The landscape is well maintained and each renter is free to plant seasonal flowers if so desired. Maintenance issues are dealt with promptly. The attached garage and apartment loft are a great bonus! The 2 year wait for vacancy was worth it. Three employees get stellar marks from me - Linda S, Katrina and Trent!

Experiencia fantástica: My wife and I looked online for apartments in Erie, PA for our daughter who will be attending school in that area. Because we lived several states away, we were not able to easily walk into a property management office and obtain face-to-face verbal responses to important questions. We required good communication in order to make an informed rental decision. I truly feel that Maleno Property Management in Erie PA should be at the top of your list for apartment shopping. They exceeded our expectations. We had contacted several other property companies in the area of Erie. Most of the responses we received were in the form of a text from one larger company other than Maleno. In fact, I thought I may have been dealing with artificial intelligence (AI) built into the phone system. For example, when I called I was hung up on and then received a text a short time later from that company asking if I was interested in setting up a meeting with an agent. I reluctantly replied, "Yes" since we would be traveling to the area the following week. However, I canceled the meeting after I received another text from that company asking if I wanted to set up an appointment with an agent. I was never given the name of the agent. I was told I would receive the address of the meeting the day before. I am not opposed to AI (if that was the case), or even using a text response, for an initial contact. I assume that certain times of the year can get very busy with calls for these companies. However, when I could not speak with a live person after numerous follow-up attempts, I lost trust in the company and their ability to adequately meet renter needs that might come up. I also was not going to rely on one meeting with an unknown person on my limited time schedule to select an affordable apartment, and I was not certain they could meet our needs due to this lack of communication. I quickly learned that bigger (Company size) does not mean better when it comes to quality of customer service and ability to provide accurate and timely information. Specifically, I am emphasizing: responsiveness, patience, and friendliness. Linda from Maleno Property Management was superior in all these categories. THANK YOU LINDA!! I also want to thank two other office staff members from Maleno who provided us valuable responses to questions before I was directed to speak with Linda. Linda tried to help us feel more comfortable with making a decision for an apartment. She offered to allow us a private virtual tour of an apartment currently being lived in. This would not be an easy task to set up. This was a rare opportunity that we were happy to accept. This allowed us to ask live questions while walking through the unit that was being lived in. Ultimately, we confidently helped our daughter select Maleno Property Management over the phone with Linda without seeing the apartment and city of Erie in person. Shortly after that, we found time to drive to Erie and actually see the various apartment locations on Maleno Properties. We also met with with Linda to thank her in person. We met a few other staff members from Maleno. Everyone was very friendly. I felt that they were well equipped, able, and interested in meeting our needs and exceeding our expectations. We did not get this experience from the other properties. I trusted that if my daughter had any issues with her apartment, Maleno would address her concerns right away. Moving a child out of one's home and into an apartment can be met with a variety of strong emotions. Linda was very honest with her responses to questions and never tried to oversell us. We are very confident with our decision to select Maleno Properties. I was very happy to write my honest review because the school my daughter will be attending did not include this company in their list of resources, and others might not be aware of this company that received many positive reviews from other tenants online. Experiencia fantástica: I've only been at Shadow Pines for a week and I've been very happy with my apartment and the complex. It was very easy to apply online, sign and remit the deposit, rent etc. Plesant to do business with and always easy to contact via email or phone.

Experiencia negativa: One of the worse property managements i’ve rented from. They bought the building I live in almost a month ago & had concerns & issues that I’ve been repeatedly told “I will look into this & get back to you” no one answers the phone, return calls & told the same thing when emailed. I don’t feel comfortable being in my own home as well as the unit is not liveable i can’t shower & the building has a roach infestation. i’ve voiced my concerns one too many times just for nothing to get resolved. i’m disappointed because I had high hopes for the property management would be diff from the last but it’s just as worse might even be more worse. definitely don’t care about their tenant.

Experiencia fantástica: Excellent job. Something funny. Just had my carpet cleaned when they came to put in lights. Told them to take off shoes because carpet was damp. They gave me the lights and said they would be back in a day. They did come back to put lights on but took their shoes off. They did not need to because carpet was dry. Great guys.

Experiencia fantástica: My husband I have been here for 4 years this May. This is where we want to stay for the rest of our lives. Anytime you need a repair, or an appliance need replaced, Malenos are right on top of it. They keep the yards up and the snow plowed. I enjoy having the freedom to decorate my yard and garden how I please. I have rented before, and they are the best!

