Fantastic experience: I can’t speak highly enough about Managex and their property management team. I’ve been a client for over 10 years, and couldn't imagine working with anyone else. They are professional, proactive, transparent, and incredibly reliable. Communication is clear, maintenance and repair costs are fair, and vacant units are turned quickly and prepared well for new tenants. What I appreciate most is the peace of mind. I have complete trust that my properties are being managed as if they were their own. If you’re looking for a property manager who feels like a true partner, I highly recommend Managex.

Negative experience: I live next to 6104 number 102 which is updated to be reviewed for a rental do not rent from them. They don’t pay their bills the trash accumulated they don’t even do the gardening. Do not rent from them. They’re horrible and I will do everything I can to make them right so please do not rent from them until you have a thermal legal agreement with an attorney otherwise you’ll be screwed.

Negative experience: This is the most bizarre rental third party company I've ever dealt with. My husband and I applied for a rental property that we felt we qualified for. My husband has good credit and we were able to financially afford the place we wanted to our family. Come to find out, we were denied do to a "collection issue" that occurred over 6 years ago. They didn't bother reviewing our current finances, our on-time payment percentage (which is above 95%) or our excellent rental history for the part 5+ years. I've dealt with renters in the past and NO ONE does this type of practice like Managex does. It also seem an unethical practice that is not an industry standard. They cared more about your credit and completely disregard your rental history, current finances etc. Plus Jason, who I thought was helpful gave a nasty attitude over one collection issue and I had to call him several times to get an update on my application. This is by far the WORST RENTAL COMPANY to work with. The BBB definitely should investigate their practices and their lack of transparency of not reviewing applicant's rental history. Thankfully we dodged a bullet.

Negative experience: Submission fee farm pretty much. My family deal with them briefly when moving to the area. They take FOREVER to respond, may as well not even bother because by the time they do respond, you’ve moved into a whole different place already.

Negative experience: Don't EVER RENT FROM THEM. THEIR ARROGANT INCONSISTANT AND INHUMANE. MY APARTMENT I STAYED AT FOR FIFTEEN YEARS FROM A PRIVATE OWNER SOLD THEM AND MANAGEX WIND UP MANAGING THEM. THEY WERE SET ON FIRE AND MANAGEX FELT NO SYMPATHY OR REMORSE. I KIND OF FELT LIKE THEY INITIATED THE FIRE FOR INSURANCE. BUT THEY DIDN'T GIVE NONE OF THE TENANTS ANOTHER HOUSING NOR DID THEY ALLOW ANY TENANTS TO RENT FROM THEM. US AND OUR CHILDREN HAVE TO BE IN THE STREETS. I ASKED FOR MY DEPOSIT BACK AND I'VE YET TO GET IT. IT'S BEEN OVER A MONTH AND A HALF. DON'T RENT FROM THESE PEOPLE!!

Negative experience: Don’t bother with this company they can care less about there tenants it’s been 3 days without Air conditioning in Triple digit temperatures they can easily get a someone within the same day but they don’t because they want to go the cheapest route ,we will definitely be looking for another house from a different company

Negative experience: If You’re Black or anyone of color. Dont Appy! I was told if needed a co-signer, they has to have good credit and own a home in the city of Clovis! Very Discriminatory!!!!

Positive experience: I am a 78 year old, disabled military veteran. Feel in love with a small house in a friendly neighborhood. Had major concerns with the electric and cement steps front and back doors. The person (Rich) calmed my fears about the electric issues. He was so calm and patient explaining the issues.

Negative experience: I recently vacated my apartment at 473 E Alluvial Ave unit 104 Fresno CA 93720 and was disappointed to receive unexpected charges for cleaning services and kitchen vinyl replacement. Despite thoroughly cleaning the premises myself and hiring a professional cleaner, I was still charged for cleaning services. I have evidence of the cleaning, including receipts and photos, which I'd be happy to provide. Furthermore, the kitchen vinyl was already torn when we moved in, and I don't believe it's fair to charge me for its replacement. I emailed the management team to express my concerns, but unfortunately, I didn't receive a response. Despite this, the charges were still applied. I hope that in the future, the management team will be more transparent and communicative about charges and repairs. Until then, I would caution prospective tenants to carefully review their lease agreements and document the condition of the apartment before moving in.

