Experiencia fantástica: I've been with them almost 2 years love living here. They are very professional, polite and quick when it comes to work orders. With in that day you place the work order someone from there office is already reaching out to you to set up a time to fix the problem. I like how they are fixing up the property it's looking alot better then when I first moved in. I would not want any other landlords but then. So check out Holt Property Management I'm telling you will be pleased on how welcoming they are. Would not want to move from here I just love the friendly vibes from management and maintenance they are awesome.

Experiencia negativa: Employees park in the road rather than any of the many open parking spots because they feel they are entitled to the shade. They prefer making it a dangerous, one way road for everyone else. They even continue after being spoken to by other offices nearby. Super selfish and unkind behavior.

Experiencia fantástica: Holt property management has been a delight to work with. They are ALL problem solvers who act extremely professional at all times. And they have always been nice to me. But the biggest delight has been the main maintenance guy. I feel bad for not remembering his name but he's the best maintenance guy I've come across. Not only is he kind, but he shows up when he says he will and ALWAYS gets the job done. Not to mention he drove all the way from Salt Lake to Springville at 7 at night just to help me get into my apartment. He's a great guy. Everyone there is. I highly recommend!

Experiencia negativa: Holt Property Management allows ongoing drug activity to continue at this building without taking any meaningful action. In my experience living here, there are tenants openly using and dealing drugs within the units, yet management ignores these serious safety and health concerns as long as rent is paid on time. Meanwhile, they are quick to enforce minor rules inconsistently — I was fined $50 for not kenneling my dog during an inspection. They showed up for the inspection last quarter, but this quarter they didn’t even bother to come. It’s frustrating to see such a lack of follow-through and a clear misplacement of priorities. Residents deserve a safe, well-managed community, but Holt Property Management seems more interested in collecting rent and fining tenants for small infractions than addressing the real problems affecting everyone’s well-being

Experiencia negativa: I've dealt with Holt 3 plus years. It's been a nightmare. Recent issue is they can hire this pet policy company to collect information on your pet with a fee to you. I don't think so. They will not put that money into maintenance and the properties that we live in. One property is a muddy pothole mess . The potholes are about 3 basketball size to drive your car in. They haven't kept this place I live in up. I do. It's a horrible company that only cares about milking money from tenants and housing. The communication is great if we don’t get a response the same day we will get it the next morning. Experiencia negativa: I was their best tenant, put up with a ton of crap and still didn’t get my deposit back. Worst renting experience ever. The staff are snake oil salesmen. Can’t trust anything. Their properties are disguising, dirty, and not up to code yet they charge ridiculous rent for a dumpster of a “home”. Btw their website photos are 100% misleading. They’re digitally staged to appear modern and remodeled but they’re not. There are dumpy and stinky.
Experiencia negativa: The first year and a half was great renting ftom Holt Property, after that it was hell, constant partying a night and over the weekend music bumping throughout the week and especially on weekends, nothing got done about it.. This year i decided to move cause nothing was changing with the anything, had to fight to get anything fixed right. Cummunication is annoying, hardly got calls back,and now the grass is completely dead of what little grass is still there. They move new tenants in without even checking how many is actually on the lease. The pet policy is annoying especially when you have an ESA animal. The pet policy gives an excuse of why they wont accept your ESA letter. Straight up everything is a joke renting from them. Its almost like they favor certain races and dont check for bugs in the units including the trailer's. I straught up put work orders in for two years for steps to be fixed i waited and waited and finally did my steps myself and made them nice, fixed my porch all for them to rip them apart after i moved out. Also if you move out do not exoect to get your deposit back, they will find every excuse as to why they cannot give you your deposit. Also you need anything fixed goodluck. If they do send someone to fix it they Re not licensed or they do not have building permits to fix it.i know because ive talked to the city about them working without permits. Also theres alot of favortism at the Villa ive noticed if your not Hispanic your treated different. The bew Secretarys are a joke. They come out and its like they are rude and very disrespectful and you say something to them that they do not like they send someone out to give you a vacate notice or constantly harass you and accuse you of saying anything to them thats not true. So be careful renting from them, they are shady and will screw you over some way or the other never again will i rent from these people

Experiencia negativa: I have felt absolutely unimportant as a tenant. I have fulfilled a year lease and I will not be signing a new lease. I have nothing but problems. I am willing to work through problems but, there is no communication. No keeping your word I know someone personally who works for Holt so I mistakenly hoped I would be treated above average. That was not the case. That really upset me. During emergencies there is not 1 person available. Suggestions are not heard. My family... unimportant. I am very let down .

