Fantastic experience: This team is the best in the city of Cibolo/Schertz area when it comes to hiring a property manager.
Negative experience: I am so upset. We recently moved into a property managed by Randolph Field. Two days ago we recieved e-mails telling us we had prorated bills that needed paying, and I was just trying to get clarity on this and say we transfered the water. Their secretary actually accused us of not wanting to pay our bills, which is definatly not who we are. I have never in my 65 years been yelled at, hung up on and treated like this by any business ever. I am so sad that this is what we have to deal with in our new home.
Audrey, you moved into the property on July 6th. Today is August 24th. When going through the move-in process, you are advised verbally (before signing lease and during key pickup) and in several written communications that the utilities needed to be transferred to your name. You were also provided a concierge service to do this for you. Now six weeks later, the owner is still paying utilities because they have not been transferred. I (Joyce) spoke with you several times on the phone and sent emails detailing the exact dates, amounts and providers. You continue to call the office and ask anyone who will answer why you are responsible for them. I do see the utilities have now been paid on your portal and we appreciate that. Hopefully the remainder of your tenancy will be smoother.
Negative experience: Cheryl is a very rude woman and i had nothing but issues with her. i highly recommend looking into her position.
Cheryl has been our Sales Manager for over 27 years and is an asset to our business. This review is from a Pennsylvania resident who has never associated with our business. They were friends of Cheryl's father who recently passed away and are upset that she is not allowing them to take advantage of his passing.
Negative experience: I'm not a big "reviewer" type of person, but my experience with Randolph Realty was so bad I felt I needed too if, for no other reason, as a public service announcement. I will say that some of the problems I had as a renter for a year can be attributed to the owner of the house, but all in all be prepared to deal with a property management company for slum lords. I needed to rent a house for a year while I was building my own. I won't get into all of the details, but I'll sum it up this way. I put down a deposit of $1,495...left the disgusting 100 year old house better than we found it, and received $86 of our deposit back when our lease ended. The reasons given for why we didn't get our deposit back are criminal. I'm not going to get into them, as I just wanted to warn anyone considering using them to look elsewhere if it is at all possible. You'll be thankful you did. Update: 4 years later and I still see they're getting many 1 star reviews and it's never their fault...I mean that's impossible. Of course their response to my review is 90% lies. The only thing i'll give them is charging me for propane we used...I guess. That propane came free with a new tank they had to install. The grass was in one area. It would grow 6 feet in a week in one spot because of a septic overflow problem because they didn't service the septic in years and it was completely full. So they charged us for a 6 foot by 6 foot area of tall grass due to them taking a few days to go check it. The trash they removed from a falling shed on the property wasn't ours. Straight up wasn't ours. Cool. They don't provide a receipt of carpets being cleaned upon move in. Because they're not...like others said. My wife is a clean freak and had to go over carpets 8 times upon moving in just so the water wasn't black. Not sure how that's defined as professionally cleaned. We left the disgusting carpets far better than how we found them. You should see the blinds they were referring too. First off they were like that when we moved in and they were probably worth $4 on the open market...combined. The door that had to be repaired...yeah that's from someone breaking in to the house, which we reported. Sure that's our responsibility lol. Oh and the broken window...yeah a bird flew through it one day. We reported that too. It's not ok to lie. Your lucky we didn't take you to court. Quit lying to people. Because when you do who knows what is true. Respond to this response now. Go for it. 4/22/2026 update...still haven't heard your response pertaining to my response to the lies you regurgitated pertaining to my original review. Do you think it's ok to lie? If you're under new management/owners then let me know. If you're still the same slum lords you can still do the right thing and reimburse me for my security deposit you failed to pay due to your printed lies. Yeah that's right...this business steals money. I'll check back in in a few years if you continue not to address the lying. I'd question as to whether you think its ok to just lie and move on but its becoming an epidemic in society and you're the epitome of it. Then again, you can be the change that few, but still some do...which is the right thing and be rewarded for it. I still have hope for humanity. Do the right thing and I'll make sure to acknowledge it or don't...and continue to be par for the course. Facts are facts and lies are lies and no matter what I take solace in knowing he knows what's what. In the end we are all judged.
Tenants moved out of one of our rental properties on 6/1/18. They were charged for the following items after surrendering the property: trash removal/dump fees, propane used during tenancy, blinds, screen repairs, door repair, broken window, high grass and carpet cleaning. All of these items are listed on the move out instructions as things that should be taken care of upon move out but these items were not.
Negative experience: Very much a real person, however the one star is because when I called inquiring about rental properties because I plan to move to the area, your staff was incredibly rude and unprofessional. So I one starred it because you clearly suck. And your snarky reply back about reporting my review, bish please.
Sorry for the misinformation. We had several 1 star reviews come in within days from an angry tenant who uses different names and profiles to submit.
I apologize for any issues you had when you called our office to inquire about a property. That is not the type of customer service we strive for and we will speak with the employee to discuss. Thank you.