Negative experience: I applied the beginning of July. My grandmother who owns her house co-signed for me. No evictions great rental history on both our names. The only reason I needed her to co sign was because i recently applied for a credit card and it took my score down. I had to pay twice for a app fee because they don't tell you that you only have to pay 1 time and call in to have them add you to a property. Also I've called several times to ask about our applications got no feed back and they was rude and also not helpful at all. Paying 35 + 35 for myself then + 35 for my co signer and it took a month for them to say I was denied. Thank god I didn't put all my eggs in 1 basket because I'd be homeless with my 3 kids..I'm also glad because some of the reviews that I've read are just sad. Also from people I know personally who went through this company. Make sure you are a perfect tenant with no kids no animals and that you make at least 7k a month with a perfectly outstanding credit history 950+ score..a 500k rental insurance, and a life policy and a job that requires you gone 90% of your lease with a lawn service who comes every Mondays. THEN u MIGHT get approved.

His attention to detail was very thorough and his friendly demeanor made the whole experience smooth and hassle-free. Negative experience: My interaction with Managex was a complete letdow. Their dishonesty and lack of professionalism are major red flags. Steer clear of this untrustworthy rental office.

Ide love to mention how awesome our maintenance is specifically George ! we've only had one issue since moving in & it got handled super quickly! He was friendly & gave us a step by step of what was being found,fixed & Ect ! Nothing but good experiences with ManageX !

Negative experience: Never got a call back after applying. Josh the person who I dealt with stated that we would be called back in a week or soo. It's been almost two weeks and no call back. He told me his manager jason handles everything with the applications. I called and left Jason a msg. But never got called back. They need to work on how they conduct business. Never call applicants back and leave then in the dark. They need to figure out how to manage many applications too. It seems they can't handle it.

Positive experience: Didn't really come around or do much of anything which was cool. Few times I had to call them they came right out. They did straight up rip the rain gutter off the house and just leave it though, so that was interesting.

Negative experience: I don't recommend people to this real state management, they are lack of professionalism on treating customers, they don't treat customers with dignity and respect, they are not professionals; owners be aware that this real state management is scaring away people that want to rent your properties.

Negative experience: If you have an eviction or judgment or anything negative.....count on this company to reject you right off the bat. They don't care that the company was as crooked as an S curve, they don't wanna hear it.

I been Looking and I hope to get back in to one of managex unit I miss all the lady's in the office they was very nice to me and the Owner is a sweet hart the was always their for me when my mother pass and my brother and sister they was very understanding I miss all the love I got from them . I got very sick and they always check in on me by calling to see if I was alright . Thank You All for your love.

Negative experience: They need a new clerk. She is so rude. The agency itself is ok but I’d rather not have to deal with someone so rude. Please retrain her or find someone new.

Negative experience: Don’t expect to get any of your deposit back! Such a rip off property management company. They took $1,000 of my deposit for new grass in this tiny back yard when the grass was awful to begin with when we moved in. Don’t even waste your time

Fantastic experience: Managex responded to any repair request I made and was easy to work with. I hadn't rented property in over 40 years, but Managex made the process simple. They also came and walked the house prior to my move out and explained anything I needed to do to recover my deposit. I did what they said and recovered the complete deposit. Thank-you Managex.

Negative experience: I share a property line, with a Managex Property. Mike at Managex and I had an agreement to share in the replacement of the fence we share, that had blown down in the early winter storms. Mike was good to share in the expense, if we used his "guy". Well his "guy", took off with our down payment and never did the job. I couldn't live with my fence being down, so I asked Mike, if he would still share in the expense if I got someone else. He flat out said no. I had the financial burden to replace the fence, plus I lost out on the cash I gave to his "guy".

Fantastic experience: I rented from Managex for 4 year's and I never had a problem with them when I request a work order there handyman comes the next day or 2 I would rent from them again the Lady in the office are great and nice I would recommend Managex to family and friends ...

