Negative experience: Service from PMG has deteriorated dramatically. Requests are not completed in a timely fashion. A maintenance request that I made in March escalated to a safety request. It is mid July and the task has nit been completed. As a long time resident and former HOA president, I still have a relationship with some of our contractors. Today, our long time landscape company rang my bell to talk to me about the lack of response from PMG. They have not been paid in months. Also, they need authorization to fix a leak in the irrigation system. Our current HOA president is frustrated at the lack of response from our property manager. I am a long time owner resident and former HOA president.
Ms. Salim, we are disappointed that our recent efforts have not met your complete satisfaction. The landscaper came out to trim your Crepe Myrtle tree and you were there to supervise him, but it sounds like you were not completely satisfied with the work. Please let us know if the landscaper needs to come out again for you. I know that another homeowner had his tree trimmed while the landscaper was there and that appears to have been more successful. As to the invoices, the vendor was sending them to the wrong email address and then called a different management company to follow up. Once he was able to contact us, this was immediately cleared up. Please don't hesitate to contact us with any concerns. Thank you.
Fantastic experience: Sue Tabanou at Northgrove amenity center was spectacular to meet. Her love for the community is what gave my family and I that extra comfort into purchasing our home:)
Hi Lindsey, thank you for taking the time to share your experience working with Sue. We value your feedback and appreciate the opportunity to serve you and your community. We will share this feedback with Sue and our team.
Negative experience: The team assigned to our community in Katy closes cases without explanation or resolution. They do not check if the invoices they get belong to our community and they invalidate residents. I have tried reaching to upper management to no avail. It is a disgrace
Ivolga, we would love to address your concerns. If you are willing, contact us at [email protected] with your contact information and any additional details and a team member will reach out to you directly to help resolve your issue.
Negative experience: Worse management ever, Mr. Terrance from 7400 Bellerive Dr. Houston Texas 77036, never responded to owners' emails, questions or call, our complex is just abandoned, run from this Company, look for better management avoid the pain, learn from our mistake .
We would love to address your concerns. If you are willing, contact us at [email protected] with your contact information and any additional details and a team member will reach out to you directly to help resolve your issue.

Negative experience: this group is worthless. they take your money, nothing else. i have voiced complaints about issues in my neighborhood and surrounding HOA owned community property and nothing happens except send us a picture i found this in another review and agree, "This company is useless and they are only taking money from homeowners and not doing anything. Even my complaints about neighbors horrible care of their homes no one and I mean no one returns your call. The building seems to be empty everyday . I give this company a score of negative 100. How do homeowners fire a HOA management team? HELP.........." I am doing all i can as a homeowner to have these folks removed. they do not respond, cancel any requests I send and i find this is standard operating procedure for their office. worthless rip off

Negative experience: I've owned my home in Langham Creeks Estates for 16 years. We had 3 prior HOA's. The 1st being the one present while building the homes in the community. They were excellent because the builder needed for individuals to continue purchasing homes. They were on top of owners not caring for their properties correctly from yard maintenence and upkeep of trash being picked up and trash cans not being out in the front of the yard after. The next two wasn't as quite as on top of things because the neighborhood was totally finished. Though they didnt meet the 1st level they were wonderful in comparison since Associa Principal Management Group of Houston took over. Literally no one is coming out to investigate how home owners and lease tenants aren't taking care of their properties. Yards in the neighborhood are overgrown. Trash cans stay on the streets for days and basic nasty looking homes that should be addressed. It's so evident thats why I know for sure this company is not doing anything for the home owners that value their property. On top of that last year when I received my HOA bill I had a line item that stated opening balance of 50.00. I called over and over again no one answers the phone. I left so many voice mails I lost count. I contacted the Dallas office and they stated the fee was for my payment making it to Dallas late. Ive mailed off my payment for 14 years and never had a problem with any of the other HOA companies but all of a sudden ita not making it before January 1st. The lady that answered said they have someone pick the mail up from the box but its not being processed because otherwise it wouldnt be late based on my 14 years of experience with the other 3 HOA's. I was forced to pay the 50.00 extra dollars because I didnt want to be late for real this time so I mailed my payment 2 days after I received the bill. Now this year the same thing is taking place with an opening balance of 50.00. I received my statement Dec. 22nd which is today a Monday. I checked my mailbox on this prior Saturday evening and it wasn't there in the mailbox and none of my neighbors had received there's either. So even if I mail it off tomorrow the 23rd I fear the same thing will happen next year with an opening balance. I checked my January 2025 statement and it wasn't processed at my bank until January 17th. There's no way it took that long to make it to Dallas. The bill comes the same time every year late during the week of Christmas. So are they trying to tell us pay on line and pay those fees or you're going to be saddled with a 50.00 opening balance because this is now what's happened to me two years in a row. I left a message today but I'm sure no one will return my call. At this point the only thing I feel will change this issue is paying on line with those fees instead of dealing with this issue every year. This company is useless and they are only taking money from homeowners and not doing anything. Even my complaints about neighbors horrible care of their homes no one and I mean no one returns your call. The building seems to be empty everyday . I give this company a score of negative 100. How do homeowners fire a HOA management team? HELP..........

