Experiencia negativa: This was by far the most property manager company I have ever used. The lack of not caring, responding to emails, and NEVER returning phone calls is absolutely absurd. The actual owner of the property just show up whenever they feel like it without anytype of notice. I informed property manager of that issue 11 different times. The house was absolutely disgusting.... it was an absolute nightmare.... NEVER AGAIN

Experiencia negativa: There’s a reason you have so many bad reviews from tenants I’m sure. But I won’t find out. I am NOT paying to view an apartment. It’s the most common scam in the rental market! Especially when your reviews look the way they do. No thank you. My safety is of a concern too, that’s your most common response to all these, and you as the renter are in a position of power, not me. If I get a bad landlord I’m stuck. Other renters ask for photo id, a selfie, and to have a conversation on the phone… just for some simple ideas on how to keep your staff safe without being totally lazy. A $70 nonrefundable fee to VIEW AN APARTMENT is wild.

Experiencia negativa: I rent at 1645 Manakini Rd Manakin Sabot VA I've had the worst experience renting at this property. It is by far the worst if I could give it a zero I would. The water here is oxidized with iron and chunks coming out. Told homeowner and Option one. They said they would get it tested. Lol No response but I did found out why the didn't wont to respond. It has been almost a month and nothing has been done they always say oh we're working on it. We have got sick all my clothes have turned Orange my appliances have clogged up and lines are orange all they say is we're working on the issue give me a couple bottles of water so in the meantime I'm supposed to shower with the nasty water drink and use it to make my food ,this is ridiculous.These are the worst people I've ever dealt with. Word of advice do not deal with these people. Cant even get out of the lease. This is very unhealthy and unsafe condition. And the sad part is the water is just the beginning of the issue.

Experiencia negativa: I am writing to express my frustration regarding my recent experience with this company. I applied for a rental property, and while I was initially approved, I have not received any responses to the questions I raised after my approval. I waited for over 10 days for clarification, and upon following up, I was surprised to find that the rent has been increased by $200. This sudden change, coupled with the lack of communication, has been extremely disappointing.

Experiencia negativa: Lol these idiots try to charge a $50 non-refundable fee just to tour a rental. What is actually wrong with you? Not sure if this is even legal but I'm definitely contacting my reps about it because it should be criminal. You should truly be ashamed of yourselves. Housing is a human right! Corporate landlords are blight on society! Don't let these leaches manage your property.

Experiencia positiva: After renting a property for almost three years, always paying on time, fixing issues myself. Because they hire cheap labor and I mean cheap. I don't get my deposit because it cost 1400 to paint. There were no holes, scratches, or yellowed walls. The house was cleaned from wall to wall before I moved. In much better shape than when I moved in. I would never recommend this company to anyone, especially Vicki Anderson. Update 90823 The owner of Option One contacted me about this review and my strong opinion about one of his employees, as well as the home that I rented. I appreciate the fact that he called and wanted to get all sides of the issues stated. I also am appreciative of his zero tolerance for any form of negative behavior or remarks. Mr. Tuck seemed genuinely concerned about professionalism and fixing the problem. Would I recommend working with him directly? After this conversation, I actually would.

Experiencia negativa: My family and I read it a property from option one. The home itself in the inside woz in good style as far as upkeep. We rented this property for nearly a year and a 1/2 however the issues come in when we had woodpeckers that were living inside of the walls in one of the bedroom along with bats that were living in the attic of the home. When we reported this to the property manager there were delayed in filling the home every moving the animals from outside of the wall. Once the birds were old enough to fly away it's still took the property manager another 2 months before they feel the hole from the outside of the home they never responded to the bats in the attic and once we left the home they used our whole security deposit for painting in the inside of the home. Now we purchase the property right behind the home that we were renting and to our understanding we never saw anyone go inside of the home to do any carpet cleaning or painting of the home when I contacted the property manager no response again this is a company that I will not recommend renting or even purchasing a home through. The property manager explain to me that what I paid in monthly rent which was approximately $1600 did not cover the mortgage on the home there was no need for me to even complain about things that were wrong with the home. When I looked the home up through county records to see the purchase price of the home from the last purchaser it showed that the home was purchased for 200000. I explain to her that if $1600 did not cover a $200000 mortgage that was purchased 10 years ago there the issue with the owner of the home in his financial situation. I can this is a bad company bad reputation poor customer service and the fact that they don't do any repairs to the home they just take the security deposits and pretend as if their doing up keeps to the home keep looking for another place to rent or purchase.

