I had a leak under the kitchen sink and they responded right away. They sent a very experienced plumber that fixed the leak quickly. I will continue to rent from Haven Properties.

Experiencia fantástica: Haven has got some wonderful contractors that they call on to help their wonderful tenants (if I may toot my own horn, as a 14 year tenant.) Alex, the owner/tech with AC Heating & Air cleaned my HVAC unit, check the filter on my hallway and adjusted it, tested the system and cleaned out the condensation drain 3 times to make sure that it was working at optimum efficiency. (There was an issue with the drain at the time.) Not only was he on time but 5 mins early! I will be calling him directly next spring for a AC tune up. Thank you, Kathy, at Haven for getting this job done so quickly with Alex!

Experiencia fantástica: We had a difficult maintenance issue involving a home warranty plumbing vendor that caused delays and a missed appointment, which was frustrating. However, Jessica at Haven Properties stayed responsive, followed up consistently, and ultimately helped get the issue resolved by arranging a different plumber who came out quickly and fixed the problem the same day. I appreciated her communication and willingness to help get things taken care of.

Our company generally doesn't make an appointment with a prospective new tenant because of the past history of them not showing up at the appointment time and not even calling to advise us of their change of mind.
As a result of this situation...? What we have done for almost the last 8 years or so is schedule "showing times" throughout the week. These are Dates/Times that one of the people in our company will be there for anyone interested in the home/apartment.
These Dates/Times are posted on our website and if you click the link below you'll see that - https://www.havenrents.com/showing-dated. We generally will stay there for about 15-20 minutes and then we will leave and go on to the next showing. If you missed that Date and Time you can always go to our website and find the next scheduled showing.
While we encourage folks to fill out an application, we don't require it "prior to a showing".

He works 24/7 always responding back to you within 10 minutes. I have recommended him to other friends they were all very happy with him as well. Never had issue with tenants he found for my house. He sold my house within 5 days. I have condo in Concord Ca. he is renting it for me. I was very lucky to find Ed. I honestly highly recommend Ed for selling and renting properties. No one is better than Ed Favinger.

Experiencia fantástica: I am currently leasing a house though Haven properties. Had a dishwasher leak and it seemed the dishes were not getting clean after a full cycle. I put in a maintenance request and was provided the contact information for OK Appliance. A nice gentlemen Alex showed up the same day late on a Friday afternoon and sealed the leak along with making sure the water distribution was working properly. Thank you Haven properties and Alex from OK Appliance for fixing the issue so quickly.

Experiencia fantástica: Been renting with Next home for awhile now, never had any issues. Maintenance requests are taken care of as quickly as possible. The very few I have had have been handled in a timely manner and the techs that are dispatched are excellent and very professional.

Experiencia negativa: Avoid, avoid, avoid! Tenants and landlords, be aware. They don’t care about both sides. We went to the court with them, they blamed us as tenants and blamed owner in the same way, and according to them they just collect money and not responsible for anything else. Owner broke the contract with them after the court. Never met such rude people.
You know... it's too bad some Landlords/Property Managers can't leave a bad review when a tenant moves out... but in this case... I'll give it a shot.
First of all, no landlord/property manager starts their day trying to irritate or do wrong to someone paying rent.
In this case the home Mista Paul lived in had some "structural" issues that required a major fix. Our company did not choose the construction company... the owners did. We did however give the tenant plenty of notice that work had to be done.
In fairness to Mista Paul, it was a disruption, but it was not caused by us, the property manager.
If you didn't know folks, a property manager can only do what an owner gives them authority to do. We use the "prudent investor" standard in running our business and we advise an owner to make repairs and upkeep to protect their investment.
We had managed this home for several years and never a problem until Mista Paul moved in. So he's irritated about the inconvenience and tries to sue us and of course he loses and that's why he's upset...
This is in spite of the fact that we went to bat for this tenant and tried to get him some credits from the owner and in fact we did get them a credit of $750.00 for the 'inconvenience"... but I guess it just wasn't enough, so he took us to court.
It's amazing to me, that he waits until today to make a complaint here and give us a poor review when this all occurred last September 2024.
Must be a slow day for Mista Paul and when you're a miserable person and unhappy, folks like him want to "spread the joy" you know what I mean...?
This review is bogus and unfounded because the Owner is/was in control and all we did was communicate to him what the Owners were doing to fix the problem and Mista Paul knew that.

