Experiencia fantástica: LANDLORDS: LOOK NO FURTHER I hired Spartan early September and my house is now rented for October 1! (it's september 18). I'm an out of state landlord and Spartan owner and staff have been extremely helpful and know how to move quickly. Lawn service was immediately put in place. It appears they have a great handyman on staff who is going to install blinds throughout the home. They are meeting for the delivery of the refrigerator in a couple of weeks. The answer is always "yes". Whatever is needed to get the house ready....they jump right on it, leaving me stress free! Thank you Richard and your staff. I'm really appreciative of how easy this process has been!

Experiencia fantástica: I lived in a Spartan property for 3 years and always had good experiences! Patti and Randi were flexible and helpful when I had new housemates added on to the lease. Maintenance issues were handled promptly.

Experiencia negativa: I was a tenant at one of their rental properties in Middleton. During the final walkthrough, Richard, the property manager/owner, signed off on our contract and stated that there were no changes with the property and that we would receive our full security deposit back, minus the $100 administrative fee, within a few weeks. However, we did not receive the full refund. Since then I have tried emailing, calling, and texting them to resolve this issue and they have not been responding. Based on my experience, I cannot recommend this property management company. I was told one thing during the final walkthrough, but the outcome was different. That experience left me with little confidence that they stand behind the commitments they make to their tenants, and that they are more interested in keeping additional money than honoring what was promised.

Experiencia negativa: I was going in there looking for a rental and they were totally rude to me and calling me names. Not sure what's going on there but I sure am glad to not be doing business with them! All PoC definitely steer clear!

Experiencia negativa: This company did not uphold their end of our contract, so I had to sue to recover my money. I won in court. The owner appealed the decision and lost a second time. After the judgment was upheld, payment was not made, so I obtained a writ of execution. The sheriff seized the funds from their bank account. The process required multiple court proceedings and enforcement action that could have been avoided by simply upholding the contract they drafted and signed. Instead, additional court costs and interest accrued before the matter was finally enforced. I also noticed a sudden surge of positive reviews posted within a short period of time. Readers can draw their own conclusions.

Experiencia negativa: Threatens to move onto next candidate if you dont answer in 2 hrs even though you are asleep. Claims to have pet friendly apartments and thinks dogs shouldn't bark. This company is a waste of time, money, and energy. 100% would not recommend. UPDATE: By law you dont have to disclose your esa animal as applicable to fair housing act, something they should study up on before throwing random accusations. Didn't know manipulation was apart of their customer service too. WISH I COULD GIVE THEM NEGATIVE 5 STARS NOW :)

Experiencia fantástica: My roommates and I have lived in one of Spartan’s homes for about two years now. It was built in 1960- so unfortunately has a lot of “old home” problems- but Spartan is always quick to respond and fix the issues with no hesitation. Patti, specifically is wonderful to work with. Very approachable and professional. The app and website are very user-friendly and easy to navigate. I would recommend Spartan to anybody!

Many property management companies treat tenants like they are simply a 'rent' payment. Spartan treats their tenants like family that truly cares of our day to day experience. It has been a learning curve for me, having never used a property management company before, but Spartan PM (special shoutout to Patti) has patiently and kindly walked me through all my questions and fears. They are prompt to take care of problems that arise, big or small, and communicate well! And see all those leaves? Lawn service is included and takes care of all of that for me! Experiencia fantástica: I don’t think I’ve ever posted a positive review about a property managment company. We’ve now rented with Spartan Property Management for about four months and it’s been an over all great experience. The rental industry in Boise is very competitive so we put in our application and fees within 24 hrs of seeing the rental and got it right away. We’ve found that the office team is kind and communicates clearly without any hassles. So far they have been fair and made sure to hire services immediately for any issues the rental has had ( I.e. replacing the water heater when we first moved in). They even hired a great company to do the services, instead of a do-it ourselves handyman to save money. The rental costs are high, but very normal for the size and location in this city. Honestly for the level of care they have put into taking care of the place though, and treating us well, I am happy to not be dealing with a slum lord and am happy to pay the price we pay. Specifically with our house, we absolutely lucked out finding such a perfect place for our needs with a yard, three bedrooms, and a two car garage that was newly remodeled. We even have the absolute best kitchen appliances I’ve ever seen for a rental. We have been really happy living here and treat the place like it’s ours, and hope to continue having a great relationship with the property management company for years to come until we are ready to buy a house of our own. :) 10/10 so glad we found Spartan Property management and this wonderful house our family can grow in.

Experiencia fantástica: Spartan has been awesome. From the very first interaction to our multiple renewals with them they have kept us informed and accommodating. I struggle with anxiety and Patti has always made me feel so comfortable. Prior to coming here I used another rental property that put me in a bad situation I called my sister and asked who she used cause she loved her rental property manager. She told me Spartan so I went down there. That’s when I met Richard and Patti. They were so nice I ended up crying to Patti telling her my story and she was so empathetic and even got me into the rental home I have now by the next day we had paperwork signed and love my house. I have had the best experience and they have been nothing but nice honest and fair. 10/10 would recommend to my family and loved ones.

