Fantastic experience: I have lived at their Tustin View Apartments for almost 3 years, and I have seen drastic improvement since Christina Martinez has taken over!! I was locked out of my apartment after hours and Christina went above and beyond to not only let me in but make sure I could get in and out of the gate. She also checked on me to ensure I was safe!! I really needed that kindness and concern at that moment. I am so grateful for her and I really enjoy my space there. Great place to live and great customer service!

Negative experience: Dont rent from this management company. Never bother to repair anything when requested. Very quick to Evict a family with kids days before the holidays.

Fantastic experience: My time at Lemon Ave apts through Allen Properties was very pleasant my manager Flora was amazing through and through and went above and beyond with her customer service and people skills. Greatly appreciate the time spent there and their professionalism.

Fantastic experience: Been living here in pear tree village in Anaheim about 3 years never had issues, manager Christina very helpful and understanding also maintenance worker very polite and kind man, my family enjoys it here.

Fantastic experience: Peartree Village, one of the apartment manage by Allen Properties in Orange County, Anaheim. Peartree Village's manager, Christina Delgado, is kind and friendly. She's alway helpful when things are need to fix around apartments. Things that need to fix/maintenance are always fast and finish in a day or two.

Negative experience: Terrible company and they have terrible managers at their apartments. They make up debt payments for you to pay once you move and never reply back to you. The apartments are filled with roaches so disgusting and the upkeep on the apartment is non existent. The manager of one apartment complex (Luana) is very rude and completely unprofessional. Do not rent at these properties stay far away.

Fantastic experience: Nice apartment complex. I've been living at pear tree village apartments for 6 years, and any maintenance I need . The manager Christina is so helpful and acts fast with every thing I need . Nice and professional manager, and I loved this apartment because she manages, and take care of the complex in a professional way .

Fantastic experience: Was a longtime tenant at their Redlands Los arboles property. Within the past couple or years they brought in a new manager Adriana who was absolutely the best property manager I have ever had! I'm giving them 5 stars for her basically alone. Give her a raise and a promotion asap!! Looking at reviews, one bad manager can tank a property's reputation and by virtue thereof ownership's. If you are looking at reviews for the Redlands property, you'll be in good hands!

Negative experience: It's a sad state of affairs when the person in charge of managing the apartments is the biggest obstacle to resolving issues and ensuring a pleasant living environment. Not only is she incredibly disrespectful, but she also lacks basic professionalism and courtesy. all three gates leading to the property have been broken for over a year now, creating a security hazard for all residents. It's astounding that such a critical issue has been ignored for so long, showing a blatant disregard for the safety and well-being of those living in the apartments. I had to change my tires twice because there are always nails in the parking that goes in the tires. washing machines provided are also always broken and residents need to call to get it fixed also never enough to accommodate the needs of all residents. Attempting to address any issues with her is always a fight and misunderstanding because she is never willing to help. She not only refuses to acknowledge her mistakes but also resorts to childish behavior like arguing and fighting. Last week asked manger I think her name is Briana to come take a look at the AC because it’s not cooling at all, PS I lived in this apartment for 5 years so when AC is not cooling my family and I will know and won’t complain for no reason. After couple days she came to my apartment insisting that the AC is cooling after I had it on for 8 hours and temperature inside was still so high also my sister and I where sweating had to leave the house and go somewhere because it was so hot in the house. She said she will send someone to look at it in two days and of course no one came so we had to fix it and pay for it because it was impossible to be inside the house like this! She came back fighting with us and trying to prove her point and that she had pictures of the thermometer that it’s cooling knowing so well that it was not. Even though never asked her for money or to pay us back for changing the filter and fixing it. Also pool is always closed every summer for being under maintenance and the excuse of the pool being closed has become a tired and unacceptable norm. There is NO chairs or any tanning bed that you can use In conclusion, the unprofessionalism, disrespect, and incompetence displayed by the manager of these apartments, make it a regrettable and exasperating experience for all residents. It's high time for a change in management to ensure that residents are treated with the respect and consideration they deserve.( Glendora sierra west )

Negative experience: Do NOT move in here. The management does not take care of any issues in a timely manner. We have needed replacing our front door frame and door for 3+ months and it has not been taken care of. Managements catch phrase is "To my knowledge it has been addressed and taken care of.", when it has not. We had water leaks from neighbor and it took them at least 3 weeks to get it taken care of. Mold developed and they refused to address health concerns. AND TERMITES! OVERALL DO NOT MOVE HERE. I regret it!

