Negative experience: ⭐☆☆☆☆ This was, without question, the worst vacation rental we’ve ever stayed in. From the moment we pulled into the driveway, it was obvious the property had been neglected for years. The exterior was run-down, paint was peeling, landscaping was overgrown, and the entire place looked like it was literally falling apart. Unfortunately, the inside was even worse. The house was filthy. There was dust on every surface, grime in the bathrooms, sticky floors, stained furniture, and a musty odor that hit us as soon as we walked through the door. It didn’t feel like the home had been properly cleaned in a very long time. Many of the amenities listed either didn’t work or were in terrible condition. Cabinets were loose, doors barely closed, furniture was worn out, and there were obvious signs of water damage throughout the home. Several fixtures were broken, and it felt like every room had something that needed repair. The kitchen was especially disappointing. Appliances looked old and poorly maintained, cookware was dirty, and we didn’t feel comfortable preparing meals there. The bathrooms were equally unpleasant, with mold, cracked tiles, and fixtures that looked like they were on the verge of breaking. This was supposed to be a relaxing beach getaway, but instead we spent most of our trip trying to avoid spending time inside the house. For the price charged, this property is completely unacceptable and nowhere near the condition advertised. I rarely leave negative reviews, but future guests deserve to know what they’re walking into. Until this property undergoes a complete deep cleaning and major renovation, I cannot recommend it to anyone. Save yourself the disappointment and book somewhere else.

Negative experience: What a nightmare this vacation rental was that Mary Lue from Joe Maggio ( Rehoboth Beach) rented us. The address is 50 Maryland Ave Rehoboth. Don’t be fooled when they say it is a charming house. It is NOT a beach house! The inside looks like the house on the Conjuring. Not quaint but more terrifying. It is VERY old, dark and smelly. The entire inside is dark wood & paneling (even the ceilings are dark wood). It is decorated with antique lamps and the rug is stained and damp with mildew. If you have any allergies you will NOT be able to stay in this house. We had to wear masks while we were in there as my kids, husband and I could not breath in the moldy smell. We did not use the kitchen b/c there was no way we could even stay to eat in the house the smell was so bad. We also drove around the city until we were too tired to drive so that we did not have to be in the house. I called the Mary Lue and told her that we cannot stay the last two days due to the health effects that my family was having ( headaches, chest and nasal congestion) we asked if she could refund us at least the last day we were supposed to stay but she refused she even hung up on my husband. She sent over a dehumidifier to take out the mold and mildew smell. I DO NOT recommend this rental and would absolutely see the rentals the company offers before you rent it. BTW- this rental is $681a night!!!!! Ugh

Negative experience: We had so many problems with this rental and the mean owner of the house. Firstly, we paid $589 for a cleaning fee (you would expect to come to a clean house, right?) but upon arrival the house was an absolute disgusting disaster. Dirt and sand everywhere, dead cockroaches just lying on the bathroom floors, cobwebs and spiders in EVERY SINGLE corner of the house. We paid for clean linens but they were dirty and stained. We spent the entire first day purchasing OUR OWN cleaning products and cleaning the house extensively. We couldn’t sit on the couches because we all got bug bites from being on them! It was atrocious. Halfway through our stay an older gentleman knocked on the door and asked to come in, saying he was the owner, although we never received a phone call or any correspondence telling us he was coming. Upon telling him we did not want him coming in because we were all women and extremely uncomfortable, he got angry at us and said he needed to inspect a problem at the house but wouldn’t tell us what the problem was because he thought we would get upset about it! He angrily stormed off. After that encounter we saw him standing outside of the house every single day but not approaching us. It was very bizarre and made us extremely uncomfortable. Do not use this realty company.

