Fantastic experience: We've worked with Marty and his team for nearly a decade. We've been through many things together and they have continued to earn our business and prove to be an amazing partner who looks out for our best interest. Both on the property management side, as well as the realtor side. Seasoned and Ethical!

Negative experience: This review is being left after countless attempts to resolve my complaints with the management company. I had to move into a dirty house. The floors were filthy the cabinets all needed to be wiped out the dishwasher was broken and growing mold. The overgrown yard was as cut and trimmed but multiple bags of lawn waste was dumped inside of the garage for two months and branches piled up on the patio. I have multiple maintenance issues that have been ignored for months. It took a month for I fix my broken dishwasher and nothing else has been addressed regardless of the multiple messages I have left. I have a refrigerator that leaks water all over my food, a freezer that grows ice, a broken towel bar, no screens or broken screens on most of my windows, a broken kitchen cabinet shelf and the basement was so damp I had to spend $100 on a dehumidifier we run all the time. The stove is also been malfunctioning. None of these repairs have even been responded to. I am being completely ignored but yet they get their $2100 from me on time every month. This is an unprofessional management company that has refused to take responsibility for their property. I would give zero stars if I could.

Fantastic experience: I highly recommend Marty Morgan for both buying and selling your next property. He is very knowledgeable of all aspects of realty. He is very flexible, down to earth and fun! He offered great advice when we asked for it. We loved working with him.

Negative experience: Landlord always slow to respond to maintenance request, insane invasions of privacy by the “handyman” brother taking pictures of private items when I wasn’t not present, and an overall terrible experience, when moving out they left paint cans and a bunch of trash at our house that the city wound up billing us far after we all moved out. They do below the bare minimum, did not honor an already signed lease when they saw something they wanted to update, absolutely stay away.

Negative experience: This is just one thing of many. Don’t rent with them whatever you do we have been living with mice for MONTHS and they STILL won’t even fix or do the jobs they need to fix within the house we are at it’s crazy. They also will blame you for everything we had water coming into the basement and Marty’s guy Chico (who he has fix everything unless forced “by me” to use licensed contractors for each job) told me that the 2 rags on the opposite side of where I was even talking about in the room needs to be thrown away. “That is the problem”. Or that it’s because I don’t dump out the huge dehumidifier that fills up three times a day cause they know everything?!? Right?!? How would I know that it fills up 3x a day if I didn’t change it out three times a day?? Here’s some pictures of work that hasn’t been done. The metal wire in the holes is what the pest control did as a patch job NOT PERMANENT. Siding company stop to ask for a homeowner on the regular because it’s even visibly so bad. This is where all the wasps are too.

Fantastic experience: Marty was incredible to work with. His experience and insight made the entire process smooth, and he was always available when I needed him. He offered great guidance at every step and made sure everything stayed on track. I had a great experience and highly recommend him!

Negative experience: Save yourself the headache, DO NOT RENT FROM ANY OF THEIR PROPERTIES!! My sister and I rented a lower level duplex in Saint Paul and I have never in my rental history ever dealt with incompetence! The first month moving in our XCEL bill was through the roof and as winter came, we continued to pay over $300/month! Constantly we had to refer to our leasing agreement on issues that came up during the 11 months we lived there. Then upon moving out, they charged us a “cleaning company” fee which was not included in the rental agreement. I cleaned the home to cleaning company standards and they charged us over $400 for cleaning. DO NOT RENT FROM THEM!!

Fantastic experience: When I was in college I rented a home from Morgan and Trust and it was a great experience. Rent was reasonable and anytime there were any issues they were addressed within 24 hours. Most times it was a same day response. We had such a great experience that we purchased and sold two houses with Marty as well! He was thorough, efficient, had great communication, and was able to get us amazing offers on our sale and a great price on our purchase. Would recommend Morgan and Trust Realty to everyone!

Negative experience: We rented a home managed by Citywide Property Management, and our experience was extremely difficult from the beginning to the end of our tenancy. Throughout our time in the home, communication from management was inconsistent and often delayed. When issues came up, including a persistent pest problem and other maintenance concerns, it was difficult to get timely responses or resolutions. We kept records of multiple requests that took far longer than expected, or were not addressed in a way that actually fixed the underlying issues. The real trouble began when we moved out. We provided written notice at the start of a rental period, vacated on the date we stated, completed a walkthrough with the leasing manager (who confirmed the home was clean and in good shape), and returned the keys. Weeks later—one day before the legal deadline for returning our security deposit—we received a message claiming we owed an entire extra month of rent and that our entire deposit was being withheld. We were also told we might owe additional charges for utilities, pet-related issues, and “damages” that were never mentioned during the walkthrough and did not appear on the original deposit statement. The communication included statements that felt like scare tactics, including the possibility of thousands of dollars of new charges that had never been documented. We disputed these charges because they did not match our move-out inspection notes or our experience in the home. After we pushed back with documented evidence, all charges were suddenly removed and the balance was adjusted to zero. This is simply our experience with this management company, but for anyone considering renting from them, I would strongly recommend: • keeping detailed documentation of all communication, • saving dated photos of the property, • knowing your rights under Minnesota tenant laws, and • reviewing your lease closely. I wish someone had warned us. I hope this helps someone else avoid the stress we went through.

