Fantastic experience: Hello, I feel the need to speak on my experience with CIF. I showed up here for a last minute job placement. I had no housing set up and I'd traveled with dogs. After being blown off by several other property managers CIF came to my rescue. They took the time to go the extra mile to ensure I was taken care of as quick as possible. If it hadn't been for Jackie Mayers help I may be stuck in an extremely difficult situation instead, I'm secure in a modest home with a huge yard for my furry friends. Thank you very much. I'd recommend these guys and yes they inform you of any potential penalties should YOU not adhere to the contract. In other words very transparent. No sharks in these waters.

Negative experience: Wow!!!!! The receptionist answering the calls today was extremely rude. Needs an attitude adjustment and shouldn’t be representing your company! I can see why this company only has 3.8stars .
We are truly sorry that you feel this way. We strive to provide excellent customer service, and for this reason we do record all calls for quality assurance. I listened to the call myself and once she understood what property you were referring to she put you on hold to get you an answer. There was really no need for the obscenities and name calling. I have given permission for anyone in our office to discontinue a phone call if they are called a name or cussed at.
Negative experience: Please save your time and money! Just don't do it... they seem nice but in the end sharks. Rented with them for several years and they've taken the deposit and charged for random items due to daily use. We moved because they really didn't want to fix the issues we had with the property. Now they've charged us for all kinds of things. Tried to call to get an understanding and they don't really want to talk about it. Rented with them for four years and left because I got tired of making request and them being denied. Charged us for a filter when the whole AC system was rigged so bad.. the vent was held together by a makeshift filter. Glad I moved and the new company I'm renting from is awesome! It's crazy the only way to get a response is to post online.. Thank you! The house was not left in a bad condition.. I really wish there was a picture feature so I could post actual pictures of the way we left the home. Posting so others know.. don't want to tongue wrestle with the owner, when a simple phone call could've been made. Thank you for your responses though!
Delisha, I am sorry that you are not happy with how your move out happened. We do everything we can to return tenant's deposits when they leave their unit as close to when they moved in as possible. Unfortunately, the condition you left the house in was not acceptable. You were only in this property for a year and the home was not left in good shape. You tried to touch up the walls and used the wrong paint and made the walls look terrible. I understand that you are not happy, but this is not something we did, this was based on how you left the property. Our vendors are very affordable and we keep costs down. The previous property you lived in was left in a similar condition and you were aware of that situation as well. On another note, please return the garage remote at your convenience.
Fantastic experience: CIF has been a great company to deal with/live with for over the past 3 years and we are still tenants of theirs…. I would recommend them to everyone i know, you wont find a better Rental Company…. Stacy is the best, we have rented 2 properties from them with any/every issue we ever had addressed and fixed when needed….
Fantastic experience: Cif Realtors have been nothing but GOOD to me and my family.We've rented from them for about 9-10 years.The landlord James was also a great guy!He came through for any problems we had from the ac unit to trees and power lines falling on the house.HE CAME THROUGH!AND I RECEIVED MY FULL DEPOSIT BACK $1100!!!I'll definitely recommend anyone to Cif Realtors!

Negative experience: I contacted them about a property 2-3 days before weekend they never responded and then rented the house out to someone under me with no heads up and still made me pay for an application that was useless.
Bryson, Our records show that you put in your application after hours on Friday. We are not open on the weekend to respond. You never called our office. I only know because we record all of our calls. We then reached out to you Monday morning to refund your application fee because the house you had put the application in on had already been rented. If there was any confusion, I apologize, however he had not talked to you until the time we refunded your deposit. The fact that we refunded your deposit is something that does not have to happen as it says the application fee is non refundable when you pay it. If you would like to discuss this any further, please feel free to call the office. I would appreciate you removing your negative feedback since you never even talked to us, or let us know that you were upset. When we spoke with you yesterday morning you thanked us for refunding app fee.
Fantastic experience: I've been working with CIF for about 3 years now and they've done a wonderful job managing my properties in Waco which is important because I live on the east coast. If you want peace of mind at a fair price, look no further.

Austin, while we understand that we cannot make everyone happy every time, please understand that our job is to ensure that a property is taken care of. We did not hold your entire deposit, but there was damage to the property beyond normal wear and tear. The only time you were charged for a service call for the disposal in the sink. You told us that it was not working and when the plumber got there, you had already gotten it to work. It is not our fault nor the owners that you had an unnecessary service call. We let you know when you sign the lease that you will pay for any unnecessary service calls. We did charge an additional deposit as you were moving in from out of state, didn't have long work history and you didn't have rental history as you had previously lived with family. All of the items you are complaining about were discussed with you before you moved into the property. We always communicate with our tenants along the way and we are sorry that you feel this way. Negative experience: Accused us of painting the inside of the house when it was already that color when we rented it..not sure how it came to that but they kept some of the deposit for that. Even though we did not..Just be careful and take pictures of anything and everything as soon as you move in..

Negative experience: CIF is a terrible property management company, they gave me a work order to fill out issues for repair, fridge had black mold and very disgusting, dishwasher is rusted out, ac is over 30 years old and outdated not cost efficient according to the electric bill. only been in the rental for 3 weeks and just amazed how they are accepting these conditions of appliances and they expect you to use them for little kids. They manage checks not properties, so now I’m stuck getting new appliances after paying $2600 to move in! Hard lesson learned. Stay away!
Josh, we understand that you are not happy with the condition of the appliances. Unfortunately that is why we showed you the property before we rented it to you. You accepted the property as it was. We cannot spend our owners money without their consent, and because the appliances are working the owner does not want to replace them. The AC has been serviced by an AC company and assured us the system is working as it should. This has been a very hot month and all of our AC systems are working overtime right now. If you have an items that is not working, we will be happy to get it repaired or replaced, but as far as the aesthetics go, you did see the property before it was rented.