Fantastic experience: * For the past three decades, I have had a golden opportunity to have my properties being managed with by several different Property Management Establishments. However, based upon my experience, my humble and unbiased assessment Randolph Field Property Management company stands out. Its team members led by Ms. Joyce Z has exceeded my expectations. Their entire team adhered to his sacred principles: “make sure that the landlord grants their tenants sound and mint living conditions in their properties, in return the tenants meet their financial obligations timely as stipulated in their contracts.” * Hence, their operating system run very smoothly, the tenants and landlords meet their commitments religiously. Any issue related to a particular property is notified to the landlords immediately, the repairs are done in a reasonable time and the monthly proceeds are remitted to the Landlord on the first 5 days of the month. Based upon the stellar performance that I have witnessed for years, Randolph Field deserves the exponential growth that it has been undergoing decades upon decades. In the past, I have recommended several other landlords to this fantastic company. Each and everyone of the people who hid my words is satisfied until today. Negative experience: They claim the house we applied for is not for rent. It has gone from 5 contacts to 12 contacts. I think they are making applications money on alot of people and telling them it's not for rent.
Valerie, as we advised, we did receive a set of applications prior to yours. The other couple submitted theirs on 7/10/25 at 9:02pm and 9:13pm. We began processing them when we opened on Monday morning. You submitted your application on 7/11/25 at 8:09am. At that time, your husband had not completed his so we did not run them side by side. Your husband did not submit his app until 7/11/25 at 7:56pm. You also did not submit the Pet Screening which is part of the application process.
The other couple was approved because they submitted everything timely and did not have any credit issues. When we advised you of such, we told you that we would keep your applications on file and you could move them to another property we have. I'm sorry you're disappointed but summer months are peak for rentals and homes move quickly. I'd suggest that if you apply elsewhere, you both submit your applications together with everything that needs to be completed.
Negative experience: Terrible experience with them. I would not recommend. The employee I spoke with was extremely rude and unprofessional. I’d give 0 starts if possible. They were absolutely no help. I would highly recommend to go elsewhere.
We have no record of a Kristi Garcia as a client. Also, not sure how you can review a business in Texas and a business in Georgia in the same day. Likely you have something mixed up.
If you did have interaction with our office somehow, I'd love more feedback for employee coaching.
Fantastic experience: My lease is up. The process from the beginning to the end was straight forward. They are courteous and professional. The problems I had with the unit were fixed in a timely manner. Management leaves you alone. Just be a good tenant. One thing I didn’t agree with was the “resident benefits package” ($30)being charged in full at the end of my lease (6/2) and not being able to be prorated. All n all good experience with management co. and the unit, even though that unit was so old and nothing was upgraded. Hey, you get what you paid for. Would highly recommend this company.

Negative experience: If I could leave no stars I would. I have been a tenant for a couple of years, I am so disappointed and upset at the service and lack of communication and assistance I have received. I paid for carpet cleaning and a full detail clean of the home before moving out, come to find out I’m charged an outrageous amount for carpet cleaning from this company. No communication, no nothing just here is your charge and that’s it. When I ask to speak to someone all I get is that’s the way it is and nothing else. This is by far the worse service from a property management company I have ever received. I sent in a receipt for the carpet cleaning that I paid for and nothing just a sorry this is the way it is. I tried to call the office to talk to someone and I’m told “we can’t discuss this over the phone you need to e-mail us”. To be treated this poorly is highly upsetting and the fact that I will never see my refund again is the icing on the cake. If I could find the owners of the home I would suggest they list the property with another company or rent is themselves. The treatment I am getting is disgusting. DO NOT RENT FROM RANDOLPH FIELD REALTY!