Negative experience: This place is a rip off save your money and go to another apartment if you can. They never gave back the deposit and tried to charge us for electric water and garbage after our contract was up and we had already moved out. This place is super shady. RUN AS FAR AWAY AND AS FAST AS HUMANLY POSSIBLE.

Negative experience: Upon leaving, they sent me a letter stating that I had a balance owed to them and that I would be taken to collections if not paid by a certain date, except that it was for a different tenant and different apartment number. No big deal, I called them and they said they would resolve the issue. Here's where the problems really start...They did not update me on anything for over a month. California law states that a landlord has 21 days to return your security deposit with itemized deductions. From September 24th - November 8th, I had nothing from them. Naturally, they forfeit (by law) their right to deduct anything. They finally sent me a check...with deductions! Even the check dated for November 8th is more than 21 days past due. Long story short, they're going to small claims court because they never answered my calls, responded to my emails, and then had the audacity to still deduct from my security deposit after holding my money for longer than 21 days, and threatening me with collections. Horrible. Response to the owner: A check dated 11/8 when we moved out on 9/24 is not within a 21-day time frame. The check was not for a full refund. California law states that after 21 days, the property owner forfeits their right to any adjustments. Not in a timely manner, and there was no answer to my calls, everyone is always "not in the office right now", and you never followed up or responded to my emails.

Negative experience: DO NOT LEASE HERE, THIS PEOPLE-ALLEN PROPERTIES, WILL MAKE UP FRAUDULENT CHARGES TO KEEP YOUR SECURITY DEPOSIT!!! STAY AWAY!!!!!!!

Negative experience: Terrible company, stay away if you’re looking for an apartment “home”. All their properties are affordable but at a cost, and due to my circumstances I was limited. Allow me to save you the trouble. If you enjoy sneaky staff who take pictures of you, unexplained fees, and zero peace of mind then welcome home and kiss your deposit goodbye.

Negative experience: Horrinle mangment and vannesa that manges baywood villas scams people and take their deposit! Even with proof! And says talk to cooperate cars get broken into nobody cares and nobody checks cameras if it don’t make them money they don’t care about their residents .

Negative experience: They don't want to fix nothing. the cabinets in my brothers place is messed up water damage. the paint over water damage. mirror in the bathroom was messed up when he moved in. cabinets wet inside the drywall. Water dripping from the roof when it rains. then they raise the rent whenever they fill. trash be all over the back. the property managers are horrible. The owners don't care. everyone in here haven't had any upgrades

Negative experience: I’m giving this place one star. I lived at the Casa Flores apartments in Riverside, I moved out almost 3 months ago and still haven’t received my deposit. I’ve send the property manager Luwana several emails and she just gives me the run around. I’ve tried calling Allen properties and left several messages and I haven’t gotten a call back.

Negative experience: Filed complaint with BBB; moveout security deposit is past 21-day deadline per CA Tenant Law. Received full deposit refund 11 days past deadline after filing complaint so changed review to 2 stars instead of 1.

