Experiencia negativa: I was referred to this company by the owner of a property I was interested in. I went through the application process and was accepted. Then was told the place wouldn't be ready right then for move in. I wait and ma Zimmerman tells me how much the cashier's checks need to be. Mind u the rent at this point went up $20. No big deal. I get the checks and no word back at all. I let her know I am still waiting for move in date. She says three weeks. The following week I message to make an appointment to take the checks to her. At this point I have been in a holding pattern for a month. Only for Ms Zimmerman to tell me she so sorry but the owner has changed his mind and is going to do improvement and raise the rent. Not her fault. But to not notify me of any of this , I only find out by contacting her over and over and then she proceeded to tell me that she also has nothing else available. Like to bad oh well for you. During all of this she did apologize for how unprofessional things had been. But also never did a single thing to change it. To boot she lied about reason for delayed move in because I happen to know one of the past tenants. So in my opinion this company is a joke. They are unprofessional and don't care about their renters or how they do business.

Experiencia negativa: Must have plenty of business and not want or need mine, I've 2 x in a few weeks time, I've talked to them and given them my information, I've was told I'd receive a call back within days and it never happens. They were recommended by a realtor and I was looking forward to giving them my business and having them keep my rental as they're local and a woman run business, I feel my rental is in a nice neighborhood and a nice house so im confused as to their lack of interest in taking on my rental. Now I'm leary of using them if this is how they conduct business.

I’ve been a homeowner for over 40 years and I’m transitioning to being a renter with all the pitfalls that entails. The support I received from Zimmerman Property Management went above and beyond great customer service. They were patient and helpful as I learned the ins and outs of rental agreements and helped me find my wonderful home. 14 out of 10 stars!!

The highlights: Whether it was the backed up plumbing or faulty electrical in the house we rented, it was assumed we (the tenants) were at fault anytime we put in a service request. Uncomfortable. The owner was supposed to be responsible for the landscaping - he just mowed and maybe twice for the whole year. THEN - to add insult to injury, when we moved out they took over $1600 in CLEANING fees!. Mind you there were NO DAMAGES to this property - not one nail hole! We deep cleaned EVERYTHING from top to bottom. They charged us $485 to clean 5 blinds!! Ridiculous! Take pictures of everything! Document and Beware!

Experiencia fantástica: Kris and Laura and the entire crew at ZPM are AMAZING. I’ve been a renter in this town for over twenty five years. Zimmerman took over management for my apartment from my elderly landlord. Ever since ZPM took over the property, the maintenance requests are always immediate. They are so kind. Easy to work with. It would be so nice if other property managers could be this good! Zimmerman also changed my life, I was living in a unit that I didn’t really like,(no sunlight, upstairs apartment,) and they offered me a different rental. I have been renting from the same apartment for 8 years. Zimmerman has made this the easiest move of my life. Such a wonderful company to deal with. They also Vet the tenants, something that my old landlord was not very extensive with. All the tenants who Zimmerman screens and approves are top notch, gainfully employed, nice people! Zimmerman has cleaned up our building, worked with all the tenants in the building to make sure everyone was safe and happy. I cannot say enough good things about this company. Experiencia negativa: I applied for a house and they were very quick to respond but told me they had approved another applicant that applied before me. No biggie I’ll just get my application fees refunded? NOPE! They charged me and my husband 50$ each for an application that they told us they weren’t even going to run. I’ve reached out and now they are not so quick to respond. Seems like this place just wants to take application fees and run with the money.

Experiencia fantástica: Great property management! We were looking for a home for our family of 3, and they got us into a beautiful house very quickly. Applications were easy, and communication between us has been great. Every staff member has been very helpful and kind, and have answered any questions that I have had. Definitely would recommend!

We were in a tough spot with the rental we were in when we found an apartment available on Zimmermans website, application process was easy and they responded right away! The place we were trying to get out of was full of mold and we had a new baby as well as 4 year old that needed out of that! Zimmerman took a chance on us with no co-signer and my credit that was being rebuilt! thanks to them we were able to get our girls out of that house and into a cozy new spot! they always respond to maintenance requests quick and always willing to answer any questions or concerns without any annoyance or judgement! Good customer service isnt as common as it used to be and this family owned business really goes above and beyond!! Cannot recommend enough!!

Experiencia fantástica: Very discreet, non intrusive, easy to deal with property management. Repairs for weather damage to were made and paid for without hesitation or delay. Refrigerator replaced, etc. Always could get hold of someone. Responsive and reliable and not difficult at all to deal with. Lived here since December 2017 (this is written January 2025) until the house/duplex was sold. I see a lot of people leaving one star reviews without any detail which makes me think there is some trolling going on... because everything else reviews wise is completely superlative. So please read carefully. This is the most responsive and easy going landlord I've ever had and last time I rented, I had to take somebody to Federal Court to get my deposit and amounts settled - so I don't give complements lightly.

