Negative experience: Do not rent, will say you need a permanent parking pass, will not offer it when you go to their office to pick one up, and tow you anyways. Terrible communication, terrible turnaround times, terrible support. Renting with them had been a nightmare and I highly recommend anyone considering renting to chose literally any other option in your area.

Negative experience: Do not rent from Turner Brothers! They are perfect when you are wanting to move in. Very agreeable and very helpful. When you move out however it is a completely different story. We got a check out list before we moved to make sure we did everything needed to get our deposit back. The list requested we paint. The lease agreement said they couldn’t charge for normal wear and tear. We got the paint from the maintenance guys painting next door and painted anyhow. Every room and we painted the closets as well. We didn’t hang anything on the walls with nails. We used velcro command strips to hang all our stuff so there were no nails to patch. We cleaned the house top to bottom. Now, they were replacing the floor throughout due to faulty flooring. We were charged $850 to clean and paint and to patch nail holes. We didn’t hang anything all that and I told them multiple times we did. We even left the paint!! As far as patching, we didn't use nails!! We cleaned per the list. They charged us to clean but they were going to have to clean anyhow after replacing the flooring!!! I have tried emailing and calling. They just ignore us! DON’T RENT FROM THEM!!!

Negative experience: Turner Brothers by far is THE WORST MANAGEMENT COMPANY I’VE EVER WORKED WITH. Walker Place (Hewitt) THESE NEW CONSTRUCTION HOMES ARE POORLY BUILT!!! •A/C unit broken for weeks upon move-in (solution being old nasty window units) •CHEAP LAMINATE FLOORING lifted in every room including low traffic areas (YOU WILL BE CHARGED upon move-out ) •DANGEROUSLY SLOPED BACK YARDS (it’s normal to slope landscape for water run-off but please beware.. backyards are steep children can FALL CAUSING INJURY •The WALLS are THIN (it’s impossible to run your washer/dryer, water hose, or dishwasher and sleep simultaneously) •Light Switches not flush to the wall (YOU WILL BE CHARGED upon move-out ) •Baseboards, window seals, door frames, backsplash.. clumpy, chipped, poorly painted and hard to clean (YOU WILL BE CHARGED at move-out) Paint slash and drippings all throughout homes and on door seals •LAWN-CARE comes on AT RANDOM (they cut through multiple water-hose, skip the backyard if it’s sloped, damage vehicles) • Any FAILURE TO ENTER HOME results in $75 fee’s AIR FILTER CHECKS DONE MONTHLY/MANAGEMENT ENTERS AT RANDOM (tenants given 3DAY NOTICE) .. the weirdest check was that Management notified us tenants of a “RANDOM INSPECTION” (multiple men walk entire home with no real context as to why they’re in your private living space .. tenants given as little as 3DAY NOTIFICATION) PLEASE DO NOT FALL FOR THE CURB APPEAL I initially left a good review for Terra Brock (who was great from the start) I appreciate her time and help but Tenants were promised a opportunity of reward for a good review on this company but no follow up was given/no reward winner was displayed. I assume it was a ploy to lift reputation. I was sent a large packet in the mail of photos filled with imperfections around the home that were present upon move in. Charges worth $1,100!!!! My husband and I never caused trouble, denied entry or missed a payment. We worked hard to maintain the unit and to clean/paint before move out yet we’re still charged. 4-5 neighborhoods I spoke with on Seattle Slew Slew St have left in the past 2-4 months due to cheap product and poor treatment.. DO BUSINESS ELSEWHERE!!!

Negative experience: Dear Management Team, I am writing a review because management doesn’t call you back or does not respond to emails. I am being charged more than just cable, water, and rent. Why are you guys adding double the admin fees? If I had my rent on auto draft I would be paying way more than just my rent because I wouldn’t see what you are charging me because a portal automatically charges you. I really wish you guys would communicate better with people. This is not cool to do your tenants that have been with you 5 years in the same place like this. I don’t like how you guys charge me so many times to come to fix my toilet either. Fix is a word that never happened, yet you charged me for it. Its still broken. I would like to contact the owner of my unit so I can inform him of this situation so he can fix it. I pay too money a month to be going through this problem every single month. It’s definitely not me either. I went to the fish pong location and you guys brought twi managers out plus the entire maintenance crew to talk about what exactly? The crew never completed the things i had wrong. Period. Why they didn’t does not matter. You charged me for it. Please fix it. Please call me when you see this.

Fantastic experience: I have lived in an apartment owned and managed by Turner Brothers Management for over 2 years (signed my third 1-year lease this year) and the entire process of signing the lease to renewing each year has been so easy and amazing. Any maintenance repairs needed are taken care of immediately! Maintenance will even come to change light bulbs in the ceiling since they are so high. Lisa Corey has been so amazing with any issues I’ve had with billing. She responds quickly and so kindly. I’ve had nightmare leasing situations but leasing from Turner Brothers has truly been amazing and changed my mind about management companies!

