Experiencia negativa: Fortress Property Management has been extremely disappointing. Rent continues to increase while maintenance issues are repeatedly ignored or take an unreasonable amount of time to resolve. Communication is poor, and getting basic issues addressed feels like a constant battle. Their maintenance employee, Dayne, has also been consistently unprofessional, rude, and hostile in my experience, which only makes an already frustrating situation worse. For what they charge, the level of service and professionalism is unacceptable. I would strongly recommend looking elsewhere before renting from Fortress.
Experiencia negativa: We have had nothing but issues with their maintenance in general and yesterday was the cherry on top. Last Wednesday the water heater in our rental went out. Made a maintenance request. No response from them until Friday or Saturday. That’s with us calling as well trying to get any kind of response. The maintenance guy finally calls me and tells me it’s just the pilot light, I’m not an idiot and it was not just the pilot light. He continues to be condescending and rude while telling me I don’t know anything and he’s gonna have to charge me if he has to come light the pilot light instead of me doing it. I told him to come check it out cause it isn’t the pilot light. Sure enough he shows up around 5 pm and looks at us for less than 5 minutes and then says they have to replace the whole thing and he’d be back Monday. Monday he never contacts us or anything and never shows up. Tuesday he finally showed up 45 minutes after he said he would be there making my husband late for work. He replaces the water heater. I go downstairs on Wednesday and there’s water damage to the base of the wall and the carpet outside of the water closet. So then I had to report that. Thursday my children, husband and I are sitting down to eat dinner and we feel and hear a loud sound that shook our house and clanking and banging coming from downstairs. We obviously took that very seriously and were super worried so we call the maintenance guy. He didn’t answer. We called the property management company. They didn’t answer. We called emergency services. There was water everywhere. The house smelled like gas and we got light headed just getting our kids and dogs out and shutting off the water. The emergency services had to use some machine to air out the house too. The maintenance guy called us back and we tell him it sounded like the water heated combusted. It was scary and loud and we’re really concerned. The guy laughed at my husband on the phone. Laughed and then proceeded to tell him he doesn’t know what he’s talking about and we are being ridiculous. To say that was bad enough but it just gets worse. Fires department came told us what to do and left. The neighbor called the owner of the home and he showed up to check everything out. About 45 minutes to an hour later the maintenance guy shows up. Gets out of his truck rude and angry. We told him hey the fire department just left and the home owner is on his way back in a minute. He immediately started yelling at us that we didn’t need to call anyone and how he told us he was on his way (which he never did) my neighbor was still here and when he started yelling at us how dare we call emergency services and the home owner and he already knows that it’s just a pipe. Yelling at us. My neighbor started going off because of how rude and unprofessional this guy was. The home owner come back and the guy immediately changes his tone and behavior. We let the home owner know about the guys behavior and how rude he was and has been the entire time so he’s aware. So my husband, the home owner and the maintenance guy go to check out the water heater. Turns out not only did he just not install it right he intentionally didn’t use the parts that came with the new water heater and tried to tell the home owner that someone else put those parts in his tool box. He also proceeded to tell the homeowner that he couldn’t get fans or anything out here for the now soaking wet carpet and walls until the following morning. Thankfully the home owner is as upset by this man’s behavior as we are and is taking this just as seriously. He’s supposed to be back this morning with more fans but considering that he hasn’t once been able to get here when he says he will, im not holding my breath. This is the worst maintenance experience ive ever dealt with. My uncle won an award last year for best maintenance guy in the state. I made sure I asked him all the relevant question for reporting this to the appropriate state departments to validate this guys licensing and to report the company as well.
Experiencia positiva: I originally rated 5 stars, but after what happened and the way my husband and I were treated, I'm dropping it down. They let maintenance and landscaping get away with whatever they want. On the pre-move-in inspection, there was a window in the living room that NEVER GOT FIXED and kept being ignored, they also still demanded rent and even went to where they would harass us until it got paid. Now that we moved out, we're being blamed for the window being broken and charged for damages that we didn't do

Experiencia fantástica: I’ve been with Fortress for about a year and a half and my husband has been a tenant with them since 2019, so about 6 years now. They are always willing to work with you regarding rent as long as you update them and talk to them about the situation. Only issue we’ve ever had is with maintenance, they typically don’t come out when they say they are but other than that we’ve had absolutely no issues and are happy to stay loyal.