Experiencia negativa: Let’s just say they made me pay for repairs when my apartment got broken in to. They are the worst. Of course I would want to post this seeing that there was a new realtor sign out by the property, only to see that it is the same company but rebranded. The front gate was never fixed till after my apartment got broken in to. I filed a police report and I did have renters insurance, but that covers my property/my belongings. This being your property you could have at least been decent human beings and not charge for the door frame being poorly fixed and not even changing the locks. And not to mention that the laundry room would get broken in to like every other day as well. I can maturely own up to the things you had to fix after I left. But that doesn't take away from the fact that you guys are not decent human beings when it comes to unfortunate events that are out of people's control. But it is under your control to have the front gate fixed as soon as a tenant had reported, way before I moved in. In the police reports its states that other tenants also claimed and that the gate was never fixed. I only advise caution with this company. It doesn't matter if I am the only one making these true statements, their facts and that's that. As a renter I would appreciate to know this info to then choose to do business with any company.
Hey Jacky.... I just got off the phone with our accounting department. Your front door was kicked in we think by someone you probably knew. We charged you $200 for the frame and lock. That was in 2022...
However, when you moved out, we had to clean it and re-paint, along with replacing 3 window blinds that should have lasted longer than the 1 year you lived there.
Since you’ve moved out 2 years ago, hopefully you've learned a few lessons... one of which is, you should have renter's insurance that might have covered the so-called “break in”.
For those folks that might read this review be aware this apartment complex has Locked/closed entry gates with fob entry keys used to access both the front and back gates.
In addition, since we've managed that building starting in December 2018, you're the only one making this kind of assertion.
That’s probably because this location is in a very nice part of Mid-Town Sacramento.
We value and appreciate the folks that rent from us but our conclusion regarding your review is this is a bogus review from someone having a bad day that decided to write up a review 2 years after they have moved out.
We do, however, wish you the best of luck in the future
Experiencia fantástica: We are new tenants in a property managed by Haven Properties. There have been some maintenance issues that we have requested service on, and their maintenance department has been very responsive and fixed the issues promptly and well. From the plumbers to Jimmy to Sean and all the other team members, they are working to help their tenants address their concerns. And for some issues they really go the extra mile.. we’d recommend this rental management company to those considering renting.

Experiencia negativa: Renters beware!! This company is taking in thousands in “applications fees” for properties with NO intent to rent! Absolutely despicable to take advantage of people trying to legitimately take care of their family! Shame on you!
To start with we don't make any money off of "application fees"... we send the entire amount to an agency that runs the credit, verifies the applicants information and does a great job of stopping us from placing a bad prospective tenant that only pays rent on time once and that is when they move in.
You don't say which property you applied for but our credit qualifications are shown on each listing. We will not run your credit unless you've seen the rental and want to move forward.
If you want to DM me, I'll be happy to look into your situation and if we haven't run your credit, you will get a refund but it might take a day two to clear the ACH system.
Again, we don't make a dime on "application fees"... I hope this helps....

Experiencia fantástica: Very impressed with NextHome and their response time to my maintenance request. I contacted them at 8am and by 9:30am, I got a call from an electrical contractor who was on his way to fix the problem. However, he was unable to help because we couldn't find the right outlet, and that was because it was above my fireplace and I had put a picture over it and I had completely forgot about it. Needless to say, NextHome had reached out to the original electricians and they were able to come right in and find the problematic outlet. When the same issue happened the following day, the original electricians came out and replaced all the bad outlets.

