Experiencia fantástica: Our experience has been positive, our resident manager Jesse is awesome and I would rent with this company again based on living in one of their properties over the past year.
Experiencia negativa: I’m writing to document my experience with The Lapham Company’s handling of a serious tenant safety issue at our building. Over an extended period of THREE years, multiple incidents involving violence and erratic behavior from one tenant were reported to management. These weren’t vague complaints. They were documented in writing, supported by recordings, and accompanied by police reports, and they were submitted repeatedly. Despite this documentation, Lapham’s response was slow and inadequate. Reports went unanswered or were met with long delays, and meaningful action to protect the other tenants never came. We were left feeling unsafe in our own homes while management deferred and delayed. Eventually, Lapham staff stopped responding altogether regarding this violent tenant. Landlords and their agents have a duty to address known safety hazards and to maintain a habitable home and the quiet enjoyment of the premises for their tenants. These obligations were not met here. Rather than resolving the situation, the company sold the building to a new property management company with NO communication to tenants. That left every tenant starting over, having to re-document and re-advocate from scratch for something basic: a safe, quiet, livable home. If you are considering renting from a building managed by Lapham, please reconsider. Documented safety concerns may not be treated with the urgency they deserve. Their office appears to be either understaffed or grossly disorganized and no one person takes ownership for tenant complaints of this sort. I share this in the hope it helps other tenants make an informed decision.

Experiencia negativa: UPDATE: I can hear every single thing the upstairs neighbor does. I even know when he’s in the kitchen. I can hear every. Single. Footstep. Every noise from the above unit radiates throughout the whole apartment. I can’t sleep or get any peace. Also, this same neighbor unlawfully entered my unit and the only solution was to call him. I do not want to be here. I do not feel safe. I do not feel comfortable but the property management company won’t even respond to my calls or emails. I’ll never trust Lapham again. The property manager, Jan, told me the owners don’t care about the building. I wish he had of told me that BEFORE I moved in here. He even told me they’d never approve my transfer. So I was reluctant to ask to transfer to a completely different building which is what I wanted, especially in order to get away from the creepy neighbor that came into my apartment when the door was closed but unlocked during maintenance. My safety has been compromised and these people couldn’t care less. It’s baffling. It’s also worth noting that whatever repairs were done were due to extensive advocacy on my part. And none were cosmetic. They literally had to replace the balcony door because it was initially installed upside down. It took them two months to believe me (I reported multiple times that I could not open the door) and another few weeks to actually install the door. Atrocious lack of accountability. I transferred units at the beginning of August. I used the thermostat once and it has been stuck at 80 degrees since August 1. Now I’m being told that the “vendor” won’t be available until August 19th. I’m sure there must be more than one contractor in the Bay Area that can address this issue but no such option has been offered. I’ve also been told it will take the vendor so long to address my concern because “the building is old and multiple other units are having the same issue.” I’ve never lived somewhere where there’s no accountability. Just excuses. The building is old…deal with it. I regret this move every single day. I transferred units hoping to improve my circumstances but it’s the same thing. I will NOT be renewing my lease. I should’ve trusted the 3 star overall rating. 3 is too high. I’ve been extremely stressed since moving into this unit. There’s water damage in the unit and I can’t get a response. I have to wait weeks for maintenance requests to be addressed and sending emails to management is similar to throwing a paper airplane into a black hole. I will be leaving as soon as is legally possible.
Experiencia negativa: Currently going on my sixth day without heat in my unit despite emailing them daily.They defer all responsibility to their vendors. They do not care about tenants in any tangible ways.
Experiencia negativa: I will give them some zero maintenance report for not fixing my buzzer since 2022 after I was release from stroke rehabilitation, I leave in 433 Perkins Street for 35 years the telephone for buzzer doesn’t call me to buzz in the buzzer and I end up going down to the lobby to open the door and difficult for me to comedown. I m having severe anxiety stress and get frozen, to make a step and shortness of breath this is a medical liability until now my buzzer not working at all and I’m having the signs and symptoms today.. 3/6/25. This is been going on for beyond pandemic. I reported many times with J and R it’s in convenient for me and frustrating. Can you please do something about it. This is very important to me I can’t go down every time half of my body is semi paralyze.
Experiencia negativa: from initial move in, apartment needed a few bolts/screws that were missing from cabinets, over a month later-never heard a peep from maintenance, fixed it myself. large rodents have been seen in the stairwell numerous times. accidentally left key in apartment at noon while grocery shopping & was given over 8 hour delay in arrival, so all the frozen things have thawed. ridiculous.
Experiencia negativa: Be CAREFUL Oakland - almost everything is owned by Lapham. It’s because the price is okay by them right now compared to others. But then that gives them the ability to buy up and manage more and more. As soon as a company has monopoly — they WILL raise their prices and take advantage of us. And we won’t have any other options. Be careful. —— Beware: do NOT rent 479 Merritt Ave apt B I recently toured a property listed in this building listed at $1895. Unfortunately this unit already had an approved application so I was shown another upcoming unit - almost identical - the same view, size, and location - only one floor difference. There were multiple people interested in this almost identical unit, so they raised the price to $2195 — $300/month more than the listing from less than a week prior. I thought it was egregious and spoke with the building manager who reported the rent was typically the same price for both units, but “don’t quote me on it.” I even talked to Lapham and asked why this might be the case. They responded it was because “renovated appliances.” I responded that the appliances were similar and in fact this unit had a smaller storage closet. They responded “the pricing of units fluctuates and there is a multitude of factors involved.” Are the multitude of factors greed? The haves taking advantage of the have nots? I feel like they were taking advantage of my (and others) hard time. Good luck out there everyone. Stay safe.

