Experiencia fantástica: Update: They really try their best to work with tenants and I appreciate their patience, and understanding. They are also prompt in response to maintenance work orders. Working with Ideal has been a breeze. We were referred by our previous landlord who has Ideal managing all of their properties now. We’ve just relocated from Texas and was having a hard time finding a property that was worth it and affordable . At first contact the receptionist was up front, friendly and professional. Very informative and patient with our questions even though the office seemed busy. Second contact was Luke, who has been a fast, easy and simple communicator.

Experiencia fantástica: We have been with Ideal Reality now for over two years and are very pleased with how well they manage our properties. They are always so willing to answer our questions or concerns if we have any. We don’t worry about our rentals because we know they are taking great care with them and always looking for the best tenants for our properties.

Experiencia negativa: BEWARE!!! Very friendly in the beginning until you sign a lease. Won’t fix anything and when you call to see what’s going on the office lady is very rude or won’t answers calls during business hours. If they do send anyone out it’s 19 year old kids who tell you they’re not qualified to fix anything. If raw sewage filling your bathtub is your kind of thing this is the place to rent from.

Experiencia fantástica: I currently have six properties that are being managed by Luke and his team. Ideal Homes has been great with assisting with all of the needs of the tenants as well as my needs as the owner. Repairs are done in a timely manner and at a fair price. The team does a great job getting good tenants who have stayed long term and paid rents without issues. Before using their management service I worked with other property managers in Genesee county and I wish I had started with them because the experience has been great. I have no desire to go anywhere else for my property management needs and will continue to have the team manage all of my properties.

Experiencia negativa: I've been with this company a long time. I rent the property on Barth. The owner has decided that they haven't made enough money on this investment, although I've been here longer than their ownership. BUT they have not made one update to the property since purchase or before. I've paid for every major repair except the recent furnace and water heater. I paid for new paint cz they've refused my requests and I've been here since 2009. I was offered the best of the best if I'd volunteer for the rent to be increased. Since I denied that because i can't afford it (during the pandemic of all unreasonable requests), it's been a downhill battle to get even the smallest thing done. My rent has gone up. And since being put on disability where I can't work, my rent has recently gone up $100 again. I don't know what these people are looking to accomplish with this property but I sure hope beyond hope that it's not getting rich off my children and I.

Luke and his team are experts at what they do, and that manage property. I am an out of state landlord, and had worked with other management companies in the Flushing area, and none could even compare. Luke and team communicate effectively, get the best deals, and have the Landlord's interest at heart, while providing great service to the tenants as well, and I've been able to determine by the quality and long length, and low turn over of tenants. Experiencia negativa: HORRIBLE. I was with ShadyLuke for approx 3yrs before IPM took over the property (and about 75+ others). My sons bedroom ceiling fell in the whole time. Roof had several holes, no gutters on the property. Squirrels and other animals gained access ro the inside of the walls. LEAD PAINT THROUGHOUT. Zero communication if not just plain RUDE. The property was neglected as my money kept being taken... there's more but I'll save you the trouble. AVOID THESE PPL AT ALL COSTS.

Experiencia negativa: Charging way over 1.5 Michigan law allows Michigan's limit is one and a half times the amount of monthly rent. So if you're paying $899/month in rent, you can charge up to $1348.50 in security deposit. ... Legally the term should be, “First Month's Rent & Security Deposit”.

Rents out homes with mold, leaks, insect problems, rodents, peeling paint with promises to fix them later. I would run away from this company fast!

Experiencia negativa: Do not work with these people! In my attempt to apply for a house, I had to speak with someone who I swear was a 12 year old girl. She was rude, had no professional phone etiquette, seemed confused by my basic requests for information, and when I asked to speak with someone else, she repeated the same information she had already given me and ignored my request. Once I filled out the application, I was told by their staff that we were first in line for the house, but after hearing nothing from them for almost a week, I called and found out that they had no right to make that claim. The real decision was in the hands of the property manager who randomly chose another applicant, and we were never notified. I felt lied to. Very unprofessional business.

They have gone out of their way several times As far as the home I rent, it is and has been well taken care of. Any issues that need immediate attention have been taken care of within a reasonable time. I have also had the opportunity to work for Luke part time. He is an excellent employer and an excellent property manager in my opinion. So if you're reading these reviews and wondering if you should rent from ideal homes. I would say go for it. Experiencia fantástica: Have been with ideal homes for a year now and cant even say anything bad about them,unlike other reality company's such as TDM or gabriel management! They dont rig things just to make it last longer, job gets done properly the first time and in a great time frame! Dont think I could ask for a better landlord,you get treated like family instead of just another renter,and best of all you can add your own touches to the house to make it feel even more like home instead of the "no we dont want you to do that to the property" I absolutely love this company! Would definitely recommend them rather you just want to rent or are interested in buying your first home! They are very easy to work with

At my previous home I was in with this company, we had a pipe bust and our ceiling fell in, I contacted Luke and they had it all fixed and replaced in less then 2 days . If I have an issue it’s always fixed. Easy to communicate with as well. Great people all around !

All of you people on here giving bad reviews because YOU didn't PAY YOUR rent, so you had to pay the consequences! You shouldn't throw a fit and blame it on Luke. Experiencia negativa: I can't believe the blatant disrespect this lady or reception had on the phone today. This is very disturbing because I have been renting from this disrespectful company for three years. I am disappointed in the service they provide and I believe they need some customer service training for the ignorant receptionist that they have at that front desk. How are you going to be rude, obnoxious, and inconsiderate and answer phones and be the first line of contact for this company. I have a tree that fell May 23, 2019 and they have yet to come out and remove this tree out the yard. The tree is rotten and bugs are everywhere in the yard and front that my kids can't go out to play. This is very unprofessional and sad to treat people in this manner. I am a professional so I know that these people don't have a ounce of professionalism in them or any care and concern for their tenants. It appears like they only care about the money which is sad and disturbing.