Experiencia fantástica: I would recommend Haven Properties to anyone looking to apply at one of their properties. High level of professionalism, work orders were always efficiently addressed, and their team of service people were always great with high integrity. As a renter you always worry the company will take advantage of you, especially when moving in/out but they are a fair company that contracts work orders to trusted people. Experiencia negativa: Part 1: Ed Haven of Haven properties does not have his finger on the pulse of his business at all and I would do everything in your power to avoid them like the plague. They “managed” my duplex and if I added up the money I’ve lost in not having a unit rented it adds up to over $18,000 over the last 2 and a half years. One of the tenants they put in their broke their lease early and left with 4 months of payments left, it took Ed and his team 4 months to even get a new tenant in there. They sent a handyman to a unit that I myself had just moved out of, and this guy quoted me about $2,500 to fix blinds and do basic things. $230 was to replace an O ring on the toilet (I had a bidet I had removed and took the O ring with me on accident) and to install a shower head which I already had purchased, it just needed to be screwed on. I asked him how much the quote would go down if I didn’t have him paint, he said he would knock $100 off the $2500 price. That made zero sense because in his broken down pricing $800 was for paint. He also wanted $25 to screw in 4 light bulbs, you can buy a 6 pack at Home Depot for less than $4. When I called Ed to go over these inflated prices he said “well that’s the thing about manual labor nobody wants to do it and when it comes down to it, they don’t want to pay for it to get done either” that is not what I was saying at all. He completely dismissed the fact that these prices were outrageous. He said he doesn’t know he doesn’t deal with that side of the business. I asked him. My front unit was going in if we had any applications, as he had been attempting to rent it out since early March. For context this conversation just happened yesterday April 22nd. He says that he doesn’t know. He thinks there is one application for it, but he does not handle that part of the business either. Obviously, I am upset, but I want this review to stay up so the other people can see what I have dealt with dealing with Ed and what he calls a business so that they don’t fall into the same trap of complacency and incompetence that I did. so I am refraining from using specific words that I would like to (lol) but I would not recommend Haven Properties to my worst enemy. I had a fence built in my front yard so that the front unit tenants could have some privacy. I suppose it was against my CC&R’s because the county made me cut it down to 3 ft. When I canceled my account with Haven Properties and got the account cancellation finalized today I told Ed I would be leaving reviews of my experience with this company. Ed’s response was that he was going to reply and let everybody know how stupid I was to install that fence two years ago and the county made me cut it down to 3 feet and how I am too ignorant to listen to the professionals.. Ed never advised me to not build that fence. It was just a way that he could think of to make me look stupid I suppose? I guess if attempting to build a private area for your tenants is me looking stupid I fit the part.
The Reviewer, Mr. Matsuda owns a Duplex where he lived in one side and hired us to manage the other.
The complaint of a tenant breaking their lease was because of a “family emergency” in another area they needed to move to. They moved out on January 4, 2023 & new tenant moved in on March 27th. The former tenant’s default is in a collection company.
The Handyman complaint…? Our vendor is a Licensed Gen. Contractor. There’s a picture of the proposal the contractor gave him below. He cites costs of light bulbs in a 4 pack at Home Depot for less than $4.00 but if you just go online they cost over $3.00 each. In addition, the contractor has to go purchase them, bring them to the site and of course “screw in” the bulbs. You have to pay for their time. The charge alone from our plumber American River Plumbing to install a new Wax Seal in a toilet is $125.00 Mr. Matsuda sent an email to me complaining about the Contractors estimate to haul away trash that he said consisted of a couple of boxes and a trash bag…