Negative experience: I sent a message to the host of a property asking about availability of a specific date. I had a response of “Yes, it is available and we will be glad to take your reservation.” So, I’m good faith, I proceeded through VRBO to reserve. My purchase, including insurance, was charged to my credit card. Shortly after, I receive an email from this realtor that the property was not available. When I called to inquire about the issue and being refunded, I was told this was not their problem and I had to do this all through VRBO. When that call didn’t work and they told me the realtor had to had to cancel it, this real estate agency again told me it was not their problem and to deal with vrbo or my credit card company because they were not responsible. They were so Unprofessional and took no interest or effort in rectifying their error. Totally did not care that THEY were the ones who initially told me the property was available and then were so very rude about helping me. I would never attempt to deal with this realtor again and would advise all people who look at them to run! There are so many awesome people to work with and so many beautiful rentals in the area. You can do better than this agency ! This is the first time I’ve spent my time writing a bad review- I like to review only the good stuff. But the professionalism of this company is so poor that I felt the need to save others from dealing with them. My credit card company did file a claim but that was still time consuming for me; in addition to the calls I made to VRBO, the protection policy agency, and of course, Joe Maggio Realty.

Fantastic experience: We loved working with Joe to find our dream home in Rehoboth Beach! He showed us homes that were listed as well as ones that were not on the market yet. He knows the town inside and out! He went above and beyond to walk us through the process and was still accessible after we had closed. We definitely gained a friend in the process!

Negative experience: On AirBnb Joe Maggio Realty (JMR) charged us $589 for their 'cleaning'. Instead, we arrived at a rental that hadn't been cleaned at all. Because we had arrived after their office hours (they closed at 5) around 8pm, and had kids to put to bed, we had to go about cleaning the place up ourselves as we couldn't wait until the next day for a cleaning crew that was already clearly unreliable. The kitchen was a disgrace, with a dirty counter top, dishwasher full of dirty dishes, cups and containers on the counter and fridge filled with old and nasty looking who-knows-what. The bunk bed in the kids room had box springs on it instead of mattresses. BOX SPRINGS. To anyone who has ever owned a box spring, there is no mistaking the feel of hard unyielding metal coils below thin fabric with no padding. Luckily, we found a couple gross looking twin size mattresses in a garage straight out of an episode of Hoarders and were able to swap them out. Thankfully, we had thought to bring our own water-proof mattress protectors. I eventually managed to get a hold of someone from JMR the next day. The lady I spoke with, while polite, was mostly unhelpful. Regarding the filthy condition of the property, she offered to send out the cleaning crew, but we declined as we already did that ourselves. When asked why we didn't call the emergency line about it, I said because an emergency is a problem that isn't solvable by me and the instructions clearly stated that number was for true emergencies. The house wasn't burning down, we found cleaning supplies, and had no desire to wait around sitting and sleeping in filth for a cleaning company that wouldn't have shown up until the next day anyway. During one of our many conversations with JMR I make it plain that we expected a full refund of the cleaning charges since we didn't receive those services. JMR lady says they will get back to us on that. Spoiler: She doesn't. From there it was radio silence from their side until I called again the day before our checkout. During that call she tells me the owner will compensate us for the cleaning and that she'd call back with more info. She doesn't and I had to call several more times after our vacation. First she says their accountant or whoever doesn't come in every day so I had to wait until he did, which was Wednesday and that she'd call back then. She didn't. I call on Thursday and she now seems to be forgetting who I am and why I keep calling. A reminder of the filth and threat of a bad review jogs her memory. And guess what, she hasn't spoken to the accountant and doesn't know the status of the refund, but don't worry, she'll call back before the end of the day! Did that happen? You guessed it. NOPE. Additionally, we also sent several messages via AirBnB to JMR about our multitude of issues and to date have received exactly zero responses. They finally call back about the refund. Oh and guess what.. the guise of friendliness is gone from the conversation. We were coldly told we're only getting $175 because "that's their cleaning fee", sorry no negotiations and the matter is closed goodbye. No discussion, no sympathy, no nothing. Customer service at its finest! This was my first experience with Joe Maggio Realty and it was a horrible one. My advice: stay away from any property managed by Joe Maggio. For Joe: I won't be on your client list as the renting wasn't explicitly in my name, it was in my girlfriend's, however via AirBnB you can find me as one of the people listed as a guest. Why did I become the point person for contact? Because my gf is a non-native English speaker and the lady we spoke with "couldn't understand her". From AirBnB help section: "A cleaning fee is a one-time fee for cleaning the space you stay in, set by the hosts" Keywords: "set by the hosts" JMR in this scenario is the host. Yes, you charged us $589 and only refunded $175. You can skip the fake 'sorry' replies unless you intend to refund the remainder of the cleaning fee.

