Property Management Experts follows California security deposit laws and evaluates move-out charges based on property inspections, photographs, invoices, vendor estimates, and move-in and move-out documentation. Deductions are not arbitrary and are never assessed without supporting documentation.
When concerns regarding the deposit accounting were brought to our attention, we conducted an additional review of the file and adjusted certain charges, resulting in an additional refund being issued. We believe this demonstrates our commitment to reviewing concerns fairly and making corrections when appropriate.
Because we are committed to protecting the privacy of our residents, we cannot discuss the specific details of any tenancy in a public forum. However, we stand behind our process and our efforts to treat all residents fairly and consistently.

Experiencia negativa: Extremely disappointing experience from start to finish. The management team was consistently rude, dismissive, and unhelpful whenever concerns were raised. When we moved into the property, there were several maintenance and repair issues already present. These issues were reported to management immediately and documented from the beginning of the lease. Despite being fully aware of these pre-existing problems, management is now attempting to withhold our security deposit to pay for the very same repairs. We left the property in excellent condition and fulfilled all of our responsibilities as tenants. It is unacceptable and deeply frustrating to be charged for damages that existed before we ever moved in. This feels less like a legitimate claim and more like an attempt to unfairly keep a tenant’s deposit. The lack of professionalism, poor communication, and unfair treatment made the entire rental experience stressful and frustrating. I strongly recommend that prospective tenants document everything thoroughly before moving in and think carefully before renting here.

I moved out after living in the unit for one year and left the property clean and in good condition, with no damage beyond normal wear and tear. Experiencia fantástica: This must be the hardest job on the planet to keep both tenant and landlord happy. I have been able to refer my clients to their office with great success. They have managed both residential and commercial properties for my clients. They have vetted tenants for the landlord as a one-and-done service and have also provided continuous management. The feedback I get is nothing but positive. California laws have changed so much I would never consider managing a property myself. Experiencia negativa: This place is so terribly unorganized, unprofessional, and uninterested. I called at 9am asking how to view a home and left a vm and email for Gea and she never called back. After calling 5 times, the receptionist (still not Gea) said I could do a self walk through. I go to Rently, run into multiple issues on the app, finally pay, and STILL can’t view the house. The 3 hours it took to even see the house is what ultimately led to me looking for another place. I would hate if this company managed my property and can only imagine the tenants/money they have cost the owner due to how poorly this company runs. God help the tenants should they ever need assistance.

Experiencia negativa: We viewed about 3 houses with them recently. Each time it makes me wonder if the employees hate their jobs. The employees who show you the properties have been rude, no personality, and rush you out the home and/or phone. I remember one of them had a snappy attitude because of a simple question. Then the other one acted as if she hated her job and wanted us to leave as soon as we got there. I will not disclose their names as my family rents from them and I told the employees they referred me. I don't want any retaliation of any sort. Very unprofessional and I would never rent from them just because of their employees. We found another property management that was professional and nice.

Experiencia fantástica: I had a great experience with Cecilia managing my property in Stockton. She was beyond excellent with communication through the few years I worked with her. We had a few years of smooth sailing but when a problematic tenant stopped paying rent, Cecilia really shined. She came up with a strategy to get them to vacate the property that was fair without having to force me to begin a lengthy and costly eviction process. Experiencia positiva: I went to PME to rent a property, unfortunately thing are all done by computer which I am not very computer literate. I received assistance from a Miss Gea who helped me with my tablet she was very polite and understanding. Unfortunately afterwards I did not get the property the owner took it off the market.

Experiencia negativa: Rented from pme 14yrs in that time they would check by way of walk through every 9 months at no time did any one speak about the way the yard was kept in back every yr we complained about the leak in garage. They let it rain in the garage 3yrs in a row long story short I raised our grandchildren there. never was late on rent .paid every month right through covid never missed a beat .home owner showed up on my door step 3 times over the yrs demanding entrance. I'm never hiding so sure come on in. The day covid ends officially I'm given a 60 notice to vacate .end up 3 days late on handing over keys. Now these lowlifes keep 1200.00 of a 2500.00 deposit for get this the bback yard grass and wood barrel that has been there since we moved in it holds up the fence they wouldn't fix. We appreciate your feedback regarding the deductions made from your security deposit. We understand that you may have concerns about the amount deducted for the removal and haul away of debris from the backyard.
Upon conducting a thorough inspection of the property after your departure, we found the backyard to be significantly overgrown and cluttered with debris. The accumulation of such debris required extensive labor and resources to clean and restore the area to its original condition. The deduction of $1,200 was made to cover the expenses associated with this necessary cleanup process.
As outlined in the terms of the lease agreement, tenants are responsible for maintaining the property, including the yard. This includes regular maintenance, such as trimming trees and bushes, as well as keeping the area free from excessive debris. Unfortunately, it was evident that these responsibilities were not fulfilled during your tenancy.
We understand that deductions from the security deposit can be disappointing. However, it is important to note that such deductions are made in accordance with the terms of the lease agreement and are intended to ensure the property is returned to its original state for future tenants.

