Fantastic experience: We rented a house through Adanalian for 2 years and it was honestly the best rental experience I've ever had. If we wanted to continue renting, we would have loved to stay in that house. Every issue we had, big or small, was responded to and handled very quickly and with our best interest in mind. They communicated absolutely every step from the application process, to maintenance requests, lease renewal options, all the way to move out. The online portal is also easy to navigate. Nick worked with us the entire time we rented and he was wonderful at meeting our needs and answering all our questions. 100% recommend reaching out to them. Very impressed with how they manage their properties.

Fantastic experience: I have worked with them for over seven years in the condo where I live and they actually helped facilitate me buying the property, which I did and with which I am very happy. They were also great in quickly resolving maintenance call and call backs have always been timely. I highly recommend them.

Fantastic experience: Over all my experience with Adanalian was good. Any issue with the house were promptly handled. The only feed back I have was at times it would be hard to get ahold of people over the phone however they are very responsive via email.

They worked diligently behind the scenes to make sure everything between us and the home owners was always worked out. I highly recommend using them for your rental needs.

Negative experience: I made an appointment to look at a house at 11:00 a.m. and they didn't show up. When I called them they lied and said that the appointment was set for 10:00 a.m. The lady who answers the phone has been rude to me twice. Extremely poor customer service.

Negative experience: Unfortunately, as of 10/13 still no kitchen Adanalian Property Management, is a very shady company that mickey mouse any hazardous, or dangerous property situations that arise. They take these matters very unprofessional and keep your family on hold trying to figure out what the proper protocols are to insure the safety of the renter(s). I had a very serious mold issue in my kitchen, patio, washer and dryer area and still haven't had the issue resolved. Walking into this home immediately smells like MOLD according to the ---- dept. Though they are quick to evict you, and try to over power you with their unlawful tactics. Beware! And remember what is right, is right, and what is wrong, is wrong. Furthermore, will be resolving and handling this matter in court. Fortunately, I can provide all proof and negligence to the judge. All we've been is ignored and left out the loop. We thank you for reading, and again professionalism goes a long way. These mold pics are just some of the evidence of the mold issues I encountered and they still have my family and I living in the same home.

Fantastic experience: I have been through 4 rental companies and by far adanalian was exceptional. Sad to say i had to leave them. Best rental company period. Services was always on top of everything and they always get back to me to double check if things were done properly. After moving out they did not charge me anything bs aswell.

Fantastic experience: We have been tenants in two different homes that Adanalian managed. We have loved both of our homes and the service they have provided us. The team has been attentive and quick to respond to resolve any maintenance issues. They processed both of our applications quickly and accommodated our weekend move-in needs. We encourage anyone who is looking for a rental (or a management company for your property) to start with this management company. They are honest and work hard for everyone involved. They were always quick to respond to any concerns or problems that arise. Reggie the handyman was a wonderful person while in our home while handling any necessary repairs. He was kind, friendly, curtious and most of all respectful of our home and privacy. Even the landscaping service was great, again being respectful of our privacy. We’re unfortunately ending our relationship with them after renting from them for a few years now, but if you’re looking for someone to help you find a home to rent look no further you’ve found them here! If we’re ever in need of help finding a good home to rent we’d definitely return to Adanalian Properties!

Negative experience: ATTENTION IF YOUR LEASE IS UP!!!! Updated review March 2025: Moving out process was not smooth. I had automatic payments set up and assumed that it would be stopped once our lease ended. It did NOT! And they did not tell me to stop my automatic payments until after I contacted office AFTER I noticed I was charged for rent after our lease ended. It sounds like this happens often and they think they can get away with charging people rent without any consequences. I am furious, I am now waiting for a check in the mail because I don't live in Fresno anymore just to pick up my check. Tina was rude on the phone, no apology or acknowledgement on their end. How is it my fault that you guys have a KNOWN flawed system but haven't done anything about it or warn your tenants about it?! It sounds like a lawsuit waiting to happen imo. I can't wait to no longer have to contact with this company. They're only good to you when they want you to rent from them but after that, good luck!

Fantastic experience: We have been living in a home under the management of Adanalian for nearly 5 years now & I just needed to come here to say, “Thank you Rose!!” Rose is our contact for anything maintenance related with our home & she is endlessly helpful!! She is communicative, responsive, always follows up promptly with any concerns we might have and has been immensely helpful. We are so grateful that she is in charge of helping us take care of our home!

