Experiencia fantástica: 5 stars because Branson Tri Lakes was good to me. We struggled with bad renters and various other obstacles, so I eventually ended up selling the property and moving along. Even though I hadn’t maintained business with BTL, when I called them, they sent their repair service out to handle repairs and get the house ready. This was huge because I live multiple states away from the property and my hands were tied. I had not maintained a positive relationship with them and they would have been more than justified not to help repair a house no longer in their network. But they didn’t turn me away, and they worked with me until the property was ready and sold. I’ll never forget this. I feel I judged them too harshly in the beginning, and they turned out to be an upstanding business. These are honest people, you can trust them.

Experiencia negativa: The individual that is driving the dodge ram 1500 I believe needs to be taught a lesson on driving and manners apparently. Sitting to leave a business he did not move so I pulled out onto the road then when he came up next to me at the stop he made a disgusting gesture toward me with what seemed to be his girlfriend in the truck with him.

Experiencia negativa: Put in a request back in December about a corner cabinet guy in the kitchen that’s been broken since December the last tenant put a spice cap underneath somehow fell down and as I was turning it around to get something out or retrieve something it broke and I noticed there’s a lot of mold in there too and also one of the cabinets next to unit six is coming loose from the wall in the ceiling put in a request to fix have that fixed haven’t heard nothing yet and I’ve been smelling mold coming out of the closet where the hot water heater is

Experiencia negativa: I wish this review was different, we tried to be as respectful as possible but they just kept pushing and pushing so here we are. I came to help with the move, I was there when my family signed, my family asked questions and they were what appeared to be assuring all of it was done and that everything was ready. My sibling and their spouse moved in the house 5 days ago. We have found a problem with the house nearly everyday we have been here. Day one we're moving in we see that it has oders of cigarettes, and cat pee. ( yes they toured it before moving in but the tenant was still living in the home so how can you know for sure it's the house and not the tenants ) we were also told that a washer and dryer would be included when touring the property, but on the day we went to sign the lease, it stated it would not be included. So we had to wait until the 4th day to finally get a washer and dryer. On the very first day nothing was cleaned, water was barley coming out of the showers because of how dirty they were, we had to bleach the showers our self with our own cleaning products after being what appeared to be assured everything was ready for us to move in. The front step also appears to be above code. We had to literally hire our own cleaner just to come and clean it, it was that bad. The cleaner had to get on her hands and knees to clean the oven. We had to deep clean the fridge before any groceries could ever go in there. There were literally bugs in the ice maker and after cleaning it, it still doesn't work. And the fridge water hose was clamped shut. We should not have been what appeared to be assured it's ready to be moved in when it wasn't. We woke up the next morning with the house smelling so bad, my family has experienced pounding headaches and lightheadedness because of the oders and cat pee in the house. I shampooed each carpet 2 times and it came back dark brown both times. The shed has a hole in the floor, after finally going to there office trying to get something done, they said you can break the lease instead of going to fix all of those problems. We were like " we love the house we just don't want to live in filth and be getting sick because of the oders." they finally said we will send someone to professionally clean the carpets. Let's hope this headache is over. Ps- that's not even mentioning the 3 bags full of dog droppings and the trash we had to personally haul off left by the previous renter

Experiencia negativa: Sadly, I did not listen to the warnings in these reviews. We moved in over the weekend, and we have been presented with nothing but issues. From what I can tell, the house was not cleaned at all. The odor of the carpets has been making us sick. We’ve had headaches since moving in because the carpets wreak of odor. BTL allowed us to move in to a home that is inhabitable due to odor. We have been scrubbing the walls which is turning our sponges black. We had to buy our own carpet shampooer because they have not addressed our emails about the state of the carpet, and the water is black after several attempts of cleaning it. If the company was communicative and willing to fix the problems, I’d be a happy customer. Instead , they ignore our emails and have not made any of this right. Even our air filter was so caked with dust, that we had to replace it and scrub all ceilings fans and air filters. I can’t believe the condition they allow the houses to be in that they rent. Not only the house condition, but the communication has been non existent in the week of us living here. The house smelled badly like cigarette smoke and this was not addressed at all. Proceed with caution.

They simply stopped answering our requests to fix. At $1300 a month you'd think they could figure it out. For the most part the ladies that work here seem to really enjoy it when you're suffering. 0 stars do not recommend.