Negative experience: CIF was a terrible property management company while renting out one of their houses. There was a lack of response time for our maintenance requests and even sometimes not responding until the second or third time we reached out. They do not care for the health and safety of their tenants. Very rude in conversations while dismissing our needs in some cases and going against maintenance requests made by professionals that came by the house. Would recommend avoiding any of their properties or using this CIF as your property management company.
While we understand that you have concerns, we represent our owners and their wishes with their houses. All of the issues were addressed in a timely manner. We never went against any professional opinion, however, we did seek second opinions and we found out that the ‘mold’ issue that you were concerned about was actually a grease issue. We did vent the dryer in a different manner at your request. That had never been an issue until you created it. We wish that you would have talked to us more if you were this concerned. We were under the impression that all of your concerns were addressed. We work diligently to ensure that our tenants have wonderful houses to live in that are well maintained.
Fantastic experience: Great service. The lady who answered the phone was very nice. I had to put in an application but I was refunded my application fee due to the property I wanted not being available. I would definitely rent from them in the future!

Negative experience: Don't do it. Any company that requires you to pay an application fee without seeing a property first has ill. Intentions. You will never see that $40 back. If you're needing to make sure that the person viewing the property is not a serial killer. Why not check their Driver's license? It's so they can get the $40 and never give it back to you. That is shady.
Hello Tanaka. I apologize for the confusion. For the safety of our people we do require an application be filled out before meeting anyone at a property. Once you see the property we have 2 options. If you want the property we process your application. If you do not want the property we refund your application fee. We have our rules that we follow for safety reasons. We used to do the ID thing you are talking about but it is too easy to take a picture of someone’s ID and we have had issues in the past with the person on the ID not showing up. Fantastic experience: Very professional staff!
Positive experience: The application process was fine, and I was even impressed when they offered an application fee refund when the property was rented before I could see it. But then they refused to refund the amount because I took too long to return their call! I wasn’t even going to seek the refund; THEY offered it, but then it seemed dishonest that there was an unspoken deadline.

Hello Adrian. I am sorry that we didn't fully meet your expectations. We worked as hard as we could to make you happy, but you did not hold up your end of the contract and unfortunately we had to evict you due to non-payment of rent.

Fantastic experience: I haven't rented from them personally but have sent people to them. They are a second chance company and also if you can afford the monthly payments you have a great chance of living in your dream home. The staff are very helpful as well.

Hello S M. I am sorry that you are not happy with our policy. In order to keep everyone safe we require the application to be filled out. This ensures that we know who we are meeting and that our agents are safe when meeting people alone at vacant houses. I am sure it was explained that our policy also gives you your money right back should you decide that the property is not for you. I apologize if the policy was not explained clearly, but I put that policy in place for the safety of all parties involved. Negative experience: This company is extremely discourteous and unprofessional. I submitted an application for a home several weeks before anyone made contact with me. When they did make contact, I already found a home elsewhere. They advised me they would refund my application fee, and never made contact after. I reached out and they advised they couldn’t refund the fee to my card, so they mailed a check. (Which of course went to my old address. Although I have a forward, it never came to the new home.) we are approaching a month at this point, and they are unwilling to stop and reissue the payment because they do not want to incur a stop payment fee from their bank. This is extremely unprofessional for a property management company, and they expect me to incur a loss for their convenience (to not pay the stop pay fee). This is NOT the last they will hear from me!
Negative experience: Do not rent from this company if u want your stuff fixed in a timely manner. They say they are property managers, but I have called for over two months trying to get them in my unit to fix a list of repairs and I am still waiting. They have no control over their maintenance men that do not speak any English. They tell me to call them if maintenance does not come, but still nothing happens. My kids can’t even take a bath in the bathtub bc it’s old and needs a new one, but yet they upped my rent this year and last year. I have been in the same house for 5 years. I thought talking to management would solve, but still nothing.

Negative experience: CIF Management recently took over the rental property I reside in. I have requested for months for them to repair some things in my unit. They called over two weeks after the request was made to verify that maintenance was needed. Two months later - nothing. I was bitten by a spider in my unit and requested for it to be exterminated. After the request sitting for two weeks I received a call that they do not handle extermination issues and that I would have to handle it myself. I have been living in this unit for fifteen years and had not ever had these types of issues with the previous management. One good thing is that they make sure you are paying your rent on time
Hello Sherry. Unfortunately the items you have requested are your responsibility according to the lease. If you need help getting the issues taken care of we are more than happy to get maintenance out there to take care of it. As far as the spider goes, it has been a week since you requested a treatment and we have already reached out to the pest company and are waiting on an opening to get them out there for you.

Negative experience: If you are on section 8 housing do not rent from them. They wanted to charge me 4 months in advanced plus the deposit. When it is normally 1 month plus deposit.
Hello Kentoria, we understand your frustration, but when a potential tenant has no income we have to ensure that we will be able to collect rent for our properties. We were only asking for your portion of rent (not the entire amount). This would have been deposit plus about $500. Our job is to ensure that our owner’s investments are taken care of and that rent is paid.