Negative experience: Horrible business. Not helpful at all.. property management offered to refund back rent. But now they are trying to weasel out.. they tell me to take them to court.. I only wanted what was promised. Nothing special

Negative experience: I have lived here at Hidden Springs in Riverside, CA and I am so disappointed in Andra, the Mgr. who lives on the property. She is basically useless and her janitorial crew too. They run around this dirty complex talking all the time instead of trying to keep this place clean & safe! Like I've said before I've lived here 10 years and never experienced graffiti until now behind the parking lot but the homeless people behind this complex are taking over I have had my car broken into, another neighbor has had a truck stolen and I am fearful coming and going in this place. The cops are here every week and corporate you act like you could careless I will never refer this place to anyone because I am ashamed to live here now. So, I'm trying my best to get the he'll out of here ASAP!

Negative experience: Terrible management company! I applied at Saturn apartments in Downey & the manager there had advised I got approved . I waited three weeks after I had sent her over my check stubs for verification and I was not given a follow up at all . I would text her to let her know to cancel my request and that I would go and pick up my original check stubs that were given to her and she would insist to give her a few more days (this happened a couple times ) . It wasn’t until today that she stopped insisting to keep trying . Once I went to pick up my check stubs from her apartment complex , she sent over a man to give them to me just because she felt ashamed. I have also emailed this management to let them know about the situation and I never received a response from them either

Fantastic experience: Flora, office manager and Francisco, Maintenance are absolutely the best!! Very attentive to my needs and wants. Allen Property as a company unfortunately don’t treat long term tenants (20 + years) any different as newly tenants (1 year) when it come to rent increase. Several tenants who’ve live in one of their buildings over 20 years, rent increased one lump sum of $400 (as well as tenants who’ve lived in building 1 year) and each year rent increases the max allowed (more if yearly lease isn’t signed). Within 3 years my rent has increased approximately $600 (older building and apartment is NOT upgraded).

Fantastic experience: The Property manager Christina is super friendly and always ready and willing to fix any issue you may have. She deserves a raise honestly! This is a quite place and I've loved my stay here so far.

Fantastic experience: Management team are efficient and friendly. I’m impressed with the attention given to the property. I use the amenities the property has, such as working out in the gym, and grilling on the double gas grills available to the residents. Maintenance team is prompt to resolve issues in collaboration with Management.

Fantastic experience: I have been living here for almost 10 years. Management works well with us tenants. Anything that needs to be done, it gets fixed. Whether its during or after business hours. This is a small property, very quiet, no problems!!!! This is the 2nd property I have lived in under Allen Properties....

Fantastic experience: I must say that Miriam the manager made my transition to move very smooth and she made me feel very welcomed. Cypress gardens is kept clean and is a great peaceful environment. I love living here.

Fantastic experience: We absolutely love it. Living here 4yrs and counting. We’ve gotten to meet new friends, & neighbors. A lot of upgrades & changes have been made, since we’ve moved in. Making our community a safe place. It is a pet friendly community. Pool is refreshing when summer is here, & relaxing. Katie our manager is awesome!!! Anything we need, she is on it! Always available for us, staff included. Pedro, & Jose getting it done, making our apartments inside & out a beautiful place to live in. Shopping centers near by, freeways & park right across from our complex. Elementary, high schools & colleges in the area to choose from. We definitely recommend that you come by if your looking for a new place to live, you’ll love it too. Thanks!!!! Allen properties for making our place a home.

Fantastic experience: Moving into our new place was a great experience. Property Manager Candace made sure everything was done and done well. Maintenance needs were quickly handled and our new place is beautiful. For something as stressful as moving, this process was far from stressful thanks to the staff.

Fantastic experience: I have lived a LOT of places, and this is, by far, the most enjoyable and pleasant place I have lived. The staff are so welcoming, kind and polite. The Jacuzzi is nice and hot, the pool feels so good and clean, and it is so nice to be in a small community without hundreds and hundreds of people. The rent is still a little high, but it is just right for the location and considering how extremely high the rent has become in California over the past few years, this place is just right. I am very happy and content that I chose Hidden Springs to be my home. Glenda, the manager who was working when I came down to look at and decide to move here, was so nice, and she rubbed off on her replacement Jessica, because she is also so cool and nice and kind too! The maintenance staff are also very friendly and kind. Martin, Abraham and Gina to name a few. Everyone who works here has been a huge contributor to the fact that Hidden Springs is a wonderful place to live. :-)

Fantastic experience: Excellent properties! This is my second residence with this company & I have to say great dependable housing & awesome service from the management! If there any issue at all the problem solved very promptly! Anytime I text call or email they reach out to me within 30 minutes or less. Highly recommend if you are looking for a place to live!

