Fantastic experience: Our association hired property care to manage our small townhouse association a few years ago. Cheryl, our property manager has been absolutely fantastic. She's extremely knowledgeable about the industry, super responsive, great to work with in organizing a budget and getting repairs fixed and is price conscious in keeping the hoa running smoothly. Would highly recommend.
Thanks for your review, Dave! It’s no surprise to us that Cheryl has taken great care of you and your community. We appreciate your trust and partnership!
Negative experience: They charge more fees for doing nothing more than they did before!
Dave, I see your review and would like to discuss this further with you. Since I do not have specifics on what you are referring to, I'm not able to help remedy your concern. If this is related to your HOA dues, then we are not in control of what those recurring fees are for your community.
Our team does not have any new fees or charges, and price ourselves on being a local company without any hidden or egregious fees.
Since this review is a reflection of our company, but may not be related to any fees that we charge, I hope that you may consider taking down or changing this review.

Negative experience: HORRIBLE MANAGEMENT. Avoid at all costs.
Hello Sophie,
I appreciate you taking time to leave this review. I would like to help make anything right for you, but I don’t show you as a current owner within any of our communities. If you could, please reach out to me directly and I’d like to help find out what I can do to assist. Our team is always working hard to provide great local HOA management, so I am hoping to find out if we need to improve on something in the future.

Fantastic experience: I've known Eric Davison for many years. He's a true professional and offers a tremendous amount of support for his staff and clients. I would highly recommend Property Care for your management needs. You'll be well taken care of.
Thank you for your review, Nick!
Negative experience: My experience with Property Care has been deeply frustrating. They discontinued autopay for the entire neighborhood without clear communication, which led to widespread missed payments—including mine. I only discovered the issue when I received a letter from their attorney demanding payment for two missed installments. I promptly mailed a check to the address listed on their website as the "payment address," but it went unprocessed for six weeks. During that time, they placed a lien on my home. Despite their failure to manage payments properly, I was forced to spend four months disputing the lien and was expected to cover legal and filing fees. Throughout the ordeal, both the company and their legal representatives were unprofessional and dismissive, refusing to acknowledge any responsibility. I now feel compelled to manually verify my payment status every month to avoid further issues.
Hello,
I apologize for this situation. We do show that you've recently set up automatic payments again and with your most recent payment, your balance is current, and all fees have been removed from the account.
If you are ever in need of any further discussion, or have questions, please feel free to reach out to me directly.

Negative experience: Avoid this company. PropcareMN managed our property for 1 year and left our property in the worst condition it has ever been in. Upon their departure, I submitted 23 work orders to the new management company for things PropcareMN left in disrepair. Be warned, they staff their office with liars that will smooth talk you but not actually get anything done. They can't be bothered really. They also left our property with a Correction & Abatement order(final notice) from the city because the property was literally trashed (see pictures). There was also an email circulating that they bankrupted our association. Based on the condition they left our property, it is very apparent very little of the funds went to maintaining the property. How PropcareMN has a license to manage property is beyond me.
Thank you for sharing your feedback. We’re sorry to hear about your concerns and would like to clarify a few important points. Property Care operates as a management company and does not make independent decisions regarding property maintenance, spending, or operations. Our role is to carry out the direction of the Association’s Board of Directors.
We understand how frustrating this situation is and wish the community the best moving forward under its new management. If you would like to discuss the details further, we welcome you to contact our office directly.

Negative experience: Why am I being forced to pay for a roof replacement that doesn't need to be done? An independent contractor was hired and gave us a clean bill of health, but here I am! Working overtime to line someone's pockets!
Hello Ben - I understand your frustration regarding the roofing project. However, we want to clarify that as the property management company, we do not make decisions about repairs or replacements, or insurance claims filed with your association. Those decisions are made by the association’s Board of Directors, and our role is simply to carry out their directives.
Because this review speaks to a board decision rather than the services of our company, I would ask that you please remove this as it is not a reflection of our small business.
Thank you for understanding and considering this, and please reach out with any additional questions.

Negative experience: Was told the work would be completed on 9/23/2025. No one showed up.