Negative experience: We are literally in the process of trying to have them removed!! I was blown away at the number of homeowners all feeling the same way about this company, I'm told it's some kind of "friend thing" or we could have dropped them months ago. They are literally just ROBBING us. I rather not have a company then to pay one just to say you have a HOA because that's literally what you're paying for. Trust me this company needs us way more than we need them it shows by how they always spur of the moment money grabs. POP up "assessment" bill almost $200 you got 30 days to pay then the late & interest fees kick in & in 15 days you can owe double. The only thing they are managing is ways to take our money & make it seem justified!! Meanwhile my neighbor's are filthy, the trash pile up is absolutely ridiculous & they been doing the same thing since day 1. ( I've been here almost 2 years they been here almost 6months) As I type it's overflowing IN THE FRONT YARD everyime the trash runs they always leave some behind because it's just that much & it will be like that until next pickup, it's like living in the projects. Principal couldn't convince anyone they are "managing" Marie Village. You can't NOT see this & it always looks like that so WTH am I paying you to assess? picture that scenario I keep my pics that are dated & shows the consistency of the filth so I'm just waiting. Any lawyer or judge can clearly see the property IS NOT BEING MANAGED, Not 5 star but 5 thumbs down!!!!!!!!

Negative experience: This company provides no services that you're looking for from an HOA. You are basically just paying the money to keep their business going!! I have dealt with multiple HOAs across States. This is the worst company I have ever dealt with and they have provided me with the absolute worst experience. I am literally looking to put my house on the market because I'm dealing with all the reasons you pay an HOA not to deal with. If I could give-10 Stars that would be showing them Grace. If you're buying a house check to see if they are the HOA if they are look at other options

Fantastic experience: Martina Sperbeck was such a blessing to deal with today. Helping pay an account for a lien placed on my sister in law’s home. I called many numbers from corporate customer service (off sited, and not much help), a gentlemen named Ryan (works in Alabama, also a HUGE help on the phone), Michael (Houston VP), visited the old address, and finally found this one where I was greeted by Martina. Simply put, she is wonderful!! She deserves BIG recognition and I hope she has received that not only from me but that the company also recognizes her for her hard work, knowledge, and experience dealing with these issues. Martina, once again thank you so much. “the Lord bless you and keep you, the Lord make his face shine upon you, and be gracious to you”
Thank you for taking the time to share your experience working with Martina. We value your feedback and appreciate the opportunity to serve you and your community. We will share this feedback with Martina and our team.
Negative experience: It appears the Associa/PMG person in charge of our HOA's Account in Houston does not appear to know our HOA's CC&Rs and what is contained in them. Also, we have found the same applies with the Property Inspection and know one or more homeowners received Deed Restriction Violation Letters for something that is NOT in any of our CC&Rs 18 Use Restrictions in Article III of our CC&Rs and also found them using a restriction that was wrongly placed by a past HOA Board in our ACC Guidelines. ACC Guidelines are just that, a guide and are not enforceable.
We would love to address your concerns. If you are willing, contact us at [email protected] with your contact information and any additional details and a team member will reach out to you directly to help resolve your issue.
Negative experience: I’ve been calling for 3 days straight every hour and they NEVER answer. I’ve left voicemails and not one call back. I guess I have to go to the office to get a response to ONE simple question I have about my application.
Kassandra, we would love to address your concerns. If you are willing, contact us at [email protected] with your contact information and any additional details and a team member will reach out to you directly to help resolve your issue.
Fantastic experience: As an HOA Vice President, I am grateful for PMG Houston and specifically Ms. Davis and all the work she puts in for our community. PMG Houston is organized with our community's information; they are quick to respond to any questions I or our community members have, and willing to guide us as we make some difficult choices.