They have been extremely helpful at all stages of the tenancy, and remarkably efficient. Special thanks to Mia who helped me a lot with the security deposit. I was super satisfied and I definitely recommend.

Experiencia negativa: Horrible experience MULTIPLE times with the management at Lapham. On two separate occasions after touring and having an approved application in their system, they have left emails unanswered and calls unanswered for two weeks. When we can finally get a hold of them, on both occasions we were told the units we were ALREADY in talk with them about leasing, has been closed by someone else. Absolutely ridiculous and unfair to pay an app fee only to get ignored by the company and told that we missed a property we were ALREADY actively putting an app in for. I’ve scheduled a tour with them at the start of the week only to show up for the tour and be turned away because the property manager didn’t know about any tours because the unit had already closed!! This is ridiculous!!! Their site is never up to date with what properties are and aren’t available, it’s very misleading and very frustrating working with them. Don’t recommend at all.

In my last apartment at 366 staten avenue, Apt manager Nancy truly stood out. Her dedication to cleanliness, creating a cozy atmosphere, and fostering a friendly community didn't go unnoticed. Nancy's efforts made a significant impact on my living experience, and I believe she deserves more recognition for her exceptional service.
Experiencia negativa: RUN If this is the property management company for a place that you are thinking of moving to, they are the worst at communicating with tenants, we had issues from the initial tour until their contract with the building finished. If I could give it 0 starts I would do it. If you want a response from them go in person to their office, they will lie to your face with excuses like "my computer was acting up and couldn't see your communications" or "we were about to tackle that issue" but at least you are not ignored by email. Some of their employees also made us feel discriminated against. We had issues with brake-ins, unauthorized parties, stolen mail, mold, homeless people roaming around the premises and more, they never did anything to solve the problems. I feel bad for the maintenance guys, for our building was only one guy that cleaned the hallways, did the gardening, general maintenance and other activities that will have his hands full having him prioritize repairs, that shouldn't be his call. During the winter they ignored any of the complaints from the other tenants about the heater. Long story short this company sucks, just run as fast as you can!!!!! First couples of pictures attached are some of the leaks we had that were never addressed causing mold in the walls and even mushrooms grew!!!! Other pictures are the conditions of the apartment when we moved in.