Could you please reach out to me directly at 651-447-4471 or [email protected] so I can learn more and resolve this? We value transparency and customer satisfaction, and we’d like the chance to address your concerns.

Fantastic experience: I recently had a great experience with Property Care. We had our driveways redone in our development and I needed to figure out a way to access our home while the work was being completed as my son uses a wheelchair. I worked with the project manager and he coordinated what we needed, including signs to reserve a parking spot in the street where we could use a ramp to get my son in and out of the van. Communication was great, quick responses to my questions, and the work was completed. My son and I are so grateful.
Thank you for the review!
Fantastic experience: Alicia is very helpful
Thank you for the review!
Negative experience: Worst company ever!!!! I have been taking care of my common area for six years. This place refuses to do any work that needs to be done on the home outside the exterior or the common grounds and now they are suing me for a roof replacement that they chose to do that was not required on top of that. I had a payment plan already in place and that is being ignored. Let’s also not forget All the money in the time of the upkeep that I have been doing personally myself I would never recommend this company and I would never give them a good review.
Negative experience: This management company issues unfair fines, even for reporting a cat roaming the common areas—which is particularly frustrating as I have allergies. To make matters worse, the cat belongs to the head of the board. Instead of addressing concerns, they penalize residents. Beware of their unfair practices.
Negative experience: Not recommend
Fantastic experience: In 2023, our HOA was going through some turmoil with a previous management company that was rather negligent. We knew it was time for a new provider. We put out a competitive RFP and Property Care was one of several orgs who responded to us. Since we first reviewed their proposal they absolutely blew us away! We selected Property Care and have been happy ever since. Cheryl and team at Property Care have helped turn our HOA around. They are extremely professional, caring, and competent in all that they do. They have helped us manage through several big projects (that our previous company was unable to see through). And they regularly help us with navigating unanticipated conflict whenever it arises. If you are looking for a new HOA manager, I totally recommend you consider the team at Property Care!
Fantastic experience: Our association began working with Property Care approximately two years ago. Within that two years, our association's finances, improvement projects, and revamping of policies and procedures has progressed in monumental ways. Our ambassador, Cheryl, and company owner, Adam, have consistently been prompt, responsive, and trustworthy. I would highly recommend this management company to small or large HOA's.
Fantastic experience: Mary Meyers was exceptionally helpful in getting our urgent request processed. as a Closer in the Title Industry, it's so refreshing to have someone that is happy to help and willing to go the extra mile. Thank you
Negative experience: If I could give anything lower than a star I would do that. There was a water leak out of 2 pipes of the condo that I own. It took 5 days to get a plumber to get it straight. They chopped holes in my walls and my ceiling and just left it. Don't intend to do anything about them.
Negative experience: Property Care is a Terrible value HOA. Raises the HOA fee EVERY single year. Not because they have to, but because they can. 2025 HOA Fee is now $297. They do NOTHING to minimize costs to homeowners. Where does your money go? These are just the most outrageous. $136,000 for "lawn and snow". $20,000 for "Shrub replacement". $13,000 for "Alarm monitoring". $41,472 for "Management fees". $40,000 for "Maint and repairs". AVOID buying anything Property Care is attached too.
Fantastic experience: Mary was exceptionally helpful in getting me required documents for a client closing! She was friendly and wanted to help.
Negative experience: We are very dissatisfied and offended by Adam's manner of addressing concerned homeowners. As a result of Adam sending out a formal request for even more money for a second entire roof replacement within two years, my wife attended a meeting that he "had" to call due to very unhappy homeowners needing to pay yet again pay $3000 to cover the insurance deductible. After extensive research, my wife and I had many questions about why the roofs needed to be replaced again. When Adam encountered many apparent hard questions, he told my wife they were mute or refused to answer them by instructing her to read the information he sent. Adams' explanations on two separate occasions were not what he wanted us to tell our insurance company. We feel this could be insurance fraud of some type. While my wife continued to ask questions, Adam passed over my wife and asked, " are there any other homeowners with questions?" As we live in an area with primarily elderly population, we feel Adam has little respect or concern for the loss or increase in homeowners' insurance that most of the residents will receive. Adam, at one time tried to say he "understands" the financial inconvenience this poses by comparing his 2-income family raising his 4 boys to a single woman trying to retire next year and having her homeowner's insurance deductible raised from $500 to $2000 and another single woman losing hers altogether if she submits this claim. The quality of professionalism and transparency in this matter leaves us feeling like Adam is not qualified for his position and is doing not only this company but many homeowners a disservice in his representation.
Negative experience: With this experience being what it was, I would pass on ever owning a townhome.
Fantastic experience: Mary was fantastic to work with! She is quick to respond, very knowledgeable and helpful! She patiently listened to my concerns and talked me through my "techno-igno" shortcomings :)
Fantastic experience: Cheryl Donely, my Staring Lake Village Townhome account manager goes above and beyond to patiently listen to residents sharing any numerous topics in need of assistance. I have lived in this named association for almost 9 years and find both Prop Care and the gift of Cheryl Donely to be a rare talent of professional and approachable reliability in serving my community and have been told by many of fellow members of the Staring Lake Village townhomes to feel the very same gratitude and appreciation for the utmost care and resolution seeker of every email presented to her. Phone calls received from this townhome association is treat with the same professionalism and dedication in serving residents. It is truly a blessing to know that Cheryl never skimps on listening, seeking solution and responding to each connection to her. She is a vital component to Prop Care without question. Best regards, Dawn Holmen Staring Lake Village Townhome resident
Dear Dawn,
Thanks so much for taking the time to share your experiences with Cheryl and our Property Care team. We are so pleased to hear you have received care and professionalism for Association matters. We will be sure to share your kind words with our team.
Thanks again!
Negative experience: I have pushed out dent and flattened it as much as possible
Fantastic experience: The Association Ambassador for my townhouse community, Jason Meisner, has been responsive, reasonably quick, and understanding whenever I inform him about any issue in and around my home. Currently, he is helping me by assigning someone to clear off a deceased rodent from my patio.
Tracy,
Thank you for taking the time to provide this review of your service experience.