Negative experience: This company is the worse. I had several other property management companies handle the building where I use to live in San Diego and always had a good experience. This company has refused to refund my pet deposit of $350 of which they have no credit shown, only an old 2013 lease which I had like 4 more after that and had to keep increasing my deposit with it, but at the end they say oh we don't have your pet deposit only the $2800 you had all along. Sorry doesn't work like that even if you have different owners and miss something in the accounting. Next, I spent $225 to have the place cleaned by 3 people for almost 6 hours. The place was spotless. The property manager in SD "Denise" even came halfway through the cleaning and checked the place out. They needed to do new flooring and complete paint (I lived there for 11 years) and they still charged me another $225 because supposedly the manager said it was dirty but the receipt was from 3 weeks after i moved out and undoubtedly after they did construction. I've been dealing with some half whit named Victoria Lievanos Assistant Supervisor, and she is about as ignorant as they come. Should be an Asst. Supervisor of a drive-through. Will be taking these low lives to court. Stay clear of these people and don't hire them as your property managers.

Negative experience: THIEVES!!!! Is the best way to discribe them... Tenants beware!!! I lived in apartments for 3 years until the complex i lived in got bought off by this company...if you ever plan to move out not only do they Not give you your deposit back but they Charge you a full months rent for Not giving a 30 day notice (WHICH I DID) But I didn’t have to ... because i was month to month and never got a contract or any rent receipts ... and they threaten to send you to collections if you do not Pay and when you Call all you get is a voice mail

Fantastic experience: Very accommodating and friendly staff. Corporate office is always willing to help. Management staff are friendly and work with you in any issues that may arise. Plus rent includes water, gas and trash in my complex.

Negative experience: I live at 7062 Fenway Dr. and whenever I take a shower, there is no cold water. Many other people living in this building also told me that they don't have cold water. I talked with the manager many times already and nothing has change. It has been a month already and I still don't have any cold water. I called the corporate office and left a voicemail but no one call me back. I also went to the allen properties website and wrote like 5 messages and still didn't get any reply back. Put yourself in my position and let's see how you feel. Taking a hot shower during the summer??

Negative experience: Terrible management company. Don’t expect to get your full deposit back no matter how good you keep up the place. Don’t even waste your time cleaning and painting or shampooing the carpet because if it’s not EXACTLY to their liking they will still take your money. Out of all apartment management companies I have been with they are by far the worst. I stayed at the villa Maria apartments for 14 months. They raised the rent by almost $100 my last two months there and were still so greedy they took $300 out of my deposit for basic cleaning and paint that they should be responsible for especially when they have had a roach and termite problem for years(disgusting place). There’s no way I should be responsible for any paint when the apartment was givien to me with small termite holes all on the wall. Why should I have to pay for the next tenant! They are greedy ! as much money as they get every month for rent they too damn cheap to fork out any money to clean their own damn apartments for a new tenant. WARNING. They have a one star for a reason

Negative experience: this is a thief management instead of giving back my security deposit of $500 they still charging me $204.13.they said full reglaze kitchen countertops$160,two bath vanities $110,full paint $380,complete clean of 2 bath 3 bedroom $170 total of $704.13,carpet cleaning$90 i only stay for one year and when i move in the carpet is not new.when iam moving out the Edison cut off the power @ around 7am so i cannot vacuum the carpet the bathroom are clean and the countertop are clean.i am planing to make a complaint to CONSUMER FINANCIAL PROTECTION BUREAU about this.