Fantastic experience: This is an honest review. I rarely speak up, but i find it an honor to do so. I have been a resident for 6 years under their competent managment. They have exceeded all expectations. They are very responsive and effective. I recommend them to everyone. I am very happy with all they have done. It must be a constant struggle to meet the needs/ valid requests of tennet they manage, and the desires of the owners they contract with. They have been ama,ing in making thiss happen. They are very rapid to respond to both emergency and every day questions. I have full trust of and in their operations and character. I have been around a long time. I can honestly say that they are the best cimpany and group of people I have ever associated with professionally or notherwise.

Fantastic experience: Just wanted to updated my review. We have lived in our rented home for two years now and we absolutely love it. You can read my post below but we have had nothing but good experiences with Adanalian. I've been meaning to write a review for a few months now so here goes. I have had nothing but great experiences with Adanalian. All the ladies who work in the office are wonderful. It took us a while to find a place we liked and we looked around with several different property management companies and the service and quality of Adanalian is by far the best. We looked at several homes with them and they even helped us secure one that would work best for us. I really felt like they cared which was really great because moving sucks and is very stressful. I love the home we rented. Brian sat down when we signed our paper work and went through every single thing with us and I found him very nice and professional. Every single service request we have submitted has been taken care of promptly and professionally. Even when the sewer line backed up (no ones fault there were roots in a pipe), Rose and the ladies in the office had a plumber out to our home within A HOUR ON A SUNDAY!!!! Needless to say I was extremely impressed. I hope to stay in our current home for as long as we can, and if/when we move again we will stay with Adanalian property management. I highly recommend them.

Fantastic experience: Adanalian Property Management has been great to work with. Whenever I've a concern, they have always responded in a timely manner. Most recently, there was a tree that needed to be trimmed. The men who came to do it were very polite and worked until the sun went down and came back on Thanksgiving Day to complete the job and didn't leave one leaf or branch on our property. They were respectful of us and our property.

Fantastic experience: We moved to the area about 5 years ago. I decided to look for property management companies and came across Adanalian. I found a perfect home for our family it was exactly what we needed and more. We have had a wonderful experience within the company. Tina Marie specifically has been professional, helpful and quite knowledgeable in her work. I would highly recommend this property management company if they are looking for a reputable place and they are from out of town.

He was incredibly attentive to my needs and concerns when I was looking for a place to rent and found me places that were just about perfect! I didn’t sign on with Adanalian unfortunately, as my parents opened up their place to me, but Nick was more than understanding and told me that he’d happily help me if I needed to find a place again. Negative experience: Renter Beware! Very unprofessional behavior toward customers! We submitted an application and for three weeks we were strung along by Nick the rental representative. He lied and said he called us several times. When in fact we had to leave messages everyday for three weeks trying to learn the status of our application. I am filing a complaint against this company with California Consumer Affairs for discrimination against two women.

Fantastic experience: We’re renters and this property management has been on top of all or any requests submitted. We had an issue with an electrical panel where they needed to reach out to county for permits and multiple other entities and they stayed on top of it for our service not to be interrupted. Thank you for your prompt and courteous customer service!

Fantastic experience: I recently received a job transfer to fresno. Adanalian property management. My husband and I were not familiar with builders, the area, properties…. Adanalian PM Provided exceptional service with showing properties. They had some of the cleanest properties and were so friendly and professional. Nick went above and beyond - explaining the process, showing homes, amenitites, and made great recommendations for food! I highly recommend starting with Adanalian first! Thank you Nick!

Fantastic experience: I have read most of the previous reviews. I think people fail to see that Adanalian acts as the middle management entity from the owner to the tenant. They do they best they can for both parties. Having lived under their management for many years. I can truthfully say that they are the best at what they do. They respond rapidly to a real crisis. They keep me informed of needs of the owner and allow expression of the same from the tenant side. They do so with kindness and understanding. I have never had a rental company be so complete and effective. They are the ultimate professionals in all they do and promise. I recommend them to everyone I meet. They are the first company I can truly do this for and feel great about doing so. I have to personally say that Rose is perhaps the best person in regards to her position. I have complete trustand respect for her. I am in awe of how capable she is. Thanks for being the best people and professionals that anyone could ever be!

Fantastic experience: The turn around or response time on a reported incident is second to none almost always within 24hrs. Confidence in reporting is delightful. The level of service is second to none! And the follow up to the job is just good business tactics.