Fantastic experience: Jason, Thanks for providing another comprehensive packet of materials for our board meeting, and your great advice. Bill Allen

Thank you for your review of Jason and his ability to advance your board and community goals with thorough meeting preparation and advocacy.

Fantastic experience: Communication from staff, especially Gina has been great. Would definitely recommend.
Fantastic experience: Property Care is a solid, reputable property management company. The entire team is top notch, and I feel honored to work with them. I definitely recommend them.
Negative experience: According to Adam anyone requesting to schedule non-emergency maintenance is considered having a desire to alter the terms of declaration. Inconsiderate, not even civil, Adam refused to even acknowledge a request to schedule non-emergency maintenance with the homeowner, the homeowner offered Adam 2, 4-hour time frames 8-12 each day within the 2-day 8 hour a day maintenance schedule. It's a 10-minute job, it's a 36-unit condo. Homeowner scheduled time off work to be home for 8 of the 16 hours for the "Management" to let strangers in their home. Adam's does not even consider the homeowner as noted, despite the homeowner's desire to alter the terms of the declaration by asking for a scheduled time and offering 8 hours to work with in the 16-hour job in this small 36-unit building, there is no requirement to schedule work nor is there a requirement to provide notice. All efforts in excess of the requirements of the declaration including the multiple notices that have now been sent indicating the associations plans to enter your home are being done out of respect and as a curtesy to you as a homeowner. Adam does not work for homeowners; he works for the boards.
Negative experience: If I could post 0 stars I would. They almost lost (still could happen) a sale of my condo singlehandedly which is hard for a property management company to do. They never responded to the need for resale documents after charging me $500 for rush delivery, and didn’t respond to any emails or calls for a week. Clearly they are completely unqualified to be a property manager, hire them at your own risk.
Fantastic experience: I've had Property Care as my HOA management company for 20 years, and the newest owners (Adam Graf et al) have done so much more for my community's value than in all prior years combined. I need to specifically call out Jason, who is an absolute rock star. I imagine he gets all sorts of calls and emails in a day, and he always answers my inquiries with care, kindness, and professionalism. Not to mention, he is lightening fast and treats me like the only person on his docket for the day! I've had some interesting townhome challenges lately. (Oh, the joys of homeownership with a 30-year-old+ unit built in the wild west of the early 1990s.) Jason has helped me problem solve the issues and next steps, whether they are mine or the association's to address. He has been clear (and kind) about what is in scope for the association and what isn't. And even for the things that are mine to address, he has helped ensure I get a reputable contractor to help me out with great haste. I've told him that he can never leave, as I truly appreciate him and his special brand of homeowner support. Adulting has been very hard these last few weeks, and Jason has made it so much more bearable! Thank you, Property Care, for hiring amazing team members like Jason! Five stars+!!!!
Teresa,
Thank you so very much for your kind words and your time in elevating and making known your thoughts about Jason. We too think the world of him.
Sincerely,
Adam Graf
Negative experience: We are very unhappy with our property Care Management in Forest Lake. We get very little communication with the company. No information regarding Insurance until the last minute and all they say is we have to pay 2 Grand a year for the next 4 years. We are all unsure where all of our money is going. They're telling us no building maintenance or property maintenance for the for the next year. This is fishy company!!!
Diane,
I am thankful for your review and concerns. I would like to invite you to reach out to me directly so that we may better address your concerns as ultimately Property Care does not control or make decisions relating to the concerns you raise.
The property insurance situation at your community is very sad indeed. As was noted in my letter to the community, there are no other insurance options available to your community. We have worked with the Board and the communities insurance broker extensively as well as with other insurance professionals in order to minimize the financial impact on the owners within the community. The insurance assessments, while not needed in prior years, are specifically outlined and authorized in your communities governing documents. Again, it is unfortunate that the insurance for your homes is so expensive but ultimately that is a cost the owners have to bear.
We agree that communication is a top priority. We have discussed increased opportunities for communication to the owners including an open discussion at the recent special owners meeting relating to insurance. At that meeting we worked to answer owners questions and had volunteers step forward to facilitate news letters at no cost to the owners or community. We will continue to post meeting minutes, financials and other HOA information on the portal for all owners to access and we have established office hours and a standard email response time to facilitate answers to any specific questions you may have.
Maintenance will continue to be completed within the community. Specifically, The board will continue to review maintenance needs in the community and undertake repairs as may be needed based on overall planning, available budget funds, and general prioritization. Decisions relating to maintenance are not made by Property Care.
Please reach out with any other questions or concerns so that we may provide information and answers. [email protected]
Sincerely,
Adam Graf

