Experiencia negativa: I put an application, three weeks ago when , I text to find out the status of the application I was texted back , computerized automated systems. I even tried to call no response whatsoever.,, my credit scores are over the requirement. I make plenty of money no kids no pets nothing but the woman that showed me the house in Stockton said “they are just collecting application fees. What’s going on They’re stealing from the consumer pretty much give you warning. be careful there’s plenty of better quality. Housing careful there’s plenty out there they’re not after helping people or housing them to just stealing your money sorry but true,,,,,

Experiencia fantástica: If I could have given a higher rating than five stars I would. This is the first time I’ve ever dealt with property management. Every other time I have rented it has been through a private owner. So this has been a very new experience for me. Let me first start by saying that when I go into the office to pay my rent, the staff is very accommodating and professional. But I absolutely love the pay my rent portal where if I come in from work at one in the morning or if I happen to not get to the office to pay my rent before they close, I can login, Enter my credit card information and the amount that I want to pay, and it instantly is taken out of my account and posted to my balance. And also on that same portal is a complete ledger of the breakdown of the rent and utilities that are either outstanding or that have been paid. It’s very intuitive and user friendly. But most importantly, the property manager that I have assigned to my property, her name is Karen, and when I say that she is a God send, I mean it in the true sense of the word. I have struggled to stay on track and pay my rent in full or even on time since I moved in. Just because of the economy and my job situation and just trying to balance all the other life expenses. She is always patient with me, when she calls me or sends me a text message she’s always trying to give me all of my options to Best get my balance paid down and to stay on track. She is in constant communication with the owner, letting him know that I am trying my best and when he can expect payments from me. She listens to me and I explained to her when my paydays are, when I have certain checks and money is coming. She goes out of her way to work with my schedule and I am just one of over 100 properties that’s in her portfolio that she has to manage. I just found that out yesterday. Our phone conversations she never rushes me off the phone, I never feel like she’s just trying to get the rent for me and move forward. I really feel like she is empathetic and understanding about my situation which makes it so much easier for me. Don’t get me wrong, she’s not taking any excuses. She cuts right to the heart of the matter. What can we do to get you back on track? And then between her and I we sit down, make a plan and then it’s up to me to execute that plan. If I fall short, I’m able to easily communicate with her what’s going on. She gives me my options and we go from there. She’s more than a property manager. She’s a specialist. And I so appreciate her and KPM for working with me and always having an open line of communication. They are the best for a reason!

Experiencia negativa: Karen is the worst property manager on this plant. Tiffany is the best one there!!!

Experiencia negativa: I’d recommend looking elsewhere for property management services. Communication has been consistently poor—they rarely answer calls and are difficult to reach. In particular, I’ve found Sarah V. challenging to work with due to a lack of responsiveness and professionalism, which made the overall experience frustrating.

Experiencia fantástica: The Ladies in the office are soooooo sweet Maitnanace is on point. I leave a message about what needs fixing and I get a call right back and it's fixed either the same day or next day❤️

Experiencia negativa: Very disappointed with how Katzakian Property Management handled my situation. I notified them by email that my lease was ending and removed autopay from my HOA account before the lease ended. Despite this, they still withdrew payments from my account. 2 months and 6 months after moving out. When I contacted them about the mistake, they took no responsibility and placed the blame on me instead of even attempting to help or resolve the issue. Extremely unhelpful and dismissive. This is not the level of professionalism or accountability one should expect from a property management company.

Experiencia fantástica: I’ve had a great experience with Katzakian Property Management (KPM). Everyone in the office is friendly, responsive, and truly a pleasure to work with. Any time a repair is needed, they’re quick to send someone out—often the same day. Their app is also super convenient and makes it easy to submit maintenance requests and make payments. I highly recommend KPM to both property owners looking for reliable management and renters looking for a responsive and professional team.

