She knows her stuff and is very upfront and honest.If she suggest something and you choose not to listen, thats on you and the sale of your house. Very happy with her!

Experiencia negativa: Waiting for weeks for them just to review application. Just to read because they haven't even told me to pay the fee. There playing with families. People gotta move and they think is a joke and then you call to ask questions and they get super unprofessional and rude. Definitely not the place you want to trust and pay 2k a month. I even told them I'll pay for the whole year in front and there are still thinking about it for weeks don't understand. There application said immediate occupancy, its unreasonable.
It was not weeks.... We received numerous applications and were waiting for the owner to choose which he wanted us to process. We don't take a fee unless we are going to process your app as that wouldn't be fair. It was my understanding you were extremely rude when told the owner chose another application over yours and treated my staff horribly. We do our best to make everyone happy but in some cases we cannot.

Experiencia negativa: Edit: after my most recent experience, I would never use Cheryl Smith Realty again. As a former real estate agent, I was very disappointed with her behavior and actions, extremely unprofessional. Edit 2: One month after this sale fell through, I sold the lot (literally) for twice as much money as the contract Cheryl references below. The reason the conversation was unreasonable is because no matter what I said, she had an answer about how I was just being emotional, despite the facts I was presenting. As a former real estate professional for more than 2 decades, I stand by this review, and if I could give her 0 stars, I would. Everything about this transaction was unprofessional, and to be honest, extremely unethical, in my professional opinion. I worked with Cheryl Smith years ago when I was a title closer, and I use her now as my realtor for Palm Bay lots, I highly recommend her if you're buying/selling anything in the Palm Bay area.
Jessana I can't help that your mom did not discuss the price with you. That is between the two of you. She was our local contact. I also can't help that the buyers granddaughter refused to sign papers. I did my best but you wouldn't let us have a reasonable conversation with you. It's a shame that you let something out of my control change how you feel about my office. We work very hard and do the best we can.

Experiencia negativa: My husband and I just closed on a house listed through this office. The house was listed as well water but it turns out that it was city water and we found out when the water got shut off. We are now without water and can't do anything about it until the next business day. I'm also wondering what other surprises we might find that haven't been disclosed. I will never recommend this business for anything. EDIT:(this is my reply to the response) It was required by law that the septic be replaced don't try and twist it to make yourself look better. We had to call Palm Bay Septic ourselves to get an accurate timeline for that replacement because you weren't responding to our realtors inquiries and then when you finally did told us it would only be about a week and Palm Bay Septic was honest and let us know that it would be 6-8 weeks because of the permit processing. I'm being very fair in my review.
The seller told me he was still using his well so that's what I went by. You forgot to mention that I also convinced the sellers to put in a brand new $10,000 septic system for you and still sell you the home at the same price. I worked hard on your deal to get that done and it is extremely unfair and ungrateful to give a damaging review like this to intentionally hurt my business. You don't know me and did not work with me. You went through another agent. I have many people that are very happy with my office and refer friends and family to me and have for years. It's just unfortunate that most of the reviews given are by the few that are unhappy like yourself and not the thousands I have helped in my 36 year career.

Experiencia negativa: After living in the rental house for over a year without them fixing the air conditioner that they knew was not working correctly it finally started to ruin things in the house. I sent pictures showing that some line was looking kind of funny saying that the maintenance man had told me to send a picture. No response. 11 days later we're dealing with a flood that has ruined a lot of my children's things. She's saying that the owners are refusing to pay for the air conditioning unit to be fixed and that it's not her problem. She's gone as far as to say she's going to call the police because I'm harassing her. I just want the air conditioner fixed. It's been over a year. The house is 86 degrees constantly. I can't even cook in the house because it gets too hot and I feel like I'm going to pass out. She picks on me knowing that I have a mental disorder. Refuses to answer texts that are important and have conveniently lost the work orders that I physically went up there to put in. Slumlord

