Experiencia negativa: I would like to start off by saying the rentals and homes are absolutely stunning. However, the reason for such a low review is due to the unprofessionalism of Katrina Heitman. We recently viewed an amazing home for rent that matched all of our needs and was under budget for what we wanted (about $2,500/month). When we arrived at the house, we were not given a tour but rather a lecture on how they do not like to rent to college students (a large market in Rolla). Rather than looking for reasons why they should allow us to rent, she solely looked for reasons why they should deny us. While my three roommates and I were looking around the home, one of the first doubts she had about us was our income. This is completely reasonable for a realtor to know; however, this information is filled out in a form when a background check is done and should not be discussed while viewing a home. I am a 21-year-old business owner who makes over $130,000 a year, while the other three tenants make over $200,000 a year combined. Her reason for being so skeptical was, "I knew how I was back in college," and she completely ignored merit and character, judging us based on stereotypes of college students. She was worried we would damage the property and lose her money. However, written within the leasing agreement, it states that tenants are financially responsible for any damages (Section 5, line 74-77). There were other things discussed against us as well. We were denied via personal text before we got back to our current house. I think this company has wonderful homes, but as a business owner, I could never work with someone so unprofessional.

Experiencia negativa: DO NOT RENT FROM ACAR. My family and I rented a high-end rental property from Acar. We were new to Rolla and needed a place to rent while we got to know the town and found a home to buy. When we moved in the house was not clean. The toilets and walk-in tile shower in the master bath were visibly dirty, and dog hair rolled out from behind the toilets. Several broken blinds never got replaced in the whole 12 months we lived there (Chris told me they would be replaced by the owner, Jake Sbabo, within 2 weeks). The septic system backed up and overflowed out of 2 toilets and the hot water heater. Acar was no help in the situation. We reached out to one of Sbabo's employees we had met while he worked on the other side of the duplex. Praise be to him. He was helpful and kind through the process, but we never heard back from Acar or Sbabo. We had to throw away 2 beautiful area rugs and a rug pad. We had to do all of the contacting to hunt down plumbers ourselves, just like a homeowner would do. Never once did Acar reach out to help. THE WORST PART: The straw that broke the camel’s back was after we gave our move-out notice. Chris sent several threatening texts until I told him not to text me anymore. I then spoke with Dilek on the phone thinking that she would be alarmed by Chris’ tone and behavior. It is clear that the toxicity stems from top down. On the phone Dilek attempted to use scare tactics to coerce us into signing another 12-month lease before we moved out. She said that if we didn’t Jake Sbabo might sue us. They wanted us to continue to pay rent while we didn’t live there until they found another renter. All of this happened while we were in excellent standing with them. Throughout the 12 months we lived there, our rent was paid through auto-pay, we took excellent care of the home, and we left it cleaner than we found it. After all of that, they kept our $1550 deposit. The whole situation was incredibly stressful and totally uncalled for. I have owned 2 rental properties myself and I would never use Acar as a property manager. I believe in the decency of humans and I am appalled by the loss of humanity in Chris and Dilek.

When we contacted Chris, right off the bat he was there and helping us find help for all different things needed to get a house ready to sell and the sell itself. He checked in on the house to make sure everything was going on as scheduled such as the estate sale and clean up. We had an issue with the paperwork for the sale and Chris did everything to make sure we knew what was going on and what we needed to complete the sale. He sold the house in ONE day with multiple offers and over asking. If you are selling or thinking of selling, call Chris. He will go the extra 1000 miles to make sure you are happy and things go smoothly. We love Chris.

Experiencia negativa: My mother who has cancer and elderly purchased her home from Acar. Her agent was Kathy. Several things were wrong with the home and were never fixed and the person that came out to fix this things said they were fixed----but as time went by my mom has found out that they not fixed. She has been telling me for along time that she was getting all this dust in her home and she didn't know where it was coming from. When she bought the home the dryer vent was being vented to UNDER THE HOUSE. They were to fix this and vent it to the outside--but it was not done. Today she had a furnace check up . She was told that there is so much lint under her home-that it will take a dump truck to remove and this lint is extremely flammable. I advised my mom to contact Acar ASAP to get them to resolve this problem, at no cost to her. At this time we do not know what their response will be to this problem. But is this a company you would want to buy a home from?

Experiencia positiva: Be aware. They need your full social security number to verify income before they would even show you the house. We’ve rented and owned properties that are 2x the price and never had to give our social security numbers to see the house (we haven’t even decided whether or not we want the house). I’m pretty sure this is not even close to industry standard.