Experiencia negativa: Another prop mgmt company more interested in denying ppl instead of Housing them. My application has been delayed for weeks and I'd on the verge of denial due to a rental verification tht hasn't been received, even though they already have 24 mths of verifiable rental pymts as stated in the KPM application requirements. So, why is this holding up my approval? Certainly doesn't seem fair to me. You are waiting, waiting and waiting for a rental verification where I wasn't even a resident. You said you contacted the default mgr and she still hasn't completed the verification, likely because she's not. If you allow an idiot to lead us then we're all idiots. Again, they are not interested in housing ppl because this is a little ridiculous. Maybe it's because I'm black, idk. Maybe it's because I have an ESA. Who knows, idk, guess I'll never know. But being unfairly treated happens so often in prop mgmt and it's so sad.

Experiencia negativa: Hi I am on here to give you my experience on these slumlords people Please do not give these people your money they take advantage of you. They do not fix nothing. They try to find every which way to get more money. I recently lived in one of their complex and they are not professional. I am my mother of a special-needs child that is blind so my first problem that I had with them was my stove broke. I was not able to cook or use the oven because glass was All over then Made me pay $350 When I am a special-needs mother, I do not work. I lost my job right after I moved into this apartment due to my daughter, being blind, and Not being able to work my refrigerator was going out and my daughter’s special needs milk has to be in the refrigerator. They told me to buy ice chest. And put my food in the ice chest that they were not replacing my refrigerator They were very harassing they say they are not the owner But they are there people are Liars I recently moved out. And now they are saying I owe them $4000 Trying to charge me cleaning fees whenever I had somebody come professionally clean it trying to charge me for cleaning space whenever I had somebody come professionally clean it so please don’t rent from these people

Experiencia fantástica: I have rented from them now for a few months and so far no complaints just some comments: 1) The home I am in has tall ceilings and the AC filter is located on the ceiling. I noted that it was a bit dirty during the showing and they indicated that this is something that is changed prior to move in. I am a contractor on the side so I have many ladders. I got up to check the filter and found that the maintenance person simply flipped it over but never replaced it. I had to replace the AC filter upon move in. 2) There were some flickering tube lights in the kitchen that were also supposed to be replaced prior to move in. They were never replaced so I bought and replaced them when I moved in. So just those comments really. I am one of those tenants that really doesn't like to bother the landlord for petty mainetnance items that I can do myself and I like fixing things anyways. They were supposed to be changed prior to move in but I was able to do so. Just something to keep in mind when you move in and make sure things that they indicated were going to be replaced are replaced. For rent, they use appfolio which is convenient. Unfortunately, appfolio does charge even for ACH transactions. Understandably, CC and Debit payments also have a fee but the banks charge them per transaction so you will need to cover that charge. If you do not want to pay a fee, mail a check or take the check to the office. The fee is only just under $3 so I just pay through the portal. I have not had to request maintenance on the home yet but I did call to request a bigger garbage bin and the staff was very friendly and quick to have it requested. Overall, my interactions with any of the staff have been great so no complaints.

Experiencia negativa: RENT AT YOUR OWN RISK!! BEWARE! BEWARE! These people demand your money first before you can see the place so you can be locked and not be able to get refund! Once you see the place there’s a holes in the walls, mice infested with promise to fix! These people give Slum Lords a whole new meaning!!

Experiencia negativa: I’ve never dealt with a PM as bad as these guys. Constantly, harassing tenants always sending out violations notices, for the most ridiculous things. So happy, I’ve moved out and I don’t have to deal with them anymore. If you’re looking to rent/buy under these guys, run! You’re wallet will thank you later!

Experiencia negativa: 2019 UPDATE. WORST PROPERTY MANAGEMENT EVER. NEVER RESPONDS TO EMAILS. MISTAKES OVER AND OVER. NOTHING BUT ISSUES SINCE THEY'VE BEEN IN CHARGE. NOT RECOMMENDED. 2023 UPDATE. STILL TERRIBLE. THE PEOPLE AT THE OFFICE SEEMS NICE BUT THESE GATE CARDS AND DIALER BOX FOR ENTRANCE IS WHACK AS HELL. SOMETIMES IT WORK AND OTHER TIMES IT DOSEN'T. WHY ARE WE PAYING FOR HOA FEES???

