Experiencia negativa: I did like this property management at first. And now it feels as if they are trying to ruin my life and make me be homeless. I paid my rent on time or before it was even due. This home was extremly small to the point where the 2nd bedroom was not able to even have bunk beds in and I had to turn the living room into a second bedroom. My apartment flooded on accident and was leaking into a unit that was under mine. Where the leaking was occurred at was not wet in my home and went thru the flooring. Than the next following day it got flooded again and I told them right away and even asked if the man that came a few hours previous to the 2nd flood if they would be comming back I got 0 reply I had to move out and I was promised an apartment I have messages and we all knew the apartment couldn’t be lived in and that it could cave in. And now I’m being told sense that was the issue that was already happening I’m being completely kicked out. I am a widow at 26 years years old. I am a single mother of 2. And I am being treated horribly. I have been denied 2 apartments when Lexie is very unprofessional. Couldn’t message me back when I asked her about the man comming back not untill that next following Monday and than I message her back the other day later in the day because I was busy she replied back at 9 at night. To be completely rude to be telling me she never promised anything to me when in fact she did. This single mother of 2 already has lost allot and being sprung on that actually ur not getting another apartment from us. And I do understand the extent of damaged that happen. I am now not able to rent thru anyone and have to be a bottom feeder and work my way from the extreme bottom I already am in by becoming a single mother to small children. Good job Idaho falls.

She was so helpful and responsive. Once she started helping me, everything fell into place. She was so nice! Experiencia negativa: Really poor experience with moving out and getting some security deposit back. They claimed $275 to fix two SMALL holes in the wall (costs probably $10 … I wonder who got the rest of the $265?). They claimed $275 for cleaning AFTER we already had it professionally cleaned (I wonder who pocketed that?). I feel sorry for you guys. So glad to be out from under the thumb of Gemstone.

If I have any thing that needs looked at in the apartment or just a question about something they have always got back with me that day...if its something that needs fixed they check on it usually that day. Any maintenance person that has come do work has been so kind n very respectful of my time n my place which is big to me. If your looking for somewhere to live n can rent from Gemstone Properties I highly suggest it. They get an A++++++

Experiencia negativa: I would never recommend this company. We pay $150 a month in HOA fees for condo management, but they don’t manage the property at all. When we email them with complaints, all they do is tell us to contact the police—they make no effort to resolve the issues themselves. I have no idea what the $150 is even being used for, and it feels like such a waste. This company is completely irresponsible—they just take the money.

Rental companies can sometimes use images that aren’t representative of what you’ll get, and MaKell went the extra mile in getting me videos of areas you couldn’t see in pics that I was concerned about. They made everything so easy and I got everything taken care of in 1 day. I wish everything with moving from out of state was as easy as Gemstone made things for me. So nice, so helpful. Experiencia negativa: I have had multiple issues with this Management! Multiple occurrences where they barely give me any notice to move my things to a different room because they apparently “can’t rent that room out anymore” yet they had someone else rent that room out for literally a week! It was supposed to be a computer/storage room after they told me to move out of that room in 2 days! And I had my storage and computer stuff in there and again they told me to move the stuff in 2 days so that dude can move in AFTER saying they can’t rent the place anymore! Then when I gave my 30 days notice to move out, they had me fill out information to receive my deposit of $300 back, then told me that was going towards other fees and cleaning fees! I won’t be recommending these guys to anyone! I have expressed my issues to Jenn Handy and she has been a complete jerk about all of it!

Experiencia negativa: If I could give zero stars, I would. Our experience with Jenn, the office manager, was extremely frustrating. We ended our lease in good standing and had provided a $1,000 security deposit at the start of our rental. When we moved out, the full deposit was withheld, with the claim that it was used to clean and repair a room we “damaged”. All I asked for was a receipt or proof of the services performed. Instead of a straightforward, professional response, Jenn became defensive and even threatened to charge us more if I continued asking questions. It felt completely inappropriate and unprofessional. She acted as though she was doing us a favor, rather than handling a standard and lawful tenant request. It’s concerning when a property manager treats tenants this way and refuses to provide transparency about deposit deductions. Based on this experience, I would never rent from any property or company where Jenn is involved.