Absolute horrible management run by Christina, they neglect tenants concerns, doesn’t respond back to law enforcement, constant break ins to our vehicles and houses, (7 break ins just with my stuff in 6 months) other tenants have also complained about their things being broken into, declines phone calls about safety concerns after coming home to a random man that broke into my house and locked me out, appliances not working in a newly renovated apartment, no one comes and cleans up the property, constantly tries and raise our rent…didn’t respond to someone breaking into my apartment for 3 months with all my concerns but sent out an email wanting to our raise rent. Btw any apartments owned by this company that say they have surveillance, don’t, the owner doesn’t like video cameras…weird with all the break ins that keep happening…It shocks me this place is still up and running with the extent of there neglect to tenants and concerns.

Experiencia negativa: Slum lord family company who have been ruling over Oakland for decades. Pricing people out of historic buildings, gentrifying the neighborhood. Instituting policies that benefit the company and hurt tenants. Try to force you into monthly auto payments that deduct from your bank account earlier than the first of the month. Possibly operating illegally (changing leases without notifying tenants). No wonder there are lapham vacancy flags all over the Bay Area. Gross company! Should have listened when everyone warned when they took over property management of our building. AVOID.

I know property management companies get a bad wrap, but this seems like a well managed company. I’m happy with my encounter and recommend this management company.
Experiencia negativa: If I could give this property management company zero stars I would. They are horrible. The on site building managers where I live do not take care of the building or clean it on a regular basis. They are rude to tenants and do the bare minimum even allowing residents to take care of things like bringing in recycling bins. We’ve had many break ins and reported them to no avail. The property manager hasn’t even responded to my calls or emails. I do not understand how people can be so bad at their jobs and keep them.

Experiencia negativa: When you have have to request maintenance in your apartment they give you the run around and they do not maintain the property. I have had busted out windows in my building for months now despite me reaching out to have them fixed or boarded up.
Experiencia negativa: Awful communication. Not only do they not respond to important questions, but when they do they are very rude. It was like dealing with an internet troll. They treat property owner and tenants awfully. They hold significantly more money in their trust accounts than agreed upon. Do not give your business to Lapham, they are TERRIBLE.
Experiencia fantástica: Joan from this company is simply the best. She responds quickly to emails and is very accommodating. Last year, my roommate and I had to cancel our lease due to our school semester becoming completely online (so we did not need to live near campus). We were able to cancel without penalty. This year, I tried contacting her about the availability of units and she was able to offer us a unit that was within our price range. She is so helpful in providing us with all the information we need, and we never stumbled upon any problems with the application process. Joan is constantly willing to help us out, and my roommates and I very much appreciate that. Simply put, the service is amazing.

Experiencia fantástica: Best property management company I’ve had in the 6+ years I’ve been renting apartments. Lapham took over management of our apartment complex late last year. I expected a nightmare when dealing with the “new management”. I was wrong and so surprised about it. They turned out to be extremely responsive and on top of everything. We had an issue with our rent payment during their first month handling things and they were able to correct our account as soon as we called them. We moved away from Oakland about a month ago and had to break our lease. Lapham was so understanding and supportive. They were able to give us a break on additional fees and rent for the time we were not occupying the space. They made our move-out process during quarantine as easy as we could have hoped for. Thank you!

Experiencia positiva: It's a typical property management business who manages properties on various cities. They manage my building and are okay. The lady who handles matainance is who I mainly deal with and she's good at her job.
Experiencia fantástica: Very professional company with good communication. I had a situation where I got mugged on the block (not their fault at all, just bad luck) and they were very kind and gracious in letting me break my lease with no penalty and my full deposit refund. Grateful, Lapham.
Experiencia negativa: They may be the worst housing company I’ve talked to over the phone. Any time I’ve called they do their best to end the conversation as soon as possible without even giving help. Half the times I’ve called they haven’t even answered. Also they are not very responsive once you turn in the housing application which can be very stressful. If you can avoid calling them it’s in your best interest because they won’t help you!

Experiencia positiva: I gave a 3 star so far because I'm waiting to see what happens with "a missing" rent payment that was submitted a month prior to being due. Was delivered to my property managers drop box as instructed (like I had done prior with no problems) and I return home yesterday to an eviction notice. So.....we shall see how Lapgam handles this
Experiencia negativa: One of the worst management companies out there. When we asked for maintenance help (since we had no power in half of our house), they expected us to do everything ourselves. When we weren't able to, they finally sent someone but only after a week. Lapham employees are often passive aggressive and condescending. They don't care about customer service at all. When our building was bought by a new landlord who unfortunately uses Lapham, they gave us absolutely zero information about how to pay rent. When we called to ask, the person working there yelled at two of my roommates and blamed us even though they had failed to let us know how to pay. I think we talked to three mean and unhelpful people in just that one day.