It’s ironic because Mr. Matsuda “requested” this particular contractor.
Our Property Management agreement between us provides any repair item over $300 we need to get his approval & why he was sent that estimate. Instead of asking for another bid, he railed at me for not knowing what’s going on and sending him a vendor that was trying to rip him off.
He then questioned me about the vacant unit status. I wasn’t sure at the time, but after speaking with Taylor in my office I found out he was fully aware.
She had spoken to him the previous Thursday, April 18th. We had applicants but they changed their mind.
With over 450 managed units in the area folks at our office report to me when there is a problem. He wanted answers right then I couldn’t give him at which point he just started yelling at me again and hung up the phone.
The fence he installed violated Sacramento County ordinances. He built it without even speaking to me about it. Seeing it after he installed it, I knew it didn’t add any value or utility the way he had it configured and constructed. Furthermore, it didn’t add any privacy for the unit in question.
Finally, he has been consistently informed all the way and would speak with Taylor on a weekly basis. This review in my opinion is unwarranted and unfair, but we wish him well in his future.
Experiencia negativa: Oh well, since you insist, I was just gonna be polite and just let social media let the video go viral of your office , disrespecting and degrading the deaf and hard of hearing. there’s a video that I’m quite sure you’re unaware of that was recorded of your office, disrespecting and making fun of the senior citizen gentlemen, that came in here that was you guys literally made fun of him as you guys talked about his personal business and then yet tended to viciously threaten the police on him “when he asked questions” you guys failed to communicate with him ((with the fact of your office officials knowing that he was deaf)) “ All you hear in the video” Is the man saying please write it down I can’t hear you guys know. I’m deaf and I need you guys to write it down so I can understand.” “ it’s clear in the video you guys saying no I’m not writing nothing down. That’s not my problem. That’s yours get out.” FUN FACT: From what he stated, he has occupied living there for 15 years so you guys knew of him he wasn’t a new customer! you guys refuse to write down nor communicate, discriminating against the old gentleman rights with refusing to communicate because he was deaf, you guys could’ve simply wrote down what was needed, but you humiliated him in front of your customers and office officials, as if this was a circus and he was the act of the show! Now you made a comment in regards to me only giving out zero stars no baby doll, I give out what’s needed a-pond my experience and services that was met at the time and unfortunately, some businesses don’t make the cut of a five star rating similar to yourself and the corporate that you represent!! You should be ashamed of yourself all of you guys!!! How would you feel if someone did that to your mother and or father if they’re still living or how about your grandparents or any elderly that suffers from not being able to communicate with the normal standards??? So since we’re asking question sweetness….. Question: how do you feel, when it comes to dehumanizing the senior citizens that are (deaf of hard of hearing) with the sensation of threatening him with the law??? how do you feel as a woman because real women don’t treat individuals like so of that kind, better yet the elders that are suffering from disabilities and to top it of being deaf sweetie??? that man came in there with a walker and was unable to walk! (whom had two strokes and just got out of the hospital as stated) and you guys threaten him with the law? ( told him, when he ask you guys to write down what u was saying , as his only form of understanding and communicating) Due to him being deaf “You guys disrespectfully told him” “YOU not hearing is not YOUR problem, and if he didn’t get out your office, you were going to call the police!! “NO you were not writing down anything because he was getting on your nerves” Was it the fact? You couldn’t write and or spell?? or was it the fact that he was a black man asking questions? We want to know?
This reviewer likes to give out lots of 1 stars... must have had a bad day... who knows why people do this... that was my original response and then this person comes on here with such bogus charges.
How about you show us the video because now that we know who your are talking about, this person has never submitted a rental application.
Our showing agent wrote down our website on a piece of paper and we have a copy of that.
And you know when ever someone doesn't get their way, it's tiresome when they try and use the "race card" which is disgusting.

Experiencia fantástica: I only lived in my apartment for a year but I had no complaints. Maintenance was done quickly and the team is also quick to reply. They were super flexible and accommodating when I couldn’t meet up on my move in date due to jury duty. The only issue I came across was other tenants parking in parking spots that weren’t theirs but management nipped it in the bud pretty fast. Also, their app makes this so much easier to communicate, pay rent, and submit maintenance requests. Taylor and Ofelia were a pleasure to work with. Overall, I would rent from this management team again!

Experiencia negativa: You guys never answer the phone. How do u have a business yet never have time to answer the phone? Only by email and text messages? That’s ridiculous. You never answer emails or texts either. Do better. Be professional. I called other areas and they were so rude to me not trying to help me at all. Businesses are busy but to not have time to answer or just being rude, then don’t have a business if u can’t do it. Don’t make all these excuses. Processes that have to do with properties are already frustrating as is but you guys add on so much. That’s what a phone is for to answer it.