Per the lease agreement and the move-out instructions, professional carpet cleaning with a receipt is required at move-out to ensure the property is left in good condition for future tenants. When the carpet was not cleaned and no receipt was provided within the required time, we arranged for the service to maintain our standards for the next tenant. Additionally, since we didn't receive a forwarding address, we went ahead and accounted for your deposit even though the state law does not require us to. Please don’t hesitate to reach out directly at [email protected] as we do not discuss security deposit concerns over the phone as you were advised. Negative experience: Updated below!!! RUN! Day 2 of dealing with them and there is so many steps and fees that YOU have to pay but getting them to hold up their end seems to be impossible. Rented me a house in a gates community that I can’t enter after hours because they don’t have a good code or a remote then told me that all of the appliances were staying, then after a neighbor let us in the gate we got in the house and found that there was no refrigerator. So now I have to go buy that just to function properly. They won’t return calls or emails. Just RUN! AC quit, put in a work order on Sunday, apparently no one looks at repairs that are needed on weekends because AC isn’t considered an emergency to them…..it’s August…..in south Texas.
Taylor, we are sorry to hear you are disappointed in your initial experience with our company. As I explained to you yesterday, there was no refrigerator listed in MLS or on the property description when you applied. As far as the gates, we were unaware that the community had changed the gate code. We immediately reached out to the HOA for a new code. In managing the home for over 10 years, none of the tenants requested gate remotes. We went ahead and ordered one for you which will be in next week. Please reach out and let me know what call or email isn't being returned because I have texted with you and you were able to reach our after-hours number at 10pm when you initially had the issue. I'm sure that moving has caused undue stress and these issues didn't help, but they are already being resolved. Feel free to reach out to me if you have any further concerns. We truly hope that your experience is better moving forward!
Update to AC issue: Work order was put in on a Sunday. It was assigned within 17 mins of our office opening on Monday. The vendor works quickly and will have him scheduled today. It is correct that per the Texas Property Code, AC is not an emergency but it is handled in a timely manner!
Fantastic experience: All the folks we have spoken with at Randolph Field Realty have been very polite and professional. They are a friendly group of people. We leased through Randolph Field for two years. All maintenance requests were handled quickly by professionals. All of our communication with them was prompt and friendly. They were helpful and really seemed like it was important to the staff that we enjoy our experience with them and in the home. Overall, pretty darn good folks to work with.

Fantastic experience: We have been tenants for the past 3 years and have had an amazing experience so far. Recently the homeowner for the home we rented with them decided to rent to family and didn’t want to allow us to re-sign our lease and as you can imagine, we panicked. I reached out to Lana and Joyce and they were amazing. They said we could continue to rent with them we just needed to find another rental that would work for us. Within 2 weeks we had signed a new lease on another property, and we didn’t even need to run new applications! They even worked with the homeowners of both properties to allow us to end the lease early so we wouldn’t have double rent! Then the process of receiving our security deposit back was super simple and we got it back in about 3 weeks with no issues. We love the service we receive here and will continue to rent with them for the foreseeable future!

Fantastic experience: For anyone looking to rent out their rental home(s), look no further, Randolph Field Realty is amazing. We are an active duty family and we were hit with a very short notice military move. We were working with another realtor company to rent out our house and they were making it a stressful process. We reached out to Randolph Field Realty very last minute, less than two weeks before we PCS’d. Joyce Zimdahl & Thomas Zimdahl drove out to our house and were very accommodating. We signed the rental papers at our house and they had our house rented out right away, we had multiple offers and the house was only shown during the weekend after we left. My husband and I heard about Randolph Field Realty from our neighbor, who owns multiple rentals in Live Oak, TX. Our neighbor has used Randolph Filed Realty for a long time and has only had good things to say about them. Like my neighbor, we are also very happy with Randolph Field Realty. We’ve never been landlords before and they gave us an amazing experience and they made it easy. I really can’t think of anything else they could have done to make the experience and better as they were so amazing to us. They are very accommodating, and they listen to what you want done with your home. They also have a business office that you can go to which is also very nice. They also have a front desk lady, Lana, who is equally nice and helpful. You can get ahold of Randolph Field Realty via office visit, phone call, or email. They get back to you quickly which is another plus. They have an amazing online portal that you login to that contains all the documents and statements. This company is very organized and put together. They also video film the condition of your house, inside and out, before the tenant moves in. Again, I stress how amazing this company’s customer service is and how organized they are as a business.

