Negative experience: They went ahead and deleted my last review, I’ll continue to post them. Jacob shaddle is a liability to this company. I sent them paperwork from the tenants union to return my deposit and last months in NOVEMBER. I have the receipt it was delivered November 6th 2025. They ignored it so I called stand let them know they were violating wa state law. I end up speaking with Jacob shaddle, which shouldn’t have happened in the first place; since from the very beginning he told me it wasn’t their problem. He proceeds to tell me I don’t need to get in touch with the tenants union or the state everything will be fine, he will handle it by the end of the week. A month goes by and I reach out letting him know I don’t feel my time or the states requirements are being respected, to which he ghosts me. I’m then put in touch with someone else, same run around. They finally SAY they sent my deposit two weeks ago, no last months rent. Just a deposit they didn’t even divide correctly, math is so hard on a calculator right? That was weeks ago, never got my deposit back. I’m pretty sure they listed the wrong address on purpose and are not returning my emails. That’s okay, bright and early tomorrow I’ll be contacting the tenants union again as well as my state representatives. DO NOT USE THIS RENTAL COMPANY. This is the shadiest rental company I have ever had the unfortunate experience of coming across in wa state so far . Edit: let’s reply to your reply. You guys spent a considerable amount of time on this? I’m sorry you feel that way. This is your guys literal job as a property management company. You know who spent way longer on it? ME, a total of 14 months so far to be exact, and it isn’t my job and I’m not paid to do it. This went beyond frustrating, because you didn’t do your job correctly in any step of this process. You should have settled the ledger when the rental agreement was up, instead you used a portion of my deposit on their next rental agreement. You could have not lost the certified mail that was sent to you, you’re telling me you lost certified mail? You could have responded in the 30 days since the SECOND time I sent you the paperwork, but you did not. Instead you want me to wait for you to get your ducks and paperwork in a row so you can be compensated on the back end by the other parties. What about a 30 day notice don’t you guys understand? When you send out a 30 day notice are you expecting them to stay another 13 months? Probably not. What makes you above the law? I have spent the last 14 months advocating for myself. The employee I mentioned? Gave me 3 seperate timelines and FAILED TO MEET EACH AND EVERY SINGLE ONE OF THEM, and then chose not to respond to my politely worded email. Frustrated is an understatement, more like completely disrespected. It has been 222 days since I sent you a legal 30 day notice to pay my deposit back, and 68 days since I sent it a second time; and I still don’t have my deposit. And by the way 3100 divided by 3 is actually 1033.33. Do you guys just get shorted 30 on your rents and not mind? Probably not. It’s shady behavior, and I won’t stop advocating for myself. You guys absolutely legally have to do better, or I hope the law steps in for the other folks

Negative experience: I cannot warn you strongly enough: Do not rent here. My time at this property managed by Utopia Management was a nightmare that ended in a police report. 1. Safety Threat & Assault My primary reason for leaving was safety. I was physically grabbed by a maintenance employee and pulled into a vacant unit against my will. He refused to speak to my husband, waited until I was alone, and acted aggressively while checking if I was recording him. Management’s response to this safety breach was slow and bureaucratic. I felt completely unsafe in my own home. 2. Health Hazards (Mold) The unit is a health hazard. We had visible mold growing along the flooring, underneath the refrigerator, and it was so bad it actually rotted off a cabinet door. Despite multiple reports to maintenance and management, nothing was done. They ignored the issue and left us to live in toxic conditions. 3. Harassment & Noise We were constantly harassed by a downstairs neighbor who would bang on the ceiling at all hours. We reported this behavior to management repeatedly, and they refused to intervene. 4. Absent Management Interacting with the staff is impossible. Utopia Management is entirely remote and unresponsive. Emails go unanswered for weeks. They do not care about tenant safety or habitability; they only care about collecting rent. Save yourself the trauma and look elsewhere.

Negative experience: As a neighbor to one of the properties this company manages I can say they do not care about the property or the neighborhood. The lawn has only been mowed one time and that was only after I submitted a formal complaint to code enforcement. The house has garbage piling up on the front porch and on the rest of the property. “Property management” is not what they do. The property manager Jakob has been made aware of these issues but refuses to manage the property or address any of the concerns of the neighborhood. Random people come and go from this residence at all times of day and night 24/7 up to 10 different people a day like it’s a drug store. If you are a homeowner and are considering renting it out using a property management company, I recommend skipping this one if you want your property properly managed.

Negative experience: If it was an option to have no starts I do that this place is hell DO NOT RENT FROM HERE the manager Jacob shaddle has done nothing but break my lease since day one I told them I have housing they said they take it but refused to do anything housing ask them to do not to mention there’s fire hazards and flooring caving in they say the will reply back within 24hrs there’s emails from months ago that has not been replied to they do nothing but lie they said the flooring was brand new they also said there was a washer and dryer there wasn’t then they said there was hookups that I had to buy my own so I did that payed over 35 hundred dollars to find out there’s no hook ups and it’s in the lease that there’s washer and dryer so beware it’s been 5 months and no response to where now housing is saying I have to move or I’ll lose my voucher so I emailed them on that told them I was gonna have to break my lease. They still yet to email me back. They refused to return any phone calls anything also everyone in the Seattle office Layla Sydney and Jacob all refuse to to give me the higher up then his self and have ask several times for it and I have the right to that when i get no where with any of them I only get lie after lie and have all emails to back up what I’m saying!
