Experiencia fantástica: My family and I rented from Eric and PMV for about 5 years at 2 different houses. They have always been great about any issues with have had. When a newer larger house came available after our initial rental, they made it super painless to move into the new place during the middle of my other lease with no problems at all. I would definitely recommend them if you are looking to lease a house anywhere around the Shenandoah Valley! Very good communication and quick to take care of problems!

Experiencia fantástica: Overall had a good experience with this management group! The tenant portal is easy to use, and its equally easy to get a hold of someone in the office. I had an issue where something that was discussed verbally did not result in an email follow up as I requested. (I should have noticed and followed up, but life got busy) However, when it came up months later, despite the lack of paper trail and no one in the office recalling the conversation, they ultimately honored what was discussed. If you advocate for yourself and take care of their property, I believe this is as good as it gets renting these days.

Experiencia fantástica: After managing and doing the maintenance on several properties that I had inherited from my parents 33 years ago, my husband and I decided it was time to retire and turn the work over to a management company. We researched local companies and chose Property Management of VA. We met with Pam, Eric and Andrew and went over details of the contract. This company has maintenance teams that are on call for repairs. They are available and considerate in getting our approval on any issues. We are very pleased with their professionalism and work ethic. We trust them with our property and look forward to a profitable future.

Experiencia positiva: I don’t use this company personally, however, my neighbor does. There was an issue with their tree towering over our property, low limbs, large broken branches, had they broken off, it would have taken out our privacy fence. I contacted the manager and within a few weeks, the situation was taken care off. The tree turned out to be diseased and would have continued to have problems. Thank you Eric, for your diligence and help with this matter.

Despite our repeated attempts to address legitimate concerns, we've faced dismissiveness, lack of transparency, and retaliatory responses. Key Issues: Safety Hazards Ignored - Despite repeated warnings, electrical and fire hazards remained unaddressed for an extended period until intervention by local authorities and our advocacy led to remedial action. *Lack of Accountability* - False claims of inspections and investigations involving lease and safety issues. - Disregard for tenant rights and local authorities' recommendations. *Retaliatory Behavior* - Threats of illegal eviction. - Boundary violations - Retaliation *Unprofessional Conduct* - Dismissive and aggressive tone. - Failure to provide necessary information. We urge prospective tenants to exercise caution and consider alternative options. Experiencia fantástica: I have never experienced the level of care and professionalism from any landlord/property management company. All of the staff at Property Management of Virginia that I've had the pleasure of meeting and working with have been amazing! They are courteous, honest, knowledgeable, and quick to respond to any question or concern. Not only am I impressed with the staff, but I also appreciate how well they take care of the homes they manage. When I rent from Property Mgmt of Virginia, I don't have to worry about any hidden issues within the home. I can rest easy that they have cared for this home as their own.

As an owner of several rentals himself, he has a deep understanding of the market and gave me clear and valuable guidance on best tactics and practices. Eric keep me updated on his progress on finding a tenant and after taking his recommendation on how to adjust the advertisement, he quickly found an outstanding tenant for me. I was extra thankful he was so willing to respond quickly and in full to all my questions, big or small. The process was so easy and successful I would never hesitate to use him again for Lease Up Services or to manage a rental if needed. Thank you Eric!

Experiencia negativa: Military daughter & USPS mother. Horrible speaking to employee by phone, man totally rude for 25 minutes & discriminated against me over my service dog. Raised his voice at me, argued, explained what he was asking me to do “send documentation for my service dog” was against the law. I’m disabled and have two types of federal government disability income USPS & SSDI. A handicap license plate, adopted service dog through Fairfax County fully trained and 4 yrs old when they county helped me find new service dog when mine died. Rented with my service dogs 2014 to present no issues. 33 Birdale Dr, Weyers Cave, VA, 24486 rental house found on Zillow. I doubt knows how this company is costing them over qualified potential tenants in income, credit score & background. By violating fair housing laws and discriminating against disabled tenants over a service dog. Submitted application & even proof I’m disabled. Then was asked about service dog because I included that info. I’m not trying to sneak a pet dog into rental unit as federal government employee for 37 yrs when I have a service dog. No one should treat a potential disabled tenant the way I was treated because they are disabled and have a service dog. The man was yelling at me and said I “wouldn’t quit talking” so he could answer a question. I was forced to defend myself and explain laws he was breaking. He was rude, argumentative, loud, abusive, and violated the law for 25 minutes! I tried to educate him about service dogs. His response “I have to treat you like anyone else who wants to rent”. He didn’t, he treated me differently because I’m disabled and have a service dog. Saying “need proof of service dogs training to be service dog”. I have a doctors letter for my service dog and doctor never met dog, knows I’m disabled 1990-present. I don’t share private medical information with strangers just to be treated equal to other applicants applying to rent a house. All disabled American in United States is allowed to train their own service dog. They do not need special training and certification to be a service dog. Dog does tasks for a persons disability, there are many types of disabilities and tasks dogs do for their disabled owners. “When it is not obvious what service an animal provides, only limited inquiries are allowed. Staff may ask two questions: 1) is the dog a service animal required because of a disability, and 2) what work or task has the dog been trained to perform. “Staff cannot ask about the person’s disability, require medical documentation, require a special identification card or training documentation for the dog, or ask that the dog demonstrate its ability to perform the work or task.” Does the ADA require that service animals be certified as service animals? A. No. Covered entities may not require documentation, such as proof that the animal has been certified, trained, or licensed as a service animal, as a condition for entry. ADA: Staff are not allowed to request any documentation for the dog, require that the dog demonstrate its task, or inquire about the nature of the person's disability. Do you need documentation for a service dog? You are not required to disclose your disability and to submit diagnostic documents. Landlords only need to know that you are disabled and your service animal can benefit your health and safety. Then he wanted my credit card info for a $35 fee for my application and a hard inquiry on my credit report. It was obvious I was not going to be offered a lease over service dog no matter what proof submitted or paid. Wasn’t offered tour of home after submitting application and proof of income and credit score along with social security number drivers license number and license plate. Feel tricked into sharing too much private personal information trying to apply for rental house. Refused because I’m disabled with service dog. I’m exceptionally qualified to rent house I applied to. Rent lower then what I’ve paid Fairfax 2009-2022. Income is over 3 times the amount of rental home & my credit score in 800’s.