Negative experience: Seems racist and unfair without reason lied to us about applying now giving our money back after saying they only charge once for all applicants and said that the owner went with someone else then your not the manager or management of said home why pay you if the owner rents it that's a lie buddy when I walk in and look you in the in the face I will know if what i wrote is true....more to come...probably not as racist but very snobby beware of them as he said they didn't want to "take" our money as if my money is different then someone white . I mean I know your out there don't be shy let people know whites only please

Negative experience: Don’t waste your time and money for a credit check that they don’t process once they see anything with Fresno Housing…You don’t qualify. Even if you have a 700 credit score.

Negative experience: I’m starting to think they discriminated and pick and chose who they want in the property, they told me I was prequalified for 60 days but denied two homes then I have to update my info every time a new home becomes available and have at least 5,000 in my bank account which I do! but can’t seem to rent a home! I’ll keep you guys updated because I hate to bad mouth them but something not adding up here!

Negative experience: Had to give one star in my review, would rated "0" if I could. Horrible dealing with this company. First off, they lied about communications between me and the landlord they were representing. They withheld rent payments from the landlord. They did not disclose the "move out" policies that they demanded from me, (the renter) and disclose my receipts and completion of said agreement to the landlord. Bad, bad work!

Fantastic experience: This by far is the best management property I’ve ever been with. 2 years and more if I could! They work with you which makes life so much easier. Negative experience: I am a homeowner and have had the unfortunate pleasure of having to deal with this property management company whom has little regards for how they run their business. I live in a home next door to one of the homes they "manage" and for last few months they have had people coming and going and making up all kinds of noise. The prior tenants left a bunch of garbage all over the back yard, which have magets and a foul odor coming from there for at least two months. Even now they are showing the property in a very runned down appearance. I have also heard from prior tenants that they don't really keep up with the upkeep! I had called them with my complaints of their unprofessional hires making extreme noises and parking on my lawn twice before and never got a proper response. Needless to say, if I were you I would be weary of their level of professionalism and how they treat people with concerns and issues... and I am not even renting from them!

Fantastic experience: I had a home listed with another local company for six weeks. Not only was it almost impossible to reach them (only communicated via email with me!) but they never had one single interested party....or so they claimed! The Adanalian team was always “present” and communicated with me regularly. And they had over 15 showings and rented the home in ONE week! Definitely recommend them!

Fantastic experience: I tried to rent my property without the help of a professional property management company. That was a big mistake. The time it took out of my day to deal with potential renters was tiring. The entire process was overwhelming - credit reports, work verification. It became too much to find a good tenant. Thank goodness a friend told me about Adanalian. Within two weeks my property was rented! Thank you Adanalian! Thank goodness that is off my plate!

Fantastic experience: Office staff was helpful to schedule appointment to view a home. Nick answered all of my questions at the showing and told me how to apply!

Negative experience: Adanalian Property Management is the worst experience I've ever had trying to rent a house in California. They are only interested in application fees which can't be paid in any other form than cash, should have been the first red flag. They did not bother to check any of the information I provided even with $70 in application fees. When I called and requested the specific reason for my applications disqualification they could not provide any reason until I asked to speak with the owner. Once I was finally connected with Chelsea (not the owner) days later she went on to say that the property owner had an issue with my rental history being shorter than required even though it's perfect went on to state that specific information about the amount paid monthly in my previous lease was not provided though the application never asks for it. I also have an income 3x the monthly rental cost and a credit score just over 740. On top of that I included on a co signer that has owned a local business over 35 years with 100k yearly salary and perfect 800+ credit who would not be living on the property? If I was passed over for 1 of these properties it would be surprising but 2 denials for the exact same reason makes it clear im being discriminated against. I noticed after telling Nick about my (EMOTIONAL SUPPORT ANIMAL) the entire tone of our conversation changed considering both houses do not allow large dogs and his medical certification makes him exempt to that rule. It is extremely upsetting that a business would do something like this and after reading at least 100 other reviews it's clear im not the only one that has happened to. I will be contacting Better Business Bureau and the Department of Fair Employment and Housing after making contact with the actual owner of Adanalian Property Management if anyone else has been effected by this company please leave a comment so I can establish this has been happening to others as well. Anyone that has already commented about negative or possibly illegal practices i will get in contact asap. I know how something like this can drastically impact your life if this is also your situation I hope you find a more honest company that actually cares about perspective tenants good luck.

