Negative experience: 0 stars got appointment to finally see property just for them to send email the canceled appointment wanted me to reschedule went to reschedule just for it to say no showing times.and of course they send the email after hours on a fri so no one can call till Monday guess its a good thing I didnt rent from them if this is how the handle things.

In this case, the property was removed from the market after receiving a strong level of interest and multiple applications. When a home is taken off the market, our scheduling system automatically cancels any pending showings and prevents additional appointments from being scheduled.

Negative experience: applied and paid application fee, immediately rejected. appealed, immediately rejected again. met the required credit score, with my housing voucher met the 3x rent income with my portion of rent with the voucher. it seems strange.

Negative experience: Waste of time. Don't bother looking at their properties, they have no consideration for your time. Scheduling site they use isnt set up properly, and when you're locked out of the showing they'll just tell you to try to reschedule another day so they can ignore you again then. I was there early, and your system never sent a code. And when I contacted the office to try to fix it, they asked me to just sign up for a different time and come back later. Not everyone has the luxury of being able to leave work multiple times a day to go look at a house. Which I explained, and didnt matter. Cause you guys dont care about other peoples time.

Positive experience: Although it is older, it is a very nice place, and it may be perfect for me. Tucked back at the end of a quiet neighborhood on a NOT through street. 2nd bedroom would give me a workspace away from TV (and storage room). Nice carpet, very workable kitchen, ample parking, HUGE back yard, The other apartment is adjacent to LR & kitchen, not bedrooms.

Negative experience: I wouldn't even give them a half of a star....they say them need to improve but they turn people down after taking their money....they tell us we are to poor to rent to us but they will be rich just taking poor people's application fee!

If someone is not selected for the property they first applied to, their approved application can easily be transferred to any of our other available homes without paying another fee. Negative experience: Hands down worse landlord I've ever had the displeasure of working with. Worse than Garno. Avoid at all cost. 23 emails. Several calls and voicemails and a Google review is what your responding to? As a Healthcare professional I can't believe that your "management company " or owners are completely aware of the living conditions that you have tenants living in. Now being that my work order is dated May 1st 2025 and we're having this conversation on August 13th . That's plenty of time to address at least a few things, wouldn't you agree. Most importantly the air conditioning, it's been an unbearable hot Sumner and a bedbound tent of yours has been stuck in a unit with NO working air. The other nurses and I record the temperature daily. Both morning and night, could you imagine not being able to walk and stuck in a house that reaches 85-90 by 12pm and still holds steady at 85 by 10pm. We make sure the social workers document also with pictures. We have them submit complaint forms along with those pictures. It's been a long few months of waiting for approvals, and have 3 contractors come out for estimates. The 4th one decided it wasn't worth coming out and called to cancel. Let's look past cooking alive for a moment and discuss falling down broken stairs.Also on the work order, then there's the living room water park.basement indoor pool all compliments of the upstairs bathroom. Which has fallen in 3 times since I've lived here. The 4th time it only cracked enough to soak the couch. To this day. My ceiling is still leaking water. I appreciate the nursing staff and members of my community who come over daily to assist me navigate through " The company you just took over" Especially the social workers calling and reaching out to other services to see if maybe WE can help YOU. I'm done talking,Sending emails and being cordial. I'm going to get help I need with or without you and I'll continue to document and share my story as I have been. This is the age of the internet truth travel fast and bad reviews travel faster. One story is interesting but when you start speaking and other come forward. You begin to see a pattern, patterns birth hidden truths. Business owners forget consumers are your advertisements. Good, bad and ugly. If you need me I'll be up stairs it's 83 in here today. I would love to seek shelter elsewhere but you know how being disabled can be. Or do you? Come hang out sometime and watch how I function in your unit. I'll do a live video so we ALL can see. I'm not ashamed of being disabled, but you should be ashamed of the living conditions of your property.

