Fantastic experience: We have lived in a home managed by Meadows Rentals for nearly half a year, and it has been a very positive experience. Steve and his staff were helpful as we were coordinating a move from out of state, and the house was in great condition for us when we arrived. Any minor issues that arise, Meadows Rentals has been quick to communicate and send someone out for repairs. They send technicians by to do semi-annual preventive maintenance on things like the HVAC system; really seem to care about keeping properties in good shape. Overall - has been a pleasure, can gladly recommend!

Negative experience: If i could give them a zero, I would definitely do so! I hope this review will help the homeowners who are planning to list their homes through this property management as I would never recommend them. They are very dishonest, take advantage of the homeowners, especially those not familiar with Waco, and over charge you for services and repairs that they have either not performed or bump up their fees tripple without Consulunq with you. They’re simply crooks and very dishonest and not transparent and worse, they present themselves as professional honest business owners! I wished I had read the reviews before having them manage my property for a short period of time which they have pocketed all my property income.

Negative experience: I would never recommend anyone to meadows rentals! They kept $75 of my deposit because of a celling fan they claim wasn't clean! Now it's only one ceiling fan on the property. So they charged me $75 just to dust a fan, these people are the worst! The place wasn't even clean when I moved in. I even sent photos of the property when I moved in and MONICA still didn't want to return my full deposit! Then she knew she was wrong cause she offered to give half back but why did you charge that much from the beginning when I left that place in great condition! You can't tell me they paid someone $75 to dust a celling fan, she pocketed my money! But because I am highly blessed and favored, MONICA you have a blessed one and I hope this saves someone from these crooks! And the money that they take from people they should at least renovate their properties with it.

Negative experience: If I can give a 0 I would. They took our deposit and won't answer our phone calls won't call us back. They are crooks. Monica the manager is an untrustworthy person. The houses they have are falling apart and outdated. They are all in bad neighborhoods. Trust me don't use them. My husband is a disabled vet and they say thank you for your service then screw you over.

Fantastic experience: Excellent properties in great locations. Worked with us to find the right property to fit our needs and budget. Have a maintenance crew that was on call should we ever need anything. Haven't needed anything. We are very pleased, thank you Meadows Rental.

Negative experience: They appear to be good to their home owners, but customer service and communication is lacking from their employees with their tenants. I was told an exception would be made to break my lease since I was relocating to another city. The refund would be coming in about 30 days. When I called to check on it, Monica was rude and hateful saying I wasn't getting anything because the lease was broken. They charged me every little fee under the soon, kept the $1645 security deposit and say I owe them more. They charged for touch up paint. I paid $100 to have the house cleaned but they charged me $150 to have it cleaned again. They charged to have the electric turned on. They charged $150 to reinstall the toilet paper holders in the bathroom. Yet if I had submitted a maintenance request, they would not have come out because it's so minor. When my service transferred the electricity was turned off. I requested a call from the owner, but still haven't heard from anyone. I do NOT recommend renting with this company. They do not tell the truth and are very hateful when it comes to resolving problems.

Negative experience: I would not give any stars. Absolutely the worst company to rent from. Had issues with rent in June due to husband being in hospital. Account was hacked and had to change bank accounts. Was very open with rental place and Monica with all of it. Paid when I told her I would. AC unit goes out with a part that is under warranty and we are told that they will not fix it because it is not an emergency. Mind you, it's 100 degrees outside!! There have been heat advisories all week! I reported the problem on Thursday and they haven't come out to even look to see if it is faulty wiring or a short in the electrical or anything! I have 3 children including 1 of them disabled and I have had no luck. I have had to buy 2 small wall units so we can sleep and Steve Meadows quote unquote told me that that would work for us. I can't use living room or bathrooms or kitchen because it's too hot!!! Do not recommend!!!

Fantastic experience: They rent it out quickly, collect the rent on time, and take care of repairs pretty well too. No problems. They also worked with me when I was selling the property. This is for a house I placed with them in early 2013 in N. Waco. As an investor with other properties, I hope I get to place more houses with Meadows in the future.