Negative experience: As a tenant, they charged me from my security deposit for issues present upon moving in. Instead of painting the unit when I moved in, they painted it on my dime when I moved out, even though I had proof the walls had those flaws when I moved in. Also charged me for some other maintenance that really was not fair to charge me for. Hope buying properties up and screwing over people who have no other option makes you and your investors some good money though!

Negative experience: Do not rent with this agency if you are a college student. They were one of the most inconsistent, uncooperative, and uncommunicative companies I have ever encountered. They will take advantage of you if you are a college student. We had many problems with the maintenance team coming into the property unannounced and taking a long time (sometimes up to multiple months) to respond to broken appliances and maintenance requests.

Negative experience: Had a poor experience renting an apartment with them this year. Communication was super slow and sometime rude, major safety issues at the apartment, and unit condition was well below the area's average. I'd prefer not renting with them again!

We accepted an above-list offer the second day our home was on the market. The entire sale went through without a hitch or any unexpected speed bumps.

Negative experience: Do not rent from Morgan and Trust Realty. I'm a tenant in one of their properties in Minneapolis and am regularly treated with disrespect and disregard for my unit. I came home today to furniture in my living room moved, several of my blinds left raised open, trash in my kitchen laid out on the floor, and cabinets left open. This is in response to a maintenance request I filed for a problem with my bathroom and kitchen sink. Why do you need to move my living room furniture to fix the sink? Why are my blinds left open for folks to peek into my private space? Also didn't receive reasonable notice for anyone entering my space. About a month and some change ago I filed for a maintenance request to fix my living room blinds. I came home to my front door unlocked and a snarky text from the property manager cause my furniture wasn't moved for him to fix the blinds. Dude said he would come that morning, he came in the middle of the night, outside of the hours he said he would be there (again, without reasonable notice), while I was away. These ain't even my only stories of treatment like this from them, and I've been a tenant 6 months. Morgan and Trust is rude, disrespectful, invasive, lease-breaching, and, frankly, anti-Black. Cause ain't no way in hell my experience with them ain't racialized.

Fantastic experience: We absolutely loved working with Morgan and Trust on purchasing our dream home! Marty was extremely responsive, professional, and able to negotiate and great deal! Would use him again in a heart beat!

Negative experience: Just a very poor experience renting with M&T Reality from the Hennepin Como location, especially during the roughest parts of Covid-19. No communication on rent control or compassion to their tenants, especially to the most vulnerable populations, such as elderly and essential workers. There was also no mandate on face masks or concern for preference of wearing a mask when entering the building or in tenant's home. When concerns raised in the building, such as a clogged sink, dripping faucet, or gas leak, there was little to no follow up.. The list goes on, but very glad to be elsewhere now. We moved out early and cleaned it well so they wouldn't have to bug us again or charge us... but shady as they are, we still got charged over the details they hadn't properly fixed prior to us moving in... and that just shows their true colors.

Negative experience: Apartment Experience: Pros Cheap rent Cons Very slow response to maintenance requests – both online and in person; some had to be done personally due to slow response There were numerous times folks left the gas on (Como Minneapolis location) – when asking the landlord to investigate the issue they instead told the tenants to follow up with Xcel Energy and be available for a technician Heat was out for the entire building for two days, in the dead of winter, over 24-26 December 2020 Winter shoveling is consistently slow No square footage details provided for apartment

Fantastic experience: I contacted Morgan and Trust to help me find a lot for my wife and I to build our dream home. They were professional from start to finish. They were quick to answer any questions and were able to help ask the questions I sometimes did not know to ask. Upon agreement of our offer they coordinated soil samples, covenant restrictions, and any other item of concern during the due diligence period all while keeping me updated. We are the proud owners of a great lot and I will make Morgan and Trust my go to for any realty needs in the future.

Negative experience: Don’t rent from these guys! Absolute worst company to deal with. I moved into an Unclean unit. Charged me 350$ For not cleaning under the fridge that was never cleaned before I moved in. And charged me $170 for trash left in the garage before I even moved in. I repainted the unit, replaced the missing/damaged outlet covers, and replaced the 3 pieces of trim that were missing when I moved In.. and they still robbed me. All they want is your security deposit. They’re lucky you can’t give negative stars.

Negative experience: The realtor communicated with me via gmail account, not a professional one. I felt very disrespected - after flying out for the day to view an apartment, they chose another applicant before even boarding the plane home. Was never informed that there were other interested applicants or wouldn't have spent hundreds of dollars and taken time off work to view the apartment. Disappointing.

Negative experience: They are shut off the heat on me When our downstairs neighbors moved out they did not reply to my emails asking them to turn it on It took eight days for them to repair my toilet that was broken and the only one in the unit Their slumlords In the winter they shoveled the roof and left it at a big snowbank in front of the garage doors so nobody could get out or back in

Negative experience: The Exterior property has holes in it. it floods in the basement they refused to clean up the black mold that’s growing in the basement they made me pay for the disposal that was broken when I moved in I would preferred to try and be able to put negative stars they’re just crooked Thieves

Negative experience: These are slum lords with mold n mushrooms growing in apts...when u complain about it they make up lies and try to make u pay for pre existing or non existent damages that they have entered your apt to find when u r not home...its a rats hole overall

Fantastic experience: We had a great experience renting from Marty and his team. The house was in immaculate condition compared to others we saw, necessary repairs were dealt with promptly, the rent was reasonable and our deposit was returned promptly and in full.

Negative experience: They will take your entire damage deposit without any reason or cause. They made up damages and claimed that the residents caused them. Do not rent from Marty.