I was very hesitant to a property management company, cause of my past experiences, (specially in Pocatello) But, a call to these beautiful folks absolutely blew my mind, not only did the owner call me back AFTER hours and didn't stop doing absolutely everything she could for me and my kiddos to have a place to call home in a very bad spot. I legitimately wish this single dad had more than a review to give. Cause Gemstone isn't just a property management company, they go way above and beyond to any of your needs and wants. Honestly what a blessing to have the opportunity to such a wonderful company, and specially the owner. Going in after hours on her time off and even the weekend for my situation. Long story short, my husband and I first signed with this place not only because it was a beautiful apartment, but mainly because we loved the management and how friendly and welcoming they were which these days good ones are hard to come by (which these days good management are hard to come by). Jenn and Logan were the people I talked to and they were so nice and helpful and got us set up so quick and were able to accommodate us and our timing as we are moving from 8 hours away. Then, life happens and my husbands father passed away during the week we were supposed to move, my husband and I were at a loss and didn't know how to figure out all of these things and housing was the biggest and priciest issue. I reached out to them with lots of concerns regarding move in times, and payment and adjustments and they were nothing short of understanding and willing to help in any way that they coud and was so understanding and was so kind during such a hard time. I could not be more thankful for my decision to sign with these guys! Just moved in today and feel so blessed to have a beautiful roof over my head and such awesome management! Shout out to Jenn and Logan, you guys are the best!! If you are debating on which place to sign with, LET THIS BE YOUR SIGN!!!

Experiencia fantástica: I am very thankful and impressed by my experience with Jenn and Gemstone. My dad was near the end of his time when Gemstone purchased the property my dad rented. From the first time I reached out to them, they were helpful, compassionate, understanding, and patient. I live very far away, so everything had to be handled remotely. Communication was prompt and easy. There were a couple repairs that were needed, and they responded quickly and even repaired a couple of things not requested that they saw while onsite. They wanted to fix more, but my dad was in bad shape and really just wanted to be left alone. They respected his wishes and did their best to communicate with me and minimize their presence. Jenn was amazing from day one, she was very compassionate and patient through our tough times together! We went through a bit more than I'm going to write here, I could add another couple thousand words easily. I am so fortunate that she ended up being the person on the other end! We may never talk again after this, but we bonded through this experience for sure. If I find myself in the area, I owe her a big hug! Experiencia fantástica: These guys are the best!!! We got Gemstone as property managers about 1.5 months ago and we LOVE them. They fixed everything we needed RIGHT AWAY. Our prior property managers never even got back to us no matter how much we reached out lol. But Gemstone has always been super responsive. We had a draining issue with a sink over Easter weekend, and though it was a holiday, the owners themselves came and fixed everything up! It was such a relief we could get the assistance we needed. They are so positive too! I definitely recommend them! They also lowered the down payment for everyone by about $200 when they became the managers. They are fantastic.

Experiencia fantástica: Gemstone is a top tier organization. The owner of the building I live in recently transitioned away from blue pine property management and hired Gemstone. To say that the the property I'm renting was severely neglected by the previous management group would be a gross understatement, hence the transition. Three days after the transition took effect, Gemstones maintenance guy (Mike) came by to inspect the property. I paid close attention to Mike as he spent roughly an hour conducting an evaluation. He was extremely thorough. He tested all the appliances, took notes, inspected the doors, windows and flooring. He was even so courteous and friendly that my little Chihuahua-guard-dog, Nugget, seemed to have made a new friend that day. Upon completion of the evaluation, Mike submitted a report back to the office. 5 days later a few of the office employees from Gemstone came by and personally discussed their plans to address the issues that stemmed from the maintenance evaluation. One week after that they brought the owner of the property by to introduce himself, and also to assure that our needs were going to be met. Gemstone has gone above and beyond what I've come to expect from other management companies, particularly the one in which they replaced (blue pine property management). With relatively significant increases in the cost of rental properties within the last few years, the standard of excellence we should expect from within property management companies should also be higher, in my opinion, Gemstone Property Management has exceeded that standard.