Hi Jarika, thank you for your kind words and this wonderful review!
Negative experience: Does anybody work here? I have been calling for days!!
Jennifer, we would love to address your concerns. Please email us directly at [email protected] so a member of our team can assist you. Thanks again for your review and we will do our best to resolve your issue.
Positive experience: Kinda Mid POA. Meets expectations of being wasteful and mismanaged. Not sure if power hungry yet but have expectations that will materialize soon enough.
Tileena, thank you for your review and for keeping an open mind about your POA experience. Many member homeowners are surprised to learn that their POA is governed by a board of directors. Developing communities like yours welcome opportunities to connect and received feedback from members of the POA. Management’s authority and action is limited by the board and we follow the board’s directives for the community. We’re here to serve and partner with the board and community. We’d love the opportunity to hear from you and address your concerns, in partnership with your board of directors. Drop us a line at PMG Houston Customer Care [email protected]. We hope to hear from you soon.
Negative experience: I recieved 9 letters related to the same request today but I was not able to reach anyone in the office!
Richard, we would love to address your concerns. Please email us directly at [email protected] so a member of our team can assist you. Thanks again for your review and we will do our best to resolve your issue.
Positive experience: Thanks for the quick response and attention to the issue, thumbs up for now to the PMG team! Change my rating for now… Regards, GJR PMG is the management company for the POA in the subdivision of the Commons of Lake Houston. This management company manages this community, the person that drives around doing inspections and looking for violations, drives down our Private Street and points out a basketball goal or a front door that’s a little faded, but misses the entry to the street that’s supposedly maintained by the POA. If you like a community management that’s, a do as we say, not as we do, this is the one for your community. They’ll point out immaterial things that the residents do, but overlook what the POA does in regards to maintaining the integrity of our community as a whole, the maintenance premiums the residents pay out for maintaining the community should be used for needed repairs in a timely manner. The entry to our private street has been like this 3-4 years now, that’s an excessive amount of time, they will not respond to or address its condition, what an outstanding PMG/POA management. I had to give them one star in order to post, but see for yourself, would you like them managing your community?
Greg, thank you for taking the time to leave us feedback. We’ve received confirmation that someone from the branch has made contact with you to resolve your issue. Please contact us at [email protected] if your issue was not resolved or if you would like to let us know how we can improve your experience.
Negative experience: I live in the Commons in Huffman on a cut-de-sac with six houses. The entrance to the street, a wooden and stone fence, has fallen down, and it cannot get up. There is also a sign near the fallen fence that is so faded that it cannot be read. The people on the street have contacted you directly via email about this but not only has there been no response there has been no action. If this is what a fence on one of our lands, we would get a nasty-gram in relatively short order. We pay dues every year for repairs such as these. Why is PMG not taking action?
Andrew, thank you for taking the time to rate us. A member of our team will be contacting you to address any of your concerns. Please contact us at [email protected] if your issue was not resolved or if you would like to let us know how we can improve your experience.
