Fantastic experience: We had an amazing experience renting a beautiful home from Caliber Property Management. Maintenance was always incredibly responsive, move in and move out checklists were excellent, and they were extremely accommodating and explained all options when we had to make an unexpected cross country move. They helped make a high stress, fast paced life event much more seamless. The home was built by Caliber as well, and it was great quality and well built. We've rented from several companies over the last few years and Caliber is the best of the best. Highly recommend!

This is the 2nd Caliber property I've lived at where I've been fortunate to have Glenn for a maintenance technician. Glenn is friendly, approachable and very timely in dealing with any issues! My pet dog even approves! In addition, Austin, the property manager is a calm, savvy cool guy who always makes sure to greet me when I'm coming or going and has been exceptional in dealing with my current and future lease @ West Light! Thanks guys!

Fantastic experience: We had a great experience with our short term rental over at The Launch townhomes. The couple of times maintenance was needed they were prompt and thorough. We enjoyed the nice and quiet townhome community living and great location .

Fantastic experience: My husband and I rented a townhome (Kettlestone in Waukee) from Caliber for 4 years and our experience there was great! Maintenance was always responsive quickly, and our unit served us very well. It was the perfect place for us in the stage of life that we were in.

Fantastic experience: I’ve been living in west light for a year and I love this place!! I enjoyed using the pool in summer and gym space. Me and my son enjoy playing ping pang game in the lobby as well! I love when they have community events that bring people together and have some fun time. In this modern world, with everything online, we really need face to face interactions to feel connected to each others. I highly recommend more events like that. Overall, I love here and will stay here unless one day I decide to buy a home.

Fantastic experience: We have been in our apartment for almost 2 years now in Ankeny. We’ve been thankful for Caliber’s property management of our building. Something came up with our heater late Thursday night and they were on it first thing Friday morning to make sure we had heat in our home for the weekend. With any previous requests, they’ve done well in quick communication and turnaround time, and the staff have always been very kind.

Fantastic experience: I’ve been living in Caliber properties since I moved to Iowa in 2022. First at the Aspen Ridge townhomes then at The Standard. Everyone I’ve ever interacted with from Caliber has been amazing. Properties are always well kept. Maintenance requests are resolved in a reasonable timeframe. Cody at the Standard is the best there is for maintenance. They hold pizza parties during football season as well as other events throughout the year for residents which are fun!

Fantastic experience: Great group of people who made the move as easy as possible with clear communication throughout the process. The unit was amazing, and if anything ever came up, it was just one call away from being taken care of. They truly want residents to have a great place to live and are always willing to help. The neighbors are great as well. No complaints at all.

Fantastic experience: I moved into Calibers West Light Waukee, October 2025. West Light raises the bar on luxury apartments. It’s a hotel style building with rooftop pool, underground parking, daily trash pick up at your door. My single payment each month includes my rent, all my utilities and fiber Internet. This is so much better than dealing with several bills each month! Because they include water they can use boilers, so you don’t have your own hot water heater. For once, I never run out of hot water. I can even run the washing machine while I’m taking a shower, wow. 9 foot ceilings and two 5’ x 7’ windows in my 1/1 make for a very spacious feeling. Lockouts are almost impossible because you need your key on the outside to lock. So many amazing design elements were included, congratulations Caliber! Somebody is going to have to build a resort style complex with a 365 day indoor pool to beat this…

Fantastic experience: We recently moved into our townhouse through Caliber Property Management. Everything from the process of applying, move in and living has been really easy and smooth. Jeromey the property manager was super helpful and friendly, especially with all our questions. Once moving in we have had a few maintenance request and they are always quick to fix what ever the issue, big or small. The maintenance team is respectful and kind and they do a good job at making sure your request are taking care of, which we appreciate. We love living here, the area, and having a well rounded Management team that takes good care of their properties helps which is what we lacked in our previous places we've rented from. We will definitely be a long term renters with Caliber because of their care for their renters! Thank you!

Fantastic experience: I have lived at The Reserve in West Des Moines for about 2 years now and just re-signed my lease for another year. I consider myself lucky to have found this property and I would highly recommend it if you are considering a place to call home in WDM. It is safe, clean, and management goes the extra mile to make sure everything is as good as it can be for happy living. It's a good place to live.