Fantastic experience: When we moved to Waco it was unexpected and short notice, we emailed and called all the property management places and no one called back until I emailed Turner brothers and Carrisa Griffith called me back in about 20min. She responded with ALL the information I needed and was so kind and prompt in all our dealings. After move in when a neighbors dog started eating through the fence she had the guys out in no time to fix it. If you want to house your family and not have to worry, Call Turner brothers, they will call you back!

Fantastic experience: My wife and I are current renters and so far this has been the best rental experience we’ve ever had. I reached out to Turner Brothers (Shane) late last year needing to find a place quickly. I was instantly contacted by Hyla and Lisa where we got a quick list of available properties followed by a tour. Once we decided on an apartment we put in our application which was very user friendly without having to pay excessive fees. The process was very easy and reasonable not to mention getting friendly and swift communication from Lisa to make sure we got everything done correctly. Once we were approved and given our deposit amount and move in info I asked for extra time to get the entire deposit in. We were granted that time with once again, friendliness. Long story short, it took a little longer than expected, mostly because of our wedding, but Lisa and Hyla were willing to work with us as long as we communicated. They also congratulated us on our big day. To say they have been great to work with would be an understatement. As far as the apartment, we love it. It is in great condition and Turner Bros is always on top of keeping everything up and looking nice around the building. They even check out air filters on a timely basis which is greatly appreciated and helps us stay on top of it. If they need to check filters or anything else we get plenty of notice with specific requirements on maintenance crews having access. The communication is great and appreciated. We love it here and plan on staying a while. Renting and working with Turner Bros has been an absolute pleasure. Great people! We definitely recommend. I hate to say there are a lot of shady landlords around because of the real estate boom here, but Lisa, Hyla, Shane and the rest of the Turner Bros staff are the complete opposite. Negative experience: I am currently renting from them in an apartment building downtown and at every turn they will charge you. For example, maintenance needed to come in to change my air filter and I had to be there to let them in. I was there till 4pm when I had to go to work and heard no one knock yet they are now charging me $75 for not "being home" And don't get me started on the parking under the awning in the small parking lot, they make you pay for that privilege. Do not rent from these people!

Negative experience: Updated Review post move-out: Failed to issue back my deposit within 30 days from keys being turned in. Still no deposit in sight to this point. Unit was cleaned in accordance with move-out checklist by professional cleaners. Charged my account electricity after keys turned in (i'd imagine so that they could "make-ready" for new tenant). Screenshots for from email correspondence available. Original review (while a tenant): My review is specific to the leasing company and NOT the home itself, the price or the circumstances regarding leasing in general. Turner Brother is a terrible company to lease from. They have awful internal software to track anything accurately. Internal company communication is awful. You can communicate with one person about 1 thing and its not tracked or known about by anyone else. I'm not sure they use any sort of CRM or software to update anything appropriately. Hidden fees in the lease agreement. They also like to do air filter checks during a business day when homeowners are at work and can't be available to open a door or garage. Don't worry though, they just fine you for it. Goodluck knowing when to expect lawn crews to show up in your backyard. You'll get multiple late fee notices for unpaid balance whilst showing a $0 balance or a balance that is not accurate or has already been paid. On a positive note, our garage broke (within 3 months of it being installed) and they did fix it same day. The maintenance staff is quick to resolve issues. I could go on and on, but I'll leave it at this.

Negative experience: Be careful form renting from Turner Brothers. There has been nothing but troubles during our one year rental. They will come once a month to check your air filters. They tried to charge us a $75 trip charge multiple times throughout our stay becuase they said we "denyed entrance", when in reality, they never tried to come inside (we had cameras). The one instance they did enter, they tried to charge us $35 for a new air filter when we had just changed it two days prior. Prior to the end of our lease, I spoke with the property manager about moving out 14 days before our lease ended. Doing this, she stated, and I have email to prove it, that we would not be responsible for the 14 days of rent. 3 months later, we were charged for it. I have reached out multiple times and it takes days to get a respose and I have never recieved a phone call back. To top it all off. We left the house in move-in ready shape. Once we did move out, we got a charge for blinds that needed replacing. These blinds were ones that we had purchaced and installed with our own money, but now are being charged for. Unless you have extra money to throw down the drain, do not rent from them.

Walker Place is a beautiful place to live with quiet, respectful neighbors and I love the included lawn service that keeps the neighborhood looking clean! I highly recommend renting from any Turner Brothers property, but Walker Place is top tier and deserves special recognition!