Experiencia negativa: Don't waste your time. This company is horrendous. They lost my receipt of payment 2 months in a row. Then tried over charging me by 2 grand. I could understand 1 month but 2 months!!! Come on..then Trish talks to customers like they are in the wrong. Talking over them won't let them finish. Very unprofessional. If you want a ghetto atmosphere and no help with your requests and no record of payments go with this place.

Experiencia negativa: No. Save your time and money- Do not let these people scam you. My roommate and I moved in about 7 months ago and all seemed fine. Though a few days into the move we found mold growing on the ceiling next to the laundry room. So I put in a maintenance request and it was canceled and when I asked why they told me it was because they told us there was mold before we moved in- which was 1. A lie 2. The place shouldn’t be listed if they knew mold was growing in that unit. It took a different authority figure to email them and have the maintenance come cut a hole out of the ceiling and repatch it, not even treating the mold. Fast forward 3 months ( not including the over 25 scorpions I’ve found crawling all over the place after all of the pest prevention ) the mold grew back in the same spot and was spreading. I put in another maintenance request to have somebody solve this problem ,because this air is not good for me let alone anyone to breath in, they ask me to supply pictures and then I get no response for a week. I left a voicemail and sent two emails to the leasing office with zero response. So we had to alert someone else what was going on and they sent an email (no response ). The only thing they did respond to was when my roommates parents called the office. They then told us they they would send repair guys out as soon as possible but at this point it was just a joke. The repair guys acted to my face as if the mold wasn’t a big deal, but once I was on my way out the door to head to work, one of them asked the other “ is it still that bad? “. It should have been taken care if correctly the first time. So my roommate and I decided to leave because of how unprofessional, rude, inattentive, and frustrating this company is. I hope they shape up one day and don’t screw over anybody else.

When they don't want to pay you they will claim that you must have the wrong billing address, even when you confirm on more than one occasion that you, in fact, do have the correct address. This company is dishonest. ...RESPONSE TO YOUR REPLY. I have been dealing with you folks for over six months on this. I have the records to prove it. All the while the poor folks at your property have not been getting the consistent service they deserve and are paying you for, because your company can't get their act together. I send a bill to the address you give me. You pay it in a timely manner, and you get the service you pay for. I know how billing works. Been doing it for a lot of years. Pretty simple.

They found us an amazing condo! Moved and lived in that condo for 2 years until we decided to look for a house in 2022. BTLPM came to the rescue, again! They placed us in a beautiful home! They were clear and upfront about monies due and honest in their business dealings! Highly recommend BTLPM!

Experiencia negativa: If I could give a negative star rating I would! DO NOT USE THIS COMPANY! Once they get you’re money they totally stop communicating with you!! We moved from out of state after we sold our home and 100% relied on them when looking for a rental property. We paid a deposit, moved everything from the east coast over three days (with two kids, a dog, plus a moving truck) and even with communicating they acted like they had no idea we were showing up. They wanted us to sign a lease before we even saw the house which I’m am thankful we didn’t. As soon as we got there you could smell animal urine at the front door. Hoping it was just at the front door but once we were able to enter it immediately hit you in the face. The only way I could describe it is the smell of an animal shelter. It was very intense and offensive. We told Nicole directly there is no way we are renting that house or anyone should for that matter. She said she had no idea what we were talking about like she couldn’t smell the horrible pet urine smell. We told her again we can’t rent that house. She didn’t offer to clean the carpets professionally or even to see if we could try to rent another place. She just told us that we forfeited our deposit, got in her truck, and hauled off leaving us at the house scrambling to figure out what to do or where to go. We ended up having to sue them to try and get our deposit back. We got most of it back in court. DO NOT USE THE COMPANY!!