Experiencia negativa: Gave misinformation about the application process, led us to believe we had preference for the rental, then didn't communicate when another application was chosen for the rental.

Experiencia negativa: Very shady the actual home owner and Luke are telling us two different things. Luke is saying we owe and the owner of the home is saying we don’t. On top Of that, our house has been flooding for over a week and our basement leaking all over electrical all month. Sewage is coming up From our showers and toilets, the house is a complete dump and needs all new piping. I wouldn’t recommend renting with them.

Experiencia negativa: Shady characters. We found a house through them I loved. Put down a $200 deposit. Once they got the deposit Luke didn’t return phone calls or text messages as we had some additional questions about the condition of the outside of the home. The day we were to take the rest of the money and move in he responded very quickly after not responding for a week. Needless to say we decided not to go through with it and were not refunded even though it was him who didn’t respond to our questions and numerous attempts to contact him. Also didn’t let us know we needed to purchase a refrigerator. Poor communicator.

Experiencia negativa: DO NOT rent homes through them. I rented a home through them recently and the house that i rented still had outstanding bills that where not paid. When i contacted the landlord he told me it wasn’t his problem and the house has recently had an inspection and i was told there are many problems in the house

And there was always had to pay more then we owed . And if u look up ripe off report on them u can read on other peaple they ripped off. And the house we lived in they didn't pay property taxes. It's sad when u are to lazy to earn the money honest way. To stupid too . And worsted part is Gary is retired police officer. Is a discrace to the bag.

I cannot remember the maintenance mans name but he's extremely nice and always gets things taken care of and in good time. I STRONGLY recommend them if you are looking to rent.

Experiencia negativa: I figured I would give the company an opportunity to manage one of my properties. I confirmed a date and time to meet the owner to walk through my property. I was at my property at the exact time we agreed to meet. I waited twenty min. and he never showed up. He never called either. I called the office 45 min. later after still not receiving a call and told the office manager about the experience. He said he would have Luke call me. Still no call, nothing! I understand things happen but when you no call, no show a potential client there is no excuse. Maybe their wallet got too full of money?

Luke and his team did major work on my property to get it tenant ready within about 4 weeks. I am not from Michigan, so to have someone reliable and honest to manage it is a blessing. I have been with Ideal Homes for about 4 years now and recommend them to anyone who wants a professional, dedicated team working to achieve faultless results. When a tenant moves on, they are quick to fill the house, and the tenants are of good quality. I now sleep easy at night.

The one minor maintenance issue with the kitchen faucet was repaired immediately, and my landlord Luke even allowed for me to re-paint any room colors I didn't like. My lease agreement was very flexible, and I was not penalized in any way when I had to relocate unexpectedly for a new job venture. I highly recommend them to anyone looking to rent!

Currently they manage 8 units for me and if I add to my portfolio, rest assured they would be managing them too. Luke is a "hands on" owner and I have yet to see him caught off guard by anyone (staff, tenants, contractors and etc.). I like that Ideal Homes is a one-stop operation. Understanding all aspects of property management, I make one phone call (or email) to get my questions or issues answered. Looking forward to a long business relationship.

Experiencia fantástica: I rented from Ideal Homes and Realty awhile back… a home in Flushing on Main St. I dealt directly with the owner, Luke Goad, throughout the whole process. Everything went perfectly… had a 12 month lease and had zero issues with the personnel or policies during my time there… we had one issue w the furnace a month or so after moving in but the company came out promptly and put a new unit in. I'm surprised to see anyone writing anything negatively on here.. Luke was a straight shooter and perfectly up front and honest with me the whole time.

They lead us to believe the tenant wasn't paying rent when in reality they signed a lease for half of what is needed to pay the mortgage. We have lost the property and the tenant was forced out. The tenant had said this is the second home she got from Ideal Homes where this had happened. Property owners and tenant read the other reviews and STAY AWAY. Response to owner: I see Luke or Gary Goad and the office staff has no records for my property now. Here is another thought, What company ever gives out references of owners and tenants that they know they had problems with? I got their list and called some before I signed with them. I wish I had seen reviews like this 2 years ago. It would had save me the headache.

Experiencia fantástica: I am very happy with Ideal Homes managing my three homes. I have been with them for three years and their costs are low their clean up and repair is fast. The time it takes to rent a house is as fast as anyone or faster. Any legal issues that may arise are handled professionally and without delay. I used another company in the flint area and i had a house vacant for a better than a year. Ideal Homes had it rented quick. I would recommend Ideal homes landlords and tenants alike.He always returns my calls quickly. As for the tenants reading this review, They take care of problems quickly and efficiently.

Experiencia negativa: I was really disappointed by their poor customer service. I made an appointment with them to look at a rental house. When I showed up their representative was not there. I discovered after calling them that they rented the place. They didn't even have the common courtesy to call me and notify me of the situation. Worse yet, the woman on the phone didn't appear to care and offered no apologies. I wish I could bill them for the time and gas money. ~Edit - They called me back, but it wasn't to apologize. Rather the woman informed me matter of factually that they in fact had called me. I most certainly did not get a call, and if they had called me they did not leave me a voice-mail. Either way I was failed and it was poor customer service.