Experiencia negativa: Literally slum lords. They will only do the bare minimum and use finances as an excuse. They're buying a bunch of old buildings that are falling apart but won't maintain them. Also there are 3 different rentals company names that come up when looking into this company. This is consistent with companies that attempt to hide former lawsuits. If you want a headache after a hard day of workk then this is your place. They also tried to charge me for 50 year old blinds after I mov e out. I got a refund after s verbal months but they ar banking on you not pursuing them. Be wise and consider all of your options before choosing hav b rental properties.

I'm sorry to read this unfair review so I'm going to have to clarify a few things and let folks that read these reviews hear our side of the story.
When you originally moved in, you filled out your "move in - move out" form that you also signed that stated all blinds and screens were acceptable and there were no comments from you that there were any issues with them.
The property you were renting through us is not owned by us because we are a "property management" company and do not own this building.
So when you moved out we deducted from your security deposit for prorated rent you still owed, carpet cleaning that is part of the Lease terms that you signed, house cleaning and the blinds/screens that were not "normal wear and tear".
We've also records that you paid your rent very late the 1st 2 months you rented this apartment.
Other than you were a great tenant.

Experiencia negativa: We have had the hardest time trying to see a property. They notified us of a showing on a weekday morning that they’d be showing it that afternoon, during work hours. I was unable to make it and requested a time when I was off work. A few days later they scheduled a showing but no one showed up. They talk about being stood up but they’re the ones that stood us up. Additionally the property had not been kept up which was unfortunate because the neighborhood is very nice. I would not be happy if I were that homeowner.

Hey on this particular property the owner has hired his own landscape company and when I've driven by the grass in green and mowed front and back. Not sure how much you expect an owner to maintain the landscaping but your point is unfair.
Regarding the missed appointment, I'll take the blame for that but in my defense I did send an email note that I was not available at that time after all but you didn't get notified.

Experiencia negativa: This is the worst company in Folsom/EDH area. It's a fake PROPERTY Management company there is in this AREA. Hands Down if you are looking to RENT with them you are making the worst mistake, please find another property. They are NEVER at their Folsom Location it's a shell business. 100% cannot be trusted or believed in any way. RUN AWAY FROM THIS COMPANY!
Excuse me but we are at the office now, 12:29PM on Tuesday, July 18th 29 minutes after you posted this. I guess you're having a bad day...? We are in and out of the office constantly.
Our rental viewing schedule at the properties we have available are shown on our website under the menu tab "showing dates".
We haven't made an appointment with a single prospective tenant for years and if you came to the office without making an appointment for some reason..? Then that's on you not us and therefore this review is out of line. We’re easy to get a hold of.
The reason why we don’t make viewing appointments with prospective tenants is we've been stood up so many times in the past we have decided to schedule a time/date when we will be there and anyone who wants to see it can at that time.
If they can't make that date/time, then the next day on the schedule is available.
But hey... I guess some people have nothing better to do, but this review is bogus without substance and to quote him/her/they "100% cannot be trusted or believed in any way. RUN AWAY FROM THIS" Review

They are very knowledgable and take care of things in a timely manner. Kathy C. always keeps us updated and is very timely in responding to our questions. Experiencia negativa: Haven properties by far are the worst property management ive gone through thus far. The place i was renting was falling apart, they are hard to get a hold of, requests to fix things take forever if they do answer, and all they want is your money. Billed us for unreasonable things. Never going through them again.
I love it when someone comes on here to complain but never uses their real name so we can address these issues that come up from time to time.
In this case this person doesn't say what "was falling apart"... and if he/she was in fact a tenant of ours they all know that we have an "online" portal system that not only can they pay their rent, they can also put in a "service request" which is pretty much the standard in the industry these days.
What many tenants fail to realize is that a Property Management company is an "agent" for the Owner. Some times an owner isn't going to allow us to fix something right away they deem "non essential".
Since this person wasn't specific in their complaint we have no idea what the issue is/was.
We don't like to make people angry at us but if they were to take a minute to realize that sometimes they might have unreasonable expectations. We don't know since this person is just ranting without specifics.
Experiencia negativa: They say they are second to none. But fall short. Very poor service. No answers or reply to maintenance request, not even on their portal. Would NOT recommend..... I am a current tenant with time on my lease. I am fully certain I would receive a 30 day notice in retaliation for this posting if I reveal my name. But to my benefit, your unpleasant and unprofessional reply to my posting reflects the poor service one can expect from your company. Hopefully, people read this and avoid the headache of dealing with you.