Fantastic experience: Maintenance did a wonderful job fixing my garbage disposal. Submitting a maintenance request was fast and easy online. Immediately upon submitting my request, I was contacted for scheduling for the following day. As scheduled, maintenance showed up and fixed my garbage disposal in no time. Fantastic experience: My partner and I have been with Caliber properties for a little over three years now between two different properties (skyline & chalet) and soon to be our third as renters! Jessi H has been our go to guide when any questions or random inquiries pop up, and she has always been phenomenal to work with! She is compassionate, positive, and always quick to aid in resolving any issues that arise (which have truly been far and few between). We are very grateful for the convenience and ease that Caliber has provided us since being under their lease(s) and we look forward to continued amazing service with them over the next few years! :)

Fantastic experience: I absolutely love this company! They are some of the most helpful understanding people in the management business. I’ve had a rough year losing my job at no fault of my own and then having some medical issues which put me behind on rent trying to play catch up for the last 7 months and they have helped me every step of the way. Huge shout out to John who had been so patient and understanding letting me pay towards the end of the month without hesitation. Never even tried eviction. I have been very communicative and so has he. I can’t ask for a better place to live. Last year I lived in another townhouse owned by them for 2 years prior. I seen the house I have now and they worked with me to get me out of my lease a couple months early for the other house just so I could move in to the new house owned by them with no penalty or extra payment and they gave me back my deposit for the other house….. caliber properties is an absolute amazing company to rent from!!!!

Negative experience: Horrible experience with this company managing Hawksnest Commons in Dahlonega! For over 8 days at this point, nobody can figure how to get the internet fixed. They blame the pass through company (Single Digits) and the other company blames the apartments (college student housing). I have asked 4 days ago for a manager to call me. No call back. I had to continue call. I emailed a Tanya Duke and no response. Stay away from this management company with any property they manage. All I get told is “the part is ordered”. Still no service.

Negative experience: 2nd storm of the season with no snow removal or salt down to prevent slip and falls on their properties. 2nd slip and fall as a tenant. There will not be a 3rd. Be forewarned!

Negative experience: This place is terrible, I wonder how much caliber pays for these people to give them 5 stars they don’t deserve 1 star

Fantastic experience: Have been living out here for almost 6 months now, I love it. It’s quiet, all of our neighbors are really kind, and Jake and the staff do a great job of making sure we are taken care of. Also the wifi is good!

Fantastic experience: I can't say enough great things about my experience renting with Caliber -- they are absolutely amazing. Management is knowledgeable, responsive, and always prioritized me as the renter. When I submitted a maintenance request, it was resolved within 24hrs (oftentimes sooner). When I had a question or concern, Charlie always picked up on the first call and took care of it -- he goes above and beyond for his tenants. I have rented from 3 other property management companies (which were painful, to say the least...), and now - after renting with Caliber - I would never rent with anyone else.

Negative experience: They run their renting business much less than ideal, and it is nowhere near up to par with other renters. They are very slow at communication and provide very little when they do reach out. For instance they’ll tell you to drop off your key when you eventually leave, but don’t give a proper address. Maintenance requests were done with minimal or no effort at all. multiple appliances broke for seemingly no reason at all. Every utility bill was much higher than it was at any other apartment I’ve had. Just about everyone we spoke to directly was extremely short, or even rude. There’s much better companies to rent from in Ankeny, who provide a much better service. I would look elsewhere.

Negative experience: They showed a listing as available, I paid 50 dollars and submitted an application at night and the leasing agent responded first thing in the morning saying it was rented out. Scammed me out of 50 dollars. Do not trust them

Negative experience: Beware!! Management is not very knowledgeable about their own business. Someone will tell you one thing, and another manager will tell you another. Make sure you have everything in writing. We worked with Jessi, and she was not very knowledgeable or helpful. The only helpful person around here was John, and he is not the primary point of contact. Also, if you try renting from them, make sure to inspect the units because when we first moved in, there was mold , and the maintenance guy tried to tell me it was "normal staining.” When we tried to bring it up to Jessi, she literally had no answers for us. We ended up dealing with John who was more knowledgeable and helpful. Our overall experiences with Jessi were less than stellar and incredibly frustrating due to her lack of knowledge and inability to be straightforward with answers. Do better for your clients

Fantastic experience: I have lived with Caliber properties for about 2 years now and I seriously can’t say enough great things. I have always delt with Jeromey Bowmar and he is absolutely amazing at his job. I have never in my life seen someone go so much above and beyond. He always goes the extra mile. He is fast to respond and always puts his tenants first. He cares and is the most genuine person. If you want someone who is gonna make sure you find what you need in a living space and not let you down work with Jeromey! Thank you guys for all you do!

