I was and still am shocked at how quickly he went from your friendly and helpful guy to Napoleon Bonaparte. Yeeeeeesh man. I’d go through the hoops of getting my own licensing before I got help from this guy again. Edit: I always get a chuckle when another person heart reacts my review, years later. I had just 5 days left (after being turned away from a few other companies) to find a place to live after my previous landlord failed inspection, making my home unsafe and uninhabitable. I had just lost my mother to cancer, I had just gotten married, and then my husband lost his job… so needless to say, life hit me fast and our credit was struggling because of it. I found the home I am currently renting from KJ Management on Zillow, called Keith, explained everything honestly — and after hearing me out, he gave me a chance. He was a literal life saver for me and my family. Two months after moving in, I ended up filing for divorce (another story entirely) and although I make decent money as a single person in Michigan, there have been months where I was stretched thin financially — robbing Peter to pay Paul, trying to keep everything afloat. KJ Management has been incredibly understanding and supportive. They’ve never once made me feel unwelcome or threatened over life happening. While late fees still apply (just like anywhere else), they have always been willing to work with me as long as communication happens in advance — and that alone removed so much stress during some of my toughest personal transitions. On top of that, they run their business in a very modern and professional way. Their tenant portal is extremely easy to use — I can view charges, check my balance, and make rent payments with no hassle. From the start, they have been straightforward, organized, and genuinely kind. I truly love renting from KJ Management. They are fair, professional, compassionate, and they actually care about the people who live in their homes. Experiencia negativa: I am a property owner who was not satisfied with the service I received. Communication was inconsistent, and I was not kept up to date with what was happening with my property. I was never even told when a renter was found for my property or given the opportunity to see the person's application. I had to call the worker I was in touch with at KJ Manage and was told that a renter was expected to move in the next day. However, that renter fell through because she could not come up with the funds to rent my house. I don't think the vetting process was good because, just from what I was told over the phone, I guessed this was someone who would have problems coming up with the monthly rent. In all honesty, I'm glad that the renter fell through because I may have had someone in my house not paying rent on time. I had to tell the KJ Manage worker that moving forward I wanted to see all applications. Another thing that upset me was that after that renter fell through, my house was empty, and no applications were coming in, and someone was sent without my knowledge or permission to clean out my house. They cleared out everything, including my BBQ grill, paint, both open and unopened that could have been used or left for the next renter or owner, house materials that I had not even opened, and even peeled off molding trim along my staircase that had been securely in place for 4 years. The housekeeping was poor as well - the fireplace area wasn't cleaned and the person left a ton of toilet bowl cleaner in the toilet. I had to clean this up myself afterward. I was charged $575 for this awful "service." All of this made me decide to cease my relationship with KJ Manage. I am thinking about putting my house back on the rental market, and if I do, I will go with another management company that will keep me up to date with rental applications, when someone is expected to move in, and whether anything will be done to my house, whether it is cleaning or other repairs. Edited to respond to KJ's comment: The hoarding is an absolute lie. I had already moved out into a new home by the time I hired KJ. There were several boxes in the basement, but the house was 99% cleared. The photos of the house that KJ took and posted on its website show a clean house before they sent in the unnecessary cleaners. It's shocking how they would lie about the condition of the house. If it was "hoarded" then why did KJ send in a photographer and post my house to their website for months? If it was a hoarder house why did KJ want to list the house for $2900 a month after viewing it and taking photographs (see photo)? These lies just show that this company has zero integrity.

Experiencia fantástica: I’ve dealt with and worked with other property management companies and KJ management far exceeds the rest. They are fair and very straightforward. The owner Keith is about business and about doing things right. He has a plethora of great resources that helped get my rental home together in record time. Examples are a new gate, new concrete step for the back door entrance, new fridge all at reasonable prices. All work was completed very quickly with no back & forth hassle. KJ management just gets it done & done right. You will have full visibility into all costs and charges. They also do extensive background checks going over and beyond what many of the other management companies do. The contracts are straightforward as well which I had not experienced with the other management companies I’ve dealt with. I’m very happy so far and Keith and his staff have been wonderful to work with. I highly recommend.

Experiencia negativa: I took time out of my busy day to view a property after we had already agreed on a date and time, only for Keith to tell me while I was halfway there that it was already rented. He knew the day before it was no longer available, yet didn’t bother to notify me. That kind of disregard shows a complete lack of respect for other people’s time and commitments. Everyone’s time is valuable, and this was an unprofessional and inconsiderate way to handle the situation.

