Fantastic experience: Karen and Doris are amazing quick and efficient. They know what there doing. Very helpful and fast paced. I was in and out. And they fixed my pair of glasses along with helping me adjust the new pair of glasses I bought. Doris is amazing 10/10 would recommend .
Fantastic experience: Where do I even begin? Valerie Palumbo is an absolute gem of a property manager! From day one, her professionalism, attention to detail, and genuine care for the residents have made living in this townhouse community an absolute delight. The community itself is impeccably maintained, with beautiful landscaping and top-notch amenities. But what truly sets it apart is Valerie's dedication to her role. She's always available to address any concerns, quick to respond to maintenance requests, and goes above and beyond to ensure every resident feels valued and heard. Trust me when I say, you won't find a better property manager than Valerie Palumbo. She's truly exceptional at what she does, and I feel lucky to call this community home under her management.
Fantastic experience: Amazing community to live in. This is my first time renting and it has been a great experience. I have been there for almost six months and the community is always well maintained, all of the amenities are always clean and organized. Valerie from management has been amazing to work with, she is always available and willing to assist me with anything and responds very promptly. Thank you Valerie.
Negative experience: This place is trash. The only good reviews are when Corina was in the office. Corina was very sweet and would constantly ask people to write reviews. Don't believe me, just look at all the good reviews that mention her name. Also most of these units are renters so the private owners add great reviews try to offset the bad reviews in order to get renters. The office staff now is rude and lazy. The guest parking is ridiculous. The place used to be clean and well maintained but not anymore. It looks dirty and the office staff does nothing when you mentioned it. If you want to live with ridiculous rules, a dirty property, and a rude and lazy office staff this is the place for you.
Fantastic experience: Great little complex with friendly people, good staff running the place, and nice amenities for the tenants.
Positive experience: If true that Corina will be leaving as Resident Services Manager at Cypress Pointe, many will be very disappointed. She has represented us with utmost professionalism, and we have been proud to have her being the face of our community. Hopefully this is not the case. Again, it would be a real disappointment. Fantastic experience: Amazing community! I have sold and had many clients rent out units in this community. The association manager is very kind and always willing to go the extra mile to work with even the most difficult situations. Overall, amazing community and look forward to working with her again!

During that time, I’ve worked with other resident service managers but none as responsive, professional and helpful as Corina Flores, the current Resident Services Manager. She is very diligent about getting back to me with a resolution to an outstanding issue or relevant information to address my concerns. Positive experience: I have been living here for 5 years, 2 different units. We have new office staff who are great, especially Corina, she's a doll. Pros: -Well-maintained community-great job maintenance and landscaping crew! -Ideal location for good schools, shopping and highway access. -1,2,&3 bedroom units available. -Townhomes have decent sized rooms, great closet space and garages. -Very safe and quiet neighborhood -Very dog friendly Cons: -Entrance gate access is difficult for guests, especially East gate, where residents can bypass guests trying to get in. Gate should be near callbox. -Not very kid friendly, not many sidewalks on East side and outdated playground (Children need to play). -Guest parking is a problem (especially overnight) so single people forget it, only 14 overnight passes a year.
Fantastic experience: The COA is very helpful, and the management employees Corina and Brenda do a wonderful job. I am very pleased with how the property is maintained and the new COA board be a great help. I am very happy with how dog-friendly the community is, and the COA has taken very active measures to fix community issues. I look forward to elevating this community to become one of the best COA’s in South Florida.
Positive experience: Truly a beautiful place to live! The pool is resort/spa quality and I loved my unit. Also dog friendly and it’s nice to see people walk their pups. The office is helpful with clarification. However, they had the police tow my car and I got a violation for a separate occasion when my tire was on one of the double lines. I couldn’t move it. I was out of state. A family member was on hospice. They also gave my neighbor an issue about...plants. On her porch. They are also a real pain about the gate and who has access to it. My dad couldn’t get in even though he was the only one staying at my place while I was confined to the hospital. I had an opportunity to buy my unit but the HOA is too ridiculous.
Fantastic experience: I have been dealing with this community for 13 years as an owner and a realtor that place very happy tenants in Cypress Pointe - Coral Springs they all love it and happy with the way the property is managed and always kept in excellent condition clean and safe. I must say that what makes my experience so good is dealing with the amazing Corina Flores, the Resident Services Manager, she is always on top of things return calls and emails so quick and always there to help and follow up on any issue I have. Corina is a pleasant, kind professional person I’m glade she is the front face of this community as it does add to all other values of the community ! Keep up the excellent service I would truly ignore all the reviews of people that complaint about cars being towed or other issues that are violating the rules and regulations of the community . We all should be happy that management is doing their job day and night the right way to keep the community safe and pleasant to all owners and tenants … Thank you

Fantastic experience: I am a realtor and often have to call up associations or property management companies to inquire about the particulars of a rental or a or a purchase. I spoke with Corina at Cypress Point at Coral Springs and she couldn't have been any nicer or more helpful. I would love to say that this is always my experience but I am hoping there will be more like her out there making our job as Realtors easier!