Positive experience: The communication was excellent the property was in good condition does need a lot of TLC but it's in a great area hopefully they will do some maintenance on some of the woodwork inside the home other than that good experience

Negative experience: Good luck trying to get a maintenance request filled by this company. Nothing but terrible things to say

After reviewing your account, we did see that your maintenance request for the washer was submitted on July 2nd and has already been assigned to a vendor. Because it is not an emergency, it is being handled in the order received—our vendors are currently scheduling about two weeks out.

We know delays can be frustrating and do our best to get all requests handled as promptly as possible. If any future issues are urgent or impacting habitability, please don’t hesitate to let us know right away so we can escalate them accordingly.

Negative experience: Rent is raised once again they want to do the same thing with the studio apt. Their leaks , furnace doesn't work. It's ridiculous..wouldn't recommend county farm apts. Maintenance doesn't really come out here when they do it isn't fixed. Hope they fix the leaks and furnace before anyone rents the studio

Negative experience: I wonder if the State of Michigan know this place is scamming people out of application fees? They put properties on these realty platforms with a low rent price; just to have people apply for them and pay a $50 application fee; just to hear them say you are denied. Now I have 7yrs of good rental history with the places I rented from; so it was no reason for me to be denied. This place is a scam.

Negative experience: Was interested in a property listed but it is not a first cone, first serve basis. You're put into a pool of applicants, while they sit back and collect app fees for weeks, alll while knowing the property has already been rented. Not one property management company runs like this. Our goal is to be as transparent as possible with all prospective applicants, which is why do explain up front that our process is not first come, first served. Instead, we use a scoring system based on our rental criteria to ensure fairness and find the best-qualified tenant for each property. We also want to clarify that we do not collect application fees for properties that are already rented. If a property is no longer available, applicants can choose to apply their approval to another home of their choice to any available property for up to six months at no additional cost. We strive to be upfront about this to avoid any confusion.

Fantastic experience: Just moved into a duplex and have been very pleased with the experience. Negative experience: I scheduled a viewing of a house for rent at 1pm on a Saturday. I got there early and waited until 1:15pm. Nobody showed-up and there was no lock box. I called DS Huber main office and got an answering machine telling me they are closed on weekends. The following week I called and left messages multiple times. Nobody ever called me back.

Negative experience: I would never use this company for anything. They are incompetent. I've put on dozens of work orders for things they need to fix at my condo, but they've done maybe 5 if that. Often times they leave things half done. They send out people who arent licensed or don't have the tools or knowledge to fix the problem. They have a Better Business Bureau rating of F. Avoid this company at all costs.

Negative experience: I paid 150 dollars for the application fee for a rental and have been told to wait for the result. I've waited for 2 weeks and still not hearing back. When I called today, I was told the property was already rented out. They were not planning to tell us the results if we don't call back. The agent that took our application never responded to our messages. We don't care about the money but this is a great waste of time as we need a rental soon.

Fantastic experience: I've been renting my house from these guys for over 3 years and when I fell on hard times they worked with me. If you've had a bad experience with this company them, its probably because you didn't keep in weekly contact with them. But everyone's situation is different. With these strong wind and rain storms this year, I've had some thin branches but also some 12"×12' that have fell in my yard. Their Maintenance crew has been Johnny on the spot when it came to picking them up so I could keep up my lawn. Everyone of their crew has been courteous and double checked with me about where and what needed to be cleaned up. I am not a DS Huber worker nor am I related or an associate of anyone with the business. Just giving credit where it's do.

Negative experience: 10/10 would not recommend. You schedule maintenance and tell them you’d like to be home for it. They send someone whenever they feel like when nobody is home and then proceed to charge you $45 for cancelling the maintenance appointment. Not how this works you slum lords. Stop being lazy and do what your tenants ask please. After this year we WILL NOT be coming back to this slum lord of a company.

