Experiencia fantástica: I’ve been a tenant of Bullock Management Group at two different houses for about 10 years. They have always responded quickly to maintenance request. Even when the request was not an emergency most issues are fixed within a business day or two. In years when there were rent increases they were reasonable. There was never any extra add ons to what you pay in rent. Bullock threats their tenants in a fair and honest way which I really appreciate. Thanks!
Experiencia negativa: Mr. Bullock called my mother and immediately asked, “Where’s my rent?” even though rent had already been paid. During that same interaction, he referred to his tenants as “losers” and attempted to pressure her into paying rent a second time. This behavior raises serious concerns regarding improper landlord conduct in Georgia, particularly if it forms part of a larger pattern of intimidation, retaliation, or false claims of nonpayment. Under Georgia law, a landlord cannot lawfully pursue eviction through false claims of unpaid rent when payment has already been made. If a landlord knowingly ignores proof of payment, demands duplicate payment, adds false late fees, or attempts dispossessory proceedings based on false arrears, that can become significant evidence of bad-faith conduct. Additionally, repeated hostile calls, degrading language, intimidation, humiliation tactics, and pressure designed to create fear or force compliance may strengthen claims when tied to retaliation, unlawful eviction efforts, or interference with tenant rights. If Mr. Bullock is casually calling tenants “losers” while challenging already-paid rent, it suggests a pattern of coercive behavior rather than a clean legal process. For that reason, all communication, payment records, and future interactions should be documented carefully and kept in writing whenever possible.

Experiencia fantástica: I would like to acknowledge Bullocks Management Group for the outstanding service they provided to me and my husband. I stayed at one of the properties this company managed. I have never experienced an outstanding service from any other company as I have from the Bullocks. Every person I was in contact with has excellent customer service. We never had any issues with things getting taken care of or questions I may have had. They were great at keeping the maintenance up and communicating with us with anything they had to get done as far as yearly upkeep. To the Bullocks, I hope that you continue to be successful in your business. Thanks for making me my family feel welcomed!

Experiencia negativa: I was referred by a friend and her spouse to BMI and I thought the experience would be smooth. The lady there icelas is the reason I didn’t take them up on their offer. The place was ok however too much of the questioning me on things that had nothing to do with renting a property was my biggest issue. Even the tone and attitude in the beginning was a bit too much and rude. My experience wasn’t the worst but it wasn’t the most pleasant. THANKFULLY I found a beautiful house 3 bedroom in downtown norcross and I love it!

Experiencia fantástica: Years ago I had to move- on short notice- for a job offer out of state. I had to scramble to find a property manager for my RE holdings, and on a recommendation I went, sight unseen, with Bullock Management Group. That was over 12 years ago, and I have never resented the decision. They have always contacted me prior to making any changes, had the rent direct deposited in my account, and been very responsive to my inquiries whether via phone call, email or text. I went years without ever actually meeting them in person. I jokingly say they are like Charlie from 'Charlies Angels' in that they just take care of everything without my ever needing to see them ;-) p.s. I'd managed my own property for years prior the move (trying to save money), but owning rental property has never been less stressful than it has with Bullock handling it for me. Worth every penny.... I would highly recommend using their services!

Experiencia negativa: Hopefully $50 ($100 if there's two applicants) is of no consequence to you, and if it isn't, you shouldn't be applying with these people in the first place. They took my application fee after they had already taken a separate application on a property, and I lost my money. The guy, Brad Bullock (family business lol), advised me to apply that evening after I saw the property, because "their properties go fast". This is verbatim. Next day, they email me and tell me someone had already applied the day before. They put me through an additional hassle of having some handwritten form filled out by my leasing company; probably to justify stealing my $100. TL;DR: apply at other businesses that don't continue to take apps (after the initial one) just to con people out of their hard-earned money.
Let us begin by saying that our website clearly states that an application should not be submitted until you have checked with the office to be sure that the property is still available. It also states that the $50 application fee is non-refundable. Brad did suggest that you view the property as soon as possible because they go fast. He also said that if you viewed it after business hours you should call the next morning to be sure that it was still available before submitting an app. We are not in the business of taking anyone's money unnecessarily. Instead you put in your application after 10:00pm without checking with the office. Another app came in before yours from someone who called during office hours and checked with us before submitting. If you had called in the morning you would have been told we already had an application. We also updated the website in the morning to state "application pending" to keep anyone else from applying. We processed both applications and the other applicant was able to get approved first. We are sorry that you are unhappy with the outcome and hope that you are approved at another place soon.
Experiencia fantástica: The Bullock Team has managed our four rental houses for 20 years. For ten years prior to going with Bullock Management, we experienced all the headaches of managing our own rental property: advertising, showing property, tenant credit screening, leasing agreements, 24x7 repair requests, non-paying tenants, and even a couple of nightmarish evictions. We have been very happy with the Bullock Team taking over the professional day-to-day management of our rental houses and fast response to our tenant’s needs. We also appreciate Bullock’s many excellent resources; legal councilors, lawn maintenance, pest control, plumbers, Heat & Air pros, electricians, roofing companies, and more. For example, last week one of our houses had the roof replaced and everything was coordinated by the Bullock Team with their roofing resource; shingle style & metal trim color decided, work scheduled, container delivered, and then the old roof was torn off and a beautiful new roof was installed all in one day. We give the Bullock Management Team 5 Stars!