Negative experience: I have never seen such a lack of communication in my life. It doesn't matter if you call, text, or email (with Jeromey Bowman anyway) you will get nothing back. The only responses I got back were once I emailed the property manager on the website, who asked Jeromey to follow up 3 times to no avail. I was approved and just needed the date on the lease changed because he put the wrong move out date down. After no response for that I was going to try to apply to a new unit to just start over, but didn't want to pay the application fee because I'd already been approved. Looking at this like a blessing in disguise because if the people that are making commission off the sales are this bad, I don't want to know what maintenance is like. Hopefully management starts holding their agents accountable.

Negative experience: Wanted to charge for maintenance and never came out to the property. Garbage was everywhere and there solution to residents constantly complaining that snow was never taken care of was to tell residents to do it themselves. The grass regularly grew to over a foot tall, the pictures look nice, but the property was slapped together fast and had a lot of moisture issues. Several of our neighbors complained about mold as well.

Fantastic experience: We have had an AMAZING experience. Honestly, it is weird to see any negative reviews. We worked with Charlie and he is amazing. He will get back to you in seconds with anything you need. Charlie is really good at this job and goes the extra mile even after you move in!! If we put in a maintenance request it would be taken care of within 24 hours. We have lived with the other companies in DSM area and these guys are by far the best!! I wish we would have moved into the place sooner!!

Negative experience: Thinking about renting from Caliber? Do yourselves a favor and keep looking. The worst name in business to rent from.

Negative experience: Caliber Property Management is incredibly unorganized. I lived at The Grove for one year and replaced one of my friends who lived at the condo for a year prior. John was terrible at communication early on and I had to resend the lease I had already signed multiple times for his record. When we were overcharged in rent it was an ordeal to get any of our money back that we were charged double for. When we went to move out, they charged ridiculous amounts when we left the place in great condition. We had to ask for our deposit three times and only received a third of what we put in based on bogus charges. The company has too many properties and don’t prioritize customer service.

Fantastic experience: My son and I lived here for two years and it has been a great, clean, and safe environment. Plenary of kids to play with! Easy to pay rent on line and their maintenance always got back to me quickly with any questions I had!

Fantastic experience: Lived at The Village at Maple for only 6 months, unfortunately we had to move out of state. We had a great time living there, very quiet and well kept. The place is close to Jordan Creek Mall which is very nice and to the highways.The 2 car garage is a must during the Winter. The Management is very nice and communicative.

Fantastic experience: Me and my husband rented a condo with a 15 month lease. We couldn't have been more pleased with our stay. They kept the grounds very clean, grass mowed, snow plowed, etc. We would suggest a Caliber property to anyone!

Fantastic experience: I lived in Windsor Village Condos for about 14 months and I have zero complaints! The apartment was nice and up to date and the appliances worked well. Anytime I needed help, my rep from Caliber, Tyler, was always quick to respond and help us out with anything we needed. Of all the apartments I've lived in, Caliber was by far the best landlord/property managers I've ever dealt with. If you're looking for a place to rent, I highly recommend anything Caliber manages, simply because its going to be a nice place and you will be taken care of!

Fantastic experience: I really enjoyed my 2 years here. It was a great location at The Cove of Prairie Trail. There is a lot to offer in this area for restaurants, grocery store and easy access to the interstate. Tyler was great to work with and very helpful with everything. I loved my 3-bedroom townhome and enjoyed meeting my neighbors. Very friendly area.

Fantastic experience: The Cove in Ankeny are beautiful townhouses and are in a fantastic location in the popular Prairie Trail area, close to the newest Hy Vee and great restaurants. It was surprisingly quiet there for being right in the middle of such an active area. I loved having a 2 car garage. From my townhouse I had a beautiful view of a pond. I truly enjoyed the time I spent there and only left as I did not need a 3 bedroom home.