Negative experience: Probably should have read the reviews before renting with this company. A lot like the similar reviews, the company puts blame on the tenant to make sure they HAVE to rent again from them and NOT have to give a deposit back. We left the home CLEANER than when we moved in and was still charged after they kept the deposit. Not to mention when we moved in the toilets were still in the bath tub and other issues with the home were not addressed. Other rent managements have said they have had several clients leave this one for the same reasons (not just one company either) When you try and rent else where they try and black list you so that you cant. Will not refer nor rent from this company again. BEWARE before signing your life away with this company
Hi Adrian. You vacated the property on 11/14/22 and did not return the keys to our office or provide a forwarding address. It wasn't until yesterday (2/8/23) when your file was going to collections that you seemed to have a concern and write this review. We have not heard from you in almost three months! I have reviewed your move out and will explain why you didn't get your security deposit back. You did not follow the move out instructions advising that the property had to be clean and the carpets professionally cleaned. There were touch up spots throughout the home that required the entire wall to be painted. There were missing door stops, broken blinds and burnt out bulbs. You basically did not follow any of the move out instructions which detail how to get your security deposit back. You were not charged for disconnecting the sprinkler system which caused the grass to die and the foundation around the home to dry out. I would be glad to provide you or anyone else with a copy of the move out inspection so that you can see the condition in which the property was left. Certainly you will agree that you would not want to move into the home that way. Feel free to request a copy by sending an email to [email protected]. Lastly, not sure what the "black list" comment is because we gave you a very good rental verification to your current landlord. Of course It was requested prior to your move out so we had no idea what condition you would have left the property in but overall you had been good tenants so we assumed you would have surrendered the property in an acceptable condition. We wish you the best in your new home.
Negative experience: Just read the reviews, instead of taking responsibility this company blames customers. This company is disorganized and slow to react, we had to hound them to get anything done. They won’t even tell you anything about moving in until the day of, to ensure you can’t plan your day effectively.

We are sorry to hear that you've had less than a stellar experience in the three months you've been a resident. I reviewed your file and it appears that we have communicated both via text and email many times since your initial application on 6/17/22. Most of the communication was with Nicole initially. Upon approval, you were sent further instructions in our "You're Approved" letter on 6/21/22, our "Get Your Move On" letter on 6/28/22 and our "It's Moving Day" letter on 7/5/22. I'm not sure what information we were lacking in order for you to to "plan your moving day effectively" but we welcome feedback to assist our other future tenants.
In addition, we know that there have been some work orders that were slow in getting resolved. Unfortunately after reviewing, it appears that some were waiting for vendor availability and/or owner approval. I don't see anything outstanding, but please let me know if there is anything unresolved. We certainly don't want you to be dissatisfied so early in your lease!

Fantastic experience: Edited for typo* I lived in Randolphs property some time ago.. Things didn't work out as anticipated then which prompted an abrupt move. Fast forward to 7 years later and I find out I have an outstanding balance with them.. I called and due to my account age with them I had to be transfered to Joyce whom is the director of property management. In between getting Joyce and the other young lady that had helped me get in contact with her I was treated with nothing but respect and quite frankly patience as I called every single day confirming. They took my call each time with the same positive and reassuring attitude. I know there is quite a few not so great reviews on here but in my opinion if you give respect and are kind you will receive such back. Even when I was a tenant of RFR they took care of me. Things could've been a lot worse than what they were. Joyce and the entire team of RFR should be held to nothing short of outstanding customer service and understanding. I will forever remember the treatment I received from them for the rest of my life! Thank you again!