Negative experience: Absolutely HORRIBLE company. Had to give at least one star to post this, but didn't even want to give them that. This is a review from the perspective of investors, not tenants. When we first looked into this company to manage our rentals, there weren't many reviews from anyone other than tenants, so please, if you are an investor looking to have DS Huber manage your properties, DO NOT DO IT! They don't even know what they stand for or how to even manage their own employees, much less manage people's homes. They change their staff literally every other week and we never had any idea who to contact to get information on our rental properties. It was a chore just to try to get someone on the phone because once you called the point person they gave you, they weren't even working there anymore. It's disgusting how they expect to take your money to "manage" your property, yet do the absolute complete opposite of manage. It's also disgusting to come on here to see all of their defensive responses to tenants who have had issues and bad experiences with them. That is all they did the whole time they managed our properties....excuses excuses. You all have 2.4/5 stars with almost 100 reviews on here, the proof is in the pudding people. Please please DO NOT do business with these people. This company should be shut down immediately.

Negative experience: They are rude and can’t even return a phone call explaining why they denied my appeal. They told me I didn’t have significant rental history and every where I have lived have been a year or more. I was told I couldn’t rent from them at all, why, I don’t know because I haven’t received a phone call back. They are unprofessional and I would never recommend to anyone. They rent to whomever they choose and not based off what they ask for. Info denied for was incorrect and 2nd denial had different info from 1st denial. These types of companies will never take accountability. The reviews speak for themselves.

Negative experience: We rented a house for a year it was nothing but fees being added to our monthly payment (random double charges). The communication is awful! We moved into a dog filled poop basement we were told to clean (have pictures to prove). The backyard was a complete mess. We didn’t notice either one of those things until the snow melted in the backyard and flooded the basement for the smell and dog pee and poop covered floors to be wet. They are now trying to charge us for rent of a month when we were told if we put in our notice to vacate we’d have no issues and be able to move. They are charging us for any little thing possible. The fridge and stove were falling apart duck taped (I have move in pictures) we are now being charged for a fridge shelf (lmao). We are being charged 200 for a new door (also have pictures of move in and move out). I knew moving out i needed to make everything out exactly how it was and I did so with proof of every little thing knowing they were going to try to get any possible dollar out of us lol. I’m 8 months pregnant the last thing I want to be dealing with is this awful company. 0/10 recommend read the reviews cause that was something I failed to do fully in a hurry to move and being young they got me lmao.

Positive experience: My dearly loved Drew and I have known Dale and Sahara Huber (primarily Dale) for a solid DECADE now via renting from them. Although we greatly DISLIKE those Mr. & Mrs. Huber hired to manage their properties, and we feel Dale is largely unaware of his management people (and, my goodness, yes, the rather ghastly and even crooked, we found, Maintenance employees), we nevertheless understand Dale putting so much trust into their hands, and the tons of extraneous work they save the terrific Hubers personally. We highly doubt we could anylonger find another Landlord anywhere nearly as upright and just plain "GOOD" in heart and character as Dale and his wife. Of that wasn't so, my goodness, we'd NO doubt have moved years ago; moved to a much better/upscale area (rather than essentially ghetto), into a significantly larger and better constructed house at a reasonable price we could handle; whether leasing, or purchasing via Land Contract Inasmuch as we truly do love Dale Huber as our Landlord, we'd VASTLY prefer to continue with him regardless of where we move, if we move. We've actually NOT moved elsewhere on more than a few occasions solely because it would mean nolonger having Dale. We look upon him as Special and, true or not, we have reasons to think he somewhat looks upon us similarly; that, yes, Dale "cares" about us as people as well as just a couple good tenants. We once inquired with Dadle about buying this little house via Land Contract, and Dale readily approved. We'd care to do some significant work on the house, and make it a truly quaint home. It would not only bring us greater happiness, but it would also give us a home to be quite proud of, yet very much increase it's value, our equity. Dale only paid $22K for the house, which we mentioned to him when we inquired about purchasing via Land Contract. Subsequently, he more recently had the house appraised, lol, which makes me a bit nervous about what he might now want for the house. As is, which he must know via his Management Team, I've sacrificed alot to purchase via Best Buy all new beautiful appliances for the house; now, EVERYTHING in it new and VERY beautiful, from furniture to tableware, very luxurious. Wow! My "Review" has gotten a wee bit more than I'd started out to do. But, yes, we're wanting to stick it out with Dale; wishing only he had a bigger, nicer house for us in a much more upscale/affluent area, lol, WITHOUT a upscale/affluent "price tag". So anyway, friends, if you want to know how D.S. Huber is, may this lil review of mine help you out. Just do what you can to deal with Dale personally, to the extent possible, rather than his property management people. To be more fair regarding them, though, I should add that they're managing several HUNDRED of properties, so some per se short-comings are due to there just being so much for them to handle for the Hubers and his investors. For those of you who are Christians, PLEASE pray for me in Intercessory prayers asking our Lord and Saviour Jesus Christ to minister to my suffering body. (my medical health), because I'm under threat of DEATH via at least "5" different ways, the most terrifying and urgent being a huge Abdominal Aortic Aneurysm, which is greatly complicated via COPD and other issues regarding my lungs/breathing and heart. PLEASE do faithfully , and believe in your heart and mind our heavenly Father is faithful and WILL act on your prayers. In any event, Friends, KNOW that I genuinely love and care about YOU. I want YOU to feel 100% free to contact me, too, to talk with and/or pray for you. It's amazing, Friends, "Love". Love and Goodness. God is definitely REAL. Fantastic experience: current tenant for almost two years. I have no problem getting in touch with someone. Sasha is someone i worked with in the past. I have had a couple maintenance things that needed to be fix and were fixed in a timely manner. Everyone i talk to was friendly. I would recommend someone renting from them.

