It’s rare to find a property management company that’s this organized, responsive, and easy to work with. Very honest, loyal, and made our lives much easier finding renters, and getting repairs done at a fair price. Nothing ever seemed crazy high. Communication was pretty good when it came to repairs being looked at and was told the estimate and then told when it was completed. Online is easy to use, everything you would need is there at your fingertips. If we had another place to rent out we would use them again. I would recommend to all family and friends. Experiencia negativa: What a joke!! I called to see if they would allow pets and if they had restrictions. I was told they could not give me an answer unless I came to see the property (even though there were photos online) I then had to apply and pay the application fee $50 and additional pet application $250 before the would decide. Why would anyone waste their money...the policy is what it is. You either allow pets or you don't. Why would I apply unless I know my pet fits YOUR criteria

Experiencia fantástica: Real Property has been fantastic with our three rental homes over the past 10 years while we have been living overseas. We went through three other management companies before finding RPM and they are by far the best! They do what they say they are going to do, and we don't have to constantly follow up to make sure things are getting done. They took our houses out of our hands and take care of everything. I especially like the quarterly reviews so we can see pictures of the homes to make sure everything is ok. Having rental properties while overseas can be really stressful but RPM has made it so much easier. Special shoutout to Becky who is so hardworking, always responsive, and a general rockstar!

Experiencia negativa: Since Mary Peoples left the company, the company has went down hill when supporting the owner and it owner agreement when there are damages and issues occurred doing leasing. I have recently moved back into the house and found many issues and damages that RPM ignored during quarterly inspections and not reinforcing the tenaants' leasing contract and addendums concerning damages or upkeep issues of the property after move out by ignoring owner's complaints concerning home damages by tenants accordingly to leasing agreement and addendums. RPM takes the owners through all sorts of hassles and unnecessary stress to send pictures, receipts, etc.to prove their claim of damages. RPM inspector was rude when I was present at the move out inspection and fail to take appropriate pictures and identify damages after tenant moved out. Once I had moved back into house, there were so much damages and issues, missing light bulbs, smoke detector chirping throughout the house, dirty vents, sub par cleaning throughout, dirty washer and dryer, dirty oven, large volume scuff marks and holes located throughout 1st level and holes and patch up paint using different shades of paint in all 4 bedrooms , unkempt lawn and garden areas, such as overgrown bushes and weeds, failure to mulch, trim, fertilize, etc. Dirty and unkempt deck, gazebo and front porch, and deck has burnt stains on the floor due to RPM allowing the tenants to grill on the porch....RPM conducted and took lousy pictures and videos during move in and move out and during quarterly inspections by ignoring obvious damages, issues or failures to maintain property inside and outside, but they continue to charge me quarterly for inspections. Maintenance support was poorly implemented. Now, they want me to absorb all these expenses and damages and not hold tenants accountable for these damages according to their tenants leasing and addendum agreements. RPM is not upholding the owner leasing agreement with the tenants. As an owner, I am subject to debate, poor and rude feedbacks from RPM concerning these damages and issues from office Manager, Becky and I seeking a resolution. May 21, 2019...

Experiencia fantástica: I had a wonderful experience with RPM. I was trying to manage my property myself and was dealing with some very difficult tenants who stopped paying rent. RPM jumped in quickly, as soon as I hired them, and handled everything to the book and smoothly. Mary Smikle Peoples was the office manager who handled my property. She was THE BEST. Very thorough, attentive, and caring. If I ever decide to rent out a property again, I will absolutely be calling her.

Experiencia negativa: Do not....I repeat DO NOT move into any property that RPM manages. You will regret it, gain a lot of weight from stress eating and lose all of your hair (eyebrows too!) This is THE worst management company I have ever dealt with. When you initially speak with them to look into properties they are well-mannered and professional. Once you sign the lease, the façade disappears and you're left with nothing. I was going to list a bunch of examples....but I don't think it'll be enough. Seriously...don't even THINK about it.

Experiencia negativa: This company is completely incompetent. As owners of a property they "manage" I can tell you: DO NOT HIRE THIS COMPANY TO MANAGE YOUR PROPERTY. They do not return phone calls and emails. They do not handle basic maintenance requests on your behalf. They charge you for things that the do not do. They charge you $95/hour to change light bulbs. If you sign a contract with them, you will regret it.

Property management do not address concerns of tenants and property owners in a timely manner. They do not reply to emails and phone calls.. Very inefficient and poor quality service. Owner needed to revamp and replace staff(s) as they are not providing quality service. You are losing customers - property owners and tenants. Services are overpriced and over rated. This property management makes real $$$ but not providing the service that people deserve. Owners need to look into this.

Experiencia negativa: Customer service sucks. Derek is never at his desk nor does he return phone calls. I have been trying for 2 months to get in touch with him and I have left numerous voicemails and he never returns your phone call.

Experiencia negativa: Absolutely the worst property management team I have ever dealt with. My emails and calls and messages are never answered. They have a hotline that you are supposed to report maintenance issues to when something breaks and needs to be fixed. That system is a joke and whatever needs to be fixed never gets fixed until you call them 20+ times. I've left countless messages and emails to fix issues that were present when we moved in. It's 7 months into the lease and most issues are still not fixed. They lie constantly about when your issues will be fixed. When our AC broke during the summer, it took them weeks to come take a look. When our heater broke, took them almost a month before they finally sent someone out. The shower faucet broke two months ago and they still haven't sent anyone out. It's a joke how incompetent they are when it comes to addressing tenant needs. Horrible communicators. Also, their web portal requires you to pay four dollars just to pay your rent. Of all the years I've rented, ive never paid a "service/processing" fee to pay rent straight from my checking account. Really inconvenient. Again, I'm honestly dumbfounded as how any management company can be so horribly bad at communicating with its clients. Mary's voicemail can be full of your calls but it means nothing to her.

