Negative experience: Silly me for not knowing everything. My agent did not mention a closing walk through, and I didn't know that's a thing, so I discovered some messes (see pictures) upon moving in. My agent came in and dealt with the fridge and then I found the onions. I was told "Kate has gone above her duty of service in cleaning the refrigerator out for you, as she gave you an extreme discount to do paperwork for this transaction." and "Everyone's clean is different". I appreciate the effort to make it right for me after the transaction, but I don't agree with the owner's words. One, I don't think a discount (I paid $1500) makes a missed step in the house purchasing process an OK mistake; Two, I see the agent cleaning the messes as a way of making things right, not going above and beyond. My contract has a clause about cleaning and move-in conditions. If I did a final walk through, I would not have closed because this level of cleaning does not meet the contract stated standards. Lots of cleaning awaits me, I will comfort myself with the knowledge of received discount. Responding to the owner below: I paid for the cleaning company myself for $120. Seller is out of states and their is no Seller agent. Your company charged me for bother seller and buyer commission hence the $1500 fee (should be $300 if only acting as buyer agent, I bought the other side of duplex a couple of months ago, I know).

The home we found was owner sale which made for some bumps but Trisha being as amazing as she is still made them seem flawless. We closed on both homes on the same day! 10/10 would recommend!

Fantastic experience: I wanted a local realtor who knew the area. I had seen the for sale signs around my neighborhood and so when it came time to sell my home in Leavenworth I chose Trisha P. Realty. I was an out of state owner so I had some challenges, but Tricia reassured me that it was still possible to sell my house from six states away. I could not have made a better choice! Not only did my realtor, Tricia get me more than I had hoped, but we got offers within a week and we closed in a little over a month. Selling an older home was a trial, but Tricia was with me all the way, in fact she went the "extra mile" often, and together we were able to overcome several obstacles quickly and to the buyers' satisfaction. Tricia knows the market and really "made it happen" with the sale of my house. I truly don't believe I could have gone from listing to sale so quickly without Tricia I cannot recommend Tricia and Trisha P. Realty highly enough.

Negative experience: I hired them as a property management company and the service was terrible. Avoid them! This is a horrible company. They are very dishonest. They lie, add on a bunch of extra uncessary fees, are rude and disrespectful. I'm still not convinced that some repairs, they billed me for, even took place. In addition to the standard 10% they take off the rent collected, they tried to change the lease to include an additional 25% yearly service fee. They claimed that this was standard or every property management company in the area. After checking around, I discovered this was a flat out lie. No other company does that to their homeowners. When they do the background check on a proposed tenant, they charge both the tenant and the owner to do this. Double-dipping? They put in their lease that the tenants will only use one particular carpet cleaning busines to have the carpets cleaned. conveniently enough, this cleaning company is also their family owned business. I promptly fired them and hired a different company. Now, they are refusing to send me the 1099. They will not return calls, emails, or texts.

Fantastic experience: Jessica Royal went above and beyond for me as a buyer. I was shopping with some pretty specific criteria in mind and looking to get a good deal in a sellers market. Not an easy undertaking. Looking for a good deal included looking at a lot of repo's and as is houses. We saw some scary places...LOL. It took over a year and several attemps to find what I was looking for but Jessica stuck with me through the whole process. We both learned a lot about what to look at in these type of properties, bidding strategies, special finacing options, and more. In the end I ended up with the perfect house for me and got a really good deal. Couldn't be happier! Highly recommend Jessica and the Trisha P team.

Negative experience: they are more about the renter then the home owner. I had to fight the renter to get the deposit back when they should of said tuff you broke contract. You get nothing back. If I ever rent my place out again I will never use them.