When I informed Ms. Smith that my mother took ill and had to go to NY with my son on the fly, I was worried about a work order (which by the way was scheduled and prepared with NO PROBLEMS), Ms. Smith assured me that there would be nothing to worry about. I feel very relieved. :-)....... Cindy has always been cordial and diligent when I have been on the phone with her. I COMPLETELY ENDORSE Cheryl Smith Realty !! UPDATE: NEXT DAY - after re-reading the email from handyman, I just called the office again as per Handyman's instructions, and Dolores allowed me to explain my point of view, my concerns, and I asked her what I should do since I feel like things are getting misconstrued in the conversations I am passing back and forth. Without hesitation, Dolores was on top of the situation and handled it I love when a company steps up for the client/customer. No complaints here! Thank you Ms. Smith and company!! :-)

Experiencia negativa: I wouldn't recommend this realtor to anyone. They do't take care of the rental homes like they are supposed to, plus trying to get things fixed is like pulling teeth. I rented a home from them and was told the house would be ready for me to move in on the 1st of the month, only to find out that the previous tenant wasn't moving out till the 1st so the place never got cleaned I had to clean the house as well as they never even came in the house to inspect it with me when i went to move in. Then they had the nerves to charge me for damages to the house that were there and even listed on the paper they sent me to inspect the house with by myself. When I moved out I left the house in way better shape then it was when I moved in and they made up unreal charges just to steal my deposit. Shady company. Don't use. Unfortunately they don't allow adding so i can respond to your story so I'll add it here. How can you claim you have pictures when none were never taken before I moved in and after the previous tenant moved it. Since I moved in the day they moved out and I got the only keys to the house that day with pictures to prove with witnesses how filthy that house was and how we had to clean it while moving in. Nice try on the story though. And you were called many times with issues with that home, I got lip about it to.
We have before and after photos of your home and would be happy to review them with you in person. We don't do a move in inspection with tenants because we have already been there and taken several hundred detailed photos when you receive keys. What you wrote is untrue and unfair. You were also provided with invoice copies for every item needed after you left. We do not make one penny on move out repairs and cleaning. You had no complaints with us the whole time you lived there. So, to write this because of justified security deposit charges is not right.

Experiencia negativa: Recently, I transitioned from one of Cheryl Smith's property. Prior to leaving the residence, I ensured the property was in good standings. A week after my departure, I received a call from the establishment complementing my efforts. During this call, I was informed I'd have to pay for the uncut hedges; however, the hedges wasn't cut prior to me signing the lease agreement. Needless to say, I was charged $ 168.00. Cheryl stated, "the charges were for minor home repairs". It seems as if they decided to charge me for the hedges anyway. Also, it's been almost two months and I still haven't received my security deposit. I truly encourage anyone looking for a quality realator to stay away from this establishment & their shady businesses practices.
That is incredibly unfair to me and my business. I work so hard to take excellent care of my tenants and the homes I manage. You had NO complaints the whole time you lived there with our service. You called us about your security deposit after you moved and I told you we had 30 days to make any repairs and send the letter which we did. You signed the letter and mailed it back which we received last week and I sent it to the owner to refund the balance of your security. You wanted to know the charges when you called and I told you fixing the holes in the walls from your TV brackets and trimming the hedges. You said the hedges were not trimmed when you moved in so I agreed and took that charge off and had the owner pay it. The only charge you had was for repairing the holes in the walls which you told me you left so we could repair. I even sent you the invoice directly from the handyman showing the amount. Your review is unfair, damaging to my business and slanderous. I have been in business here for over 30 years and have NEVER done anything shady and I resent that insulting statement. I will be forwarding your comment to my attorney for review.

Experiencia negativa: I had a great experience with this realtor all the way up until the time it came to get my security deposit back. The home was left clean and in good order. With the exception of a little touch up paint from normal wear and tear and a bifold door in the bathroom that kept falling off every time I turned around (which I should have had them come out and look at) that’s all I should have been charged for. I paid the rent all in advance and was a good tenant, and they are trying to say it took them 1107.00 to put the house back to what it was before I moved in. This is not true and I am being taken for my security deposit. I am very disappointed with this company. I have rented most of my life and have always received a full deposit back.
Tenants are always happy with our service until we have to be the "bad guy" and retain all or part of a security deposit. Anything the tenant leaves for us to do, has to be taken care of. I would be happy to show you the before and after photos. Call me anytime. It's important to have the home clean and ready for the next tenant as it was when you moved in.

Nobody in my office would ever hang up on anyone. You were most likely cut off. She has worked for me for 7 months and has been excellent dealing with my customers.