Get to the open house and all studios and 1 beds have been leased and are unavailable. The least they could have done is email or call me saying the unit was no longer available . I told the lease agent exactly what I thought and she said "well i never got an email from you." So that right there explains it I guess. If you cant communicate with a potential resident why would someone trust you as their property manager.

Experiencia negativa: Awful company, I''ve had to deal with blight on the property for so long. They gutted 2 units in my building and literally just threw all the garbage out the back window into the back yard to sit in an unsafe and unsanitary junk pile. I asked them multiple times about my rent increase to be told there was not going to be one, then I get a letter right after saying that I owe them the rent increase. I've had to deal with them a lot and this company is unprofessional, inept, and a bunch money grubbers. I would avoid renting from them at all if possible other rental companies I've dealt with are much more competent than them.
Experiencia negativa: Absolutely the worst company I have ever had to deal with. My roommate almost died from carbon monoxide emissions in our apartment, and Lapham took weeks to repair our heaters, which they turned off and never turned back on despite emails from us about it. We went on to be cold and without central heating for two winters. Our apartment was robbed a few months into the lease, and when I wrote a letter to Lapham detailing our experience and our neighbor's experience of being followed home by a stranger, they responded not with alarm or concern, but with a statement saying they would not put in a gate because I had signed a lease with a building that came that way. In our last months of residency, we had black mold growing under our fridge from a leaky pipe in the fridge. It took MONTHS, with frequent calls and complaints to Lapham to get them to get our fridge replaced. It has taken an extra month to get our security deposit back. Their incompetence is dangerous and criminal, if you value your well-being, please DO NOT RENT FROM THIS COMPANY. What a bunch of greedy people. It disgusts me.
Experiencia negativa: Terrible customer service. The Center Street property in Castro Valley is falling apart. Management and owner do not care. Window leaks seriously over sill, down wall, behind electric wall heater creating both an electrical hazard and environmental hazard with mold and mildew. We had to move out twice last year while they "fixed" the problem. How do you resolve a leaky window? By replacing the window. Will they do that? No! Instead they opted to paint the building saying that the problem was the water was penetrating through the stucco. Are you kidding me? I showed them videos and still pictures of the water coming in through the window and still they did nothing. So we finally just moved out. We can't take the health and safety issues anymore. In addition the guy below us was a chain smoker and the smoke comes up through the vents into the upstairs apartment. Then he goes outside and the smoke comes pouring in through the unsealed windows. All the complaints about illegal smoking on the property was acknowledged but nothing was done about it. The manager told me he was happy to see me go because now they can raise the rent for the next person by $700. Will they replace the window? Or deal with the smoking issue? Absolutely not. They simply don't care. Find another apartment! You will get no help from this management company. The guy that is supposed to be in charge continuously ignores all emails and phone calls. Did I say, "They don't care?" At $2300 for a 2 bedroom apartment your health is worth more than that. Buy a house! Don't live here.
Experiencia fantástica: I haven't had any issues with Lapham. Lapham has been surprisingly great especially considering their size. Ive been in a Lapham-managed building for four years and everything has been fine. Ive had 4 apartments in the Bay Area and found Lapham to be the best by far.
Experiencia fantástica: First of all, this is a property management company, so I don't think they're going to make everyone happy. I lived in Lapham for 15 years and for the most part really thought the company was responsive and did a good job keeping up the building. They replaced the leaky roof, replaced the ugly and worn-out carpets in hallways, painted the exterior of the building, installed a new garage gate, and always responded promptly to my maintenance requests.
Experiencia fantástica: I've lived in two residences owned or managed by Lapham and in both I found the application processes very quick and easy, the apartments a good price compared to the rest of the market, and timely repair services when repairs were needed. Joan is always helpful and they are very responsive when I have questions. Actually, I have no idea what conditions I would be living in, or what I would be paying if I hadn't found Lapham, but I guarantee it wouldn't be as nice as what they've provided.