Negative experience: I rented 120 Norfolk Street from Joe Maggio. The price was $4500/week BEFORE Memorial Day. The property was an absolute dump. The carpet reeked of cat urine to the point that we needed to burn a scented candle. The bedrooms advertised were two on the ground floor and more upstairs, but the upstairs rooms were under the eaves and difficult to stand up in. The furniture was filthy and uncomfortable. A rip-off except for the location, which was walking distance from the beach but not at all worth it at that time of year.

Fantastic experience: As a newcomer to Sussex County, I appreciated the personal and professional real estate services provided by Joe Maggio and his team. They were there from the private showings to the escrow table and Joe successfully negotiated a price reduction in a seller's market. Fantastic experience: We bought a beach house through Joe in December (he put up with us as clients for 2 years!) and he knows all the other realtors, got us all the info on all properties ASAP and knew exactly how quickly the properties would go and what they would go for. If you want to buy at the beach I would go with Joe! We are very satisfied and now we're hiring him to rent our place when we're not there.

Negative experience: This review is for the Rehoboth office. They facilitated a VRBO rental of mine this summer, which was a great little condo. The realty office was another story. First of all, the phone number listed on Google sends you to the Bethany office, and while they can transfer you over, there clearly isn't much communication between them, so I was made to feel like I called the wrong place when I called them. Onto the bigger issues: the paperwork about check-in stated multiple times that we couldn't check in before 3pm, and if we arrived after 5pm we needed to give a heads-up. Since we arrived at 2:30, we grabbed lunch to kill time. At 3:45 a woman from the office called me and asked if I was coming or not, because she was leaving in 5 minutes. I panicked and rushed out of the restaurant to get there, and then it turned out she was still waiting on other folks to pick up their keys too. Very unprofessional on all accounts. 2 days prior to arrival, I emailed them asking if a second car would be an issue. No one answered. When we got to the office I asked again, and the woman blamed me for not asking sooner because it apparently WAS a problem, and according to her, a big one. When I told her I emailed 2 days prior she said, "oh I wasn't in I probably didn't see it" ok..... so then she spent 20 minutes trying to explain to us how to get to the parking authority, giving us these roundabout instructions, when she could have told us to put the police dept in our GPS and then walk to the parking authority building right behind it. She made the whole thing into a big issue when in fact all we had to do was go to the parking authority and pay $15/day for a pass. Not the cheapest, but also not something to get us upset and worried over. Overall I would never use this realty office again if I had a choice, but I would definitely visit Rehoboth again as it's a cute little beach town with some good food and nice beaches.

Negative experience: We rented one of Joe's properties for a week. He gave us a negative review, stating that the house took longer to clean than usual, despite us leaving the home in very good condition. When we asked about the review, Joe said the cleaning service complained and he sent us a picture of a bathroom trashcan with used diapers coming out of it. We explained that we don't use that brand of diapers and sent a picture of the ones we use. He said he would look into it and get back to us. Several weeks later, after several requests for an update, he responded that the cleaning service said it was that date and that they also had to clean up a shredded gray dog bed. We sent Joe a picture of our very much intact red dog bed and explained we didn't bring a gray dog bed. Joe told us he wasn't spending any more time on this and refused to take down his review, which is clearly based on a different family's stay. His communication with us has been rude and unprofessional.

Negative experience: We rented a house at Bethany Beach through Air BandB. We picked up the key from Joe Maggio realty and found our house dirty and disgusting. Connie was absolutely unhelpful in getting the issue resolved and repeatedly hung up the phone on us. We cleaned the house ourselves but we will never again rent or buy anything with this name on it. Save yourself the hassle and bad experience and find a better company while planning your stay.

Negative experience: Rudest most unprofessional place I’ve ever dealt with ever. Actually the sales rep that answered the phones threatened my wife when we called a couple times regarding issues with our rental (no air conditioning, dirty, missing pool pass). Go anywhere else!!!!!

Fantastic experience: An amazingly helpful group of people. We enjoyed working with them over the years for out summer vacations, but they have been absolutely awesome during everything that was early 2020. We will only use them for as long as we vacation in DE.