Experiencia negativa: Poor attitude from the staff and appliances not serviced well at all,they don't truly care about the renters or property once they rent it out. Over all I'd advise staying away from these people.

Experiencia negativa: HORRIBLE company to work with. they seemed nice enough at first, the apartment was older and had structural flaws(deck caving in, front porch railing broken with nails sticking out, unstable front steps) but was available immediately and i was on short time schedule. about 10 months in they claimed they got a complaint from our neighbor regarding my significant other(stating he was brandishing a weapon even though he is a gun instructor and has to carry such equipment in and out of house) and they decided to increase my apartment checks. after one of my apartment checks they let my cat come in from outside(they live outside exclusively but will come in and try to visit if you let them) and then locked him in the house with no way of getting back out for food, water or bathroom. then proceeded to claim i had broken the pet contract and my leasing contract would not be renewed. at this point i agreed to go our separate ways at the end of the contract. a month PRIOR to my move out date, the owner observed that it looked like i had moved some of my stuff out and began letting himself and his crew in to do construction on the deck with all their equipment in the house. i attempted to leave the door unlocked for a cleaner multiple times only to find out the owner was letting himself in then locking it back up after. needless to say i was then unable to stay there the last month i paid for and it made it very uncomfortable to get the remainder of my things(door mats, door hanger, etc). SINCE, it's been 3 months and i still haven't heard anything from them or received my security deposit back. i will never rent from them again needless to say. AVOID

Experiencia negativa: Not an equal opportunity! Tried twice Military Vet family nothing possible to stop the application, still wasn’t good enough. 1 income itself is 4X the rent. The other income was given 2 week notice cause it was brought to my attention it wouldn’t count due to relocation with them. Don’t waste your time nor knock down your credit from this management facility. I wouldn’t even recommend 1 star but I had no choice. This was the 2nd time after Pam told us what to do to be approved. Adam told us because 1 person wasn’t employed we couldn’t be approved. “Military Family w. permanent income.” Adam told us to try again in 6 months. In which I WILL NOT be doing for a 3rd time. Still was charged an application fee BOTH times.

Eric has been extremely helpful and responsive, and willing to help me with my search in any way possible. The difference between the way Eric treated me and other Property Managers, upon learning I am out of state, is night and day! Experiencia positiva: I honestly have to say they are not that bad.. they have taken good care of us Everytime we called. And if there maintenance couldn't handle the job they would hire outside contractors. I admit if you show attitude towards the staff they'll snap back...but take in consideration how many properties they rent/lease they probably deal with alot of ass holes more then we do. Iron fist wouldn't you want someone to protect your property from damage.. I have had my run in with one of their employees. With a bad attitude . But almost all the other staff has been professional.

Eric and Karen have always been extremely nice when contacted. We once had a potential issue with my dog that was mistaken for a different breed and instead of jumping to conclusions they worked with me to provide photos and proper vet documents to prove that she was not, in fact, the restricted breed. The homeowners insurance dropped the issue when they realized it was a mistaken identity. They are upfront, honest and very helpful. A+++ landlords. -Scott

Experiencia negativa: Worst experience I've ever had dealing with a landlord. Property Manager, Karen, repeatedly misinterpreted the facts, got argumentative and pushy when I was in a fragile emotional state and trying to leave, refused to return to civility even after I apologized for reacting poorly, and then repeatedly tried to evict my father for any infraction she could find, and didn't even engage in that process professionally. She failed to give notice of cause during eviction, or establish the facts of her complaints. We both left feeling emotionally traumatized, and she continued to badmouth my father to other landlords during the process. This office is run by a terribly unprofessional and mean lady. Do not do business with these people.

She told me about multiple units available and was considerate about my needs. I am definitely going to check out some of these properties and see what they are all about. I am very thankful I had someone so helpful take the time to talk to me and show me my options. A+ !!! She even walked me through the website when I couldn't specific pictures. Refreshing to speak to someone who actually cares!