Experiencia fantástica: We had a great experience with Zimmerman PM. I have rented from at least 6 management companies in Eugene and Zimmerman was by far the best. All of their staff that we dealt with were friendly, kind, and very responsive. They helped us find a great home after one we were looking at with them didn't fit us quite right. Whenever we had maintenance issues they were very quick to help, usually communicating within hours and most times coming out within a 1-3 days.

Experiencia negativa: Charges excessive cleaning fees on move out. We thoroughly cleaned the 2 bedroom apartment rented from Zimmerman before handing the keys over. Zimmerman charged $381 to "professionally" clean three windows worth of blinds and the carpets for two small bedrooms. They refunded $75 for a claimed 2.5 hours of further "professional cleaning" after contacting them. Did not provide receipts for all of the "professional" cleaning they charged me for. Experience renting from them was okay, but I would avoid doing business with them again due to excessive move out fees they charge.

That was until we met Kaylei at Zimmerman Property Management. She has been so helpful in making it easier to find a place we will call home. She has been quick to respond to my many questions and has really gone above and beyond to help us. I would recommend this management company to anyone that is looking for a home!!!

Experiencia negativa: Had a showing scheduled to view a property with Avery today. I was over 20 minutes early to the showing and she was almost 10 minutes late. Once she got there, some people for the next showing had just arrived and she immediately let them into the unit. She told me I’d just have to wait and that some people show up early. I had my showing scheduled before theirs, showed up early and waited for her, and was still expected to wait til they finished their tour. She was very unprofessional and had a bad attitude. I would not recommend doing business with this company.

Has temen over a month since the first maintenance request was placed and the issue still isn’t fully solved. Edit: two months into living here and they haven’t fixed the kitchen sink. Still getting puddles when I wash dishes.

Experiencia fantástica: I’ve only dealt with a few property management companies but this is the first that actually remained respectful and on the ball throughout my time with them. They took over the property I was renting and I was able to immediately get things repaired that had been put off for months and they gave my full deposit back which I was depending on.

They were extremely patient with all my questions (as a first time renter, having always owned my own home), and as a senior citizen. They were very fair in returning all but what they were legally entitled to keep, and they never made me feel bad about changing my mind. When I AM ready to rent, I hope they will consider me again if they have a house I am interested in.

They take repairs seriously and complete them in a timely manner. They are easy to get a hold of when needed and keep their rentals in working order. I would highly recommend renting from Zimmermans. As I have seen other Property management’s in the area and homes that don’t do as much as Zimmerman properties does for their renters.

Experiencia fantástica: Lauren and her team at Zimmerman helped us find and rent a beautiful home during a difficult and urgent time for us. They were honest, fair, reliable and easy to work with throughout the showing and onboarding process.

Experiencia negativa: Sometimes hard to reach, often slow to respond, dodgy move out practices. As both a rental property owner myself and an occasional tenant, I would avoid using Zimmerman to manage any of my properties. They have lost my trust. After living in a unit rented for 8 months through Zimmerman and leaving the entire unit spotless, I was surprised to see 3 unexpected charges on my deposit remittance (returned more than a month after move out and mailed to the wrong address): Carpet Cleaning: $150, Blinds Cleaning: $105, Miscellaneous Cleaning: $105. When confronted on the carpet and blinds cleaning charges, I was told that these charge were mandatory in the lease. The lease did state: "FINAL ACCOUNTING: Carpets, blinds and all other necessary cleaning will be deducted from the tenants security deposit at move-out." To me the wording does not make the charges appear mandatory and it was never communicated in person when the lease was signed that carpet and blinds cleaning would automatically be required. Very misleading. When asked to provide evidence of what required cleaning for the final charge, the staff could not provide any indication of what was cleaned. I guess it was just my wallet. All this was just the final straw that came after having been promised on premises mail boxes that took nearly 6 months from move-in to be installed. During that time I had to pay for a post office box out of my own pocket. UPDATE: After this review appeared, Zimmerman Property Management has promptly provided photos regarding the $105 cleaning charge. Lint from our cleaning cloth was left around the base of the toilet and on the trim/floorboards going up the stairs. When the refrigerator was pulled out, there were dust bunnies and some stray toast crumbles on the floor. There were a few specs here and there on the kitchen cabinets that were so small we didn't even see them on move out. I will grant that there were a few things that could have been slightly better so I stand corrected, but $105 for what could have been cleaned up in less than 5 minutes seems outrageous; almost pre-meditated. The other issues indicated above still stand. Any organization that could be this knit-picky after I paid nearly $2,000/month for rent would still not have my business.