Experiencia negativa: Warning when considering Fortess management. Fortress did not even give us 30 days notice to vacate. All experience over the 3.5 years with Fortess was horrible. Maintenance was rude and gave no notice even given the opportunity to schedule five different times we were available. Unless it is a random day and an hour before they can show up. Took so long to even annual maintenance. Their excuse for the 2 month delay was they have too many properties. If you do anything on the property besides change batteries they say they can had you liable.Even of it is harmful to you or your families health. The staff is abrasive and rude. They do nothing in a timely manner. They do not accept proper documentation on applications. They don't keep accurate track of all fees paid at move in. Keep your own reciepts. They are hardly ever in the office. The time for approvals of application or any maintenance is slow.They do inspections every month to two and don't let you actually enjoy living in the property.The property on 4000 S has a very controlling landlord living next door the husband is awesome though. Fortress also places $100 fee if all adults in the household does not have a tenant portal. Even though everything can be done from one portal or by fax email or office visits.

The $100 charge mentioned was the month-to-month fee, which applies when a lease is not renewed and tenancy continues on a month-to-month basis. In such cases, only a 15-day notice of non-renewal is required by law, which was provided in accordance with your lease agreement and Utah statutes.
Regarding maintenance, we strive to complete all requests promptly and with proper notice. We understand delays can be frustrating and apologize if our scheduling did not align with your availability. We are always working to improve response times and communication.
As for inspections and other policies, these are in place to ensure the safety, maintenance, and quality of the property for all residents. Any liability concerns would only arise from unauthorized or unsafe alterations that could affect habitability.
We encourage all residents to keep documentation of payments and communications, and we maintain detailed records in our system for accountability. We have reviewed all receipts and believe our accounting to be accurate. If you feel there are any discrepancies, we are happy to review them with you directly. Additionally, we’d like to remind you that rent was submitted late on multiple occasions, which may have contributed to some of the concerns mentioned.

Experiencia negativa: HORRIBLE MANAGEMENT company owned by dishonest Dathan Jacobson! I rented from Fortress; my rent was always paid early, no pets or smoking, and am very clean and quiet. Dayne Jacobson their maintenance guy wouldn’t ever return a phone call even in an emergency. I had a water pipe burst, it took him 5 days to fix it; the rug was saturated with water that became rancid. If Fortress is under staffed they should hire a plumber from the outside as needed. The office won’t reply to emails or voice mails either. You will be forced to steam clean the carpets upon move out even though it’s not in the lease, and they keep $150 of your deposit for admin fees. DO NOT RENT FROM OR TRUST YOUR PROPERTY TO FORTRESS.