Negative experience: Two years ago I was told that I owed 355 and that I couldn't pay my rent until the 355 was paid as my rent was 1600 so as any one who doesn't want to be homeless would do I paid the extra money the very next month plus 2 dollars well 2 years later I was sued cause I asked ds huber to take the 355 off my ledger I got yelled at by the lady in the office whose job it is to take care of those things and lost money as I had to go to court just so they could dismiss it the day b4 I never miss a payment or bother them with anything but I get no apology or anything nothing I'm just supposed to act like this never happened yeah I have to move cause what's next

Negative experience: Our Association didn’t hire them, they bought the Management co we were with. They were going to do this that and the other. They did little to nothing. Repairs were done by non licensed people, some ending.up costing double to fix their mistakes. They number of repairs not done is staggering. They blamed our board, but fought to keep non functioning board members on.. I wouldn’t recommend them for anything and would rate them a minus 10.

Negative experience: Rented a property with them in 2020/21. Encouraged to leave a review by hearing about others with a similar experience. They rented a home that was potentially unsafe, and was not fully inspected/approved by the city. Long-term issues with the quality of the home were not properly fixed. The maintenance team at the time were friendly and helpful, but were limited by what the managers allowed them to fix. Took so much follow-up to get any action, and eventually we had to leave when the city caught up with inspections and informed us about the situation. The owner offered us a replacement property that was just as bad quality and was not comparable to the rent we were paying. Would not recommend to anyone.

Negative experience: I haven’t rented from this company but with the experiences I’ve had I don’t believe this is the rental company for me. There have been serval times I’ve went to the office to schedule a tour just to be told the home has been rented. If the homes have been rented why are they still being advertised as if they’re vacant? This does nothing but waste people’s time and shows that the company is unorganized.

Negative experience: If I could give negative stars I would! DS Huber managed a duplex of mine and was the worst property management I've come across. They were unresponsive and unattentive and costed me thousands of dollars including legal fees with Lansing because of carelessness. I would not recommend DS Huber for tenants or landlords. Many other landlords I've talked to described this company as needing a babysitter and have similar experiences. Clearly with all the 1 stars here, I'm not the only one having issues.

Negative experience: Former tenant. Do not rent a house with this company. They charge too much for their flipped houses; they're currently charging a 400 square foot house for $1000. Contacting them is like pulling nails, their voicemail is always full and their property manager is useless. I had a water heater rust out in Febuary of 2021 and it took them three weeks to get a new one. Along with squirrels in the walls and I had to maintain the lawn and trees with my own money.