Experiencia negativa: All they want is your money. I am currently searching for a house to rent for more room for my pup and stumbled upon a good house in the Northside. However, to even tour the house, they require a $35 NON-REFUNDABLE application fee before anything is agreed upon or signed. Essentially, a TOUR cost $35, regardless of whether you follow through and lease the space or not. And, this is on top of all the other fees they associate with the leasing process. When confronted, they said it was in place to screen their applicants. Well, I’m a very qualified applicant that refuses to pay $35 to tour a unit, and with all these reviews, it sounds like it’s for the better. Seeing as the house has been available for awhile, it doesn’t sound like a very solid business practice to me either. Showing your units to potential clients is part of the job, just sounds a lot like laziness.

Experiencia negativa: Staff are not easy to communicate with, even when asked to receive a phone call all I ever get is an email. Maintainence requests take a long time to get acknowledged and each time I have had to call to see if/when someone was coming. The office lost my house key and I was told that I had to make a copy and provide a copy to the company at my own cost. Questions aren't answered and as mentioned in previous reviews, staff is condescending.

Experiencia negativa: We were loyal tenants at our townhome leased through century 21option 1 for 6 years until the freezing temperatures caused a frozen pipe to crack. We attempted to contact maintenance before calling the fire department to turn off the water that was spraying onto our bed. The employee from the emergency maintenance line called us back 6 hours after the fire department left. This series of mismanaged events led to our bedroom becoming a cesspool as our mattress and carpet sat drenched in water for the week it took for someone to come advise us on handling the damage. Fast forward to requesting to be released from our lease, we were not given a chance to attend the final inspection as we requested and given a returned deposit with various charges from carpet and interior cleaning to a broken tile (we've never seen) for a total of $600 in deductions. Oh, forgot to mention the lock box placed on our door without our knowledge to allow contractors to repair the damaged room ONLY after our townhouse was listed as available to rent. We were contacted for weeks after leaving the premises about the keys and garage door opener that we left on the counter after we not only thoroughly cleaned the townhouse, but also paid two services to clean the interior and the carpets for our convenience. We have yet to receive returned contact from the general manager after several calls and emails. *update I received a very hostile phone call from Vikki complaining of harassment for my three calls to her office regarding our reduced refund.

Experiencia negativa: I have rented for years at various locations. I’ve never had an issue until I rented with these people. My husband and I rented a older townhome that was built in the 1980’s. So on inspection day the inspector was very rude and disrespectful and very petty. This is an old townhome so there is going to be normal wear and tear. I even paid to have the carpet professionally cleaned. But the inspector want to point out minor things wrong with the townhome that’s really normal wear and tear

Experiencia negativa: Very poor company culture that is set on satisfying just the landlord and not the tenant. If you wish to rent forever, then go with them. But if u oui u know you will move out some day or you are a young professional then this is the worst company to rent from. Very unprofesional in re-marketing their homes while they still have tenants in it. Contracts are full of fine print so be careful on that as well. Bad company is all I can say.

Experiencia negativa: I do not recommend Century 21 Option 1. My rental changed from the original property manager to Century 21 2 months after signing lease. I forwarded the condition of the property and they completely disregarded the deplorable condition of the townhouse. Filthy carpet, dirty walls with terrible patchwork. Greas kitchen and cobb webs everywhere. So I move out after having the place professionally cleaned and they send less than half my security deposit. In addition, I received my check 72 days after my lease ended. This was after numerous emails and phone calls with no response. TERRIBLE people to do business with. I can't stress enough how unethical these people are.
