Negative experience: Terrible property managers. Can’t fix a single thing in the unit. They claimed they fixed the leak, but didn’t and toilet wasn’t unclogged after a 5 minute look by what ever contractors they sent. I ended up fixing it my self. The 225 Cheyenne unit smells like cigarette smoke and I couldn’t handle living there anymore. Maybe yall should put in a disclaimer and or actually clean the unit. Losing a 500$ deposit I’m ok with but wanting to squeeze out 350$ on top is crazy.

Christian,
To provide clarity, it appears that your frustration is not related to our willingness to address maintenance issues. During your three-month stay, the only maintenance requests we received were for a clogged toilet and a leaking shower head. We authorized JF Denney to perform these repairs promptly.

Your decision to leave a negative review seems to stem from concerns about losing your deposit due to lease termination and charges for repainting a few walls after a three-month occupancy. Under Kansas law, we could have billed you for rent until the property was re-rented, but we chose not to pursue this.

We have attempted to have a constructive and respectful conversation with you; however, the interaction was interrupted when the communication became unprofessional, including yelling, use of inappropriate language, and an abrupt disconnection.

Christian,

Just like your original review, your edited review contains inaccuracies. I appreciate that you included the screenshot of the message you sent to our leasing agent regarding your maintenance request. However, you were advised on multiple occasions, both verbally and in writing within your welcome letter prior to move-in, of the proper process for submitting maintenance requests. Despite this, you refused to follow the designated procedures and insisted on contacting our leasing agent instead of reaching out to the maintenance department via phone, text, or through your tenant portal. You could have simply sent the same information to the maintenance team directly, but you chose not to.

Despite not submitting a maintenance request through the proper channels, we dispatched JF Denney, the leading plumbing company in town, to address any repairs needed. We did not request estimates; we simply instructed them to fix any issues. If your maintenance concerns were not fully resolved after their visit, you should have notified maintenance or our office directly, but you did not. It’s difficult for us to know if your problem was resolved the first time if you do not communicate with us.

Regarding the cigarette odor, I find it hard to believe since we included new carpet and padding, and had the unit freshly painted—quite literally, you were the first resident after those improvements. We also paid Ducks Cleaning Company to professionally clean the entire unit. Your security deposit was $650, not $500—as stated in your review, which is another inaccuracy.

I find it noteworthy that you are now willing to forfeit your $650 deposit, especially since you did not express the same feelings when I attempted to have a civil conversation with you over the phone about your move-out expenses. Instead, you chose to use profanity, hang up, and then post a review online. It appears that you were aware from the beginning of your lease that you intended to break it early, as you were in the process of purchasing a home. During your three months of occupancy, the unit was damaged, and you were held responsible; that is straightforward.

Furthermore, it’s perplexing that Google reviews allow customers to post pictures but not businesses. I wish that could be changed so I could display the receipts for the new carpet, paint, and professional cleaning services we paid for. It would also be helpful to share before-and-after photos demonstrating the damage caused during your stay. Instead of accepting responsibility, you chose to turn to this platform. I hope everyone reading this sees through the inaccuracies in your review.

Positive experience: I put in an application when me and my significant other were splitting, management was very helpful and understanding. Even though we chose to work things out ultimately it didn’t go as planned and the whole time echelon kept my application open and contacted me every few weeks notifying me of new and upcoming properties. To me that goes above and beyond the standard of caring. Now that we are officially split they have been more than helpful with finding a place and hopefully I’ll be moving in soon. While me and my ex partner was staying in one of their properties (she still resides there), I can say I have not had a single problem with them ,they gave notice before any maintenance work and also came regularly to spray for insects and there was a couple instances when we had to use the emergency line, they came out immediately and fixed our issues. Now other tenants throughout the apartments is another story for a different day but echelon themselves was wonderful id rent through them anytime and hopefully I’ll be able to call the new property I rent from them HOME for the next few years until it comes time for me to purchase my OWN home!