Negative experience: If I could give this company 0 stars I would. Reading other reviews I see that they will continue to get on here and arguewith people and I can confidently say I'm sure they are lying! They lied to us the whole time we rented from them, they made up stories and lies the whole time right down to the end. This is the worst company I've ever dealt with and they clearly have no shame. I think their 1.7 star rating is enough to say don't walk but run away from this company! They are crooks and evil. Also if you are currently working with this company keep records of everything, they can't keep up with their own lies and their stories will change.

Negative experience: Too bad I can't leave 0 stars when it's well deserved. Applied for a rental paid the application fee and was approved and less than 24 hours later they sent me a text saying the place was rented out already. I checked their website everyday for 1 month and the place I applied for is still listed for rent. I thought maybe they just didn't update their website so for the next month I checked the website everyday and drove past the rental property everyday. Better off renting from someone else. Negative experience: Hello? Is this place real? Moved out of my unit over a month ago. Gave them 2 months notice. Returned keys and moveout confirmation on time. Have barely been able to get a hold of anyone to get my security deposit back and when I did they said that they never received one when they bought the property from the previous owner. Previous owner said that they did give it to them. Also there has been a "non compliant building" pink tag on the door of their property that I lived at for 6+ months. Must be nice to take people's money and do nothing. Maybe I should get into this business.

Negative experience: I did a lease takeover with them before the owner of the property switched rental companies, so they were my property managers for about 3 or 4 months. The customer service is barely there it seems. I’m not sure if there’s a staffing issue or what, but it took weeks to even be able to sign the lease after we were already approved. Upon moving in there were dozens of issues to be addressed, and it seemed like the place hadn’t been inspected in a long time. When we switched property management companies, they provided no information about us, our current lease, or anything to the new company, leaving it up to us as the tenant to explain how things work. One tid bit of information they didn’t tell the new company was that the water bill was part of our rent. So the new company wasn’t aware they had to set up a new account, and I wasn’t aware of this either because why should I be?? I’m not the manager, I’m the tenant. But anywho, Huber went ahead and disconnected the water for the duplex house we live in, without even warning myself or the downstairs tenant. Or the owner, or the new company. So now I have no water for the night because of this huge lack of communication from DS Huber. The people I worked with were nice (other than one lady calling me weird to my face in the office), but there’s almost a complete lack of communication from them. Be prepared to basically manage the property yourself if you rent from them. And make sure you know EVERYTHING about your property and do thorough walk throughs, making note of EVERYTHING. Rent was cheap. Now I see why.

Negative experience: Just bought a condo from them on Hunter's Ridge. They will not tell us the location of main access for plumbing. Waiting for request but will probably deny. They will not fix electrical. DENIED THE REQUEST. The Bylaws physically state we can not mess with items inside the walls for plumbing or touch electrical due to aluminum and they need their own specialists to be involved. They told us it it was our responsibility when bylaws state it is their responsibility. The deck is gonna kill someone, and they probably are going to deny that request next. We got an estimate, and it needs $8k worth of repairs. THERE ARE NO SHUTOFFS and condo is a fire hazard. No repairs for 20+ years. We got this place inspected. Will update if they deny plumbing. DON'T EXPECT MAINTENANCE TO DO ANYTHING. Expect them to ignore your emails. They state they can do electrical and plumbing repairs. - A Saam

Negative experience: Update: The house we toured did have damage, as I took pictures of the damage while we were there. I can send them to you. I have 8 1/2 years of good rental history with my previous landlord. EIGHT AND A HALF YEARS! If you know I have good rental history, and was never late or missed a rent payment in 8 1/2 years, why would I need a co-signer? My rental history should speak for itself. You can say what you want in your replies. Clearly, the reviews here all agree... your company is not a good one. I didn't see these reviews until after we were denied. And I'm thankful we were denied. It was a blessing in disguise. Horrible company. We applied for a rental home. Keep in mind this home was not in good shape. There were several things broken inside when we did a self-tour, including the window in the basement. The yard looked like it hadn't been mowed in months, and there was a huge nest of bees on the back of the house. The cabinets inside were broke, and several pieces of wood on the front porch floor were loose. I figured if we get approve, then I can let them know, and they can fix it before we move in. I applied, because we needed a place to stay, and even with 8 1/2 years of on time rental payment, they required me to have a cosigner. Keep in mind that this home is less than average with several things broken inside, and it's in a not so good part of town. I found a nicer house in a good area of the city, and was approved. Take heed of the reviews on here. I've also seen bad things written about them in local Facebook groups. STAY AWAY from DS Huber.

