We have now been in South Carolina since Nov 2025, and Friddle Property Management is always responsive to any requests if there are any issues with the house. Experiencia negativa: I was discriminated by this company - my email, call, texts went completely unanswered by "Becky", with no other logical reason than my Spanish last name. If it wasn't because of this, then it is because of pure incompetency. I was ready to lease a $3k home ASAP if I would have received an answer to view the home (yes, I met all qualifications), but it seems this company is in no need of business.

Experiencia negativa: RESPONSE TO BECKY FRIDDLE'S COMMENT: I'm sorry if you feel that I am "holding you hostage" by simply writing an honest review about your unethical business practices. I did not "follow-through with your request to verify because, as I have mentioned to you several times, my circumstances had changed and I no longer required a rental in Greenville. If you read my review of the other property management company, you will see my justification for that one. I write reviews so that others wiill not have to subject themselves to unethical and disreputable companies. You lied to me multiple times about how much it costs you to process an application to who owns your company to who's decision it is to issue a refund. I stand by my review. In my opinion, Becky Friddle has absolutely zero people skills and customer service accumen. I paid her $125 fee (outrageous) to complete and application, but I never moved forward with the verification process to complete it. She literally spent 8 minutes with me on the phone asking if I had pets, what I was looking for, etc. and that was all the time she put into my application. When my circumstances changed and I was no longer moving to Greenville, I sent her several requests to advise her that I was not moving forward and requesting the return of my $125 fee. She ignored all of them. I finally reached her today and she proceeded to tell me that it was up to the "owner of the property" to decide if any of my fee should be refunded. When I questioned why that was the case when the payment went to her company, she continued gaslighting me and telling me that it was not up to her to decide about a refund. I know how property managers work and they incur the cost of reviewing applications as part of the overall fee they charge to their customers. So, it is absolutely up to her to decide this. She then tried to tell me, "I just work here" and I have no control over it. I then said, "Isn't your name Becky Friddle? And isn't the company name Friddle Property Management?" She then said she was "one of the owners" but it still wasn't up to her. In fact, her website lists her as the sole owner of the company. She then said, "maybe you shouldn't just apply for rentals when you have no intention of moving forward" and "so, is this how you operate when you don't get your way? You demand your money back then threaten to write nasty reviews?" Unreal... I also told her that their fee was outrageous for a rental application. Every other place I applied to charged $40-55. So, the fact that I had to lose that money if I didn't move forward was not a big deal. She continued to defend their fee. She called me back after I posted this review and tried to offer more BS. She told me that a company called Buildium charges them a fee to process applications and she already had to pay that fee to them. I pulled up their website and unlimited tenants screenings are included with all of their plans at no additional charge. Bottom line, if she lies and treats people like this before they are tenants, I can't imagine what she's like to deal with after they become tenants. I urge you to steer clear of Friddle Property Management and Becky Friddle and find a landlord who doesn't treat people like garbage and charge three times the going rate for a rental application.

When I first decided to use Friddle it was because I was contemplating renting my house but had never rented a property before. At first I was trying to do it on my own but luckily was convinced by friends that I should hire a property manager due to their resources in advertising and ability to judge quality tenants. They did an amazing job and were able to put quality tenants in my house within a month!

Experiencia negativa: Would give zero stars if possible, Steer clear of this property management company if you value peace of mind. Their lack of communication is nothing short of astonishing, making simple tasks feel like climbing Everest. On the rare occasions they do respond, it's with a hostility that leaves you taken aback. They operate with a perplexing blend of neglect and unreasonable expectations, making you wonder how they've managed to stay in business. Hands down, one of the most frustrating and unprofessional companies in the area. Save yourself the headache and look elsewhere. She basically stole our security deposit with “invoices” of work done. I have rented close to a dozen places and never once had a single dollar kept for my security let alone 40% of it. Then charged me $50 for the 100+ she took, most were of nothing, a few had some “dust” on the window and was part of the reason it needed to be cleaned. Some of the photos circled were of items left behind from the previous tenants. The “move in inspection “ was never sent so I didn’t have an opportunity to compare them to the move in. Poor business practices that are designed to take money from renters if they leave.

Becky at Friddle Property Management has exceeded all my expectations. Her service is incredible at very competitive rates! She cares a lot about the business and goes beyond the ordinary, taking care of your home like it is her own. She is kind and easy to work with. She has a deep network of reputable contacts to provide whatever maintenance support might be needed for your home with excellent quality and fair prices. She also has a good decorative eye and has offered many suggestions to make the home more appealing for those renting. We had a weather incident that caused damage to home. She secured a reliable contractor; everything was fixed quick and looks better than before. She also helped coordinate with insurance as needed. She has secured good tenants very fast. With her knowledge of the area, she seems to have a cunning ability to match renters with a home that will serve them well for their needs and interests. I suppose because she is a good listener. If you are looking to lease your home or with another management company, I would highly recommend you select Friddle Property Management. If you are looking to lease a home, I would want someone like Becky from my experience with her being so honest, kind, considerate, good communication, accessible, quick to address issues and concern for maintaining everything in good quality. I am grateful she is my property manager taking great care for the tenants.