Negative experience: Do not subscribe to their emails. They make it to where you can’t unsubscribe. It’s been years and I’m sun getting e-mails from them and can’t find their “unsubscribe” button. All you get is their link to their website

Negative experience: Fresno property management for the worst slumlords!!! I rented a house near Hoover in June 2017. It was a larger home for me and my three teenage children. There were several minor things that needed fixing when we moved in. The dining room window was not insulated correctly and I had a quarter size hole allowing air to flow freely in and out which increased my energy bill drastically. I have several emails back-and-forth Requesting repair. It was not until mid April 2018 that the dinning window was replaced along with some (not all) other things included an opening in the mortar of the fireplace allowing field rats from Hoover high school to roam freely in and out of my home. After these repairs were finally completed I started to see a hole in the carpet in the living room from where the rodents were making a new entry/exit point. I took several pictures and placed several calls to Rose, with very little concern or action in May and June. In July I did not pay my rent And they finally agreed to send a pest control agency out. Their pest control representative stated that there was no way that these rats were gaining entry however he could not deny the now large hole in my living room floor. I was not satisfied and I paid the fee to have my own pest control guy come out. He found eight different points of entry, four of them on the roof. He also commented that the traps that were left by the other pest control agency were outdoor traps. He took several pictures and emailed me a list of what needed to be done and the amount it would cost. I submitted it to the property management place with no response. They had already started the eviction process and we’re not willing to work with me. I was forced to move me and my children. I was not willing to pay to live in an environment with my children with rats. Approximately four months after I moved out I received four documents with a bill for $5000 For one months rent and the rest were charges for damages they claim I caused. I left the house pretty clean. I have never paid my rent late nor have I ever been evicted. This place is a the WORST!!! I feel they manipulated the situation and had no real intention of actually fixing any of the problems that remained including the rat issue.

Fantastic experience: Have been renting from Adanilin for about 7 Ears at the same location. If it was not for them I would not be where I am living today. In the beautiful heart of Clovis. Negative experience: This place is TERRIBLE! We lived in the same property for 3 years, left the property clean and neat and completed everything we were supposed to upon departure. Not only did they NOT HELP US to retain the deposit they charged us for everything we had already done, example cleaning the carpet. We did the yards and they charged us for the yards as well even though the only reason the yard had grass was because we paid out of our own pocket to put grass in, we received the property with yards as dirt. When we took over the property we moved in with bugs and dirt everywhere and were told sorry but the property has been sitting. The landlord didn’t do a walk through with us, and so we are basically at her mercy with no explication. It took weeks to get anything fixed and raised rent yearly. STAY AWAY FROM THIS PROPERTY MANAGEMENT THEY WONT HELP YOU AND YOU'LL BE LUCKY IF YOU CAN SPEAK TO THE SAME PERSON. STAY AWAY FROM 1687 GLEN OBAN LANE, THE OWNER GOUGES YOUR RENT AND CHANGED PROPERTY MANAGEMENT COMPANIES THREE TIMES WHILE WE RENTED FROM 2016 to 2019. LANDLORD DOESN’T GET BACK TO MANAGEMENT COMPANY TO FIX THINGS. We have proof that we received the property in poor condition and no one fixed it. We have proof that we cleaned and repaired the property and she essentially double charged us without proof. STAY AWAY. Possibly looking into legal action. The owner still owes us $1000 in funds from our deposit.

Negative experience: If you rent from them just make sure you don't leave anything of value behind while the cleaners are there to clean during move out! If anything goes missing, you can't ask about it because that'll make you a racist. And Adanailian will back the crew 100%. Great if your the cleaning crew, pretty crummy if your a renter. You've been warned...