Fantastic experience: Wife and I were in the market for a good rental. Found a place in Live Oak. Very cozy and spacious. Lana made all the paperwork very quick and d painless. And was able to get us moved in earlier. Another staff memeber Lauren has made all the little maintenance requests a breeze , quick and knowledgeable. Negative experience: This place has a low rating for a reason. We have had an ongoing situation since late December 2020 with with Randolph Field Realty over their tenants and their large dogs breaking down the surrounding fence. Leading to up to one of our neighbors dogs dead and another seriously injured, both incidence 5 months apart. I spoke with Thomas Zimball and 3 months later the tenant was evicted. But then Thomas Zimball, and The receptionist, Lana became completely unresponsive for situations regarding that matter with the injured dogs vet bill. They refuse to return calls or emails to address any situation concerning that matter. Rather cowering and ignoring that matter till hopefully went away. The tenant had three to four large dogs the whole ten years she was there and Randolph Field Realty had no clue??!! As a property management company how was that hidden from them for so long?? Their contracted worker Bobby seemed very shady and troublesome. He said he called City of Live Oak Code Compliance (Not HOA FYI) on me for a 8”chain I had connected from a tree to my fence that was OK’d and cleared by the Owner of the property. Bobby also stated that Management Thomas Zimball had also reported me to Live Oak Code Compliance for a project I was doing in my front yard. Which then I called Randolph Field Realty to express my concern. Lana The receptionists was rude, easily tempered and had very poor phone etiquette. I finally got their attention by putting this review in which then the owner covered for her workers saying I was harassing them by cursing on the phone which was totally untrue. This is more due to poor etiquette and Communication on Randolph Field Realty’s part concerning their last tenants dogs and their recent contracted workers or management being troublesome and a nuisance to surrounding neighbors. My concern is that a Randolph Field Realty is unable to properly manage A property with no annual inspections of their tenants. Now the owner of the property is faced with thousands of dollars of property damage to replace not only inside the house but the surrounding fence that their tenants dogs have destroyed. Huge lack of Communication on their part. I would NOT trust them to manage any property seeing that they take No responsibility for their tenants.
Hi Charlie! I'm sorry you felt the need to give our company a one start review for an issue you had with an independent contractor. The vendor simply asked you to remove the chain that was ran over our owner's fence and attached to our owner's tree. No one "peeked over the fence, called code compliance or called the HOA (there's isn't one FYI). Thomas wasn't even involved so I'm not sure why he is included in this review. Lana listened to your and your wife's cussing, threats and non-stop calls before she became tempered. This type of behavior is unacceptable and my staff has been advised that they are not to tolerate this type of abuse.

Negative experience: When I moved in it took them 6 months to repair my oven. When I moved out they charged me for things that were missing when I moved in like the closet doors never installed in my daughters bedroom but the handy man left them in the garage and they stayed there ever since. I lived in their property for FIVE years. They take advantage of people. The worst.

Positive experience: They are priced pretty good to use for managing property. However they are not prompt and getting back to you. They are not good on getting back to you on inspection request or informing you on the status of your rental property. On the plus side, when you do talk to them they are usually friendly and will answer your questions.

Fantastic experience: I have used Randolph Field Realty to manage my property in Selma, Texas for seven years. They are THE BEST property management company that I have ever used. They screen tenants, video-tape the property when a tenant moves in/out, and take care of all improvements required.