Negative experience: Don’t use DS Huber. We were tenants of DS Huber for a year. The rental house we lived in was never registered as a rental dwelling so when we had consistent issues with mold, the county had no ability to inspect the property. We moved into the rental and everything was filthy- recently refinished floors were poorly done and the sawdust was left on window sills, blinds, and shelves. The wood was rotting by the front door. Maintenance was called out plenty of times but no “fix” was ever provided for the mold. Our water was always orange and smelled like sulphur even with a water softener. The best part of all of this is DS Huber is currently not responding to several email requests for a return of rent for days we did not live in the rental. First email was sent 8/13/22, shortly after we moved out. Other emails were sent 8/19, 8/23, and 8/29. We asked a manager to intervene and she simply forwarded the email back to the person not responding. Don’t rent from this company- you’ll have to track them down for maintenance issues and to get your money back. In all Fairness, the maintenance crew was always responsive but DS Huber played middle man and made things very difficult. Updated 9/2: DS Huber finally responded to communications after mentioning court and is refunding our money.

I then transferred my application to a different property they own, despite being eligible and approved I never received anything. They're trying to keep our security deposit saying we had to pay for a month of July Rent when I paid my lease 5 months in advance. I sent a almost 6,000 check to your company and was told you received the funds and YOUR WORDS I owed nothing else on this house. I have it all in texts and emails. I also have in email how your company let our house become condemned. City of Lansing put a pink slip on our door and said our house was condemned because your company didn't keep up on repairs. So when I asked to figure out if we're being thrown out 4 months early, Ashley decided to ignore me for 3 months till I moved out way before my lease was through. Not only did we pay 5 months in advance, we kept that house picture perfect when we left which might I add was again 4 months in advance from when we had to be out. I did everything right and were being treated like this for what? Do NOT rent from here.

Negative experience: DS Huber fails to work responsible with section8 housing. Raising rent without issuing a new lease. Resulting in withheld payments by Lansing Houseing and then trying to charge late fees to the tenant.

Negative experience: Been renting almost a year nothing but problems and empty promises to fix. Packages stolen out of are building since the first week, are cars broken into, trash and booze bottles everywhere. Haven’t mowed are lawn in over a month up to my knees. Building looks abandoned. I’ve been reading other posts and they will just comment to contact them but I have many times with no regards to everything that is going on or has happened.

Negative experience: I do not recommend DS Huber Management for the following reason. As a tenant, I am paying $1100 per month in rent, over $200 per month in utilities, not to mention maintenance costs such as the recent investment in a lawnmower, etc in order to maintain the premises. Nonetheless, DS Huber feels that it is ok, to totally disregard my right to privacy and safety. I was recently given a formal notice that an inspection and or appraisal would be conducted in my place of residence at a given time, with or without my presence. DS Huber was and has not been forthcoming in stating the reason for the said inspection/appraisal, ie) Was this a municipal inspection? Were they in the process of selling my place of residence? etc… Additionally, DS Huber failed to give the names and titles of the individuals who would be entering my place of residence. As a single woman I find this to be very shady and totally unacceptable.

Negative experience: Disappointed with a company that I thought was once a professional organization. Issues "falling through the cracks" are regretted by the company but no real answers are given. Interesting watching the company defending billing for work that was not approved. Emailing proposals for work that include items that do not exist and blaming it on the contractor. The body language shows a lot of how people feel. If you own a property and you live out of state, watch it and request they not to do any work especially after a tenant moves out without your permission. Just unbelievable.