Negative experience: Very Unprofessional & Rude Company.I didn't even wanna give them a star but I had to in order to write my review.. First off let me say that this management will leave you on a string waiting days or weeks for them to call you back which they WILL NOT DO I myself had to call them several times to see where my application stands the girls at the front desk don't wanna hear what you gotta say so right away they connect you to Jason line. Which he is never there or they say he's not. I've tryed to rent a property with them which I don't understand I make the money 2 /3 times the amount of rent that they say they want. I've asked Jason to transfer my application over to three different properties owners to see if I can qualify.. He keeps rejecting them but blames them on the owners ( owner decide to go with another app ) keep in mine all three of these locations were available & no pending applications what so ever i had to make calls to Jason myself to get the status. Then not once did the office mention ( phone call ) they were going to run my credit / back ground check . They ran it after I was rejected by Jason. Also i had another adult on my application they as well were unaware about there credit / back ground being pulled.

Fantastic experience: We have used Managex for over 6 years. They do a great job vetting renters and up-keeping our properties. We have never had a renter leave after the original lease was up and if they do leave the properties have new tenants almost immediately. I think that is a testament to Mike and Manage X.

Negative experience: Jason is the worst real estate agent I’ve dealt with. He never calls applicants if they got the house/apt or not. Applicants always have to keep calling him, and he is usually never in the office. He called me once to ask when I was able to move in and when I can do the deposit acting like I was the approved applicant. I called him two day later, and he told me someone else got the house already. What a bummer! He doesn’t even ask if I was interested in another house/apt. I would never apply again for rental places from Managex because of all the bad customer services from Jason and the Managex office.

Fantastic experience: Love the staff. They are very kind and patient. Any time we have issues at our rental they send in a work order right away and get it fixed. Thank you Jason for helping us find our house!!!

Negative experience: This is the worst experience I've ever had with a property management company. I would call the office and always got referred to Jason, but impossible to get a hold of him. So unorganized. No one else could help me. I would not Recommend this company to anyone I ended up going with the different management company called Adanalian Property Management. They helped me find a home to rent very fast Thank goodness for professionals.

Positive experience: We had a positive experience with Managex. Jason showed us nice homes in our price range, he returned our phone calls and processed our application in a timely manner. We weren't chosen (by the homeowner) the first time we applied, but he quickly helps us find another home and we were approved. Courteous and professional property management. UPDATE AFTER 3 MOS. Management has responded to all of our calls/emails and repair requests. We're still happy with our decision to move here.

Negative experience: Like many other reviews, I was shown a house that I liked and gave my application to Caleb, who was both professional and punctual. I was told my application would take 2-4 days to process by his boss, Jason, but that was not the case. I submitted the application on 8/1, and as of today which is 8/18 I have still not been contacted about my application. I have called multiple times and not once has the leasing agent (Jason) been in his office. The secretaries must get tired of saying "Jason isn't in right now, would you like to leave a message?" all day every day. I went into the office for about 5 minutes and heard them say it to 3 callers in that time alone. I am extremely grateful I was able to rent a house not managed by Managex. If I needed maintenance from them I am positive it would take at least a week just to even get a call returning the inevitable voicemail. If you apply with Managex, just don't hold your breath or get attached to the property. They are very likely to rent it out from under you and not tell you, or just not contact you at all. Also, It seems a bit strange that, at the time of writing, there are five 1-star reviews and one 5-star reviews and that's somehow averaged to 2.5.

Negative experience: I would not recommend this place to anyone. First, I submitted an application, said it would take 3-5 Days and would call with results. They never called, because place was already rented when I submitted the app. I Spoke with JASON because why would they let someone apply for a place thats already rented. Also I left a voicemail and he never responded back. Ill pass for future reference. This is not a rental agency I would tell a friend, parent, sibling, or anyone about.

Negative experience: I wouldn't recommend Managex to anybody. I rented from other places before and if there's anything broken, needed fix or termites, they would usually take care of those problems but Managex WILL NOT do that. Everything will come out of your pocket even if the problem is from their lack of repairs of old houses. Their customer service is extremely BAD! Never return phone calls and never respond to emails. The front desk girls are rude. The moment you walk in, you don't receive any greetings or even a smile. It felt more like discrimination.
