Experiencia negativa: They took over as the property management company for the apartment complex I live in. Do not move into any of their properties. They will ignore your requests completely. They lure in tenants by offering low rent costs but then refuse to match that price for the current tenants. Slimy and unethical company. Refuse to repair gates and maintain pools. You’ve been warned!

Their 30+ years of regional experience shows in everything they do. They keep our Board informed on changing HOA laws and legislation, helping us stay compliant and proactive. Their team provides strong day-to-day operational support with professionalism, responsiveness, and consistency. Managing a community of our size is no small task, and Lang handles it exceptionally well. I continue to rely on them as a trusted partner in supporting and growing our community. Lauren is aware of our community and along with Rosie the assistant property manager makes living in this beautiful community the best it can be . We are very fortunate to live in a community with Lauren as our property manager .

Experiencia negativa: Lang Management serves our community extremely well and professionally. Most problems we hear about has to really do with our own community's indecisiveness. Once our community finally realizes this, then many of our complaints can be better dealt with and by Lang Management.

Takes excellent care of the facility and is proactive to prepare the community for emergencies like Hurricane season, fire prevention, CPR, Stop The Bleed etc. As a lead with the CERT Committee the Lang team has been completely supportive of our initiatives.

They have always been professional, caring and hard working in dealing with our community's many and varied needs. Experiencia negativa: The manager of the Alton property, Donna Wilson, had a male physical fitness instructor/babysitter trespassed without giving an explanation! This young man has been babysitting and instructing many of the prominent local families for many years and we are all very confused. You need to fix this before we take it to channel 25! Please hold her accountable! You have a lot of upset families

Experiencia negativa: Lang Management has been one of the worst management companies I’ve ever dealt with. They have been responsible for my community for over 12 years, and have consistently failed at important responsibilities expected from a professional HOA management company. For years, there has been a termite infestation problem in the community, which is especially serious considering we live in attached homes, where treating infestations requires coordination and involvement from the Association. Yet, Lang Management has repeatedly refused to take responsibility, pushing the entire burden onto individual homeowners, as if termites respect property lines. They simply want nothing to do with it. In addition to ignoring serious issues like termites, they also neglect landscaping, leave common areas in poor condition, and continuously threaten homeowners with intimidating letters rather than working collaboratively to resolve issues. They have failed to maintain my landscape, and when I planted beautiful hibiscus flowers in my yard, I received a threatening letter from Lang as if I did something wrong. They would rather me keep the ugly weeds in my front yard, then my beautiful flowers. Their approach is dismissive, unhelpful, and frankly hostile. Instead of protecting and enhancing the community, Lang Management has done the bare minimum while hiding behind paperwork and threats. I would strongly discourage any HOA or property owner from hiring Lang Management if you care about the wellbeing of your community.

I am on the board at The Glens Condominium in Boca and we have had turnover and terrible service. We just dumped them for another company. Good riddance.

Experiencia negativa: Extremely Disappointed with Lang Management Company I am deeply disappointed with the services provided by Lang Management Company. As a service-related hearing impaired Marine Veteran with disabilities, I have always treated people with respect, dignity, and kindness. Unfortunately, Lang Management does not extend the same courtesy to their customers. During a Lang Management sanctioned HOA board meeting, I experienced nothing but disrespect, insults, and hostility. Despite my hearing impairment, I rely on technology to communicate, and my phone helps me with audio dictation and transcription. Instead of accommodating my needs, Lang Management treated me with utter disregard. It is unacceptable for a property management company to display such unprofessional conduct. As a paying customer, I expected to be treated with fairness and respect. I will not hesitate to notify the governing bodies of LCAM about this incident and the overall lack of professionalism exhibited by Lang Management. Furthermore, there are numerous other reasons why Lang Management deserves a thorough review, which I am more than willing to discuss with their leadership, provided it is not in the same hostile environment I encountered today. I urge others to consider these factors before engaging with Lang Management Company. Their treatment of customers is far from satisfactory, and improvements are desperately needed. If you or somebody you know has been treated in the same manner as I here are some helpful tips: LCAM (Licensed Community Association Manager) members are typically subject to oversight and regulation by state-level governing bodies. The specific governing bodies can vary depending on the state in which the LCAM operates. Here are a few examples: 1. Department of Business and Professional Regulation (DBPR): In Florida, the DBPR oversees LCAMs and other licensed professionals. They handle complaints, investigations, and disciplinary actions related to violations of professional standards and regulations. 2. Real Estate Commission or Board: Some states may have a Real Estate Commission or Board that regulates LCAMs. These commissions or boards are responsible for licensing, monitoring, and enforcing regulations related to real estate professionals, including LCAMs. 3. State Department of Consumer Affairs or Consumer Protection: In certain states, the Department of Consumer Affairs or Consumer Protection may have jurisdiction over LCAMs. They handle consumer complaints, investigate misconduct, and take appropriate actions to protect consumers. It's important to note that the specific governing bodies and their roles can vary from state to state. If you have a complaint or concern about an LCAM member, it is advisable to research the relevant governing body in your state and contact them to file a complaint or seek further information on the investigation process.

