I sincerely appreciated Tommy’s willingness to meet with me, hear my concerns, and take the time to understand our perspective. Being heard made a meaningful difference. Laura, the operations manager, is an absolute sweetheart, and I have said that from day one. She is honest and straightforward with tenants, vendors, property owners, and her own team. I respect her willingness to speak candidly and hold people accountable. Our experience has included challenges, but I appreciate their willingness to address concerns and work toward solutions. We love our home, and having a constructive path forward means a great deal to us.

Experiencia negativa: I would be very cautious about renting from this property management company. My experience was extremely disappointing. There were ongoing maintenance issues that were not properly addressed, and the situation became much more serious over time, resulting in a health hazard. Communication and follow-through were frustrating, and I ultimately felt that my concerns were not taken seriously. A rental property should be properly maintained and issues should be addressed before they become bigger problems. I would recommend doing your research and reading reviews carefully before choosing this company.

Experiencia negativa: Tommy is an extremely arrogant individual that makes the entire endeavor a nightmare. He is extremely unresponsive and acts as it is an imposition to speak when you can contact him. His office is never open during posted business hours, and you can never reach anyone there. He is a crock in many ways. How is it two identical units are listed for different prices? Why is it requirement to use an online portal then be charged to do so? What is the use of having his team employed if the system is the only thing doing any work? His team just randomly lets themselves into your home without warning or permission. Random fees are assessed improperly, and no communication happens when asked about them. It takes forever to get repairs done. Renters, I say run away. Owners, please look elsewhere is you have a decency. On a side note, Laura has been a delight to interact with.

Experiencia negativa: ⚠️ Public Warning: Avoid doing business with Real Property Management Cairn and Tommy Cook. Their practices are negligent at best and predatory at worst. Our experience with Real Property Management Cairn and its owner, Tommy Cook, was nothing short of a nightmare, and we feel it is our moral obligation to warn others about the predatory practices of this company. We traveled across the country with everything arranged in advance of our move. After signing a lease and sending payment, Tommy became completely unresponsive — going 48 hours without a single update after taking our money. When we arrived, the lockbox his office provided had the wrong code, adding more stress and delays. Once inside, we immediately discovered a serious black mold infestation. The smell was overwhelming, tiles were cracked, carpeting had been laid over damaged areas, and it was evident there had been an attempt to paint over the mold rather than properly fix it. We have extensive pictures and videos documenting the infestation. Tommy claimed the listing photos were taken just weeks before we moved in — but based on the condition and smell of the house, that was clearly a lie. He is either severely incompetent in managing properties or complicit in covering up a major health hazard. The photos of the house looked nothing like the reality. We are convinced he likely used AI or heavy editing to polish and misrepresent the condition of the property. Even after we reported the mold, Tommy resisted refunding us and instead relisted the property (before we even received our refund or lease cancellation confirmation) using the exact same outdated photos, claiming the issue had been “fixed” by ripping out part of a wall. No updated photos were ever provided, and based on the extent of the infestation, we strongly believe this will be a recurring issue for future tenants. On top of that, Tommy showed no compassion or empathy for our situation. His office is always locked and never open during the advertised business hours. Calling the main number only leads to voicemail. The only way we initially reached him was through a mutual friend contacting his friend for Tommy’s cell phone number. He later blocked us from his cell and would only send impersonal text messages through his company CRM. We were forced to spend money out of pocket on hotel rooms while this mess dragged on — and we never received any compensation for those costs. We also had to wait weeks just to get our rent money refunded after canceling the lease. Never in our lives have we experienced this level of hostility, laziness, dishonesty, and predatory behavior from a property management company. Key issues we experienced: • Serious black mold infestation covered up with paint, carpet, and neglect • Photos of the home misrepresented (likely AI-enhanced or heavily edited) • Tommy Cook lied about when photos were taken and resisted providing updated ones • Property was relisted with the same outdated photos before refund was issued • Zero compassion or accountability — office locked, calls ignored, communication blocked • Forced to pay out of pocket for hotels, with no reimbursement • Refund of rent money took weeks despite clear evidence of uninhabitable conditions

Experiencia negativa: Submitted an application for a home and sent all required documents including a 40 dollars application fee and a 30 dollar pet fee. He said we were only missing an approval letter for my employment once im out of the airforce. Sent Thomas Cook an email saying I would have my job acceptance letter tomorrow. He never seen the email, and right before I could send it he denied our application saying we went over the "48 hour time limit" This "time limit" should have 100% been discussed with me BEFORE BEING DENIED, I was never informed of the time limit. I could have gotten that approval letter the same day you asked for it I just didnt know I needed to rush my employer. Now im 70 dollars short because of poor communication on your part. Also dont expect any phone calls from Mr. Cook if you are working with him. We we're only able to communicate one time over the phone becuase of this review.

I cannot imagine being as organized or as knowledgeable as they are on the ins and outs of residential renting. - Their portal is easy to use and understand, also helps in tax season - they are proactive in scheduling maintenance, inspections, renewals etc - I have had one notable tenant disagreement (inevitable I have realized) and they knew in advance how to handle it in ways that were mutually satisfactory before I even had time to think about it. I think on my own I could have easily miss-stepped out of ignorance and compounded the problem drastically. Thankfully they handled it effectively and ethically

There is also always open communication with the property manager himself if need be and there has never been anything besides courtesy and professionalism.

Rental property I saw was nice, not a huge house but the layout was awesome! 2 and a half baths, dishwasher, and samsung stackable washer and dryer

The electronic portal for document management is great! Thomas and the staff are always responsive and very attentive to the needs of the property and tenants. They came on as property managers after we had rented the house and made sure it was up to par for us. They have always been quick to respond to maintenance and have treated us with respect which often doesn't happen when you're a renter. Many levels above our previous renting experience. Would be very inclined to hire them as property managers if the need arose.

I would not recommend renting from this company. The communication with this company is not good at all.