Negative experience: This company is garbage do not rent from them at all cost! I run a cleaning service and a respective client of ours hired us to do his move out cleaning before leaving from one of their properties. We've dealt with several property management companies in the Central Valley and surrounding areas and never have I seen a company so unprofessional. The client was very scared that he wasn't going to get his deposit back because he already had such a bad experience with them. We advised him much as we could on how to move out in the correct order to ensure you get your deposit back and he followed all the steps. They gave him a cleaning checklist which he gave to us and we did a thorough walk around with him and the property management company after who said the job was excellent. Mind you not most tenants do not go this far to ensure that they're moving out correctly to get their deposit. I won't forget his walk around when he asked ,"Okay so does this mean I will be getting my deposit back ?" This is what they said, Well to be honest with you we can't guarantee anything the owner still has to come look at the place and if they don't like it all we can do is kind of mediate the situation". It's really up to the owner? Really up to the owner ? That doesn't make any sense at all ? How can you be a property management company who brings in a tenant and then mediates between them in the homeowner? The deposit was given to you by the tenant for the place that you listed and manged for them. At that point he threatened to take them to court for his deposit and other issues that where going on throughout his rental term.Either way he explained that renting from them was a nightmare and one of the biggest issues that happened was the pool generator in the back was broken and it's spiked is PG&e bill all the way up to about $500 for almost 6 months. When he noticed the issue he called PG&e to see what was causing the spike at which point they sent a agent out to see what was going on. When they located the pool generator and figured out that was what causing the problem they went on to explain to him that he needs to call his landlord to remedy that situation. He called his landlord they sent someone out and apparently it was the pool guys fault from what they figured out. The tenant has the landlord for reimbursement for what happened going on and the landlord was extremely rude and unprofessional and started cursing him out on the phone threatening to fight him ! then he received another phone call from the landlord's daughter apologizing and saying they were going to fix the situation. Which never happened and he was dealing with it during the move out process. the crazy thing is is he actually received his full deposit back which I have never heard of a company doing in Fresno. From what he explained to us they gave him his full deposit back but they didn't want to do with the PG&e issue which honestly in our opinion seemed kind of fair. But nonetheless I wouldn't recommend renting from these people all around the company seems very shady and I still don't understand why they have so much connection between the landlord and the tenant. I understand it's a property management company and the landlord needs to be involved but once your at the point when you have someone cursing out your clients I think the lines needs to be drawn somewhere. Either way they were satisfied with our cleaning job and our client was extremely satisfied that he got his full deposit back. The only person I heard from was the crazy landlord but that could be your situation too if you end up renting from them so be careful. It sad i almost want to say there a very good company but there also putting there clients at risk by how they mange them from the home owners down to the tenants. Fantastic experience: Adanalian Property Management is the most efficient and responsive company that we have dealt with. Their staff is always available, courteous, and helpful. Great communication, warm and friendly. Love doing business with them.

Negative experience: Poor customer service they just take your cash for applications and do not check your information and they do not give you a receipt for your payment. you can check the other reviews that state this as well so be aware to waste your money. scammm

Fantastic experience: Nothing but great things to say about Adanalian Property Management. The stress of having to make a quick move to an unfamiliar city had me stressed out. I found the perfect home on Zillow that happened to be managed by Adanalian. I sent a Zillow request for more information and I was contacted a hour later to set up a showing. I was able to see the home the next day with Charla, who even helped me get my application together that same day. A few days later I was approved for the home and a week later I was reserving my moving truck. Great Experience!

Fantastic experience: I have used Adanalian Property Management to handle my rental for many years. I have had nothing but wonderful experiences with them. The communication is great and the staff is always available. I have used other management companies in the past. Adanalian outshines them all!

Negative experience: Adanalian managed my property for several years after I moved out of state. The only regret I have is for staying with them for as long as I did. 1) My first tenant stopped paying rent after being late on payments for several months. I was never notified when rent was late. I always had to call to inquire when my check didn't show up. Then before we could start eviction proceedings (which Adanalian would not assist with) the tenant abandoned the property and left a hot mess. Unlocked doors, trash all over the front yard, etc. It was bad enough that an old neighbor called me to alert me to the problem! 2) The AC went out in the summer. Rose said the HVAC company quoted $20k for repairs. I started questioning her and she said that's what they told her, but she didn't have it in writing and wanted me to approve without understanding the scope of work. I asked for the contact person at the HVAC company and called directly. What it came down to, is they were working a SCAM, quoting to replace the entire HVAC system, including furnace, in a 7 year old house when all it really needed was new condenser coils and a recharge (about $2k cost)! They said it was a "service" they offered their customers 3) For the first 7 years they managed my property, they refused to raise the rent on the tenant, even at my request. So now the rent is so far under market value that it is hard to correct without a new tenant. 4) They paid repair bills they were supposed to manage late and then stuck me with the late fees 5) When I finally changed property managers, it was a huge hassle to get paperwork, records, keys, etc from Adanalian. Both my new property manager and myself contacted them multiple times. After a few months, we decided what we had was going to have to be good enough. To date, we still have no move-in records or photos of the home related to the current tenant. In summary, if you're a renter, maybe Adanalian is great. If your an owner, save yourself the hassle and go with someone who actually cares about more than getting your monthly fee.

Fantastic experience: I've dealt with numerous property management companies in my life time and Adanalian has been the best in their customer service to the renter.

Negative experience: I am incredibly disappointed with this property management company. They are there to collect your rent check and nothing more. I’ve primarily dealt with Rose and she has been less than ideal. Without going in to detail, she lacks friendliness and basic customer service skills.

Negative experience: jst for there making money, they jst need application fees in cash and even they dont give receipt for the cash which they received,, i guess even the owner dont know they are making like this
