Fantastic experience: I've been working with Tom Langan since 2019 when he helped me buy my first house in Florence S.C. I used him a few years later to sell that same house. He has always been professional and informative and when he didn't know the answer to a questions, he knew where to get the answer. Since then I have bought 4 rental properties, one flip property that I made a nice profit on thanks to Tom's information about a large development deal in the area. He's also helped me and my wife buy our current home. I highly recommend Tom Langan to everyone who is looking to buy or sell real estate. He's my guy!

Negative experience: I rarely leave negative reviews, but my experience with this Realtor was so unprofessional that I feel obligated to warn others. From the very beginning, I was treated with disrespect and a lack of professionalism. Instead of listening to my concerns or communicating respectfully, this Realtor came across as rude, dismissive, and condescending. Simple questions were met with attitude rather than helpful answers, making what should have been an exciting process unnecessarily stressful. Professionalism, honesty, and respect are the minimum expectations when choosing someone to represent you in one of the biggest financial decisions of your life. Unfortunately, I experienced the opposite. Communication was poor, customer service was lacking, and I was left feeling that my time and concerns simply didn't matter. I would strongly encourage anyone considering working with this Realtor to proceed with caution. There are many real estate professionals who genuinely value their clients and treat them with courtesy and respect. Based on my experience, this is not one of them. I cannot recommend this Realtor, and I would never choose to work with them again.

I was pregnant at the time and we wanted to find something and be settled before the twins came. I had Tom Langan’s number still saved when I had inquired about a few homes a year or so before. We decided to give him a call and we weren’t disappointed. We had a list of wants, my boyfriend very specific on what he was looking for and Tom delivered. We wanted a 3bed/2bath that was close to town but not right in town with at least 1/2 acre of land. Tom quite literally found us exactly that, in the first week of searching. He had us closed on the home and moved in within a month. I wouldn’t recommend anyone else to help you find your first, next, or forever home. 10/10 will forever recommend Tom Langan.

Fantastic experience: I am truly not sure how to begin to discuss how wonderful my experience with Tom was and how I cannot under emphasize how highly I recommend him. I meet Tom at an open house he was hosting and explained my situation and told him I did not have a realtor. He did not hesitate to offer his help and so our journey to me purchasing my first house began. I finally settled on a house (after making him take me through I think no less then 10 all of which I did not like) only to decide on a house we had already been through. The offer was risky, it had been on the market for like 7 months with no offers so I went way under asking hoping for a miracle. No miracle, We ended up accepting to go under contract at asking price. The deal fell apart completely and I was so heartbroken. Tom, never once pressured me to go out and start looking again. He was so supportive in my need to take a break and re-think my plan. When we started the search again I called him while he was off and in the process of moving into his new house to tell him I saw a house I loved and wanted to put in an offer. He agreed and told me it would be a couple of hours until he could write up the offer. Well, in that time I totally changed my mind. Decided not to do it. Realized I was going to be disappointed if we didn't go to the showings we had set up the next day. In the end I put in an offer on the teeniest, dirtiest, 3 bed 1.5 bath with the best yard for birding on a cut de sac. We ended up in yet another train wreck of contract. But the whole time he was always supportive and never, ever made me feel like I had to go through with the purchase. Even at the 11th hour when I was feeling like maybe this was a mistake he said "You do not have to do this." As a first time home buyer it can be really hard to know when to walk to way. You have spent so much time dreaming about buying a house and here is your chance and you definitely don't want to lose that chance. Tom, always, at every turn of the process supported me in how I was approaching my purchase. He helped me find a lending agent, a general contractor, a lawn guy. And always, always put what I wanted for myself ahead of his own financial benefit of the sale. He kept me focused on my vision and made sure I was not making bad choices. Made sure the homes we saw were safe, and had good bones, and something I could manage alone. In the end I bought the tiny dirty house and am loving my birds. I don't plan on moving anytime soon but if/when I do I will definitely be using Tom again. Even though he totally ditched me on closing day :-) ( he was actually out of town on business It was unavoidable.)