Negative experience: Was a first time renter with this company. The property was received/rented (sight unseen) as my wife and I were relocating to Texas from Florida. The rental was received in poor condition, dirty, however the yard had recently been cut. There was a smart phone app that we had the ability to utilize to report our concerns however we missed our cutoff point to get it submitted (the hustle of moving to a different state). A year into the lease - Randolph WAS responsive to any service tickets submitted - which is where the 1 star is coming from. No late payments whatsoever - house maintained/kept in excellent condition throughout duration of the lease (considering how poorly we received the property). Starting with us notifying Randolph about not renewing/staying past our 1 year lease - we immediately started receiving phone calls for showings (the first one with less than 10 minutes of advanced notice). This was an unexpected experience (yes you approve this in the lease I later found - the language used however seems much more innocent than the actual experience actually was (buyer beware)). These showings would also be charged at a rate of $50 for each showing that was declined. (I work from home and less than 10 minute notice on a variety of these forced showings simply was not going to work for me.). I am a reasonable person and had no issues working to set meetings up - but I have no say and they have the right to schedule on my behalf with no notice?... Get out of here! Moving on to our security deposit... We expected 0 issues with the return of our $1350 security deposit as we thought we had left the place better than which we had received it. Well - we received our check in the mail today - to find that we had been charged for carpet cleaning (despite us receiving dirty/stained carpets that needed to be cleaned from the start), $70 for trash disposal (we left a few items behind/forgotten in drawers - however for less than a trash can's worth of items left behind?), $8 for a light cover? (nothing was changed by us), $161.29 for a pest re-certification (although I had to handle pest control on day 1 to combat existing pests - received with the house), $375 for cleaning of the property, $45.00 for (unpaid/accelerated rent) despite us paying/satisfying the last month of our lease. So the grand total of our returned security deposit was $351.58. ($1000 to make ready a place that was cleaned before we left...?). Seems a bit questionable but - its not what you know - its what you can prove - right? We definitely learned our lesson for taking detailed pictures/video before we step foot inside of our next rental. Shame on us for not showing them the state of their own property before we accepted it (procrastination for the loss!). I would highly recommend you think twice before renting with these people - they will all but claim your security deposit as their own under the guise of "repairs" if you are not careful/fully prepared to justify your situation. 7/26/2019 To address your concerns.
1. You accepted a property sight unseen which we highly discourage but understand can happen when relocating from another state.
2. The owner spent several thousand dollars to bring the property to a good condition prior to your move in: $450 cleaning, $110 lawn, $529 carpet cleaning, etc. The property was provided to you in a good condition.
3. You were provided the opportunity to complete a move in inventory/condition form to document any concerns which you did not do.
4. At any time you could have contacted our office to discuss your concerns and we would have resent out any vendors that completed work that did not meet your satisfaction such as cleaning, carpet cleaning, etc.
5. You are provided the opportunity to submit work orders online at your convenience to request service or express a concern. Again, you did not do this.
6. The property was pest certified prior to your move in. You signed an acknowledgement that this was completed and that you were aware that you were required to do so upon move out which you failed to do. The invoice was $161.29...the same amount the owner paid to have it certified prior to you moving in.
7. The lease requires that the carpets be professionally cleaned and a receipt provided upon move out. You did not coordinate the carpet cleaning or provide a receipt. You were charged $264.13 by the vendor.
8. There was trash left at the property. The cost was $70.00 to remove which included the labor and dump fee.
9. You did not attempt to clean the property (which you acknowledged in our phone call a few minutes ago). The vendor charged $375.00.
10. You were charged $8.00 for missing globe in one of the bedroom closets. This was done by an RFR employee and you were charged for the globe only, no labor. A handyman would have charged a minimum trip fee plus the cost of the globe. (Globe was present at move in video).
11. Declined showings are $50 if scheduled and declined. However, if we were aware of a request 10 minutes prior to showing, we would have allowed you to cancel. We believe that an hour is a reasonable advance notice on a showing is one hour. Again, you did not reach out to our office to discuss your concerns.
Tenants was charged and has been provided invoices by each vendor. These are not RFR charges.
While we understand that both moves were done quickly, we also provided you with opportunities to ensure that you were not falsely charged for anything. We took a videotape prior to your move in which was used to determine the accounting of your security deposit.

