know sounds crazy how could a real property management be a blessing LOL I had been looking for a property for a while and had a very short amount of time to move out.. and honestly was having trouble finding a property because I have the three children and at the time my ailing mother. Real property Management understood my situation with my family and helped us move into an house before it was on the market! They more than saved as they gave us a home... And unfortunately now I find out that my rental home by them is being sold (by the owner) and once again they swoop in to save the day. They're currently trying to help me find another property being leased by them so we can continue renting from them and once again get a blessing we hope. Update soon ☺️

Experiencia negativa: 3 months have passed since I requested toilet repair and it is still not fixed. Communication is poor, Frank told the plumber not to repair but didn't tell me. I have asked for spraying for roaches and they say they will do it but it isn't done. Appointment on Friday for roach control. No communication or feedback for toilet repair.
Experiencia negativa: I am not happy with the quality of service I have received at rpm central valley! First of all I got switched to their property management from my previous management and was not informed. I went to go pay the rent on the first and they said we don't own your house anymore you guys are with rpm now . I was not notified at all and had to figure out where to go to pay rent. Then they said they wanted to do an inspection on our house since we were a new property. Set a time and date and the guy NEVER came. I even called them to verify that he was coming. And last but not least I called the maintenance to get my heater fixed and they told me they would give me a call back . Five days later my heater is still not working and I STILL did not receive a call back . So I called again and AGAIN they said they will have the maintenance call me. TWICE they said they would call me back and they didnt. I am very displeased with the service I have received and it is unacceptable the way they are treating me .

Experiencia negativa: Renters be ware. When you move in make sure to take your OWN pictures of the pre move in. Make sure you take pictures and have a walk through before you move out. They will try and keep every dollar of your deposit. It was a good experience until we moved out. We will see them in court. Do NOT trust them.

My only complaint is when you put a work order in sometimes they take for ever I wait 2 months to have my gate fixed but something was wrong with my door there in less then two hours so give and take. (Update) Called two days ago at night about a flee infestation out side my door the moment you opened the door you had so many on you it was ridiculous. My kids would get bitten like crazy. Th called the best pest control I've ever had called Step Aside Pest Control and the man that takes care of my family because ultimately that's what he did. Took care of it today so two days later. We haven't been bitten once RPM really took care of us. Thank you RPM.
Experiencia negativa: I had the unfortunate task of communicating with Frank and I am shocked at how rude he was. Some people need education in customer service. His skills are severely lacking. He made an error and tried to cover it up by throwing someone else under the bus. I would suggest that anyone who deals with thos person do so 100% in email so there is proof of what is said.

Real Property Management Modesto manages to walk that fine line though. It has always been easy living in one of the properties they manage. They are very fair, take care of things in a timely manner, and are straightforward. They even listened to my request to get some updated appliances. I’m very glad the place I live in is under them. When my water line behind my fridge needed fixing it was a little delayed on getting back at me regarding the issue but when I called to speak to someone in the office they are always very polite and professional. They have given me sound advice, good communication, and a solid backbone. But if I picked just one advantage with them over other firms it would be their marketing and advertising of my house. In the last 5 plus years, I have had only 2 renters in my house, and because of their excellent marketing, it has never sat un-rented. I am glad they manage my house.

Property management is a tough business, so I am very glad that we selected RPM Central Valley more than 5 years ago to manage our 8 rental properties in Central Valley - and we have been with them ever since. In our experience, they handle things in a timely, professional manner. I believe they manage our properties as if they are their own. Rental properties will always bring with them their share of maintenance issues, tenant relation issues, etc., but RPM handles even the most difficult issues as well as anyone we've ever dealt with.
