Experiencia negativa: I would give 0 if I could. Simply put, I don’t trust Revolution Property Management. We signed with them only about two months ago and have already decided to move to another company. That’s how bad the experience has been. The biggest issue has been the constant billing and the way every concern seems to get justified instead of actually addressed. We were charged lawn fees on 7/20 and 7/23. When we questioned it, we were told those services happened before the tenants moved in on 7/6. Well, we were also charged a lawn fee on 7/8. We had asked numerous times to switch from weekly to biweekly service, yet the billing continued. We were also charged over $400 for garage clickers even though we had already communicated that the property had clickers and we personally left them at the property before the vendor arrived. Despite that, we were still charged for additional clickers and Revolution charged their 10% fee on top of it. The 10% fees are another major concern. Zach never told us Revolution would charge an additional 10% whenever they sourced a vendor, including the maintenance team on their staff. For maintenance invoices over $500, Revolution requires your approval. You can approve the invoice, decline it with a legitimate reason, or ask for additional quotes. However, we were told that if we requested additional quotes, Revolution could charge us more because they felt they had already provided the best value. That didn’t give us much confidence in the process. To be fair, there were a couple of bright spots. The maintenance manager was professional and helpful. We also had a great experience with Leo when we had a leak coming from the upstairs bathrooms. We explained that the bathrooms had just been renovated and that our contractor would handle it. Leo communicated well, kept us updated, and made sure things were handled on his end. Those interactions were exactly what we expected from a property management company. Unfortunately, the overall experience was the opposite. Andrea was polite and helpful initially, but eventually the responses became more and more cookie-cutter. Our concerns were never really addressed; there always seemed to be a justification for the charge rather than an effort to resolve the issue. Property management requires trust. I no longer have that trust with Revolution. The fact that we signed with them only two months ago and are already moving to another company says everything. If you’re considering Revolution, read the contract very carefully and question every fee. Based on our experience, I would not recommend them.

We were very interested in a property listed by them, but it was impossible to get an actual person on the phone to answer questions or help with the application. AI representatives were the only option. I’m disappointed to have spent so much time and effort (and money) in trying to make this property work. After doing some research it seems this company fails to meet many property managers and tenants needs. Look elsewhere for your future prospective home!

Experiencia negativa: The Spirit Airlines of property management. Difficult to talk to someone on the phone. I saw a $1K loss over a year for my property while this company made $5k-$10K in the same year off me and the tenant. Customer service is awful and they don’t answer all your questions. Between December-January they cut the grass once before we got snow while it was vacant and once after it snowed while vacant. This was over a 3 week period. They charged me a fee because I didn’t want to lower the rent price while looking for a tenant. The tenant and I are both glad they are gone. Leo the couple of times I got to talk to him is great, friendly and informative.

Experiencia negativa: I paid $6800 to move out . My lease ended Dec of 2025 & they are still trying to make me pay 1983 for rent n extra fees added when I paid them EVERYTHING ! I honestly don’t even know the people I’m renting from cause I can never speak with anybody on the phone ! I know some ppl who I spoke with is in MEXICO THATS THERE HOME! I’m getting a lawyer involved atp I’ma be paying rent until my lease was supposed to to BEEN UP! I broke my lease paid $6800 to move out & they still tryna to charge me after they said Dec is my last month paying!!!

We trusted Revolution Rental Management to manage our property, and it has been an absolute nightmare. This company has cost us thousands of dollars and endless stress. Communication is nonexistent. They only respond to emails with minimum details and charge you a monthly fee for phone call support. There are also numerous hidden fees and charges that were never clearly explained when we decided to terminate the contract. The tenant they placed in my home had to be evicted and in spite of their claims of thorough tenant screening, it’s clear that they didn’t do it properly. If you’re considering using Revolution Rental Management, please DONT. They will cost you money, time, and peace of mind. Do NOT trust them with your property. On escalating the issues to their CEO Todd, we get a reply back explaining that none of the listed issues are really Issues with defensive comments. DO NOT USE THIS COMPANY!

Experiencia negativa: Incompetent, Dishonest, and Exploitative My experience with Revolution Rental Management was profoundly disappointing and deeply frustrating. If you’re a property owner considering this company—run the other way. Their business model appears to be built not on effective property management, but on squeezing every possible fee from homeowners while delivering as little value as possible in return. The staff is aggressively unprofessional. Interactions were marked by rudeness, disorganization, and a complete lack of transparency. Todd, the owner, deserves special mention—not for leadership, but for his slick, evasive, and frankly untrustworthy behavior, emulated by his entire employee base. I never once felt like I was being treated with honesty or respect. Their marketing of my property was a complete failure. The listing photos they provided were poorly shot and made the home look uninviting and even questionable. After three months with no rental activity, I canceled and listed it myself (more on the cancellation process below). I removed their photos and listed the property myself, and had tenants signed within two weeks. Attempting to cancel my agreement with them was one giant mouse trap. They pile on arbitrary fees and make the offboarding process deliberately convoluted. Even after I paid their excessive cancellation fees, they attempted to hold my home under their control for another 30 days—a condition that was nowhere in the contract (I had a real estate lawyer review all of their paperwork). It was a blatant attempt to retain leverage and continue charging fees, effectively holding my property hostage. This company is not in the business of helping property owners—they are in the business of exploiting them. Their goal seems to be building volume, not results, and profiting through a system of fees, delays, and mismanagement. Read the other reviews. You’ll see this isn’t a one-off experience—it’s a pattern. Revolution Rental Management is a predatory operation. Avoid them if you value your time, your money, or your peace of mind. **And note all the good reviews you see are with the prior Company, TruHaven, those are not relevant to this Company anymore -- RRM only has awful reviews**