Experiencia negativa: I would give Bullock negative stars if I could. This company is dishonest in the business practices. This company gave me the runaround when it came time for them to do the move out inspection with me. The reason they did not want to meet with me to do the inspection is they wanted to create damage. The area damaged was not damaged when I completed my move in inspection. Nor was there damage when I moved out. These people will create reasons to not return your deposit. I would NEVER recommend this company to anyone!!!!

We are deeply sorry for your issue. The actual Owner that lived there before you had no issues with roaches, nor did his adjacent neighbors. In fact, the entire community is covered by a pest control bond. The town home was inspected and sprayed by professional pest control company prior to move-in. There was no sign of roaches. The maintenance and paint crews that worked there reported no sign of roaches. The final cleaning lady reported no sign of roaches. Our final inspection, along with your several inspections, had no sign of roaches. So, you really have no reason to think or assume we would move you in if an issue existed. We are a professional company and do not work that way. We were also informed that you replaced the oven that was in the town home. Hopefully, it was new? We have provided you with follow up treatments from a professional pest control company per your request twice and will continue until problem is solved. These treatments are not instant and require follow up and a few trips. I am not real sure how a negative Google review helps. Maybe once you realize our effort to respond to your needs, you will consider removing this review as it is simply unwarranted. Thank you!

Experiencia negativa: I went to view their property in Sandy Springs on Winding River Drive 3-13-19. I was given the lock box code. Upon entry the first thing I noticed was the overwhelming smell of pet urine. To be honest the unit was spacious newly painted & clean, however there pet odor was too overwhelming. I called the following day to advise them that I liked the property minus the pet smell, and asked if the carpet could be replaced. The rep there told me that "once the unit is put on the Market it is as is" She also checked some sort of documents to verify if the previous tenants had pets, She then said she did not have any verification that they did do they didn't.....I informed her that I work for a property management company as well, as a contractor/handyman & we replace carpets all the time for this very reason. All she did was over talk me disrespectfully while trying to defend their nastiness of having a possible tenant move into that unit Winding River Drive 290K
Sorry I missed this one....For someone that claims to be in the industry, you have zero knowledge of how things work.The unit had just been deodorized and did not smell of urine. It may have smelled wet or musty do to little air circulation at the time or until it dried. Since you probably don't own investment property or deal with clients that do, it's easy for you to make a claim of an odor to get 3 year old carpet replaced for several thousand dollars. Simply doesn't work that way. And then post a Google review! Who has that kind of time? By the way, it leased up with no complaints of odor.

Experiencia fantástica: Bullock Management Group is simply great to work with. I have rented using them for 3 years and I have never had a complaint. They are very professional, prompt, and just easy. Any maintenance issue I had was handled quickly. I always received a call within 24hr of doing a work order. Even when I had a real life emergency they showed up. We had returned home from the hospital with our 4yr old daughter who just had open heart surgery and our air was out. It was a holiday weekend and very very hot, but they had someone there that day. So kudos to Bullock Management!!! Great place, great staff!!!

Experiencia negativa: Horrible customer service they will give you the run around and won’t return your calls. If they give you a code or the property has already been rented or bought they will still let you see it. Allow you to get your hopes up and tell you it’s not available. Don’t ever drive from out of town like I did because you might have wasted 4 hours and they will leave you standing in the rain at the property and no one will answer the phone.
Unfortunately for prospective tenants the Atlanta rental market is extremely hot right now. Rental properties are leased almost as soon as they are put on the market. If you are driving in from out of town you should have several properties lined up to look at in case one is no longer available once you get here. Our policy is that we take one application at a time and do not show properties that have an ongoing application. We are not in the business to take unnecessary application fees or waste anyone's time looking at properties that are not available. You called on a Saturday on a 3 day holiday weekend and requested a code for a property in Decatur. You were given the correct code for that property. When you actually came into town on Sunday you went to a property in Tucker instead and were angry that the code did not work. We already had an application come in on Saturday for the Tucker property so you would have been told that if you had requested info about the correct property. You called our office on Tuesday morning and proceeded to verbally abuse our leasing agent. She was very polite to you. She apologized and explained the situation but you refused to be civil to her. Your reaction was completely uncalled for, as is this Google review.

It is unfortunate that we cannot approve every application. The application was submitted on 01/10/18. As of 01/19/18, you still had not submitted verifiable employment or income after multiple attempts from us to retrieve. We are very sorry your application was not qualified based on credit, employment and income, but we have a duty to our client as well. These qualifications were fully explained prior to viewing the property and submitting an application. Your racist comment is much more unprofessional than our decision not to approve your application based on qualifications.

Experiencia fantástica: My house was one of the first symptoms of the impending housing crisis, and after it failed to sell I tried renting it out on my own. That was a big headache and really just a nightmare. I was looking for help and I found Bullock Management Group. They managed the property for me and kept it rented for years and years. Their management fee is very reasonable and maintenance is as well. When the last renters' lease was up, I even got Bullock's real estate arm to sell the house for me and they handled everything start to finish without me even being in the state. The house had multiple offers the first day of listing and sold very quickly. Bullock did a great job and I would recommend them to anyone.

Experiencia negativa: Everything was fine until the move out process. Schedule the walk through with Bullock as they GROSSLY OVERCHARGE for every little thing. Read the fine print in the contract as they have awful policies meant to drain money. I would not recommend their services.