Folks... This person has been a tenant for about 10 years. Over that period of time, he has not always followed the rules when it comes to various issues regarding his lease rights and "obligations".
For example.... While we have allowed a dog, these folks don't regularly pick up the dog poo which is part of a "pet addendum".... They also put in an above ground pool over the backyard grass and ruined the new sod so bad that the owner decided to put in a concrete pad.
We find out later they put that pool back up again. It happened when we get a monster water bill from the water district because they billed the owner when they filled it.
If it wasn't for "rent control" protections we would have given them a "termination" notice long ago.
In any case this is a bogus review from a "disgruntled" tenant in our opinion.
Other than that.. ? These are great tenants.
Experiencia positiva: I would like to clarify that I do not rent any one of their properties nor do I have any properties managed by them, I live on a street where Haven Properties manages 2 rentals and over a period of 10 years, I have seen / encountered multiple tenants moving in/out of those properties. The properties are well taken care of and I do see that any issues raised by tenants are addressed quickly. Haven Properties would be our choice for property management in case we decide to rent our place.
Wow... thanks for the nice note... We never want to have a rental we manage not look good... and we work hard to screen prospective tenants to make sure they can qualify for the rent they are paying... We also have rules they have to follow to maintain the property as well... Thanks again...
Experiencia positiva: I applied to their apartment that they have available because im in between homes, and it looked nice for the price, i did the application and called three times and left a voicemail, Taylor did shoot me a text this morning letting me know the apartment may already been taken which is okay, but $40 it’s very cheap especially when don’t have it to lose so i do wish they could’ve marked the apartment pending so i wouldn’t have wasted the money but you lose some and win some hopefully they can offer a refund,

Experiencia negativa: I applied for a place a week ago. I was the first person on the list when I went to the showing and the only one that showed up. I have emailed and called numerous of times and got no response to check the status of the application. I just seen yesterday that the application fee was refunded back into my account. I still have not heard anything as to what happened. They do not respond to emails or phone calls at all.

We're sorry to see you write this review... I was informed by Taylor the lady that processes applications that yours was incomplete. You failed to provide a valid Sec 8 voucher.
Since we had other applications that were completely filled out and included supporting documentation..., we elected to go with one of them and approved their application.
We wish the best of luck in your search. Our advice would be for you to have all of your supporting documentation ready to submit in any new applications for rent you may pursue.

Excuse me, but this is just a bogus review and undeserved coming from this person who lied about us never calling back.
This person along with another made an application along with 10 others to rent a unit. Ali, our showing agent remembers these people.
She even took extra time and answered their phone calls AFTER HOURS to help them with filling out the "online application" and explained the process.
Ali also notified them later that it had been rented to others and we will be sending back their application fees.
When I was notified of this phony review, I asked Ali to contact these people whereupon they hung up on her.
We know it's frustrating these days for people looking to rent because of the short supply homes/apartments for rent. It's been like this for a few years now.
However prospective renters should not just come on a social site to spew a bogus review because they didn't get the unit and also lie about our service.
We wish them luck in their search for a home.