We have called the company, sent emails, and even done the new online maintenance service request, to which we continue to get no answers. The dishwasher has never worked since moved in, our mail box is tied up by ropes as someone hit it and broke it over last winter. We have two toilets, and only 1 has been working for the past 6 months due to a plumbing issue. We also have mold all up our shower’s wall and no fire/carbon monoxide detector in the house, as they have never been changed in 3yrs. This company has been the worst to work with, as they have been ignoring our issues. They have had plenty of time to fix these problems and have been made aware of them in multiple occasions, including the quarterly inspections, which was last done in December. I’m beyond disappointed, as we continue to pay our rent on time, yet live in detrimental conditions.

They use terrible contractors, are inefficient, and extremely overpriced. You are MUCH better off taking your business elsewhere!

I have been looking for a new place for a while before I found my home. That to me is a beautiful thing to say. I went from looking for a "place" to finding a "home". Mary, my realtor, have been such a saving grace. Every morning I wake I thank God for placing her in the path for me to find this home for my family and I. Every call I've had to make to ask questions the staff was so pleasant over the phone and in person. Everything just went so smoothly. I love my home and I love RPM for literally putting the "welcome" in "welcome home". CALL THEM YOU.WON'T REGRET IT.

Experiencia negativa: Absolutely TERRIBLE company to deal with! Without getting into too much detail 1. They failed to look after our property 2. It was broken into and our personal property stolen 3. We were overcharged at RPMs request by a vendor for $100 (to fix a door and windows after the break in)!!! (This should give you serious pause!) 4. We were charged a bogus "rental licensing fee" of $102 5. They never found us a tenant after 4 months and 25 leads and 15 people viewing the property 6. They never contacted us to verify anything- they just did stuff and charged us for it (cleanings, inspections, etc) They are a terrible company! Please find another rental management company to with with you. If I could have given them no stars I would have!

I have worked with 3 different property mgmt companies in MD within the past 6 years and nobody compares to RMP. RMP provides exceptional customer service from answering all of the endless questions, to keeping me and my tenants happy and informed. Most importantly, I trust RMP! I have received the highest standard of customer service at an affordable, flat-rate fee, with NO Hidden Charges! The entire team at RMP is professional and wonderful to work with. I would highly recommend RMP with all matters related to your property.

Experiencia negativa: PLEASE READ. If you're renting a property or using this company to manage be aware of a few things. I work as a contractor and besides the overall neglect and terrible attention paid to the tenant and property owner home and outdoors these people conducted illegal work on this property. RPM sent a man to our house to "maintain" our outdoors. This man did not carry a drivers license (verbally admitted when asked), did not have a MHIC license after stating he was a subcontractor and brought his wife to our property in an unmarked unlettered vehicle that ended up breaking down in our driveway more than once. On top of that did not know how to mow the lawn as he would only come when we begged RPM to send someone when on numerous occasions it would reach over a foot in height. This was relevant to the weeds 4ft in height growing through the patio as well.(see pictures) Refer to attached pictures that display a tree (common name princess tree) that was growing around our a/c units and up the side of the house. We called numerous times in fear the damage it could case to the owners house. We would put in numerous work orders and when asked for an email confirmation (because it's 2015) we were told that we'd get a call back with a number (useless unless you recorded the call). When they did ever call back it would be at irregular hours late at night from their call centers. Needless to say but other than photo evidence they made it very easy for them to make sure they were never held responsible. To any owners out there, know that they will lower your property value through damages and use this as a catalyst to charge order tenants for unreasonable things. To tenants know that if you rent from a property with RPM TAKE PICTURES AND RECORD EVERYTHING FROM START TO FINISH. Or like our recent deposit refund shows they'll add vague, poorly written charges that by law they don't have to tell what it's for. Please review other sites like BBB, yelp and Rip off report for a shocking amount of other incidents. And to top it off we've been trying to reach them to get a copy of the lease sent to us because we no longer have portal access. Because RPM never processed our lease cancellation properly (saying we were going to go for another year) BGE has been charging us utilities for the building we no longer live in. They promised an email in 5 minutes with our lease...that was days ago. Piss poor business.

I wanted to remove myself from my rental properties and concentrate on other areas of my life and my children. I was unaware of so many legal/licensing requirements for my rentals and RPM was able to walk me through it all. Things have come up unexpectedly while renting but I am glad that I haven't had to deal with it. Thanks RPM!!

Experiencia negativa: If I could do it all over, I would not have rented from RPM. The staff is extremely LAZY- they do not want to work. They blame you for making them work. They try to manipulate the situation into it being your fault. They do no follow up on work orders you put in months prior. They then become defensive and argumentative when you complain to them about unfulfilled work orders. I have only rented from them for 3 months and have had to call them at least 3 dozen times and STILL have stuff that they haven't taken care of. If you value your sanity, don't rent from them. This is my first time renting from a management company vs a landlord and I daresay I will do it ever again. If you must rent from a management company, I repeat, DO NOT RENT FROM COLUMBIA RPM!!!