Experiencia negativa: Very friendly and helpful, but be aware that the application fees for taking over someone's lease are NOT reimbursable. If you pay the fee and they do the paperwork to approve you for being added onto a lease, you CANNOT get your money back if you don't end up moving in. Basically, there is a $180 application fee for taking over someone's lease. This is not made totally clear when paying this fee - I remember them saying I could get the money back if I did not end up on the lease, but this was apparently not the case. Now I'm out $150 just for having decent credit, an income, and expressed interest in moving into their property. This is a red flag - visible shady practices like this are usually evidence of other undesirable things going on under the surface.
Experiencia fantástica: I love these people! The person who facilitated our rental was amazingly helpful and able to work with my wife and I on several points. The place is right next to Lake Merrit with an amazing price for this part of Oakland. The building is well maintained. But most importantly every member of the Lapham staff I have dealt with has been kind, professional, and courteous. If you're looking for a place to stay in Oakland I highly recommend giving them a call.
Experiencia negativa: In my experience as a tenant under Lapham I have found them to be pathetically unprofessional and unresponsive to even the most basic of requests. I am still waiting on repair requests from when i first moved in, I have literally had a broken window for over a year. At the start of this year they let the washing machine sit un-repaired for two weeks despite multiple requests, unfortunately things like this are a regular occurance. Incompetence isn't enough for Lapham though, as their office staff posess infuriatingly condescending attitudes and are actively hostile to tenants

Finally, I decided to call Lapham and within 2 hours there was a man at my door to start up the heater (stubborn pilot light). They were faster than PG&E, very quick to respond. I'm grateful tonight to be writing this review from a warm bed. Thanks, Lapham!
Experiencia fantástica: I own property in Rockridge which Lapham is managing. The management and staff at Lapham are absolutely professional. I have found them extremely competent and they have been very response to my requests for information have given me sound advice. They react very promptly to our tenants' request for repairs and they utilize competent and professional contractors. They anticipate problems and solve them before they become major. Retaining Lapham was among the best decision that I have made with regarding my property.

The application process was quite easy and Joan was very friendly and helpful. It was really nice to be welcomed in a town that has such a rough reputation.

We just moved to the area so we had to travel to come look at the property and they were very accommodating. Once we were very late due to traffic and the agent stood by until we got there to show us a property. We just moved in and everything’s going smoothly. Final walk through before move in looked spotless. I’m ready to start out time here in Oakland.

Their staff are very friendly, highly professional and were able to accommodate some special needs I had in finding a rental. They also offer a great website that makes it easy to put in a maintenance request.
Experiencia positiva: Our apartment was only managed by Lapham for about a year before it was purchased by a new owner and switched to another management company. The few problems we had during that time were taken care of quickly and efficiently by them. I wish the current owner had stuck with Lapham but it wasn’t my decision.

I find them to be an excellent resource with repairs and a timely agency in their responses. Their range of services and intuitive decisions my life stress free living in their property. Great company and I’ve had no issues.
Experiencia positiva: I’m very happy with the cottage I am renting. My cottage has a large, updated, modern kitchen, hardwood floors, a claw foot tub, pretty rose bushes planted in the front, a private yard and was nicely painted upon move in. I wish they had put grass in the yard instead of leaving it as a dirt lot, but that’s a minor complaint as I was told we can landscape I however we want. There is a common laundry room for all the cottages too which is very nice.
Experiencia fantástica: I've dealt with nearly a dozen property management companies in all the years I've lived in Berkley, and I have to say that I had the best experience with Lapham. They have been reliable and consistent in their service. I can see myself staying with them for a while.
Experiencia fantástica: I found Lapham company on craigslist housing ad and was able to schedule a viewing quickly. The application process was also efficient and painless-- we heard back from management that our application had been accepted the very next day and were able to schedule a walk-through and pick up the keys less than a week later.

After leaving a message on the maintenance line, I received a phone call the same day and a plumber and a technician were scheduled to come the very next day. I have never experienced such prompt service from a landlord/management company before.
