We went into it with a lot of uncertainty of how to deal with living off campus, but everyone here made it such an easy and rewarding process. Thank you!

Negative experience: Super confusing to work with, all information was sent in a million different emails and from different people who clearly weren't communicating with each other. But they do work fast and respond to emails quickly..

Negative experience: They apparently don't allow co signers if you have bad credit. Better communication could benefit the experience of others in the future. I was not happy, as I was denied and told that they don't use co signers if you have bad credit.......

Negative experience: I have been trying to contact them for over a month with both emails and phone calls and I don't ever receive a call or email. Extremely hard to get a hold of them especially when interested in a specific listing. Very disappointing

Fantastic experience: Used them to get an off-campus house, and has gone without a hitch. Company is quick to respond and gets maintenance done fast. Working with property manager Katie and leasing manager Jack Boyce have been very pleasant.

Negative experience: Bad experience with 413lease. It is hard to get in touch with them. There was no way to speak to anyone on their phone line, and they took a while to get back to us over email even when we were applying for a lease that started the next week and were trying to find out our application status. When they finally gave us our application results, we found out we were denied for the reason of "insufficient income". The application for the place said we need to make over 3 times the amount in income of monthly rent. Between everyone on our rental application, we obviously surpass the required income level, so their reason for denying us seems to make no sense.

Negative experience: Extremely upset by a recent interaction I had with 413 Leasing as they scheduling a showing of my property and provided me with less than 24 hours notice that 3 strangers were going to be entering my home, I work from home and had no option but to remain there while they paraded through. When I mentioned my discomfort with this occurring it was met with little to no concern. They are clearly focused on bringing in new renters since I am leaving which I understand. However I am still a customer of theirs for the next couple of months and it just makes me feel very trapped.

Negative experience: I contacted them regarding a property through their website contact page and left a voicemail as well. It took them a week to get back to me to just say the property was rented. Of course it was, it was a week! I won’t inquire about another one of their properties.

Fantastic experience: I was having trouble finding a place for next school year but 413 Lease came to the rescue. They were transparent about the process and made it easy to apply for their places. They're the go to for this area.

Negative experience: Make sure you're communicated with EXACTLY what this "brokerage fee" goes towards. Otherwise, they WILL make sure to take advantage of a situation. A.K.A. people with less than perfect knowledge on the real estate world!

Fantastic experience: If you move quickly, they'll process everything at that pace. We missed one of the apartments because we were slow but in the second time, they matched our quick pace and we were all set! And you cannot find more affordable rentals anywhere else. Hope they keep it up. Need more brokers like them in Amherst!

However, they never got back to us despite calling and emailing repeatedly. Terrible communication. Even if it had been rented it would have been nice to know....

Negative experience: Hard to get a hold of when there are issues you are dealing with but will be very responsive when there is something they need. Most times when I call I get no answer and get no response when leaving messages.

Negative experience: My son and his girlfriend applied to rent an apartment through 413 Lease. He submitted his application on June 15. They held his application through the first of the month, thus denying my son the possibility of other housing for July 1. They then told my son of a move-in delay due to floors being finished. Finally, on July 9 they denied him citing reasons that were readily available to them on June 15. Treating applicants with disregard is one thing, but my son and his girlfriend are trans and thus a protected class with regards to housing discrimination. It is obvious by the lack of complains here that my Son and his girlfriend are the only applicants to have been treated this way by 413 Lease. Hmmm... what does that indicate? As of today my son and his girlfriend are still living out of their car. I asked the owner, James Beadly, to take responsibility for what he has done and immediately put them up in a hotel. He did not seem to understand the problem and has yet to do anything to help the people that he has made homeless.

Fantastic experience: This review is exclusive for Vertex realty, which to my understanding is a branch within 413 Lease. I worked with them while living in Amherst and it was an absolute pleasure. I really appreciated the hard work of the property manager Erin. She was kind, personable, and extremely easy to talk to. I felt like she worked hard for me as a tenant to assure that a) I was living exactly as I expected by providing maintenance and property information and b) by proving quality customer service through personalization and by being genuine. She really enjoyed my cat which made me feel special (I do have an amazing cat). Anyways, if you sign a lease with 413 Lease hopefully your property will be with Vertex because Erin is the best and I will miss working with her!

Negative experience: The gentleman we met in person was very personable and helpful. However, the entire process is geared towards undergraduates and the online application process reflects this. It was actually more difficult to fill out for non-students. Also, if I’m paying a fee to them I expect them to be more helpful and flexible. They insisted we work to their very limited schedule for showings and would not accommodate work schedules.

Fantastic experience: Simple and streamlined brokering process made it easy to secure our apartment. Staff was friendly and extremely helpful. Would absolutely recommend to those looking for undergraduate housing.