Fantastic experience: This is what my ceiling looks like it wasn't like that before they moved in
Thank you for passing this information along and for your time on the phone. We look forward to working with you.
The Property Care Team
Negative experience: Gina is absolutely horrendous to deal with. They will attempt to foreclose on your house with out making true contact with you. Worst HOA management company we have dealt with to date.
Fantastic experience: In the relatively recent past, our townhome community contracted with Property Care. Our liaison, Gina, has been nothing short of amazing. Gina is very responsive and so professional in her interactions, she's a gem to do business with. Thank you!
Dear Delma,
Thank you! We are delighted to hear of your positive experience working with Gina and thank you for sharing it. We too are very fond of her and her impeccable work and customer service. We look forward to sharing your experience with Gina and our team.
Thanks again!
Negative experience: Did a letter go out? If so that person is really not turning down the music. Still hear the beat of the music on my side.
Good morning, Pat-
Thank you for reaching out. We received your email communication to our office as well and understand the inconvenience loud music can cause neighboring units.
Jason left you a voicemail this morning requesting a return call to discuss your concerns and share the course to remedy the loud music. We hope you find connecting with Jason helpful and look forward to seeing your review updated to reflect our efforts to remedy items within the authority of the Association.
Fantastic experience: Mary Meyers is always so positive and alert to how our Association can be helped. Input of data or clarifications - Mary is a delight!
Dear Bert,
Thanks so much for taking the time to leave a review about your positive experience with Mary.
We agree, Mary truly is a delight and we are so glad that Mary has met your expectations.
Thanks again!
Fantastic experience: The team at Property Care is awesome for many reasons. Cheryl, our Association Ambassador, is a consistent and detailed communicator to owners and the Board. Cheryl understands the role and is very good at it with many years of experience. In addition, I recently tagged along on a Maintenance review and spent 3 hrs with Adam, the Operations Director, who was very detailed in his review, and patient with me as he explained concerns, points of interest, and the status of building maintenance. I very much recognize the benefits of having the Property Care team assisting with our community.
Dear Todd-
Thanks so much for the 5-star review! We are thrilled to hear that you are satisfied with Cheryl's communications and the maintenance review of your association. Our team works diligently to ensure those we partner with are kept up-to-date, and are pleased to know their efforts haven't gone unnoticed.
Thank you for your time and the review. We look forward to continuing to provide excellent service to you and your association!
Fantastic experience: Quick to respond, helpful and kind in the process of ordering documents!
Hi Kendra!
Thanks so much for your review. We appreciate the kind words and will be sure to pass your feedback on to our team!
Thanks again!
Fantastic experience: Great Customer service and prompt response to my Issues! Thank you, Adam G!
Dear Katie-
Thanks so much for taking the time to leave your review. We truly appreciate your kind words, and will be sure to let Adam know as well. If we can be of assistance in the future, please do not hesitate to reach out.
Fantastic experience: Property Care as a Condo or townhome management company has been excellent to work with. As a home owner and a Board of Director member I want to point out these things about them. 1: Property Care attends every BOD meeting. The BOD and (I'll call Property Care = PC for ease of my typing)...As a group BOD & PC we review the previous meetings minutes, discuss and possible changes and finally approve those minutes. Then we go to an Agenda that has been developed for the then current meeting. Point by point any problems or issues are discussed and either resolved or forwarded as to on-going areas of that point. PC does a great job. They have changed their representative to our meetings. She is doing a very fine job and has great follow up. Even to the point of communications with the BOD between meetings as to what is taking place with any outstanding items. Could not ask for better. 2: PC has a web site that has both homeowners and BOD only areas. Obviously as a BOD member and home owner I can (And do) access both. That TOPS web portal is a great tool for all involved. Really makes communication excellent. PC has been excellent in sending notices to all of us, BOD and home owners with all types of notices and things needing communications from snow plowing to grass cutting, garbage pickup, Ice buckets and more. Very well done by PC. 3: Response time to issues etc. PC does so in excellent time. Bids for service are discussed at BOD meetings and if needed PC contacts BOD between meetings. A good example is due to the Holiday Season we (BOD) decided to not hold meetings during Dec & Jan. That did not stop communications, just face to face time. with it being e-mail or voice mail I could respond when my time allowed. It was just great. 