Experiencia negativa: I applied to multiple property management companies and was approved, except for KPM. To my shock, KPM denied my application stating that I had a "bad rental reference". Which is false. My landlord told me the person who called only asked a few questions and he answered truthfully and nothing negative was said. Julienna, the person I communicated with, was very short and would not elaborate further. Don't waste your $40 applying to this company.

We apply to many properties management and out of all the many place that we have apply to katzakian gave us the best service. Once we apply online they contact us back right away and work with us through the process. We did got rejected from the first house that we apply to but it's okay we apply again to a different house and we didn't pay any extra fee for the application process. If sometime anything in the house breaks we just call katzakian and they have someone there later on in the afternoon fixing the issue.

Experiencia fantástica: My fiancé and I found an amazing condo on the lake being rented by Katzakien and we loved it, so we applied. Within a day we were going through the entire application process and everyone we dealt with was amazing! Alexis is awesome and super sweet. She answered all of our questions quickly and never got upset if we called with what we thought of as a dumb question. Lol We ended up getting the condo and it was a super fast process. Within 3 days we had the keys!!! It was super fast, because we kind of needed it to be and they were super accommodating. Our property manager Jessica has been the BEST!! She has gotten all of the issues we’ve had (there were a few because we moved in soooo fast) fixed in a timely manner and if anything seemed to be taking too long she was always being 100% transparent about how she was dealing with the issue. We absolutely love the condo and would definitely use this property management company again in the future. Thank you everyone at Katzakien for the great customer service! One of the funnest parts of the process is when you pick up the keys and the whole office cheers and congratulates you on your new home! I definitely recommend this company!!!

They are very understanding when it comes to life issues and will work with you. the workers are amazingly sweet and kind! I actually just applied to another house to continuing renting from this amazing company!

Experiencia fantástica: We needed professional help to manage, assess and rehabilitate our condo in Stockton; vacated June 30, 2021 and to be fair, left in a mess created by several prior occupants. How fortunate for us living in Connecticut, to have found someone who could immediately step in and take on a massive rehab and fix up. Jessica Ross, Portfolio Manager in the past 3 weeks has proven to be organized, focused and resourceful. In less than 2 weeks, she has managed: 1.A Move-out and key collection from an unavailable tenant; 2. Inspected and assessed with detailed pictures of needed work; 3. Organized and arranged access for all trades to estimate and commence work; and 4. And kept us informed of all progress. This is all good, unexpected and appreciated greatly. Thanks Jessica!

Alexis is the worst representative here, they waste your time, for me they ran my credit for the apartment which was already given to someone . And they dont ever get back to you with full information they just love delaying all the processes. Dont waste your time and money.

Experiencia negativa: Very unprofessional office. The majority of the ladies in the office are two faced. They make this appearance of everything will be fine and dandy. Once you start living there is when the “fun” starts. Your sinks will break. Your towel bars will drop to the ground. Your doorbells will literally ring once and fall off the wall! (Happened within the first week when I had a visitor to check out my new place. Very embarrassing) You will find mold that has been untreated in the ceiling of the bathroom. You will find that lightbulbs have not been properly replaced before you move in so all of you lights will go off within the first 3 days. You will have the AC randomly break so the heat doesn’t work. You will have the closet doors be broken near the wheel so it comes off the track and never shuts. All of this and much more plus the lovely bonus of never having anyone answer your calls or emails. But rest assured if you were to dare make all of your payments on time, and only once utilize a single day of your allotted 5 day grace period to get your finances straight during a pandemic, they will be at your door knocking and knocking and leaving notes and knocking to remind you that you have to pay them. Slum lords run this place and they have sea sirens working the main office. Avoid them at all costs and have your OWN handy man.

They are the most responsive , honest management company we have ever done business with. Prior to finding KPM, we had horrific experiences with 3 other local companies.. we could not be happier .

For two years they partnered with us, not just 'managed' with us. There is a difference! Patrick was easy to work with and available by phone typically whenever we needed him. If he couldn't call you back he'd text! Try that somewhere else! You won't find anyone else who cares more and gets your owner proceeds deposited on time than these guys! Lastly, they market well and are responsive to tenant needs in timely professional fashion. Smooth Five Star operation!