Experiencia negativa: Ed is a bully. He is unavailable much of the time as is his staff. As an owner he does not look after my interests. He underpriced my property (three bedroom, two bath, garage and yard and washer dryer and refrigerator) and leased it to three unrelated kids barely of legal age with little or no rental history. He let the property deteriorate under his watch. Under his management I have been served a notice of violation by the city of Rancho Cordova.
I'm sorry that the relationship we had didn't work out but this owner has expectations that can't be met.
First of all, these young men were well qualified. The owner is apparently unaware of the Fair Housing Laws that you can not discriminate based upon a room mate familial circumstance. They all had great credit and had 3 times the income and were paying $1,675 per month.
She fails to mention we started working for her in Sept. 2020 after she had placed a tenant in the unit herself with "no written rental agreement" at only $1,000 per month & with no security deposit. When she realized she made a mistake she reached out to us and we were able to get that person out at the end of 2020.
Keep in mind we were not paid a dime for that period until we finally rented the unit.
The unit was not rent ready. We did the necessary things to get it up to a level that would attract qualified tenants. Based upon the condition of the unit this was the best she could get.
After we parted ways, we find out she harassed the Tenants to the point that they decided to move out after living there for only 2.5 months.
Part of the job of being a Property Manager is to know the market and to pay attention to Fair Housing laws. The code enforcement notice she mentions resulted because she didn't want to have a landscape maintenance included. Further it was also after we parted ways and were no longer involved.
We wish Sandy well, but this review is totally outrageous and uncalled for.

THERE WEBSITE DOES NOT WORK. there email service people do not know what there accountant does. very poor quality service. They treat tenants like crop. please do not deal with this agency.
You know I love it when we have some person throwing out a bad review that is not even a tenant of ours or is using a fake name because when we get complaints like this from a tenant it's usually something related to non-payment of rent.
In this case who knows... this person never rented from us... and we've had a couple like this. I guess some people have nothing better to do...

Suggested that it would be best to review current rentals in the area and to also be prepared for them to inspect and conduct a walk thru. I continued to make a few more calls to other similar property management companies nearby. And by the following week after a walk through, I signed an agreement with Haven. Experiencia negativa: Absolutely the worst customer service, and dishonest. I recently applied for a house off 24th street, listed price 950. I toured the house and the realtor explained it was actually 1100. I turned in my application with 1100 on the rental amount. Several days later I receive an email saying 1100 was a mistake and rent is 1300 per month. I replied saying I was still interested and gave my phone number saying please give me a call. I also called several times requesting a return call. Nothing for a week. Fed up I go in person to office and ask for my refund of application fee. And they claim that they can’t refund me till they have somebody else verify it. I am extremely dissatisfied with service and dishonesty, very happy I did not rent from them. In the future I will never have them manage one of my properties nor will I ever rent from them.

We're sorry the hassle you went through, but we had a new person handling that particular account and didn't understand the software and how to use it even though she had some training. So the wrong rental amount was in the system, not once but twice.
Basically we made a mistake and we're sorry for that.
Now regards the refund, you did get it back. However, the day you came in the book keeper was out and we couldn't issue it right then. We did the next day.
I know it's frustrating finding a home in the Sacramento Area and most of the time we get multiple applications and an enormous amount of phone calls. I have asked the folks that work that part of our service to send a quick text back instead of making a phone call. Believe it or not when we've attempted to return a call back people don't always answer the phone so we like text much better.
We hope you found a place to live and I'm sure you would have been a great tenant. Even though you were irritated big time you respectfully maintained your cool when you came into the office... so we appreciated that. Again we're sorry and we hope the best for you.

Experiencia positiva: Current tenant of Haven for about 1 year, so far no complaints. They are pretty quick to get emergency service requests resolved. Rent payments are made easy online or you can mail in checks. It does seem a little challenging to get a hold of the office at times. Overall not a bad property management company.

I'd like people to know that Mr. Godwin was a tenant we inherited when the current owner took it over through a purchase. He moved out January of 2019 and I guess had to post this review but we have our side of the story too.
For the information of anyone reading his 1 star review, let the record show that at the time he moved out the following conditions existed and should be noted:
There was Back Rent he owed
We had to replace blinds on the apartment windows
We even had to replace a bedroom door he destroyed.
Other than that he was a great tenant.