CHRISTINE, our manager do her job & can be intimidating if you're feeling a certain way..Petty sometimes like me, lol. She's the right one for the job. She has a BACKBONE..And KJ you Rock, cause I'm truly Special in a Positive Energy that Is.. Any Houses in the future..

Experiencia negativa: DO NOT RENT FROM THEM! This company will put excessive fees in your lease, tell you that you don’t have to pay them, and then change their mind after you move out so they can charge you anyways and take it out of your security deposit. Also, the entire time I was there all I was doing was submitting work orders for the lights falling out of the ceiling, appliances not working from the day I moved in, and the stove not even turning on because the electrical installer for it was incorrect. If they would have followed through and their word and not stolen the $500 then this review wouldn’t have happened.

Experiencia negativa: Edit: Initially I didn't leave a description for my review, but since KJ responded and more has transpired I'm clarifying my review. 1. Our first interactions with KJ Manage were by receiving text messages and e-mails informing of us that they had become our property management company. These communications were so poorly written my roommate and I independently assumed they were spam. 2. We were officially informed of their new status as our property management company when they taped a notice to our door. This notice was not dated, and had stipulations that violated our lease. This happened at the beginning of the month which created a lot of confusion around whether we had paid rent properly, since our initial communications were delayed due to poor delivery by KJ Manage. 3. The notice also stated we had a daily late fee for non-payment of rent, which was in violation of our lease. I called the phone number that had texted us like a phishing bot and had her specifically admit the notice taped to our door was incorrect and that we would not be charged daily late fees. 4. Last month they added our utility bill to the rental app, with no notice via communication it was available to pay, and charged us a daily late fee until auto-pay paid it at the beginning of the month with rent. Another tenant in a different unit had to reach out to get it refunded, KJ admitted it was a mistake, but KJ Manage *did not* preemptively refund our late fees. When we contacted them about it they said it was a mistake and refunded it. 5. Tenants reading this should go check their utility bills, as they may have been unknowingly charged late fees for non-payment of a bill they were not aware of. If you complain they will refund you and call it a mistake. If you don't, it appears they will not act unilaterally to fix their mistake.

KJ Management has exceeded all expectations. From day 1 Keith took charge of the full remodel project. He provided/hired all contractors from demo to the final deep clean, coordinated all city inspections & kept me updated on an almost daily basis. Phone calls, texts & emails are all responded to promptly & the websites/billing/payment systems are all easy to use. The office staff & every single contractor was friendly, knowledgeable and took pride in their work. I think they put a lot of work into finding them, etc.. They have now leased my rentals three times. I just left another management company because I knew that I could trust them. Experiencia fantástica: I’ve been working with Keith for a few years now and as I write this, he’s in the middle of 3 rehabs for me. On the GC side of the business, KJ has been on or very close to budget every time for all the work he did. He’s extremely responsive (I’ve never had to wait long to get a response back from him) and constantly sends updates back. He provides different options and costing for me to choose from and recommends what works best for what I’m trying to accomplish at my property … i.e. he won’t shove some fancy / pricey undertaking if the property or location doesn’t require it. As an out of state investor, I rely and trust on Keith for a good chunk of my work and he hasn’t steered me wrong. He also manages my properties. He has managed to get top rents and makes sure I have as little to worry about with my properties. Would highly recommend him

Experiencia negativa: Hire this contractor at your own risk but keep in mind the experiences I had with him. 1. Very poor quality work and materials. The materials they use are a joke the cheapest you can possibly get. The sink is already rusty. 2. Very long delays on your project. My project took 6 months to be completed when I was quoted at 3 weeks. 3. Additional costs during the project. There were costs that weren’t in the original quote and were added later on which was unfair. The trimmings were in the quote and I was charged additionally for them. 4. They don’t take responsibility for their work. The painting was done poorly I had to hire a painter to do it again. They somehow ripped the floor next to the stove, probably when they installed the appliances, and when confronted about it they didn’t want to fix it. Some of their work didn’t meet the city code and they didn’t want to fix what didn’t pass even though before the project I disclosed that I need the property to meet the city code. They do the bare minimum at a high price. You can do better by buying the materials yourself and hiring individuals per task, it will be better quality and cheaper. He basically takes all the money as profit since the materials are so cheap and the people he hires aren’t even professionals. Never again!
