Experiencia fantástica: If you are looking to buy or sell a home in the Ponte Vedra/Nocatee communities, you need to look no further then Realtor Kim Sandberg and her talented team at Ponte Vedra Key Realty. In my opinion, I consider Kim to be the top realtor in all of Nocatee compared to her peers. Her place at the top is based on almost 20 years of real estate sales experience, which is focused on a very customer-centric approach to all that she does. I will briefly share the story of my experience with Kim and her team, which will help you understand why I feel as strongly about them as I do. My wife and I listed our beautiful 2800+ square foot home in a 55+ community in Nocatee with a reputable real estate agency. The challenge of the sale was that the house had a second floor, which needed a special buyer that did not consider a flight of stairs to be a problem. Our home sat on the market for 9 months with little activity, as we were repeatedly told by the agent that the second floor was a major issue. Not believing this to be true, we terminated our relationship with that agency at the end of 2024. In January, we entered into a sales contract with Ponte Vedra Key Realty to list and sell our home. We selected Kim and her agency because of her extensive real estate sales experience, and also because of the 20 years of advertising/marketing experience she acquired prior to getting into real estate sales. It was our belief that this additional experience was the key to getting the house sold. Kim wasted no time advertising and marketing the house in the proper media outlets. She set up a number of open houses, inviting the buying public in to take a look. She reached out to her extensive list of real estate colleagues to help generate potential buyers. During this time, Kim did an excellent job of keeping us informed of her progress. It did not take long for all of Kim's hard work to pay off. In the first 30 days, we had more potential buyers in to view the house, than we did in the prior 9 months. Four potential buyers emerged, with one moving quickly with an offer. During the critical offer/acceptance stage of the process, Kim assumed the role of mediator between us the seller, and the potential buyer. Her involvement led to an offer, counter offer, and acceptance in just a few short days. Kim reached out to her extensive list of professional contractors to resolve all outstanding repairs needed as a result of the home inspection. She arranged for the Title Company to schedule the closing, all within 3 weeks of our offer acceptance. As a result, the sale of the house successfully closed on March 3rd, which was less than 90 days from the start of the process.