Experiencia negativa: Scheduling maintenance requests wasn’t great, had someone come to fix my door lock calling me day of on his way to my unit without confirming a time. Unit wasn’t finished when I moved in- still needed to have a smoke alarm put in and complete building the built in bench. Move out was a nightmare. Decided to leave because they were increasing my rent. They tried to get access to show my apartment without warning me. Didn’t have a key to let themselves in so needed a spare from me (how would they have let me in if I got locked out?). When I tried to return my keys no one was at the office or answering my calls or texts to turn them in. Took a full month to hear back about my deposit which they held the full amount- I don’t think cleaning and repainting a 300 sq ft unit is worth $1100. Wouldn’t rent from them again.

Anytime I need something fixed they have taken care of it. In fact I am currently in the process of being upgraded to a more modern unit. This company is family owned and they have really treated my daughters and I great over the years! In fact the property management team even went above and beyond to help me get my belongings in to my new unit. I cant recommend them enough they are great! I will always recommend this company to others looking for a friendly and professional property management company. :)

Experiencia negativa: I'm not generally one to write negative reviews, but I would tell a friend to steer clear of Zimmerman Property Management so I wanted to share my experience. This is going to be a long one because I want to describe everything that influenced my rating so you can make your own judgment call. The good parts were that we did really like our unit and Kris was pleasant to talk to when we could reach her. When we were viewing the unit, Kris told us that they were putting in a fence around the unit that would have keypad entry because it was on a busy alley in downtown Eugene. We'd rented for 5 years in a place two blocks away, so we know what's typical for life on an alley in downtown Eugene and are pretty laid back, but we moved to this $600 more expensive unit because of the promise of some privacy and security. She promised the fence would be finished in a few weeks, but in the end, they actually installed the fence 8 months later. We had a few things stolen from our porch during the time, which is life, but frustrating when there was a promise that was not delivered on and no adjustments to the high rent. There were constant construction issues. They had to rip up our back porch so we had no access to it for a few weeks. We had to move garages twice, relocating our stuff each time. We were moved from a private garage we could park in to a garage we had to share with several other units and couldn't park in. Again, they said it'd be a couple weeks and it was several months. We're pretty laid back and accept that life is messy and these things happen so we didn't complain, but it was frustrating because we were paying a lot in rent because we were promised things like a locking fence and a private garage which we actually didn't have access to for much of our time living there. They were difficult to get ahold of when we needed them, and every time I called their business line during work hours it went straight to voicemail. As one example, our garage door was stuck open, and we had a lot of stuff stored inside. We tried to call to see if we could get someone out to take a look at it soon (this was the middle of the day), no answer. We then put it in the online portal, and did get a call back an hour later. In the meantime, we had to move all of our stuff out of the garage, and my husband was able to figure out a temporary fix to get it closed. We told them that there was no longer a rush, but asked that they still send out a repairman for a more permanent solution. They said they would but never did, so my husband had to redo his quick fix every time we opened the garage door (because a loose wire would inevitably rattle loose every time) for the next two weeks until we finally moved out. When we did move out, as we always do, we deep cleaned for two full days before move out - wiping down inside every cabinet, wiping scuffs out of the wall, everything. We've rented for over ten years and have never had a any amount of a security deposit withheld. We considered renting a carpet cleaner but decided not to, so we were expecting and were okay with the $75 dollars we were charged for carpet cleaning. But there was a $250 charge listed as "cleaning above 2 hr standard". I called the number listed on the statement and asked for that to be broken down for me to understand, but she told me she didn't know what that was for and would have to ask someone else and get back to me. She never did. I called three times across a couple months and each time she said sorry, she'd get right back to me, but never did. With them actively ignoring my requests to understand the security deposit charge, it made me look back on all the frustrations during our time living there that we brushed off as humans doing the best they can, and wonder if maybe there actually were some unethical or careless management practices leading to all that. So, I would suggest renting elsewhere.

Experiencia negativa: Sonja is very biased against young renters. Was worried they couldn't make their rent EVEN with co-signers. Said she couldn't get in touch with current management company to verify the rent has been paid in full and on time every month. But when we tried the phone number she was given and the email, it worked fine. How are young renters supposed to get a rental history if no one will rent to them? Maybe it's just her and not the company, but she isn't representing very well.

Absolutely wonderful to work with, any maintenance needs get answered quickly, communication is great, and online portal works well. Kris and Sonja both have been great to work with, we love our house and are excited to keep renting with them in the future, definitely recommend!

They welcomed us into our new rental with the utmost respect, made sure all our appliances were working properly, and even accepted our two dogs with a reasonable deposit. Every time we had a maintenance request, they would promptly send someone out immediately. I am very impressed with the way this company has accommodated my family. They’re more than fair. The property is well maintained. They handled maintenance requests quickly. They’re very easygoing as far as letting me hang art and reinforce the deck for my dog. I’ve never felt more respected and valued in a landlord/tenant relationship. With all the stress of relocating to a new city I couldn’t be more grateful that this company is ethical.