Negative experience: We leased a home through this company not even one month ago and its been a Nightmare from the day we moved in. CAT Hair EVERYWHERE throughout the house even in the fridge! I vacuum 3x times daily and still can’t get rid of it all. I even use a lint roller in hopes of removing it off the staircase. The door knobs are falling off left and right along with the door stops, which is a major choking hazard for our small child. The kitchen cabinet doesn’t shut it stays all the way open due to the hinges being stripped. The Community Pool which was Falsely Advertised in the home ad on Zillow because we do NOT have authority to use per the HOA manager Glenn who even told me “We often receive calls from residents in your community thinking they're part of ours It's unfortunate that realtors use us to get their properties rented.” The home was 80+ degrees when we moved in & programed to not drop below 77° we did not get a technician until we called and followed up 2 days later when we were told the home was under a “Home Warranty” & they had no control on when the technician came, However, we were told by the realtor it was not an Emergency unless it was 103°. We were able to request an AC technician come out and he did maintenance on the froze up AC and fixed the programmer for us. We were issued 2 garage door openers that don’t work (still after notifying the company the day after we moved in a month ago, don’t have working openers) They had the yard mowed 2 days before we moved in and charged us $70 (Which we paid) claiming the HOA is strict. The HOA here actually has a volunteer program, & if you qualify they send out volunteers to mow your yard and seem very understanding due to all the overgrown yards in the neighborhood. I am normally not one to complain, and a very understanding person but this is not what I expected my family to be going through when we chose to do business with this company. We are very upset about our current situation.
Good afternoon Jessica. It is my understanding that you took the home sight unseen, so please allow me to address your issues:
1. I can't imagine how there is cat hair EVERYWHERE. The home was professionally cleaned and the carpets were cleaned. Should either of these been an issue upon taking possession of the home, you could have called our office and we would send the vendors back out. (The carpets were actually cleaned twice because when we went to do the move in video, we noticed someone had walked through the home with muddy shoes and did not want to turn the property over to you in that condition.)
2. There have been no work orders submitted for cabinet doors or door stops. If you would like to submit one, we would be glad to send a handyman out to check your concerns.
3. There are TWO community pools (Pickrell Park and Northcliffe). What you are referring to is a neighborhood pool which does belong to the adjoining Woodland Oaks. We never advertised being able to use that pool.
4. Unfortunately when a homeowner has a home warranty, we are obligated to use their service. We have no control over their scheduling. However, our maintenance coordinator did make an exception once you notified us that you had a small child living there and sent one of our vendors out the same day. The vendor charged $289 to resolve the issue after hours and the home warranty would have been $75. So I'm not sure what the complaint is about this.
5. We don't take the garage door openers to the office once they are surrendered by the previous tenant. When they turned them in, they did not advise that they didn't work. It sounds like a simple battery change will solve the problem. If not, we would be glad to purchase and program new remotes for you.
5. You signed a lease for 5/10/19 which is the date that you are responsible for upkeep on the home. You did call to advise us that you wouldn't be in town until 5/29/19. As a courtesy, we had the lawn cut so that you would not receive an HOA notice (yes, they are very particular about the neighborhood upkeep). We are unaware of any "volunteer mowing" in your HOA. As you can imagine, it would be next to impossible for us to keep up with all of the HOAs and the different services they offer.
I'm sorry that you feel we have provided less than stellar service upon your move in. This is certainly not how we do business and some of the issues sound like they could have and can still be resolved with simple communication. We actually do not like to rent homes without the tenants seeing them first but made an exception since your family was coming from out of state.
Our hope is that things turn around and you enjoy living in our community!
UPDATE: November 2019 - tenants were EVICTED for nonpayment of rent.
Fantastic experience: I Pcs'd from Fort Hood Texas and had to go through the process of putting in an application ,signing for the lease, paying deposits and rent from there . It was all digital easy and Lana was so helpful and walked me through the entire process. She was helpful , patient and very kind. She went the extra mile to ensure that my transition was smooth. Once I arrived I was able to do a walk through on an app which made it so much easier then to have to do a paper one. About three weeks into living in the house I put in a work order and recieved a call within 2 days because it was non emergent and it was repaired within 2 days after I made tge appointment for the company to come out. A lot people are quick to put in reviews when they aren't happy about service but do not bother when they are happy . I appreciate this group and am excited about dealing with them for the duration of my lease ... I just wanted to follow up withwith this reviewreview. 3 months into my lease and I am still having a great experience with this company . I put in a work order last night and someone came today to repair the problem . If I could give them another 5 stars I would !! !

Positive experience: *update* communication is key call and talk with the office manager she is really trying her hardest to get things right. I really appreciate her honesty and understanding. I have only been renting from this company since March and it is a hassle to get them to come fix issues. It took a month to get a toilet repaired and now both of my bathrooms from upstairs are leaking into the downstairs. I called the emergency line several times and whoever has the emergency line phone sends it to voicemail after two rings. This company is the worse do not rent from them because you will never get anything repaired. I should of stayed with KClark Reality.
Tenants moved into one of our rentals on 3/1/18 and submitted 22 work orders within 90 days. Owners made necessary repairs but was overwhelmed with the amount of requests (many not necessary but tenant requested to be done). All calls to the emergency line are routed to voicemail and followed up if it is a true emergency as defined by the voicemail. All other requests are pending until the next business day.
Negative experience: Terrible business practices. Run away quickly if you are considering doing business with these folks.
Tenants moved out of one of our rental properties on 7/31/16. The landlord accepted their three large dogs after being declined from many other Property Management companies. He even reduced the pet deposit for them. The tenants received $1750 of their security deposit back. They were charged for installing a satellite dish on the home (listed as a violation in the lease), a non-refundable pet fee noted and agreed upon on pet addendum and a fee for declining three showings. All items were notated on their security deposit disposition and have not been disputed in the past 2.5 years that they have been gone.

Tenants moved out of one of our rental homes on 10/14/18 after requesting to break their lease. We successfully found a replacement tenant for them in a timely manner, thus reducing their expenses. Tenants were charged for items not completed upon surrendering the property such as: unpaid electric bill, painting above normal wear and tear, trash removal/dumpfees, cleaning, deodorizer to remove excessive pet odors, blind replacement, light bulb replacement and cleaning. Tenants are given the option to complete these items as noted in their Move Out Instructions but failed to do so. Items were deducted from their security deposit according to their lease and Texas Property Code.