Fantastic experience: I previously posted a review about being charged a $35 fee from last years HOA dues that was an error. I didn't get anywhere after talking to several people about it. Today I received a call from John Miller, he looked into the matter and 15 minutes later called me back to let me know it is resolved. I appreciate what he did and it shows great customer service. Thank you very much John.
Hi Brenda, thank you for your praise and kind comments about John. We value your feedback and appreciate the opportunity to serve you and your community. We will share this feedback with John and our team.
Negative experience: It is imposible to get in touch with a human
We're very sorry to hear that you're disappointed with the service that you've received thus far. We apologize for any inconveniences you may have experienced. We take customer care very seriously and would like to discuss matters in greater detail to try to come to a resolution. Please email us at [email protected] with a number where you can best be reached, and we will ensure that someone contacts you soon. Thank you.
Negative experience: Just bad. Have the audacity to even mention that fact of getting attorneys because of trash cans? Because it’s a “safety hazard” but yet can’t do anything about cars parked out in the street even though those same deed restrictions say cars can’t be parked in the streets? If anything those “unsafe” trash cans cause the moronic speeding people like to Do in the neighborhood mainly down the long straight streets to slow down 30 mph in a neighborhood with no sidewalks for kids to play on is ridiculous let a kid get hit especially mine in the neighborhood trash cans are gonna be the least of the problems
Joe, we would love to address your concerns. Please email us directly at [email protected] so a member of our team can assist you. Thanks again for your review and we will do our best to resolve your issue.
Negative experience: Worst management company ever.
Negative experience: I'm a homeowner here in Spring in the Postwood Subdivision I've contact this office numerous times and not able to get a response or call it's always answering machines you have to speak with. This is a new management service to our community for a few years and I haven't since nothing they've done to enhance the community. Very
Beverly, thank you for bringing this situation to our attention. Kristen Wilbanks at the Associa - PMG Houston office is happy to assist with your concerns. You may contact her at 713-329-7194 or at [email protected]. Thanks again for your review and we will do our best to resolve your issue.
Fantastic experience: I recently purchased a home in a HOA managed by Principal Management Group of Houston. I needed some immediate modifications to the residence and contacted Penny Prothro the Asst. Manager of the property management company. She immediately responded to my needs and provided me with the necessary documents needed to complete my project and then assisted me with gaining the necessary approvals for my project. She was most helpful and extremely professional as well as personable during the entire process. Because of her, the usual process of dealing with a bureaucracy was made quite pleasant. Terry Foster
Hi Terry! Thank you for taking the time to let us know how we did. We hope you have a great day!
Fantastic experience: Penny was so great and helped me get the information I needed so quickly! Thank you Penny!
Fantastic experience: Sue is an amazing lifestyle director at NorthGrove. The amount of activities she has planned for all the residents on a monthly basis is incredible. She is definitely very creative and brings the community spirit to life.