Negative experience: Sent multiple emails requesting information. Never got response. Called-never get call backs. When I finally spoke to someone all they did was speak poorly of the other agents there. Unprofessional to say the least.

Negative experience: Ron Golden represented a good friend of mine as listing agent of their home and then someone interested in their home as buyers agent. My friend who is quite savvy was poorly represented in a number of areas. Don't recommend listing your home with this guy.

Negative experience: Avoid this realty! It doesn't even deserve one star, but I had to give it something. Even though the seller signed with the firm to sell a house and is paying the full commission, once a buyer was locked on, this realty only looked after the buyer's interests, including not even returning the seller's calls.

Negative experience: Don’t use this company to rent out your property. They are only concerned with the renters and getting their money. We had renters from hell and they seemed to be on their side. When I reported that things came up broken and they didn’t charge anyone or fix the problem, the response I got was “Well, no one reported it!” It was their job to have the property inspected for issues like this, but they didn’t, because they don’t care. The money was already in the company’s hands, so that’s all that mattered to them. When they do decide to replace anything that’s been broken or ruined, they replace it with something that’s very cheap and no where near the value of the original item. So so disappointed in the service they provided. 1st review ———————————————————————————- EDIT; in response to the Owner. This is a real review, but the email address is different from the name used. My partner dealt with MaryLou regarding the bad tenants in our house in Lewes. It was supposed to be a 1 year lease, but they ended up having to kick them out after 3 months, because of multiple issues. We tried to get them to evict them sooner after finding out they were trying to move more people in, but they fought us on it and then other things happened We got out of our contract due to the negligence of the way she handled the situation. Regarding our property in Rehoboth, we went there a few weeks after they rented it out just to check on things. The microwave oven handle was broken off, there was a missing sliding door from the laundry area that was never reported. We live 2 1/2 hours away, so we couldn’t go right away to check things out. When we sent an email and called Marylou and Brittney about the broken and missing items, the response was “Well it was never reported to us.” The company was supposed to go and check these things out after every rental and they obviously did not. They did nothing to compensate us. We hired and paid their handy man Mike to fix the items. So $295 later...... Also the owner never entered the house and cannot speak to the fact that they replaced a thick expensive down comforter, with a cheap, thin polyester comforter, that has a Kmart label on it. They did inform us that the renters ruined the other comforter and they would replace it, but it’s no where near the value of the original set. We slept under it and it was so thin, it did not keep us warm last month. So Mr. Maggio, you can check with Brittney and Marylou or we can send you all the emails about these occurances. That’s why we ended our contract, because there were constant issues that were brought to their attention. They didn’t handle things in the most professional or caring way.

Negative experience: I used this company to book a trip for a destination wedding in Rehoboth Beach, DE. It was so disappointing. When we got there, the carpets were soaking wet from cleaning up after the previous guests. There were BLOODY handprints on the banister that led to the bedrooms, the apartment reeked of mildew, there was broken furniture, the locks were broken. I called the management company and when they came to the apartment they sprayed air freshener, wiped off the railing, and said they thought it was fine. I called back multiple times to complain that it smelled so bad of mildew that people could smell it on our clothes when we visited with others in town for the wedding. The staff at Joe Maggio said they’d call back, they were contacting the owner, they thought it was resolved, and a million other excuses without EVER getting back to me. When I returned the keys they said it was a holiday weekend and the owner of the property was enjoying it too so he wasn’t available! Needless to say, I am still fighting to get some kind of relief for the week from hell! They are so unprofessional and treat their customers so poorly. There were a ton of other issues with the apartment, but long story short......I’d stay far away from this place and it’s slumlords.

Negative experience: Cancelled our Bethany rental with 6 days notice. We had prepaid 60 days in advance. I would never use this realtor. Would give zero stars if it was possible.

Fantastic experience: You will not find a more responsive real estate agent at the beach, and if you consider the fact that he is also a broker, his level of personalized attention is even more rare. To but it simply, Joe does what he says he is going to do when he says he is going to do it! You won't get that kind of service from most folks in Lower Delaware. The fact that he is a local and knows the market so well is an additional plus. This is not some part time fling for Joe, he is dedicated to his business and his customers and devotes his full time attention to your satisfaction!