Experiencia negativa: Incompetent org. Cant process bills correctly. AR doesnt answer phone and if and when you get thru they are completely incompetent in attempting to sort out payments that they misapply to the wrong acct.

Experiencia negativa: Beware of Lang Management and Emerald Towing! Probable kickbacks are resulting in innocent citizens getting towed on Lang managed properties. Yesterday, Friday March 24, Heather Stalter of Lang Management apparently requested Emerald Towing to tow my truck from an unmarked and seemingly completely legal parking space outside of CVS pharmacy in Boca Sandler plaza on 670 west Glades Road. I am visiting from Oregon, and they towed my new grey Toyota tundra truck from this medical plaza (where there were manny available parking places) while I was seeking medical assistance. They left me and a dog that I am traveling with out in the hot sun and it took 142$. Lang has not returned my calls. They can make this a bit better with an apology and a refund. Next step is city district attorneys office.

Experiencia negativa: They do not vet security guards or train them. They are extremely rude and don't know anything about the developments they are guarding. Lang management nickles and dimes for everything . Art classes are 3x the price than at a private studio. Cooking classes are just sitting around watching someone cook, not even learning. Gym membership is 3x the price of a LA fitness and it doesn't include the classes. It's a rip off.

Experiencia negativa: They are a criminal organization covering up for the pesticide spraying of my koi fish pond. They refuse to give me the name and phone number of the pesticide company they contracted. The pesticide company and Lang management know very well that I have my own service and should be on the company's "do not Serve" list. Lang is responsible for the spraying of the fish pond, causing $20,000.00 + of damage. Now they refuse to give me the contracted company information. I WILL find out who did this, and the pesticide company and Lang Management will pay for this criminal coverup.

If you want to do everything as a board as well as clean up their mess, by all means choose Lang. We thankfully terminated them due to unprofessional behavior, lack of responsiveness and general poor communication. If you are looking as a board to be a management company too and pay top dollar for no service and general disrespect , by all means hire LANG.

Experiencia negativa: The WORST!!! They screw up on the regular and slap people with late fees when they paid in advance (this happened multiple times). When you call to alert them of their mistakes you’re greeted by unprofessional unfriendly and very incompetent people that can’t figure out where they messed up and be rude to you in the process. Horrible horrible incompetent individuals!!

Experiencia negativa: I live at the Brittany Condos in South Palm Beach. Lang is the worst company with rude employees who don't actually do their jobs. Our pipes had been leaking for months before it was actually fixed. They really disappointed me many times. I suggest not living anywhere controlled by Lang Management. I love the Brittany but will be selling soon. I just can't take Lang anymore.

They really go the extra mile to protect their properties from uninsured, underinsured and unlicensed vendors, while providing transparency.

Experiencia negativa: I live at PGA National, and whenever you need to speak with someone at the local (Palm Beach Gardens )office, no one IS EVER available to speak with you. It is ALWAYS leave a message, blah blah blah.

When you do reach them you are greeting with unprofessional unqualified people. They randomly decide to add [special assessments] on top of their annual fee. In the future we will steer clear of any properties under Lang Management.

Looks like they getting big check rebate or kick back because they don’t even conceder residents complains. When you call them as a resident to report issue they have immediately have an attitude. Looks like they working Free as a volunteer. All residents in our community getting ready to kick this management company out. You should do the same if you can.

It is impossible reach someone they always in meeting every hour everyday. If you lucky to reach someone you receive rude and bad attitude answers. They are not there to solve the problem they are there to argue and fight. And unfortunately we are paying this service and treatment.

Their employees have a miserable attitude and act completely inconvenienced when a homeowner in one of their communities has a concern. This is one of the most unprofessional management companies I've dealt with and would avoid any of the communities they manage, if you're ever looking for a property. You will not receive what you're paying for in an HOA if they are overseeing the management.

Experiencia negativa: Very unresponsive. I had to call them 5 times to get a call back. I e-mailed them four times before they responded. I have a question how they allowed our association to have un-voted special assesments of over $1,400 per owner. I have asked for their help, and they have told me that they will only respond to a Certified Letter. To me, this seems like a poor way to treat association members that you are supposed to serve.
