He also makes the financial and administrative side of being a landlord incredibly easy. Matt manages the monthly rental revenue and expenses, provides all of the necessary tax documentation, and offers a very easy-to-use online property portal where everything is organized and accessible. As a first-time landlord, having this level of organization and transparency has been invaluable. What I appreciate even more is how fantastic Matt has been as my property has gotten a little older and maintenance and repair issues have inevitably come up. He handles the communication and logistics with the tenants, coordinates repairs, and still makes sure that my concerns and preferences as the homeowner are taken into consideration. Even with very specific details, such as recently needing a replacement washer that had to meet particular dimensions for the space, Matt takes the time to understand what is needed and works through the details so I don’t have to manage everything myself. Matt is an absolute gem. He combines professionalism and expertise with genuine care for both the homeowner and the tenants. I feel incredibly fortunate to have found him and to be able to entrust my home to someone I trust so completely. If you are considering renting out your home, especially if you are doing it for the first time, I could not recommend Matthew Caves and Hudson Property Services more highly. Having Matt manage my property has given me tremendous peace of mind, and I would choose him again without hesitation.

Experiencia negativa: EDIT: based on the reply I received from the company itself, it is important to note I am talking about the company that's in Poughkeepsie. I did my due diligence before posting an honest review of the experience. I will not be calling any number for anything because that is the very reason why I am leaving a poor review for Hudson Property Services. Take the feedback and do better. Customer service is non-existent. Had issues with a self-guided tour and there may as well only be an automated voicemail because apparently customer service representatives can't do anything to help unless it is to regurgitate the specs of the property in question. It was so frustrating and dehumanizing to seek help from Hudson Property Services after they neglected to make a lot of caveats about the tour explicit.

While it may seem like stringent policies, from what I can see they're very necessary markers he puts in place to manage and maintain property. Their service and insight is always appreciated.

From start to finish I was accepted for my new apartment within a week, and they’ve since kept me posted on what I need to do during the move in process, including calling me to make sure the move-in went smoothly. Experiencia negativa: Absolutely the worst living experience I’ve ever had. I’m convinced the rest of these reviews praising Matt’s professionalism are paid or fake because there’s no way we are talking about the same person. He never answers the phone or email for maintenance requests and we had several serious requests. We had a raccoon nest on our balcony to have her babies and had to call police because Matt never answered or responded. There was a very serious mouse problem and leaks that were never addressed until he realized it was affecting the water bill that he was responsible for. When we moved out he made up several charges to take from our security deposit and never answered when we called to address it. If google allowed me to give less than 1 star I would. I wouldn’t recommend any of these properties to my worst enemy and I hope Matt loses sleep at night for the way he scams people.

Experiencia negativa: AWFUL EXPERIENCE! I accompanied my daughter to a rental property that she really liked. Aside from it being absolutely FILTHY-we are talking human waste in the bathrooms-and in disrepair-broken appliances-she thought she could love it with a little TLC. We had no idea that the property was being managed by Hudson but saw their business cards and flyers on the kitchen counter. She is a highly qualified renter, but after emailing and calling the company & Matt himself— our realtor hasn’t received a response to any of our questions or concerns. Weeks have elapsed and still nothing. If this is how the company operates—and charges tenants $25 a month for the privilege—I would never list a property with Hudson. And my daughter is looking elsewhere.

Experiencia fantástica: I'm so glad I found Matt when my husband and I wanted to know more about renting out a house in Dutchess County. I contacted Hudson Property Services on the website and Matt met us at the house that weekend (the Saturday after Thanksgiving!) to tour the property, take pictures, and ask us questions that would help him estimate what rent would be for the area and identify the renter audience. He answered all our questions about working with a property management service and was very communicative with his research on comps. Though we didn't end up listing the house and sold it instead, I really appreciated Matt's thoroughness and would absolutely look to work with him if the opportunity arises in the future.

Experiencia fantástica: Matt Cave is the epitome of PROFESSIONAL! I have been living out of state for over 2 years and finally gave up on AirB&B. I hadn't realized how difficult it would be to manage my property from thousands of miles away; AirB&B managers are often unlicensed and manage only the app, not the property. A friend suggested that I find a licensed property manager. I didn't want to sell my home but also had MANY concerns about leasing annually. I searched extensively and what drew me to HPS immediately was the level of transparency I encountered on their website; the continuity of transparency has continued. Matt took significant time on multiple occasions to objectively answer all of my (many) questions and concerns, without ever rushing any decision. My first contact with Matt was in May and I didn't commit to leasing until August. I returned to NY in September to empty out my home in preparation to rent. Immediately prior to leaving, after changing a water filter, it was evident that I had a new leak. I was unsure if I had cracked some plumbing or worse, but had to leave the following day regardless. I gave Matt a call to let him know and he was incredibly reassuring. His plumber assessed the situation shortly after and determined it was just a seal. In such a short time I have developed such trust in Matt; HIGHLY RECOMMEND!

Experiencia fantástica: Hudson Property has managed a small rental property for me for about two years, and I am delighted with their service. It's an old building, I'm an out of town landlord, and Poughkeepsie regulations and market conditions are not a game. Matt has kept the building running smoothly, dealt with vacancies and repairs in a quick and financially reasonable manner, and is ALWAYS pleasant and responsive. Most of the time if I write him with a question, he is already looking into the same thing (for example, a water bill was unusually high, and he had already started checking for leaks). I also feel that he is fair to tenants. Hudson Properties is my third property manager for this building over about seven years of ownership, and by FAR the best I have found!

I went to see a property in hyde park yesterday and have been emailing numerous times and NO RESPONSE. I emailed Matt, the general email they have as well and nothing. I am trying to speak to someone pertaining a property but NO WAY of getting intouch with anyone. Can someone call me?