Experiencia fantástica: My husband and I live in Maleno's development, Village on Pacific. We initially came here because our home sold too quickly and we were unsure of our next move. We never expected to stay here....8 years later - we are still here, and loving it! The location is very convenient, nice for walking, the homes are very nice, the neighbors are great! Perfect for snowbirds!!! Maleno Property Management takes excellent care of the properties, and quick to respond (within reason of course depending on issue) to maintenance requests or misc. requests. I love it that we are permitted to do some of our own landscaping, planting, etc. Makes it feel more like home! Throughout the year they organize special events, food trucks, etc. To sum it up -- Village on Pacific is a wonderful, safe, friendly place to live!! Would highly recommend to anyone who asks!!!

With all the set backs we had because of a fire in the unit we were suppose to move into she was professional, trustworthy, did everything she said she was going to do plus more and made us feel so at peace during the relocation process. The area is quiet & peaceful, centrally located to restaurants, grocery stores, shopping centers, and parks. The apartments are comfortable & very well maintained; management is very responsive to tenant requests. We love having a garage, full basement, and front porch for our grill & happy hour. Very pleased to be living here!

Experiencia negativa: Current reside of Lakeview. I have been here since 2018. Everything started out OK, but as the years progressed, I've come to the conclusion that the landlord is borderline slumlord. I have remained here purely out of necessity. Not much else given the area and I have kids who I need in a decent enough public school district. Grounds are kept very nice, but inside is a different story. Depending on the unit, appliances/unit as a whole is outdated. For those that they claim to have "renovated", appliances, especially microwaves are cheap and literally just stop working every 6 months. When it is brought to their attention, it literally takes weeks to get a new one. After the 2nd time, I bought my own and used for about 1 month before they replaced it. They force you to sign in the lease that you will pay for carpet cleaning after you vacate. So it doesn't matter whether you live there for 1 year or 5...normal wear and tear does not factor in. While I can understand paying for badly damaged or stained carpet, that is not the case...you pay regardless. That is taken out of your security deposit. They have a "loyalty" program based on the number of years one stay. There is supposed to be certain rewards in the form of updates to the unit depending on number of years one has been a resident. I received a reward for my 1st year(after literally harassing them), been here 3 years, never received for 2nd year or 3rd year. They chalked it all up to COVID, but that did not stop them for collecting rent. Maintenance is not responsive. Their only priority is fixing the place up after a tenant vacates to get the next tenant in, but could careless about their current tenant. The owner advised neighbors to call the cops on my family because my 4 year old was "too loud". Walls are paper thin, one can literally hear their neighbors breathe---yes, it is that thin!This is not a family friend place. Beware if you have children, especially young children. They will literally place families with young children next to elderly people and/or students and them move the family when neighbors complain and ask family to pay higher rent. These people only care about collecting a check. They could careless about your comfort, needs as it relates to the unit itself. Rent constantly increases with absolutely no updates or upgrades to the unit. Signed the lease this last time as I had no other option, but definitely will be out next summer. Consider this your warning...if you must lease from them for whatever reason, I understand given there is not much else around here for renters, but go in with the information above and don't be surprised. They are not good people, just a bunch of money hungry people. I have emails to prove everything single thing I posted here too. If you are seriously considering and need any evidence, just let me know and I can meet up and provide evidence. Yes, I am willing to do this because I dont want anyone to experience the way my family have felt living here the past 3 years. For the amount of money we pay in rent, this is totally unacceptable and it needs to stop.

Experiencia fantástica: I've been living in Lakeview Apartments for about a year now and I absolutely LOVE IT, Best place to call it home and one of the best townhomes you can get in Erie, Great staff and very convenient location.

I found out through sheer happenstance that someone at Maleno, either maintenance or management, had lost the lock box key to our home prior to us moving in. I came across it five or so weeks after moving in under some bushes near our front door steps, and sure enough it still unlocked the house. For putting us at risk I have to deduct two stars. Update 3/22: Updating my response because I realize my experience may be one in a million and I believe Maleno has good intentions. Let's focus on the positives. The community here is great. There is shared outdoor space which is nice, and a lot of space to run. They have online pay with no "convenience" fee and online maintenance requests which are usually taken care of quickly. You have to be very nitpicky to find things you *dont* like about this home. Would give 4 and a half stars if I could.

It is perfect for us and comfortably accommodating for my wife's physical problems. We appreciate the attentiveness of Maleno to the detail maintenance they provide whenever the need arises. The area is quiet--which is a big plus for us. I have met several others domiciled in this community and all are pleased and some have been here for more than 11 years. I highly recommend this area for anyone looking to downsize with relatively care free living.

Experiencia negativa: The staff is kind, and the apartments are beautiful! They do not say in the lease (or anywhere) that people can smoke inside the building. I signed a lease for a lovely newer building, but when I was moving in, I smelled smoke and found out I lived above a chain smoker. This is a a dealbreaker on a home for me. Maleno wouldn't let me out of the lease. I had to find someone to take over my lease; however, I still ended up paying 3 months rent.