Experiencia negativa: My family and I gave rented from pme for 7 years. Nothing in 7 years has been fixed. Broken fence, broken oven, leaking pipe in kitchen wall, mold in kids room window, broken window in kids room. I can go on and on. All have been addressed multiple times with pme with no results. Now my family is forced to live in a hotel because pme and the landlord's insurance can't get things right. Pme says live in the dwelling with fans drying up mold, restoration company says don't stay, running out of money and patience.

Also, when I needed major repairs, the PME crew was fast, found and repaired additional problems, then charged me several hundred less than the price I had already agreed to pay. I tried to asks multiple questions and even said that I had more questions about the property if that was ok since it was hard to say anything with out being cut off by the staff the response was I can try to have time to answer you. Also since the application wasn’t working I attempted to ask if it can be emailed instead or if I can pick it up in person but Didn’t get a chance to finish what I wanted to say before getting cut off another time.

I've waited over month for what was a minor issue to be dealt with. One of ladies that I speak to in the maintenance department is always rude and condescending.
Ashley, so sorry you are having issues with our maintenance department, however there are times when getting repairs fixed due to the owner approving or not approving work to be done, slows up the process. We are only agents of the owner and need their permission to do work. After talking with our Maintenance department they are working on the fence replacement/repair,and have already talked with the owner. Hopefully, this will get resolved soon, we appreciate your patience.

Experiencia negativa: Most rude and lazy employees. Renting from PME in Stockton is like getting spit on. It has been an entire month and they can not organize themselves to fix one air conditioning unit. They do not answer the phone and when i take time out of my day to talk in person, the sarcasm and rudeness is unbelievable. My roommates and I are expected to pay rent each month or face the 400 dollar consequence, but when they are asked to do anything themselves, their game of candy crush is more important. The air conditioner has been broken and mold has been spreading since we moved in over 8 months ago. I have seen 2 different incompetent repair men, yet nothing is fixed and they have told us, "if you don't like it, go somewhere else". We have a contract! We can't go somewhere else! I am telling you my story so you can avoid these scam artists. On the other hand, If you are looking for a job, I strongly suggest PME. You can get paid to laugh at others misfortune and at the same time, you can sit and grow your fat until closing time.
The owner has a Home Warranty company that handles all repairs, so PME is not responsible for an outside vendor not completing their job. We have done our due diligence and called the Home Warranty company each time the tenant has made a complaint within a 24 hour period on each call. PME does our best to satisfy our clients however we can not be held responsible for something out of our control. We will continue to be the tenant's advocate and work to try and resolve their issues.

Jason brown, at the front desk, is rude & incompetent, he will give you the run around & act like he is high and mighty when he's just a secretary! We made an appointment with Marlene Johnson 2 days in advance at ten am, when we get there we get the run around & were told that she is in another meeting. Why schedule 2 meetings at the same time! Then she's not here at the next promised time. She's unwilling to help. these people only care about themselves & think it's okay to let this company be ran off ignorant people. I've never in my life been so frustrated with a business than I have with Pme. Don't not rent from them! They will do anything in their power to screw up your rental history & are never willing to help or speak to their tenants. Marlene didn't even care enough to ask us into her office she just argued with us in their lobby as well as pme's Attorney who stepped in mine and my other face. As i was trying to leave the conversation she was trying to lecture me as I tried to walk out the door she followed behind to the door still going off as I walked away it was completely unnecessary as well as the most unprofessional place I've ever had to deal with. Avoid this kind of behavior when choosing your next home! I agree with the other responses in that I wish I could give this rating no stars.

We put $1500 down and sign a contract with them to hold a rental house for us. We been told that if we cancel the contract before signing final release and getting the key, they will only deduct the house rent in those days that the house was out of market because of us, and they will return the rest of our deposit money back. Because of a problem that we experience for living in that house, we had to cancel the contract. At the first they said it's ok and it will take some more days for cancellation processing, but after about two weeks calling them, finally they said that They will not return ANY of my deposit money!!! If you want to deal with this business, just keep in your mind that you will not see any of your money or deposit that you will give them!