You hear those horror stories about things not getting taken care of for weeks or months - that hasn't been my experience with them. When needed, they have been very quick get things fixed and taken care of. Communication has always been great too. If I have questions, they answer them. I honestly have zero complaints about Spartan Property Management.

Experiencia fantástica: I was very impressed with their services. Almost all of the property managers I reached out to don't answer their phones but they answered right away and not only that but they were very prompt to get me the information I needed. I hope to work with them in the near future.

Experiencia negativa: if I could give zero I would . Spartan property management rented me an apartment with a huge black mold issue and they were aware. I have reason to believe that the mold is coming from inside of the building, which is a triplex. Which means that I was not the only one being exposed to black mold. I can list with documentation and proof at least four times where I reached out to property management asking for the mold issue to be fixed. In an email patti admits that this is an issue that was present before I moved in. In fact during our final walk-through before we get the keys, she tells me “oh by the way, this bathroom is super prone to mold. Make sure that you ventilate it a lot” she also said that the fan was broken in the bathroom. I cleaned it about three months into moving there and it was not broken, but it did have a lot of black mold on it. These people are so slimy that they charged me for supposedly breaking a clip on the fan that was supposedly already broken according to them. In April and I believe it was the sixth I reached out via email after speaking to a lawyer and the Attorney General’s office about the mold issue and what I can have done because I could not afford to move out of that apartment . By law the first time I emailed them they should’ve had that problem fixed within 72 hours of my notice. Every email that I ever sent them or every time I ever asked for it to get fixed I was told that it was an as is property. Or that I just needed to put a fan in the bathroom. The problem is the mold is not only in the bathroom, it’s on the outside of the building, it’s in the windowsills, it’s in the baseboards. Even though this property is a as is property it is an uninhabitable environment which by law means they have to repair it. Although apparently this property management company isn’t aware of that or they choose to deny that. Not only is it disgusting to live in, it is deadly. I became so sick living here I was dependent on an oxygen machine at night and mode days for four months.In April, when I discovered the mold was all over the apartment and in the walls I spoke to a doctor about it and I’m currently getting tests right now to see what kind of harm my body experienced from living in that apartment. I will also note that they chose to not renew my lease the day after I gave them a deadline on fixing the mold issue. They didn’t even respond about the mold issue in fact they got me to agree to end my lease a month early and when I asked, will the mold be fixed, they would avoid that question entirely It is probably safer to live in your car than to trust renting from these people. Patti is extremely incompetent, rude ,demeaning, and overall a horrible property manager. Whoever is in charge of maintaining these properties is also just as horrible because this property that I lived in should’ve been condemned years ago. I will make sure it gets condemned, but that should’ve been their job. In conclusion, I really hope I’m the only one that experienced this. Here’s some pics

Experiencia negativa: BEWARE I have never been yelled at on the phone by a property management company before renting from this place. they WILL CHARGE you for ANYTHING they can squeeze out of you. they will charge the MAXIMUM amount legally allowed for literally anything you can think of,you have to pay or get a 3 day notice. They have multiple phone numbers they call you from(including office ladies personal phones), and they drive by your home to make sure you're "compliant." the 2 office ladies are unprofessional and extremely rude and very judgemental with snide comments. They lie about having septic tanks when really they built out of code waste systems that flood the neighbors house with raw SEWAGE if you flush more than 3 squares of toilet paper. then they will charge you $500+ for a plumber(who is actually a tenant of theirs) to come out and flip a switch, but lie and say the plumber had to "snake out the pipes." ...if you so much as have company overnight, they WILL leave a notice on your door and fine you. They have no problems evicting single parents, veterans or disabled folks. They get their $$$ by charging fees, and taking people to court. there's so much more horrible things I could write. i wish i could give zero stars and i wouldn't recommend this slumlord to my worst enemy. They will probably reply to this post denying or saying I never rented from them like the guy who posted previously.

Experiencia negativa: Terrible place to rent from. Everyone in our building has been scammed out of money. Multiple people have gone years without getting any violations but ever since Audumn has started working over 5 violations have been given out in the last month. No matter how good you are with your property or how well you pay your bills this place will find a way to take your money then boot you out. DO NOT MOVE IN HERE.

I tried another company but they were not prompt at getting bids, only got one bid for plumbing and it was scandalously high even for plumbing. Experiencia fantástica: I would like to write a review about my experience with Spartan Property Management and Audumn who had helped me along the way. First of all it had been awhile since I had to fill out a rental agreement and Audumn was kind enough to go through the application with me. Also when I did qualify Audumn called me right away since I was on a timeline trying to get into a home. Spartan has been very quick with any troubles that I have had and fixed in a timely manner. I would also like to point out that I had a family emergency and they were able to work with me making it feel like they were not just a business, but actually care about their tenants. Also I would like to thank Audumn for all of her help and taking the time to make sure it went smooth. Greatly appreciate everyone that works at Spartan and highly recommend them if anyone needs to rent.