Experiencia negativa: I am a current residence with Branson Tri Lakes Property Management (BTLPM) and very displeased with how they have conducted business since the day we moved in. - Our home it was not cleaned prior to move in. After several request that they review their “cleaning job”, we were still denied that they would re-clean. We were compensated for the hours of cleaning and pet hair removal that we had done ourselves including but not limited to about 8 gallon size bags full of dog hair (pictures on FB). The smell and pet hair appeared to be permanent and again, after several requests, much hassle, and calling in a maintenance man inspect it himself BTLPM finally decided to replace our downstairs carpet. - Communication is always an issue. The shower handle in our master bathroom had to be replaced which took several days, phone calls (from our end only), and much hassle until we were finally able to contact the maintenance man ourselves. - Our request that a hole in the roof be repaired has still not been for filled or even reviewed (to the fault of BTLPM, not the maintenance man) - Our main floor air conditioner completely went out. We went through the same procedure of making phone calls and requests that somebody at least review it. After someone had reviewed the unit and deemed that it be replaced, we were forced to wait too long of a time to finally be told that the owner is “thinking about it” and they still don’t have an answer. With much force, we finally had the air conditioner replaced. - Today, 4/23/19, three men entered my home unwarranted and completely unannounced while I was getting ready for work saying that they were there on a maintenance request to remodel a bathroom. BTLPM refuses to remove the lockbox on our front door, to which these men had access to a key, and were under the impression they could enter at their own leisure. These men claimed to be from Sunset realty meaning BTLPM uses the generic code from the original purchase of the lockbox. Check your locks!! From the beginning, we have dealt with two people in the business, Nicole and her grandmother Sarah Sue (owner). Nicole has routinely used an unprofessional attitude including abruptly hanging up on phone calls. We have resorted to communication only through email or transcript because our needs seem to be lost in communication constantly. The only pro to the situation is that we have a beautiful home with an amazing view and under different management we would be more than happy! However, for the price that we pay in rent especially, BTLPM has made this a very inconvenient and unhappy experience.

Experiencia negativa: If you are looking to lease a property in the Branson area, or looking for a company to manage your rental property, I would advise you to steer clear of this management company at all costs! We are current tenants in a property that BTLPM represents and are VERY displeased, counting down the days until we are able to relocate. Since day one BTLPM has clearly shown they are incompetent, inattentive, and downright rude. Upon moving into the property we expressed our concern that the house was not properly cleaned. Nichole, granddaughter of the owner, assured us it was clean and that she herself had done the cleaning. With a persistent "dog smell" we requested they come back and verify the unsatisfactory condition the house was left in, to which they were unwilling. After vacuuming up 7-8 gallon size ziplock bags of dog hair from the carpet and sending them to the owner, Sarah Sue, we finally convinced them to come out and look. The final result was us having to spend 8-10 hours of deep cleaning to get the property to a livable condition, which we were credited for on our statement. Even after the exhaustive cleaning the basement carpet had a strong smell of dog odor and BTLPM refused to acknowledge the issue. Only after one of their maintenance men came and lobbied for new carpet were our concerns listened to. This month our air conditioner went out and we called in the maintenance request. Several days later we were advised to contact the maintenance man ourselves as the office was unwilling to coordinate the appointment. We were forced to call daily for updates on the situation, each call resulted in no new information, instead they put it on the property owner saying he was cheap and slow to make decisions. About a week after our initial call Nichole literally hung up on us as we pressed her for a date by which we could expect our air conditioning unit to be replaced. This morning, 3 men walked into our home unannounced as my girlfriend was getting out of the shower. They walked into our bedroom, startling her as she was not dressed or expecting anyone. They were apparently at the wrong address but were given the code to the lockbox on our door and allowed to enter with no previous notice. We have been at the property 6 months and BTLPM has not removed the lockbox from our front door even after multiple requests. I have dealt with many property management companies in my life and NEVER have I been disrespected as I have been with BTLPM. Each contact we have had with BTLPM, Nichole in particular, has been unsatisfactory and in many instances, downright RUDE. Clearly being in this "family" business gives you permission to treat people poorly without any repercussions. STEAR CLEAR OF BRANSON TRI LAKES PROPERTY MANAGEMENT.

Experiencia negativa: This is by far the worst company to rent from! Our rental house flooded causing us to move all of our things out for them to lift the carpets. We were by no means upset with the company for the flooding because it was nobody's fault. With only having 3 months on our lease, and the house being unlivable (which it currently still is) we decided to move out and away, understanding we did have a lease, we agreed to clean the house and even have the carpets shampooed after they floor had been fixed, yet they still wouldn't let us break our lease, with an unlivable house! They stated the problem had been fixed and we were able to move back in(untrue, carpets still all pulled up and need stretched in which they cant do for another week.) They stated they could relist it and if they were to rent it let us out of our lease with multiple fees we would have to still pay. Once a walk though has been done, they would evaluate giving us our deposit. When that happens we are to give our keys up, and loose all access to the house, yet still keep all utilities in our name! Complete bull! I will NEVER use this company again, and I will make sure EVERYONE I know doesn't even think about using them!