The neighborhood has been a great place to welcome our new baby! The homes here are undoubtedly the nicest in the area, with stylish designs and spacious layouts. The community has been incredibly welcoming. The location is also ideal, providing easy access to everything the Waco are has to offer. We couldn't be happier with our decision to move here. If you're considering a moving to Lorena, Ellis Place Development is a top choice.

Fantastic experience: My wife and I just moved to walker place back in June… prior to the move we had a rather small apartment for our growing family and needed more space. We spoke with Lisa after an extensive search for a house and she was amazing with all of her help… both my wife and I did not have the greatest credit rating and we knew there was a high probability that we would be turned down for most housing but Lisa reassured us and even got us a great deal on a very nice house with lots of space and a back yard. So far after living for ten years in Texas this is by far the nicest place I’ve lived. The management have been quick to answer any questions and also fix whatever issues we’ve had.

Negative experience: From the day we moved in, we had major issues. The apartment was not move in ready and had holes in the ceiling, holes in the carpet, trash leftover, water damage in the ceilings, and mold growing. Also our dryer was horrible and our microwave went out, and they refused to repair or replace either. We have everything documented because we tried multiple times to resolve these issues. The mold spread to nearly every room and we were sick because of it. We just moved out and we got slapped with a bill for nearly 1k for cleaning, stating the mold was our fault and we are responsible for painting over the water damage on the ceiling. Absolutely horrible. In one year, they went through three property managers. They can’t even keep their own people. Seriously, stay away.

Negative experience: These people deserve negative stars. This was the absolute worst renting experience possible. You couldn’t pay me to go near Ivy Place or Turner Brothers again. Save yourself and stay away. If you go anywhere near them, make sure you have a lawyer. They refuse to fix anything wrong with their units and then blame all pre existing issues on the tenant.

Negative experience: We had squirrels living in the roof for over a year despite communicating the need for that to be fixed. TB constantly kept changing our service address for utilities because they were unable to keep their internal records straight, so we were charged hundreds of dollars for other apartment’s services. Rent with someone else in town unless you like losing money and having non-responsive property management!

Negative experience: I emailed them about a property 3 times and they wouldn't reply. I told them I'm available to view a listing at 5 since I work full time and no reply. The next day I try again and they give me a day and time and I can't do it so they don't reply. Today i emailed them and now they are booked and won't have it availed anymore. Horrible experience

Negative experience: Constantly calls me about properties I dont own via text message. With a "Reply stop to Cancel" option that never works.

Negative experience: Moved in and my apartment was disgusting. There is mold growing inbetween the window panes and door frames, water damage on the floor and pest issues. They put in the lease that you can't dry clothes on a line but won't fix my dryer. It took 2 months of calling for me to get a key to my outdoor storage unit. They charged me $75 because I didn't receive an email about an air filter change and refuse to remove it in the middle of a health/economic crisis. Worst apartment I have ever lived in and the worst people I have ever had to deal with.

Negative experience: We moved into a rental house and this is how the front door looked. We had to hire a cleaning company so we could move in. Then when we moved out after they literally didn’t do any painting or anything of this house before we moved in… they sent us a bill for the painting. Complete scam artists. Do not rent from them. They try to take advantage of college students.

Negative experience: Be careful doing business with them. They 1. Charged me double on management fee on the 1 year reconciliation. 2. Give me wrong measurement on their properties rent proposal. I asked and never got clarification. There available space on the property proposal is 3000sft around and they are actually just 2,250.50 sft. BE VERY CAREFUL DOING BUSINESS WITH THEM. 3. Charge me 740$ for water bill on July and adding number wrong. Make my rent jumped 1500$ compare to last month. When got asked, the answer is because remeasure my rental area, and that what I got to pay extra. I got absolutely no notice before about this. Wow. 4. Somehow, when I tried to pay online, I always end up had a $27 fee for the payment. Maybe I’m not good with the IT stuff. So I asked previous manager to screenshot their ledger so I can pay rent, and I didn’t get her reply after 2-3 emails. Very rude. If their amount is fixed, I would t never bother her. When I double checked number on their reconciliation of the 2nd year, they counted my tax 3000$ more than how it was, and credit me 2,5k. I have worked with more than 3 managers in 2 years. Most of them don’t care and reply rudely.

Fantastic experience: GREAT experience with TB. Alissa is the best! She is always responsive, professional, and helpful. She is a great property manager! Always had a great experience with her.

Negative experience: This is the third bad experience with them. Bailey is very unprofessional. She ran my application only after she told me that the property I wanted was available. The property was NOT available, and she KNEW that. She was rude, and she was condescending. I will never go through them again, and I will make sure everyone knows how this.... Business works!!! YELP, BBB, and everything else in between! She needs a new job!