Fortress Property Management manages many properties ranging from single family homes and condo's to large apartment complexes and very rarely receives negative reviews. We work hard to please everyone knowing it is not always possible, and in the case of Kyrstin it would very unlikely. She is not and has never been a tenant of ours nor would we be wise to allow it. We would recommend to all property owners or property management companies against it as well. Kyrstin claimed to be a house cleaning company (zero stars), so we gave her two units to clean as a trial for possible future cleaning opportunities. After her efforts to clean the two units she billed us for 10 hours of cleaning services. After our inspection of her cleaning efforts it was very obvious that there would not be future opportunity. We did, however pay her for her efforts and we would love to recommend our current house cleaning company who is very happy to work with us and does a very good job. Fortress has very good credit and always pays their bills on time and would be happy to share our credit score and history with anyone interested. I doubt Kyrstin would want to share hers. We hope you will consider the source of this review. Fortress is built on principles of honesty and fairness and we continue to work with happy tenants all over Northern Utah.
Experiencia negativa: I have posted THE TRUTH about this awful property management company before but was forced to delete and remove it in order to get my deposit back from them. Which I did sign their illegal letter they thought would cover their butts from me reposting and proceeding with legal action moving forward. But, unfortunately for them, I'm a tad bit smarter than they are. But, anyways, these people are horrible people in general let alone as a company. So since my last review the maintenance guy ,Dane has illegally broken into the unit I (signed a lease for the next 11mos) was renting from them 223 w 2350 n #b sunset Utah... And stole EVERYTHING I own leaving me with the clothes on my back. All of which has been done ILLEGALLY. They LIED to the police saying that there was no lease signed which I have proven to be a LIE. They finally did return my deposit after trying to bully me into signing their rediculous agreement to not repost a bad review and/or sue them. . They have yet to return my belongings. And when I was texting Dane trying to find out when and where to pick them up he calls Roy city pd and has the officer call me to tell me to not contact them anymore in anyway or I would have harrassment charge. So not only are they crooks.... They are obviously connected and protected by local law enforcement somehow. Which makes Fortress Property Management extremely dangerous for the community. I am to this day living in my car with 2 changes of clothes and the apartment is still empty and not rented. Which means not only have they robbed me of EVERYTHING and left me homeless all summer they are also more than likely going to remember the signed lease and now claim that I'm delequient on the rent and sue me. Good luck with that. . If anyone knows how we can stop these rotten crooks please step up and help the many victims still being forced to live with cockroaches and bedbugs and being charged for damages and exterminations . Because fortress charges their residences for everything they are legally responsible to pay. Where is all that money going.. Enough said. Experiencia negativa: Very bad maintenance and worst receptionist that work in the Clearfield utah office. Will rob your deposit money at your last month of your least, and will charge you of bunch late fees even if your not late, you moved out the unit you rented and spot clean it while the landlord checks everything and when you think everything looks good and landlord say ok you'll get back all your deposit money, next thing you know it took them one month to decide if you will really get anything back which in my case I never see a dime back because they charge you of leaving a speck of dust. Yah fortress property will ROB ALL YOUR MONEY, they don't have one bit concern on there tenant. Everything on there unit brakes down after a week or 2 of living then they will tell you it's not in there hands to fix it anymore, the tenant will have to pay out of there pockets. So to all of you people who will rent trough this company property, better read there fine print 1st because im,sure you don't want to get ROB by this sharks..
Experiencia negativa: Worst property managers I've ever dealt with. I'm a very clean person who moved into a sub par apartment with them because they allowed pets. Asked them to clean and they sent a bunch of inexperienced cleaners who did nothing. Faceplates out of walls, stains on carpets. Missing blinds. Out of date dishwasher that didn't work properly. A maintenance man who showed up When he wanted. When I moved out I left the place 10x better then I left it in hopes of getting a returned deposit. Well come to find out the drug addicted lawn keeper they hired to mow lawns broke into my apartment because I was out a month early and he and his druggy girlfriend broke in and made themselves at home. They painted walls and redecorated accordi g to my neighbors. When I found out I reported to the cops and they were charged for tresspassing. In the end I was ultimately at fault for the damages they incureed. I've got video of before and after I moved out but to fight this I would need to retain a lawyer which ultimatley Would prove more costly then my $800 deposit. Never use these people they are slumlords. I should of payed attention to all the bad reviews.

When I have a problem it is taken care of in a timely manner, and I never have any trouble. I love it here and with Fortress!!!
Experiencia fantástica: I have been with fortress property management for over a year now. And I absolutely love renting from them. They are friendly, and willing to work with anyone in need. But you have to be willing to communicate with them as well. And there apartments are really nice, and in excellent condition, and they keep the maintenance up as well if something breaks they are right there to fix it.
