Negative experience: Impossible to work with. Have been trying to apply for a house with this company for 3 weeks now. I was sent over here by my section 8 case worker and they are so unprofessional and unresponsive. I tried to drop off my sec 8 packet to Amad and he was not available the first 2 times i came up there, the girl in the front barely looked up from her phone to tell me he wasnt in the office. when i was finally able to get a hold of him after 3 weeks, he tells me they dont even want to work with section 8 at all, he wouldnt even give me other options, just that he doesnt want section 8 at all, due to me being sec 8 i was not treated fairly.

Negative experience: Still dealing with issues after contracting with this management company over a year ago. I would recommend you find someone with more integrity. They will put garbage in your home and it will destroy your home and then they will send in their own company to fix it. They also don't properly manage the utility bills and at the end of the day the water bill will become the owners responsibility. The only people making money are Mousa and his family.

Negative experience: Beware of this company, BEWARE OF OWN IT DETROIT MUTUAL PROPERTY MANAGEMENT! They are NOT registered as a legit company at all with the BBB. They'll steal your money when "applying" for the rentals, have you schedule to see the house and all, then tell you the house you're inquiring about isn't available anymore. The guy "Hassan" looks nothing like the picture, he did NOT greet me, never shook my hand; nothing. Very shady. Very scammy. Very UNPROFESSIONAL. Do NOT go through this "management" company!

Negative experience: Horrible team, never answer calls, goes straight to voicemail, tenant downstairs abandoned her pets and my unit upstairs stinks because of it. Do not rent with them they don’t know how to manage anything properly.

Fantastic experience: I had a house that I bought and decided to rent out, and I was so pleased with Own It Detroit as my property management company! They made everything so easy from setting up utilities, getting the lawn cut and painting done before we put it up for rent and handling every detail of working with the city to get it certified as a rental (including getting all the repairs done). When it came to the renting, they did an excellent job of finding a reliable tenant and through their marketing and showings, in addition to a thorough vetting process. Everything was so easy through email and their online portal. You could live abroad and never be in Detroit because they have everything handled beautifully! Shout out to Mousa; Wanda and the entire team for making everything so easy. I would absolutely recommend this company for any property management needs!

Negative experience: Beware these people love to take hard working people sercurity deposits for no reason as soon as you move out of the property smh when it’s nothing wrong with the property they are scamming people and the maintenance guys are never on time and takes days to come out to make repairs

Negative experience: Mousa and his “ethical” team at mutual property management is a scam artist. All. he did while managing my property, that he sold me btw, was steal the section 8 rent blaming it on the previous owners receiving the funds. So I looked into the company that I bought the house from and it just so happens it was managed and owned by his wife. I was supposed to receive $1100 from DHC in section 8 payments and none of that money ever hit my account due to him making felsis invoices on work that was never done. Stay clear of this company. He plays nice and is a snake oil salesman. He has no ethics and certainly no more compass.

Very little support in all administrative and financial procedures. This company has to be avoided at all cost

Negative experience: Be warned!!!! They moved me into a house that is falling apart. It has electrical issues, rodents in the attic, bugs in the house, and the back room has water damage in the walls and roof AND it is starting to chang colors. I've been dealing with this for 2 months. They lied about my trash can stating it take 45-90 days to get one and when I called the city they said it only takes 30 days. I'm still waiting on a trash can because they ordered it a month after K moved it but lied and said they ordered it immediately. I text maintenance and they don't reply. If they reply and say when they'll show....no one comes. The obe time pest control came they had my address under another persons name and number, hmmm maybe thats why I get texts, told them about it though but how do you make a mistake like that? Simple petty lies like its absolutely ridiculous. I have plenty of pictures of the property damage, mind you I literally only moved in to these issues, and emails of conversations letting them know the issues and them just constantly stating text maintenance. My son is 3 and has already gotten sick from staying here, I've reach out to too many people with no help and IM OVER IT. I would never trust these people again, yall been warned.

They have been incredible - finding the right tenant quickly; being fair to the tenant and the owner; accurate bookkeeping; doing any and all needed upkeep and maintenance. November 2020, Charlie Oppler, president of the National Association of Realtors, issued a public apology for the many ways that the association had contributed to housing discrimination, including initially opposing the Fair Housing Act of 1968. Mr. Ahmad's blatant racial discrimination and profiling of an US Armed Forces Service member, reminds me that we as a collective are still far from equality within Real Estate in our beloved country.

Fantastic experience: If you’re looking for an investment company that has everything you need and will meet all of your expectations, then please read this review: The truth of the matter is, since Robert Kiyosaki’s “Cash-Flow-Quadrant 101” and for the past 15 years, I have been making investments in businesses, hedge funds, and pretty much anything that would catch me a return on my money that was just resting idle in the bank. Fantastic experience: This organization provides all aspects of real estate from development, sales and property management. They provide excellent service, responsiveness, and expertise. I own a completely remodeled 1951 colonial rental home in the coveted North Rosedale neighborhood of Detroit. Highly recommend.

Negative experience: I will start by saying that usually I don't post bad reviews even when I need to, in the case of this company and its management I feel obligated to let others know. My first contact with Mousa was in early 2017 after reading those great reviews you all see here, during that year we have purchased from this company 4 properties and had them manage it as well. Things were going bad from day one however we wouldn't be aware of it until late 2017. It started when 1 of our properties got burned and when started an insurance claim learned that the policy the management company has purchased for us wasn't covering the cost of property purchase and their savings of $20/month cost us loss of thousands of dollars. That was the start of our awakening and we started checking all that was taking place and we have questioned all the different bills and reports that were provided to us, during that we learned that 2nd of our properties was abounded by the tenant and the months late rent payment wasn't questioned by the management company, not only that but thieves had broken in to steal all appliances and vanities, created damage and leave the property completey vandalized, a squatter had taken over the property and we had to go thru eviction process. Needless to say we have dropped Mousa and his so called management team (Omar and Wanda) and hired another company to take over and conduct a full due diligence on our properties which helped us to find out that on a 3rd property the management company had failed to fill out correct paper work and the tenant was not paying her utility bills for months and that mistake of paper work forced us to settle thousand of dollars past due bills with the city, that's on top of the fact the tenant was way past due on her rent, this property was so badly maintained despite the fact we have paid thousands of dollars to Mousa and his team for various repairs they have reported and invoiced for. As you can imagine the poor management of this company had caused us nothing but losses that are at this point estimated in tens of thousands of dollars. It is clearly our responsibility of not checking this company in details before engaging in business with them, however it is this company lack of responsibility and management that caused our losses. Be aware and check them thoroughly before engaging.

She is knowledgeable and is taking good care of both landlord and tenant which I appreciate for long term stability. From my experience I’ll recommend them as property management company.