If we have to give you a notice to pay the rent or some other type of infraction that is in your lease, is it unprofessional for us to take this action....? Or is this more about paying the ACH fee when you pay your rent online...?
I've looked over your online "tenant portal" with us and see that we've taken care of an A/C issue a year ago. Nothing else was noted since you've been there for almost 3 years.
I understand you've made a service request for the same thing last Friday, June 22nd. We got your voice mail late after hours on Friday around 7 PM when we checked in this morning on June 25th.
The Maintenance Emergency number is given out prior to you being able to leave a voice mail. FYI we don't check the maintenance line over the weekend but do respond to a maintenance emergency if we're called.
I don't know how much more we could have done and don't know why nor do I appreciate you coming on here making a claim like this to hurt our business.

Experiencia negativa: Person showing the available property was nice. I was interested in applying but when asked, by another possible tenant, "Will I be charged if my application is not approved?" The answer was...You won't be charged if we don't run your credit...but we are going to run all applications and choose the best qualified." Really? I guess you have to make money somehow. I would think you would run 1 app at a time and select that way. Not everybody has $40 $80 or $120 to play open house lotto.
Hi Terrie... I saw your comments and thought you deserved a response.
This is just the way the market is right now. It is sad that this is occurring because you're not the 1st person to experience this.
Owners are demanding we get the best qualified candidates and with so many people showing up it just can't be a 1st come deal anymore. Before we run credit, generally we do look at the application to see if they even qualify based on the income they've stated.
What I suggest you do if you are still looking is get all of your information together that we asked for in the application. Get pay check stubs, bank statements and rent references (that include name/address/phone). I would also pull all three of your credit reports so you know exactly what Property Managers/Owners see and if there's a ding on it, you can dispute it with the credit agency.
I'd also have a letter explaining what happened regarding that ding ready to go. Our applications pretty much spell out what our scoring criteria is.
Many times we get incomplete applications so we have to move on to the next one because every day a property is vacant the landlord is coming out of pocket.
I'm not sure which one you were going to apply for but, in one case we had 3 applications for a 3 bedroom Duplex in Rancho Cordova. All three were pretty good, but one was a little better than the others. However we did let the others know that we had 2 more coming up within a couple weeks that were in the same neighborhood.
I know a lot of folks that rent think Landlords are evil and greedy. The folks we represent as their Property Manager....? Just about all of them are families that have invested in these rentals for their long term future. They care about their investment, how it's maintained and managed. Most of them have added improvements and updates as well.
And would you believe...? We've approved some applications only to find out the folks applying changed their minds or in some cases never get back to us. There are some out there making multiple applications and picking the best place they can get and if two or more places they applied to approve them at the same time, then guess what...? THEY CAN CHOOSE which one they want.
This issue is going to be around for a while because the economy generally is good here and if there's blame to go around ask the politicians in Sacramento County and the State why they make it so difficult and expensive to build anything. That's why the prices have gone up so much and the results are this situation you are going through like many others.

Do you really think we go out of our way to make people mad at us...?
We don't like it when one of our tenants is unhappy because of slow service. We also make a point that when you put in a work request if a vendor we hire to make a repair doesn't make contact to let us know. If you sent a request for an update to the wrong person why is that "horrible service"...?
Maybe your expectations of what we were supposed to do for you wrong... Hard for me to tell.

Sorry Derek... you don't say what upset you... however after talking with the staff in the office it seems you complained a lot about your neighbors... I don't know if that had anything to do with it.
However after reviewing all of your online requests it seems you were complaining about the neighbors parking their unregistered cars, spitting on the area in front of your unit and trash generally around the property. You also mentioned someone turned off the "community water heater" located in the Laundry room.
These things were out of our control, don't you think...?
That Apartment complex has had a history and it took us over a year after we took over to clean it up.
For example your unit was actually boarded up for months until we got a handle on the homeless and derelict problem in that neighborhood.
We can't be there 24/7 and we're sorry that others there didn't measure up. Since we can't be there 24/7 it really comes down to a "he said-she said".
Once we got that apartment complex running half way decent the owner thought it was a good time to unload it because you don't seem to realize how much money that family put into this 4 plex you live in. Thankfully for them, the prices have come up and they got their money out. I think the new owner sadly is in for more of the same.
Hopefully for you the new owner will be able to meet your expectations. We did the best we could and we're sorry you feel the way you do.