Negative experience: Rented an apartment for 4 years, was never late on rent. Ran into hard times and asked for a payment plan but bc they weren’t renewing any leases, they said they couldn’t do it, then sent an eviction notice. Charged me $3000 dollars for bogus stuff, the apartment ceiling was covered in mold and regardless how many times I called they’d just come and paint over it and then it’d come back through. After moving out I left a review and they immediately contacted me saying IF I took down my review they would work with me on payments. So I did and they never responded back but instead sent it to collections! 10/10 do not recommend this property management for renting!

Echelon Property Management

I would like to clarify that your eviction was due to non-payment of rent. You were not assessed any charges for damages. The total amount of $3,275 includes unpaid rent, late fees, flea and tick treatment, removal of items left behind, and cleaning services. After a month of no payment arrangements being made, your account was referred to collections.

Negative experience: Live with them for 2 years as this was my first apartment they fixed things on there time and was very very unprofessional anytime I brought anything to there attention one of the managers was so rude about it and while telling them multiple times I’m not renewing my lease they said okay and while applying for a new place for my kids and me they would not provide any information for my new landlord and told them they choose not to renew my lease….. got cussed at by managers very very unprofessional and I didn’t get my security deposit back 0/10 don’t recommend echelon to anyone …. Especially not if this your first home or even just a single mom in general…. I was not going to leave a review but now they saying I owe them 900 dollars

Negative experience: trying to charge for things that were there when we moved in. Nothing was done correctly before moving in. Including painting the doorknobs, dust everywhere, mold under cabinets, flooring was messed up in the bathroom laundry room and kitchen, paint was on the ceilings and had paint drippings on walls, holes were not sanded and simply just painted over, upon move in ceilings had black stuff around vents, garage had holes and wiring not put up through the entire thing. overall they just want your money and don’t care about the properties or tenants. I wouldn’t recommend this company to anyone.

Fantastic experience: We do a lot of work for Echelon Property Management, and they are great to work with as a vendor. It's great to work with a property manager that actually cares about their properties as well as their tenants!

Keira Shofner Published on Google

Negative experience: They don't care about mold found when viewing properties. When we informed the leasing lady that we saw mold in the house, she simply said that she doesn't think the homeowner is willing do do anything about and asked if we are interested in another one of their properties. They also mislead you about pets being approved, wasting your time on veiwing and applying for properties that won't allow your pets anyway even after disclosing we have pets in the first contact with the leasing office. Seems like they are money hungry slumlords... who would pay $1800/month for a home with mold present???

Ben Wright Published on Google

Negative experience: Slumlords... warning... keep away. They will let you live in mold and cause you health problems. Along with keeping your personal belongings that they hold hostage.

Negative experience: I rented with this company for 2 years before I moved on post. We paid our rent on time every time and kept the place clean and free of disturbances for our entire stay. At first, it seemed to be a very nice place with good pricing for our first apartment. After a while however, we started needing to make maintenance request after maintenance request for things that should have been maintained on at least a yearly basis. We had to have them replace our over 20 year old, water damaged HVAC system that was inside the walls and unable to be accessed (and caused mold to be grown which is a major health concern). Our bathroom faucet needed replaced and they took out a chunk in our walls behind the kitchen cabinets and sink and completely disconnected our kitchen counter from the wall in the process of “fixing” it. We notified them of all these problems and more and they took countless shortcuts to “fix” these problems. The service they gave was disappointing, and you can tell that the companies they have contracts with are cheap and do not make any attempt to maintain the property in the long run. Also BUY SECURITY CAMERAS if you ever make the mistake of renting for this company. In the building we were in, they had cameras on the outside but when we had some of our property stolen, we asked for footage to bring to the police and they sheepishly told us the cameras don’t work. One of our neighbors got into serious legal trouble as well and could not properly defend themselves in court due to the lack of camera footage. They still have yet to replace these cameras. I would like to see someone eventually hold this company accountable for their ignorance and laziness. I still received my deposit despite what others have said in other reviews but still, I do not recommend echelon to anyone, even if the low prices are tempting.

Negative experience: Read reviews first! $150 for repainting a wall with a chip and to repaint a door with chips. I’ve never heard of a company doing this.

Jennifer Klecker Published on Google

Negative experience: I paid my rent early every month, cleaned when moved out including carpet cleaning. I requested to paint baseboards when moved in because they were in horrible shape and was approved. Instead of getting security deposit, I received a bill for blinds, painting, drip pans that cost 250 (still trying to figure out what this is).