Their rent " "guarantee" program was also difficult to work with as they kept decreasing our property's rent. Not happy at all with the level of service. I do not recommend them.

Experiencia negativa: They seemed very nice at first, but they promote false advertisement and are only here to take your money. Me and my partner moved in on Dec. 17 2024 into our home and loved it! We noticed upon move-in that things weren't in 'good condition' like they noted in our inspection report. One of those many things were our fridge which is missing a whole part, and almost a month into our home we still do not have a working fridge. We are currently expecting (4months prego) and even though I reached out multiple times, and showed proof of document that the fridge is an important essential, they are taking their time, have not given an accurate update. You aren't able to call to speak to someone directly only email, and on top of that the supposedly CEO didn't respond nor help our situation. We paid nearly over $5k within 3 weeks of our stay to keep our obligation but they have not upheld theirs. They denied our rent reduction until the problem is fixed and they are so disorganized, nor do they not communicate within their selves because we were falsely scheduled appt. more than 2 times. They do not seem as if they are for the people, just for the money.

Here’s what I’ve experienced: • The tenant they placed in my home failed to pay full rent for over five months. Despite their claims of thorough tenant screening, it’s clear that either they didn’t do it properly or outright lied. • When the tenant moved out, I had to notify the property management company myself. The tenant stole my washer and dryer and caused over $10,000 in damages, which the company confirmed. Yet, they refused to give me any information on the tenant, making it impossible for me to file a police report. • They refuse to honor the guarantees in my contract, including $3,000 for pet damage, $5,000 for lost rent, and $5,000 for property damage. Instead of using the tenant’s security deposit to help repair my home, they kept it for themselves. • Communication is nonexistent. They rarely respond to emails, won’t share important documents, and left me completely in the dark about the eviction process. • When I told them I wanted to terminate my contract, they threatened to stop the eviction process and void the guarantees unless I stayed with them. I’ve lost over $10,000 in unpaid rent and utility bills, and now another $10,000 in damages, all because of their incompetence and dishonesty. This company preys on property owners and offers no accountability. I’m working with a lawyer now and know I’m not the only one dealing with these issues. If you’re considering using Revolution Rental Management run the other way. They will cost you money, time, and peace of mind. Do NOT trust them with your property!

We had a continuous issue with mold in the bathroom that was never actually fixed. Overcharged on the move out inspection for items such as pet odor with no proof. Would not recommend to landlords or tenants.

Experiencia fantástica: Rachell Runion has been our property manager in Atlanta for a year and a half; we live far away from Georgia. Pretty much everything went smoothly until the lease ran out (we told Rachell we were moving back to Atlanta and needed to move into our house there). She told the tenants in January that they would need to leave on March 31; there was no response. She called, wrote them various times - nothing. Apparently they decided to move out, but in a very leisurely fashion, stopped paying rent on 3/31 but left many of their belongings in the house through May, using the house as an unpaid storage space. Rachell, knowing that we had to move in June, contacted her attorney who came up with a legal plan to move them out in 3 days. Without Rachell’s professional help and graciousness, the situation would have been far more difficult. I recommend her highly to anyone who needs this kind of property manager.

As part of the onboarding process, they performed a walk through and suggested a fix to address one issue to make the house more attractive to renters. They were able to onboard my property quickly and, within a couple of days of re-listing my property on the MLS, secured a tenant - without dropping the rental amount. The TruHaven team has been pleasant to work with and very professional. I would recommend them.

They helped me qualify appropriate tenants by conducting interviews, background checks and credit checks. We even worked with some celebrities who wanted to lease the unit. Over the years we had mostly good tenants but occasionally we had tenants who slow paid the rent, or wanted to break the lease early or had problems with reports of mold. Whatever the problem was TruHaven Homes found successful ways to deal with them and always maintained an appropriate relationship with me and the tenants, and while doing so, complied with local laws and the requirements of the lease. I have had several other property agents in different parts of the country. TruHaven Homes was and is the best. If you’re looking for a property agent who will do the needful and keep you the property owner stress free I highly recommend them as your choice.

Refused to replace a broken door handle on bedroom and absent lock on the only bathroom prior to move in despite previously promising it. I would steer clear of this group. A lot of other great options. They wasted a lot of our time.