They’re absolutely notorious hidden fees as it says on their website they charge $9.99 to pay on their portal went through my bank statements and they’ve charged me $17 a month File lawsuit against them they’re not gonna stand for much longer
Experiencia fantástica: So grateful for the entire staff at HOLT Property Management and their professional demeanor in all areas of concern. A big shout out to Sage and Ethan and the rest of the most highly rated staff for all their hard work and for going the extra mile for so many. I have only one minor issue that I have been dealing with now for the past few months, especially after inspection day has come and gone. We have all signed and agreed to the rules of the lease and we are all responsible to keep our word and to abide by the rules. One particular rule is that each and every tenant will be respectful and conduct in a way that will not be misconstrued as disrespectful and not caring about others rights to have peace and quiet between the hours of 10pm and 7am. Lease states that HOLT Property Management assures each of their tenants that they will have that time of peace and quiet as stated in the lease agreement and which is also a State Noise Ordinance that is fineable by monetary value and or jail time. The agreement is that I am supposed to address the issue with the person or persons who are violating the agreement and if the problem continues, that is the time to inform the property manager of the issue and what has been done to try to rectify the situation and how to make sure that it doesn't continue to be a problem. I have been recording some of the nights in question and I have been texting and calling and speaking with the person numerous times and everytime they have the same answer, "sorry, will be more aware of what time it is, "and what I get from this is it sounds good but it never seems to be the solution and it continues on the same as before except for one thing I have come to realize and so have others that have been in my apartment during the day and have heard complete peace and quiet up until around 9 pm and then it starts again and goes on until the morning, or after I have made my way up to the apartment to inform him that this is the last time, I now feel that I am being disrespected and you have no regards for my rest ,of which I have not had in a long time. It is very unhhealthy and I become aggiyated and irritable,with everyone around me.Please help with this matter and consider the disrespectful and disregard that this individual is showing, not only for myself, but everyone around us ,as well as the entire Property Management Team and see that it comes to a complete halt and not just a few days and then back to moving and banging and playing music and talking so loud that you can hear it entire conversation. For this is surely a breach of agreement,and before I take it to the proper authorities,please its an urgent matter which is elevating to a dangerous boiling point.Thanks again for your your help and utmost concern and attention to this matter. Your the best ever and I give you all the rate of 100% on the scale of 1-50
Experiencia negativa: I was shown a larger unit only to be rented a smaller one that smelled of old cigarettes with burn marks on the bathroom sink. There was murder stickers on the bathroom mirror and front door. The shower head had a hose on it that caused the shower to hit the ceiling. They do not respond to calls or messages. And if they do it days later. They are slum lords at the very least. I don’t know how they can live with them selves.

Experiencia negativa: The people who answer the phones are nice but the maintenance is really bad. I have a leak that is coming from under the toilet and the guy came to fix it and he just put calking around the base instead of turning the water off and replacing the wax seal or just even trying to find out where the water is coming from. I thought that was really weird and the calking he did was on top of the floor around the toilet being dirty and hair on the floor . If i would have known he was doing that (if calking was needed ) i would have cleaned it but I was waiting to clean until after he removed the old wax ring. Plus the calking was a super bad job like not smooth just like he squirted it on in blobs. Sorry I just owned house before divorce and these maintenance guys are probably just thinking the people that live here are so low income they don’t care. I do!!!

Experiencia negativa: Update 2.16.24 My thermostat is still broken. Apparently that is acceptable to Holt despite it being the middle of February in Utah. I'm wondering too how the owner of the unit feels about water damage being ignored by his property management company. Update 2.14.24 I called again today regarding my broken thermostat and leaky shower. We shall see how many days it takes to get a response. In the meantime, water damage is happening to the townhouse and my heat is not working properly, in February, because my thermostat is broken. Updated 2.13.2024 Looks like I spoke too soon. I submitted a maintenance request about a month ago and as of today I still have not heard one word back from them. I called 2 weeks ago to follow up and Cheyenne let me know it was her last week working for the company and I should reach out to her replacement. So now I'm stuck dealing with a leaky shower door, a broken garbage disposal and no registers on my bathroom heat vents. It also appears that my thermostat is not working. I'm hoping I can get a hold of someone to fix that before I have to start having fires in here to keep warm. Cheyenne has been fantastic. Very responsive and accommodating. So far I am loving everything!

When they rent out places that are remodeled without getting any kind of permit to do the work or inspections. They're not good 3440 South 200 East #13 wasn't able to make it a unit from the city but they rented it out at 1475 a month before renting check all things out