Negative experience: Stay away from this company. This was our first time hearing about this place while we were looking for a rental home. I truly believe this is a scamming company out to get many to turn in applications for a rental, be horribly rude and try to discourage you so you could say forget it, all so they keep your application money. This rental we had been looking at has been for rent since Sep.and it's still vacant?! The add says it's move in ready but when we went to see it, the inside of a room had a hole in the wall, screen door was missing on the sliding door, the garage door was dented and not in working condition. isabel is a very rude, cold hearted lady who has absolute no care about anything, she is there only for the paycheck and nothing more. She always talked to me in a very unprofessional way, treated me as if I was lying and twisted my words. I asked her how everything on our apps looked and she said "I don't know, I can't tell you until we verify your rental history,your current landlord said you haven't given them notice!" I then said " We have talked to our manager at our apt. and they are aware we are looking for a house and we haven't given them a 30 day notice yet until we knew we would get approved by Randolph." She then went on and said "well, you need to give them notice so we can finish processing your application"I said ok then we will do that if that is all that is needed to continue the process. She said she would call us when the office sends over confirmation of our notice. The next day isabel calls me and says "I called the apt office and they said you haven't paid your re-letting fee and you need to pay that in order for us to continue your application" I said,we haven't paid it because our manager hasn't billed us, and we would pay it before we moved out of our apt, but does everything else on our app look ok" isabel said "yes but she would call them and make sure that's what they are saying cause we don't want you to do them bad and do us bad too if you moved" I said ok, she will tell you the same, we have a perfect rental history and have never had any issues anywhere we have lived, and that's why we are communicating with our manager to let them know we are looking to move and may have to give notice, even paying a re-letting fee" she called me back 2 days later and said " I talked to them at your office and they said your fee was due when you move, so since you can't pay that fee we have to move on to another applicant on that house and let the landlord decide who they want" yes folks, just like that! " I responded back to her saying 1st of all I never said we couldn't pay our re-letting fee, I said we haven't paid it because we haven't been billed yet which will be due by the last day at our apartment and now you want me to go pay a re-letting fee that isn't due yet but yet you are going to start processing another application and let the landlord decide who they want?! We have cooperated with you all and done what you want us to do even risking giving notice where we live,not 100% sure if we would get approved. So if all you need is for us to pay the re-letting fee, if I go pay that right now will that complete and approve our applications, and isabel said "well, we are starting the other application and will let the landlord decide." I said ok that makes absolutely no sense at all,we have done what you are asking us to do and are willing to go pay this fee but now your saying the landlord will decide?! I said forget it, I am not gonna take any more chances with a company like this, this company is shady and is a big scam, even though we lost out on $100.00 it doesn't bother me because at least we're not bound to a 1 year lease with an unprofessional, unorganized scam company! I can't imagine how they would mange the rental! I gave them 1 star cause I had to otherwise they would get none!
We are unable to approve applications without valid rental history from past or current landlords. Many companies will not provide this information until a tenant has submitted their notice to vacate. Based on the situation, applicants were trying to break their lease early. We discourage this type of business and suggest that they work with their landlord to come to a resolution. If a timely resolution is not reached and we are unable to verify rental history, we move onto other applications per our rental guidelines which were provided to the applicant.
Negative experience: absolutely terrible when it comes to fix things. ive requested to fix a garage door that won't work for over 6 months. they will not fix it. i get ignored and told to leave messages on someone machines that so happens to be out. also, we have been living here 5 years, and ive only requested for handful of things to be fixed. water leak, broken ac, broken door knob.
Garage door openers are "as is" and not considered as a required repair. Owner requested to hold off on the replacement until a further date. Other repairs (water leaks, A/C and door knob) were resolved in a timely manner per the lease and Texas Property Code.
Negative experience: Their agents are liars & thieves, especially Isabel. She will tell you what you want to hear to get you to pay your application fee, and then continue to take multiple other applications, hold on to them and then submit them all at the same time. And, when I called her out on how unethical that was, she just kept hanging up on me. She also knew we had a week until we had to be out of our current home and held the application for OVER a week before she even ran it.
We accept applications on a first come, first serve basis. However, if an application is submitted and the applicant does not provide the required documents, we will continue to accept back up applications.