4: Work orders from a homeowners issue they are faster than expected, at least to me. We had a blocked toilet line in our home a few weeks back. I called PC and talked with the person in the office. I was contacted within and hour or so to set up the plumbers that would be out to fix the issue. In this case the plumber was on site sooner than expected. The individual had a great sense of humor and really did well with our little dog, Max. He is a Bichon Friese. Likes to bark at a stranger. By the time the job was complete Max was sitting watching the progress. Not something the plumber nor I expected. PC has approved vendors they use. When a homeowner follows the Townhomes rules and directions it has been very smooth. PC also does periodic walk a round with the BOD of the entire exterior of the association. Every thing that is observed or noted is listed. Then a to do list is created. The follow up is great. Can't say much more about that.... They have been excellent to work with. Glad we found them.
Dear Fred-
We are so honored to receive not only a 5-star review but also the details supporting your review. We thank you for your precious time and greatly appreciate the kind words. It is a pleasure working with you and your Association. Our Property Care team looks forward to continued opportunities to apply CARE to your Association.
Thanks again!
Fantastic experience: Appreciate the instant reply. I apparently missed the September credit. Thank you
Hi Duane,
Thank you for taking time to let us know how we are doing. Your review is greatly appreciated.
Positive experience: Dropped off a voided check at the office. Only hiccup is the address in Google Maps is 2345 Rice Street but the building door it's 2345 Woodbridge. It's a multipurpose multi tenant building with no outside markings that I was able to see until you walked in the door. My contact was with Becky, She greeted me as I walked in the office door.
Hi Michael,
Thanks so much for the review! We have reported the issue with the location when using Goggle Maps to Google in hopes that others do not experience this misguidance. We are so pleased to hear that you were able to connect with our team member, Becky upon arrival.
Thanks again for your time & feedback!
Fantastic experience: Adam Graf and his team took over the financial area of property managment for the 83-unit HOA I reside in from a mom and pop company we had happily dealt with for two decades. Initially, our board was, dare I say, almost adversarial in dealings with Property Care. He has since proven his value to us. First, he identified and cleaned up some costly bank deposit errors by the previous service. Then he identified and corrected a plat error with the county. Adam also obtained at least two project bids at a lower cost than our team gathered. Some of this was outside the scope of the current contract as was his consistent willingness to offer feedback to this first-time board president. Adam is never pushy, always patient, very knowledgeable, and amenable to our requests. We are currently in contract discussions with Adam to add maintenance services. Once again, he is listening to our wants and needs. I look forward to a long working relationship with his company. In short, I highly recommend Adam Graf and Property Care.
Hi Sher,
Thank you so much for taking the time to provide feedback. We are so delighted that you rate our service as 5 star. We will be sure to share your review with our team & look forward to the continued partnership with your community!
Thanks again!
Fantastic experience: Property Care came to our rescue at 4:45 pm today! We had been given wrong information as to who the management company was for a certain property. We were afraid that we would need to delay a closing that was scheduled for 8:00 am the next morning. Property Care sent us everything we needed in less than 30 minutes from receiving our request. I wish every property management company was this responsive!
Thank you, Jean for taking time to leave a review of your experience with our team. We wish you continued success with your closings! If we can be of assistance in the future, please let us know.
Thanks again!
Fantastic experience: Simple and straight forward answers to my questions and complete and helpful help with my goals.
Hi Vito!
Thank you for taking the time to leave such a positive review. We are elated to hear you found our transparent and clear responses helpful.
Please don't hesitate to reach out if we can be of further assistance.
Thanks again!
Fantastic experience: I have had great experience working with Property Care.
Hi Matthew,
Thank you so much for your feedback. We are delighted to hear that your experiences with our team at Property Care have been great.