Experiencia positiva: I have lived in a Holt Property Apartment since 07/2019. It started out kind of rough. The ppl that lived around us were sketchy. There was a lot of homeless ppl & addicts hanging about BUT as Management progressed things changed for the better. Holt Property Management really do care about tenants. They've always been here for us and have always worked with us when unplanned things arise. Some ppl were here destroying property and they have been evicted. Some ppl lived next door to me that was sending a relative of there's over to threaten me and harass me for quite some time was actually apprehended by SLCPD and Holt did what they could to help me legally. They were here for me and my family. They are great ppl. I appreciate Everyone at the Office and the work that they put in to clean up and make it safe for us to live here and Maintenance crew - they're always ready and willing to help when we need them. Experiencia fantástica: I've lived in this apartment of Holt property management since 2015. I haven't had any real problems with them. I find if you respect the property and the people, neighbors and management, communicate with them when you have needs or unfortunate circumstances, so things can be arranged and worked around. Most people with negative opinions are those I believe that didn't try these things. Communication and respect of property and people when you are a renter is a huuuge part of things working well for both renters and landlords. As the age old saying goes " do unto others as you would like done unto you" Thank you Holt Property Management You've been one of the best I've known.
Experiencia fantástica: —-Update— Two years ago I was already more than happy how the management helped me and took care of everything. Well, today I want to update my review to really thanks all the Holt mgmt for the care, the ability to listen and react to solve a huge issue. The sewer pipe destroyed by a tree root, my house with sewer back. Water all over the house. Our duplex was really a pestilence. I called and I was very upset, Randy was so fast to stop the emergency. Jairo took the situation seriously and in three days we had a whole team with a big machine digging 5 feet down, change the broken pipe and refill with clean dirt. Three days… Jairo offered us even to stay in a nice hotel for three days. I am happy with them, these guys really take care like we are family. To Holt I give 5 stars, to Randy and Jairo & co I give 6 stars excellence. Thank you for the amazing job and the care! In two years they changed 2 managers. It was difficult to talk to them, maintenance was always ready and prepare to help and solve. The owner and this last manager this year just changed completely the quality of the service, best service and customer care in the whole valley. In November 2020 I have been in trouble with the first apt, and they just helped me, painting, cleaning, change of appliances and new kitchen in the same complex for FREE. In November I was badly impacted by an accident during my job and move out/in no way to do it. So the owner called me and get me another apt and I met the new manager, Mr. Steven B. He took in charge everything in a very professional way. One day to move out/in. Now you can send an email they answer back very fast and maintenance is always top quality fast and reliable. I feel lucky, this guys are like a honest mechanic or dentist, once you got em just keep em!!! LC

Experiencia fantástica: The office staff had always been polite, helpful, and responsive. The maintenance staff had been quick to fix any issues brought to their attention. Overall, it's been a very pleasant experience living here.

Experiencia fantástica: I've lived in one of Holts properties for 7 yrs now and ever since current management came in, things have been getting done! It has really turned this place around. I don't have to worry anymore if maintenance will get things done because I KNOW they will. I don't have to worry about whether or not someone will call me back when I try to reach to reach management for an issue because I KNOW they will. I've been very appreciative of them working with me on certain things and as long as I'm a good tenant, I know management will take care of me. I no longer have the same frustrations and anger I once had when renting. It's a weight off my shoulders!
Experiencia positiva: I have lived in a Holt Property unit since July of 2018. I love the company. If there is a problem with the unit they fix it within a reasonable amount of time. The office staff is great and always here to help if needed. I have never had an issue at this property. I hope to be at this property for a long time to come.

Maintenance is top notch, ive never had a problem that hasnt been resolved in a timely and professional manner i would refer them to any family or friends looking for a possible rental

I don't think I'll be going anywhere. Experiencia negativa: They discriminate against you.. they evicte you for any little damages or they try and charge you 3*the rent for a broken door.. don't do it. Unless u set your self up to becoming homeless...
Experiencia negativa: Armed stand off at one of their property's. They never answer the phone or emails.
Experiencia negativa: They do not screen their tenants, anyone can live on their properties. Which is such a shame for the surrounding homes full of kids and families who have to be vigilant when passing by. Their properties are inhabited by more people than is up to code, covered in trash, and in poor condition. Any attempts to communicate to management are routinely sent straight to voicemail and there is never follow-up. You have to make multiple calls on multiple days to speak to someone. When you do finally speak to someone they offer no solutions for your problem, never follow-through, and/or you never hear back from them. I’ve been trying to get ONE problem resolved for TWO months. If you’re looking to rent from them. Don’t. Go get an apartment elsewhere. If you are renting from them, be prepared to fend for yourself.
Experiencia negativa: Run very far away from the places these people rent. These people rent the most roach and mice invested places and don't do anything about it. Don't forget about all the water leaks. I hope this company gets busted for all the illegal places they rent.
Experiencia negativa: The positive reviews of Holt you do know know are paid and or family members. I love them though.ive learned alot from them but would I ever recommend them. OHh..HELL NO.. JUST RUN.
Experiencia negativa: Good luck contacting the office about any issues your having. Absolutely the worst property management company I've have ever rented from. They're simply unreachable they don't even return voice mails.

Experiencia fantástica: I have been renting an apartment from them for over 2 years and we have had 4 managers during this time ( 3 of which didn't do their job very well ) Our current Manager Steve is doing a wonderful job He goes above and beyond to make sure everything is in order and taken care of ! GREAT JOB Steve keep up the good work