Fantastic experience: Nicole G. Was very helpful and knowledgeable when I came to her with questions about my HOA prior to purchasing my home in Community Villages of Cypress Lakes. She made me feel confident about my decision and I definitely recommend her to anybody with questions about their future purchases.
Fantastic experience: Penny is awsome! We have been waiting 4 months for upper management help (calls, emails, voice-mail) to review our information and nothing happened until we were able to talk with Penny; she did a great job looking our concerns and information.
Fantastic experience: One of our favorite things about living in Woodson's Reserve is our Life Style Director, Laurie Hallowell, because she has done an amazing job of building a strong a sense of community. She goes above and beyond for the residents and every event she plans is fantastic. She truly helps make Woodson's a special place to live.
Hi Leslie, we are glad we could help!

Fantastic experience: Laurie at the Woodson's Reserve Clubhouse is amazing. She routinely goes above and beyond for residents. Fantastic experience: Lisa Tonnar and the rest of the HOA management team have really done an exceptional job for us. Very responsive, always pleasant to work with, and very professional.
Hi Jim, we are very happy to have provided you with such a positive experience!
Fantastic experience: PMG has been great group for our neighborhood. One particular person I'd like to mention is Laurie Hallowell. She is such a great lady who is always going above and beyond for our neighborhood as the Lifestyle Director. She always has fun activities planned for the community and thinks outside of the box (especially during this pandemic) to get everyone involved...safely. She's definitely an asset to PMG and our community as a whole.
Hi Alia, thank you for taking the time to rate us! We value your business and appreciate the opportunity to serve you and your community. We will share this feedback with Laurie and our team.
Fantastic experience: Lisa Tonnar is fantastic. Her commitment and support are a joy!

Hi Carol, thank you for taking the time to share your experience working with Lisa. We value your feedback and appreciate the opportunity to serve you and your community. We will share this feedback with her and our team.
Fantastic experience: I’ve gotten to see Mrs. Tonnar first hand at her hard work. She’s always willing to help everyone who calls or emails with whatever the situation may be. She stays calm throughout her day no matter how busy it can get, which she’s often pretty busy. No matter the time whether day of night, she takes the time to take care of her residents when it’s needed.

Fantastic experience: Lisa Tonnar has managed 2 of my communities for over 3 years. She is professional, respectful, organized, helpful, and extremely responsive. Fantastic experience: I was looking at Homes in Woodson’s Reserve and called the manager. She answered right away and was very helpful. I’m not even a homeowner!
Hi Ana! We're so happy we were able to help you out!
Fantastic experience: Nicole Ginardi is excellent. As a developer, I have experienced multiple HOA managers and management companies through the years, not always with great results. Nicole stands out as a manager who understands the process very well and deals with issues in a calm and professional way. She has proven to handle homeowner issues with feeling but also still focusing on the facts rather than the emotion that can erupt. She has handled a transfer of control from developer to homeowners with a balanced approach of calm and firmness and all went very well. Her knowledge and control of the situation were apparent in the meeting and I appreciate the qualities she has and demonstrates.
Hi Kurt! We strive for 100% satisfaction, and it is great to see you had such a positive experience with Nicole and the team at Principal Management Group of Houston!
Fantastic experience: Nicole is so easy to work with. She's responsive, follows through on what she says she will do and understands the challenges we face in our operations. Nicole really knows her stuff and how to deal with any situation.
Hi Peter, we're happy you found our staff to be so supportive during your experience here at Principal Management Group of Houston.
Fantastic experience: Manager Nicole Ginardi is an asset to PMG. Hard working, thorough and responsive to our community.
Negative experience: Have had this company for approximately four years they take every cent we have in miscellaneous fees we are paying them more than double the actual fees a month. In the four years that we have had them we’ve gone through five or six managers, All the new managers were actually new to the Company and had very little knowledge or expertise in handling our neighborhood. Keep in mind we are a extremely small neighborhood of 114 homes we do not have the resources to even keep our Property up. They have failed to follow our Bylaws and Deed Restrictions on many issues and it seems like it’s always a fight to get them to do their job. We currently have another temporary Manager at least she seems to be knowledgeable and have the expertise needed. But the fees they added to the POA and Homeowners is way out of line. We now have Debbie Black who has gone above and beyond to make sure we are taken care of and get us back on track. Between Debbie and her Manager we are finally getting questions answered and follow through to keep going. Wish I pushed for a seasoned Manager sooner, what a difference. Well our new Manager has left the Company now. Here we go again starting at square one to get another up to speed. I couldn’t be more disgusted with this Company. Many of the Managers were inexperienced or had no knowledge of the workings of a POA/HOA so all issues have been continually compounded over the years yet they always get paid. Many of the Managers did not have the skills or the drive to do what was right, much less follow our Deed Restrictions and Bylaws. Have had new Manager over two weeks yet no updates on long list of items that were promised to be taken care of much less a list confirming that all items discussed on conference are included. Will not do in person Meetings even with proper social distancing.
Jill, we truly appreciate your honest feedback. Thanks for bringing this matter to our attention as we work on your inquiry. If you need further assistance, we encourage you to email us at [email protected]. Thanks again for your review and we will do our best to resolve your issue.