Fantastic experience: Property Care owner, Adam Graf, provides outstanding customer service for our HOA. He is knowledgeable, attentive and responsive to our requests. He has taken a lot of burden off the HOA board members. Working with Property Care has been a great experience.
Hi Maria-
Thank you for your precious time & the great review! Customer Service is one of our priorities and we are so pleased to hear Adam & our team has met that mark. We are honored to provide services with care to you and your community. Thanks again!
Fantastic experience: Burnhill Townhomes contracted with Property Care Management Company in July, 2021. As president of the Association, I have found the Management of Property Care to be on top of our finances and all daily operations. Adam Graf is extremely knowledgeable about Minnesota Association statutes and has provided tremendous guidance to our board of directors. We as an Association, have undertaken the process of updating our 40 year old Association documents and Adam has connected our board with a very competent legal advisor for this project. Our board is very satisfied with Property Care Management Company. Adam has a teaming style that works on our behalf to improve our financial situation.
Hi Christine!
Thanks so much for taking the time to share your experiences at Property Care. We are overjoyed to hear how our services have benefited your community. We look forward to continuing to work with you and will be sure to share your feedback with Adam and our team. Thanks again!
Fantastic experience: We've been clients of Property Care for almost one year, and we couldn't be more pleased with Adam's diligence and professionalism. It has been a such an amazing improvement from our previous property managers! Adam and the team at Property Care have made our lives as HOA board members so much easier! I would highly recommend Property Care to other HOAs.
Hi Jeffrey!
Thank you for the 5 star review! We are ecstatic to hear our team at Property Care has been able to make your HOA experience a pleasant one. We look forward to the continued partnership with you and your community. Thanks again!