Fantastic experience: My experience so far has been pretty great. I was a little skeptical reading some of the reviews but the management office has been super helpful with any of my needs and the community amenities are and overall cleanliness makes this place feel like home. Community guidelines may seem strict but it's much like living in Weston in the sense that it's not a free for all, do whatever you want community. I personally prefer that. Only concern was acquiring a parking pass after office hours close, but as long as you email the office during the day, they will leave a pass for you to pick up whenever you come home. Corina at the front office has the best Netflix documentary recommendations! Very pleasant person to talk to.

Positive experience: Corina in the office is most professional & very helpful. The complex is well looked after, the landscaping is good, the area is clean and it's very convenient to shopping & main highways. The main gate is sometimes a problem & there is often a line. Perhaps an extra entrance box could solve that.
Fantastic experience: We have a property on this community and the front office staff members (Ms Corina Flores) is VERY professional, customer oriented and ALWAYS doing her best to provide excellent support and guidance. Its a pleasure working with someone like her. She always responds to our emails with questions/observations and/or returns our calls in a very diligent way.

Fantastic experience: As an owner/landlord in Cypress Point, I am so happy to see these negative comments and complaints about association rules being enforced and people complaining about stern and professional front office personnel. Lets me know that owners won't be left out in the lurch by careless renters who are used to taking advantage of apt complexes and landlords. If you're a renter you should be happy too so you'll know you can come home to an orderly environment.
Fantastic experience: This is by far the best place to live. Sure there’s some rules but rules are good if you want order and cleanliness and a quiet neighborhood, not some nasty run down uncared for complex. I completely disagree with steph K below. I’ve been here 3 going on 4 years and never had a problem. Donna was amazing with the application process and extremely diligent. She will be highly missed. If you asked every person who lived here now, they would all give 5 star reviews. Thank you cypress pointe and United community management company for doing your best to give us a great clean safe neighborhood.
Negative experience: So I looked at an apt about a week ago (it’s through a private owner who owns several in there). The overall layout was very nice. It did have new paint and floors. It did have some old appliances such as fridge, washer/dryer (the dryer had a huge rust circle on top) and the toilet was disgusting. Looks like it had to be the same toilet since whenever this place first opened. For the amount of money to pay before I would even want to begin the process, I asked for them if they would replace the toilet. They only would clean it and put on a new toilet seat. The inside bowl part and tank was still very rusty as well. But ok, fine I would deal with it. Then came the application part and the HOA. I already read several reviews about the HOA and these rude office ladies. Has anyone every heard of your name HAS to be on your car registration?! Mine was still under my dad which you can’t add your name or it be in your name until the car is paid off. Everyone I asked has never heard of that, must be one of their insane rules. I saw a lot of reviews about the lady named Debbie which is the one who I saw when I tried to drop off the application and she did come off rude. After telling me about the car registration she just is like “So what are you going to do?” LOL And after reading about this guest pass situation (when people clearly have guests late night and weekends and the office is M-F 9-5) and cars always getting towed, I’m turned off. And their gym and pool still isn’t open. They are clearly the Karen’s of HOA. Go elsewhere!

Fantastic experience: This is not an apartment complex. It's a residential condos that's run like a resort. It's luxurious place that is well maintained and safe. I rented a condo here before I purchased a house. Definitely worth checking it out.
Fantastic experience: Beautiful and well-maintained. Of course there are always little things you can complain about when living in a gated community, but this one is very pleasant and safe. What I see here is a bunch of people complaining about having to follow rules that were to disclosed to them when they moved in. Then they get here and are mad that rules are actually enforced in the interest of the whole rather than just the individual. Sorry to tell you - that's life in a condo or HOA. If you don't like it, put up the money to live in a home not bound by those restrictions. The townhomes are well appointed and comfortable. I live on the preserve and its scenic and beautiful. I have never had an issue with the common areas, which are all clean. I enjoy living here.