Brad Alford Published on Google

Negative experience: Absolutely a trashy business to do business with. Do NOT rent from this company. When we moved in, the house was disgusting. Stains all over the carpet, walls completely marked up, and nails/screws all over the place from where people hung up pictures and stuff prior to us living there. Being in the military for over 13 yrs, I have only rented, and this is the absolute first time I have been charged for pictures being hung up, not to mention, pictures previous tenants hung. They will take your money. Literally steal it, and there is nothing you can do about it. Stay away and RENTER BEWARE!

Edwin Figueroa Published on Google

Negative experience: If you leave the property clean, you pay him the month and you are going to wait for your deposit, know that they are going to look for any excuse not to return it to you in full or anything. And it doesn't matter if you have photos, for them that doesn't matter, so if you live on a property managed by them and you are going to move, don't pay them the last month, don't clean and leave the deposit to them, because if you clean and pay them the month, don't wait for the deposit, at least not complete, take photos and video of everything from the first day you enter the property until the last day you are going to move.

Negative experience: Why would any compnay be ok with there cleaner giving out codes to let random people sleep in the empty houses, maybe that's why they are empty. Just a thought. Management is awesome just the cleaner needs do her job instead of whatever it is she doing in the empties. Why would someone bring them in if well........

Angela Davis Published on Google

Negative experience: The cleaning lady they use let's people stay in empty apartments secrertly until rented out. She gives people the codes to get in the apartments when shes not there to let them in. Because they got no where else to sleep I guess. (Maybe something else) Im sorry, but an empty apartment thats suppose to be cleaned to rent out is being used as a homeless shelter. So, when you rent an empty one who knows how clean they are. Just because you vac and wipe off the stove doesn't make it clean.

Thank you for your feedback. Our applications are through a secured outside vendor and does require $35 in order to process each application. All applications are good for 90 days and are transferable to any available property we manage. Each of our properties are owned by different home owner’s so standards do very between properties. We hope you find a suitable home within our city that meets your needs.

Negative experience: I was really disappointed with the extremely rude lady today. She was not professional, I was looking into properties available for rent with cash in hand. I asked to speak to the owner directly as I like to know who I'm dealing with I don't like going through receptionists and everything else because they don't know anything about the property and again they're highly uneducated about the services they provide, they just answer phones and email and place signs. That's why I would like to speak to the owner involved, so that way I can know more about the property and ask more personal direct questions because I am sick and tired of a computer depending on who they decide and who they don't I would like to speak with the private person that actually owns the property and not some rude lady setting in a office. I will be filing a BBB report on this because I find it highly unprofessional that she got so defensive when I asked to speak to the owner and not her. She couldn't provide me a direct answer to my question she said it would be up to the owner I asked to speak to the owner and she told me that she couldn't do that so I'm highly confused.

Zachary, we are a property management company that has been hired to do a job that the property owners and investors choose not to and as part of their contract with us they are not to be contacted by tenants or potential tenants. In most cases we know more about their property than they do. The women you spoke with today was not a receptionists but the leasing agent who has the most knowledge on our rental properties. However, there are some situations we must go to the property owner or investor for approval. We are a small local veteran owned and family operated business that makes decisions base off the information provided to us on an application, rental background and credit check.

Unfortunately, we cannot refund the application fee since the money was used to process the application. No rental history is needed by the applicant it is provided to us with a complete background after processing the application. The process also includes credit score, employer information, current debit, late payments, collections, evictions and more. Please note the application process can take 24 to 72 hours to process and we hadn't had an opportunity to contact you yet. You can request a copy of your report by emailing EchelonKS@gmail.

Fantastic experience: A previous post from, CM is erroneous. She was given 30 days notice for failure to pay her rent. The fact that she was pregnant/due at that time is coincidental and is used to garner sympathy for herself. Public records available record her as an eviction. The management company performed their duties as laid out by Kansas statute. They were prompt in repairs and communications with the tenant and property owners. So the previous rating should be viewed as an egregious attempt to sully others.