Negative experience: Oh God, I understand now… after seeing all the reviews posted in here it all makes sense. My cousin and niece live in this community, and she is being “evicted” by the HOA because they are not going to renew her contract. The owner of the townhouse she lives in is very happy having them in their house, and they want to extend her lease contract, but they are unable to do so because of the HOA's decision to decline her stay. My cousin bothers no one in the neighborhood, my niece is almost never home because she goes to college and they both work all day. My cousin, a widow, went to the office to find out what was going on and to see if she could fix, arrange or correct anything, and she was told there were many complaints on her and her dog… all nonsense, one of those complaints: She temporarily and very briefly parked her car in front of her house (on a dead-end street, and she's at the very end) to get all her grocery bags so she doesn't have to walk all the way carrying all these bags from the parking, of course the security dude who goes around taking pictures of everything he sees (that's an interesting job), got her doing this and she is now penalized because of that too.... so then she managed to find the words to speak back to the rude and unprofessional lady in the front desk, and the answer was a profound statement: “This conversation is over!” Are you kidding me? It is absolutely unbelievable this is happening without a hard punishment, I mean, what kind of fool you have to be to provide an answer like that? And how can you keep a job that demands to talk and help people, while being an empty-head bully like that? And most of all, what kind of association and members of the board are in here to allow this kind of gross behavior?!! Are they not reading this? Is it that no one tells them what is happening and they have a blind vision of what is going on? Or is it that they know exactly what is happening and yield every action of her behavior. This is beyond understanding and very, very sad. After asking around, it was no news to everyone surveyed this is just “the way it is”. I can’t believe so much power is given to these associations to do whatever the hell they want because “is it the rule” of the association. This should be illegal and punished. When I to come to visit my family I have to go through a gate, and honestly I don't have a problem with that, except to the fact that when my cousin authorizes the visit, I don’t have enough time to reach the entrance before the arm comes down and this is because of the three speed bumps before I reach the door!! It means, if I want to be there on time before the arm comes down, I need to break my suspension apart, let alone get anyone who’s in with me, hold on to anything they can so they don’t hit to each other or be thrown out of the car. Once I had to try three times before I successfully made it on time, but also made my wife very unhappy. I mean, I am so happy I don’t live in this community and I don’t have to go through the hassle and torture my unfortunate cousin and other home owners go through, and I don’t have to force my guests to experience what I have to when I come here. I am so happy she is moving out though. This place is a real nightmare, I feel very sorry for any person who lives in here, or is trying to move in without seeing this unless, of course, they are as psychos as the board and the front office lady.
Negative experience: WOW whatever you do DONT LIVE HERE! they are so rude and unprofessional, they don’t allow trucks or suvs, so you basically have to drive a smart car to live here. All these reviews speak for themselves. Thank god we dodged a bullet by not living here

Negative experience: They had the nerve to try and evict my neighbors family bc they have their kids playing outside IN THE PARK! But because they were supposedly unsupervised they want to act like they are obstructing traffic and causing ruckus to the neighborhood. The manger on duty is ridiculous - this whole place is a joke. Save yourself time and money especially if your colored. I will be moving soon! Period !
Negative experience: 3 Things that you NEED to know before moving here: 1. The front gate entry is POORLY designed. If a visitor / a owner without a gate key gets let in from the dial box there is a timer the closes the gate that will close so fast you will not be able to get in the gate!! And then the only way to get out of other car's way is to reverse. Well imagine a line of 6 cars and the 1st one cant get in. ALL HAVE TO REVERSE. If the car before you gets in and you go a fraction of a minute after then the gate will close even if you had access from the dialer. ITS SOOOO ANNOYING. There has been over 20 times where the gate has closed on me after less than 7 seconds. I literally have to speed to get to the gate and there is a speed bump right after the dialer. Scary. 2. The trash is in the front of the complex and there is only 1 working door at the gate to get in thru (at least on the right hand side entrance) which is the one that requires you to cross the street right in front of the people at the dial box. The door that has sidewalk access has no door knob and is locked!! (This also plays into issue #1 if someone is walking in front of the dialer then the gate will close because you waited too long!) 3. The rules for guest parking is almost comical. If a guest stays with you, you have to request a pass for them to park in the guest spot or else they will be towed at the owners expense. Okay, I understand why a pass is needed but you need to request one EVERY TIME the guest stays, yes you can get a date range but imagine not knowing the exact days?. As well as if there is an emergency situation where a guest needs to stay with you what are you going to do? They will get a warning and possibly towed. A horribly thought out guest system.
Negative experience: Buildings in bad condition, no Cafeteria or food available. Everything looks old and bad condition. I had a bad experience in that hotel
Negative experience: I moved in with a two year lease but Debbie's Toaster Troodle lookin azz thought it would be a brilliant idea to give me a car deacal that expired in one year. And these humbug bumble morons had the AUDACITY to try and tow my car. You little snitzels are lucky I was there to catch it in time. >=[ Hmph!

Negative experience: The place is beautiful but the people that work in the office Debbie and the property manager Marti are extremely rude to residents. Do yourself a favor and look somewhere else. Trust me.

Negative experience: Hoa harassment, worst community to live in, people in the office are extremely rude unprofessional and inefficient. Kids are not welcome at all, the office will harass you with constant letters, you will find more freedom in jail than is this condominium. I would not recommend anyone to rent or buy here, you even have to sign in to use the pool, no kids, drinks or anything allowed in the pool, the security will constantly go around the pool and watch you like being in kindergarten. I couldn't wait to move out, worst experience of my life, I hope I can save someone from making the mistake of moving to this place. Walls are not properly insulated.
